Banks That Offer a Bank Statement HELOC for BRRRR Investors Funding the Rehab

Banks That Offer a Bank Statement HELOC for BRRRR Investors Funding the Rehab

The Quick Read: Big retail banks rarely write a statement-documented line on a rental, so this product mostly comes from non-bank lenders that sell through brokers, and it works best as short-term bridge money for a rehab rather than permanent financing. The line sits on a property you already own, not on the property being rehabbed. A DSCR cash-out refinance after the rehab usually repays it. Everything below is subject to lender guidelines and full file review, and none of it is a commitment to lend.

  • The cash from the line can then fund both the purchase and the rehab.
  • On an investment property, the network’s ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score.
  • Individual or revocable-trust title is required, so an LLC-titled property generally does not work.
  • Pricing floats and never converts to fixed, and the property earns nothing during a heavy rehab.
  • The refinance is the exit, so the plan has to be built backward from it.

Key Terms Defined

Bank statement HELOC: A home equity line of credit that is reviewed on documented income, using 12 to 24 months of personal or business bank statements instead of tax returns.

CLTV (combined loan-to-value): Every loan on the property, added together, divided by its value. A first mortgage and a new line both count.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment: principal, interest, taxes, insurance, and any HOA dues.

Non-QM: A mortgage outside standard agency rules, built for borrowers whose income is real but does not show well on tax returns.

Draw period: The window when you can borrow from the line. Repayment follows it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Which Banks Offer This? Mostly Not Banks

Fewer lenders offer lines secured by investment property than by a primary home. NerdWallet reports a smaller lender pool and lower borrowing limits than on a primary home, and says not every lender offers the product. Finder points borrowers toward community banks, credit unions, and brokers, and says mainstream banks are less likely to offer it.

This is a category question, not a brand list, so here is how each lender type behaves.

Lender type How it treats this product Who it fits
Large retail banks Rarely write investment-property lines Borrowers with full tax-return income
Community banks, credit unions Occasional; local, often relationship-based Borrowers with an existing deposit relationship
Non-bank non-QM lenders Statement-qualified lines sold through brokers Self-employed and write-off-heavy investors
Portfolio lenders Some offer statement lines in-house Case-by-case files

Lendmire is a mortgage broker, not a lender. It places files with wholesale lenders in its network, and each lender sets its own guidelines. The program that fits depends on your property type, credit profile, leverage need, and how your income documents. Shopping several lenders through one broker is how you find that match.

How Does a Statement Line Fund a BRRRR Rehab?

BRRRR stands for buy, rehab, rent, refinance, repeat. BiggerPockets notes that the refinance borrows against the appraised value, which is why the rehab has to create that value. A statement HELOC is not a rehab loan. It is a borrower-based second or first lien that hands you cash.

Stage What the line does What gets checked
Buy Can fund part or all of the purchase Your credit, income, and equity in the collateral
Rehab Pays contractors as the work proceeds Nothing about the rehab itself
Rent Covers carry until a tenant is in place Your ability to carry the payment
Refinance A DSCR cash-out usually repays the line Rent against the payment, plus equity
Repeat Paid-down capacity can be reused Remaining CLTV room

Notice what is missing from the Rehab row. A rehab or construction loan reimburses you after verified work. A line does not inspect anything, so you hold the cash and the discipline. That freedom is the appeal, and it is also the risk.

How Does Underwriting Treat the Line, Step by Step?

Underwriting follows a fixed sequence, and each step can stop the file.

1. Collateral. The lender looks at the property securing the line. It is a property you own now. The rehab target can serve only if you already hold it, it is eligible, and it has equity.

2. Income. The lender collects 12 to 24 months of consecutive statements. Deposits are reviewed and adjusted, and an expense factor may apply to business accounts. Statements replace tax-return income proof. Credit, debt-to-income, title, and the property are still fully reviewed, and the loan is reviewed on documented income under the applicable program, subject to lender guidelines.

3. Equity math. Value times the CLTV cap, minus every existing lien, gives the maximum line, subject to the program’s dollar cap. A rental with a first mortgage at 55% of value leaves 15% of value to borrow against a 70% cap.

4. Valuation. On an investment line, size keeps the file in the automated-valuation lane. Full appraisals are required only on lines above $500,000, which an investment line never reaches, so it commonly closes without a traditional appraisal.

5. Close and draw. Here is the catch for rehab budgets. On the investment lines in the network, at least 75% of the line is drawn at closing. You do not get a large undrawn reserve to tap as invoices arrive, so you carry the balance from day one.

6. Exit. The refinance repays the line. A DSCR cash-out refinance typically tops out around 75% LTV on a standard rental across most of the network, and about 6 months of seasoning is the common expectation.

The CFPB describes the draw period and the repayment period that follows it, and warns that you could lose the home if you cannot repay. That warning matters most when the property earning nothing is also the one you are paying on.

What Does the Network’s Investment Line Look Like?

These are typical ranges from select wholesale lenders, subject to lender guidelines, credit approval, and property review.

  • Leverage: 70% CLTV on an investment property. Scores of 700 and above all reach that ceiling, so a 720 earns eligibility, not extra leverage.
  • Credit: 700 is the minimum on an investment property, with no tier below it.
  • Line size: up to $500,000 on an investment property. Larger lines are limited to primary residences.
  • Structure: a 5-year interest-only draw, then a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
  • Debt-to-income: 50% maximum, qualified on the interest-only payment at the maximum draw.
  • Title: an individual or an inter vivos revocable living trust.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: up to three lines per borrower, and owners of more than 15 financed properties are not eligible.
  • Location: limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

A line on your own primary home follows different, higher-leverage tiers. Those tiers do not apply to a rental. If you are discussing one property, confirm which occupancy the quoted ceiling belongs to.

Where the Rule Breaks

LLC title. Many investors hold rentals in an LLC for liability reasons. The statement line cannot close on LLC, corporate, or irrevocable-trust title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Heavy rehab on a vacant property. A line suits modest budgets better than gut jobs. You carry a floating payment and the draw risk while the unit earns nothing.

Valuation lag. An automated model may undervalue a freshly rehabbed house. If the refinance depends on a number the model has not caught up to, a full appraisal on the takeout loan can matter.

The missing R. Buying at market leaves little forced equity, so some cash stays in the deal after the refinance. The line is only as good as the arbitrage it funds.

Refinance timing. If the rehab runs long, the interest accumulates while the 6-month seasoning clock for the cash-out runs. Arrange the exit before you buy.

Clearing 1.00 is not positive cash flow. DSCR compares rent to the full payment only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Tax treatment can depend on how the funds are used and how the property is held. Speak with a qualified tax professional before relying on any deduction.

Statement HELOC, DSCR, Hard Money, or a Line on Your Home?

Factor Statement HELOC DSCR loan Hard money Line on your home
Reviewed on Your documented income Property rent vs payment The deal itself Your income, and often tax returns
Role in BRRRR Bridge for buy and rehab Post-rehab takeout Short-term rehab money Bridge, with limits
Title Individual or revocable trust LLC possible, per program terms Varies Individual or trust
Cash timing Mostly drawn at closing Lump sum at closing Depends on the lender Varies by program

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It generally serves as the takeout rather than rehab money. Many self-employed investors use both on different deals.

Who This Fits, and Who Should Choose Something Else

The statement line fits a self-employed investor whose tax returns understate income because of write-offs and depreciation. It also fits someone who owns a rental with real equity and wants to avoid hard money. The best candidate holds title as an individual or in a revocable trust, scores 700 or better, and has a refinance plan.

Choose another tool if the rehab is heavy, the property is LLC-titled, your score is under 700, or the numbers only work if everything goes right. That is a reasonable call, not a failure.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Do big banks offer a bank statement HELOC on a rental?

Rarely. Large retail banks mostly do not write investment-property lines, and statement-documented lines come mostly from non-bank, non-QM lenders sold through brokers. Some community banks, credit unions, and portfolio lenders do offer them case by case.

Can the line sit on the property I am rehabbing?

Only if you already own it, it is eligible, and it has equity. Most BRRRR deals put the line on a different rental you own. The line follows your equity and title, not the rehab budget.

Can an LLC borrow against its rental with this line?

Generally not. The network’s investment line requires an individual or revocable-trust borrower. LLCs, corporations, partnerships, and irrevocable trusts cannot hold title, so a vesting change or a DSCR cash-out may be the better path.

Does a statement HELOC replace a DSCR loan?

No. The line funds the buy and rehab on your documented income, while a DSCR loan is reviewed on rent against the payment. Many investors use the line first and a DSCR cash-out as the exit.

Is a statement HELOC documentation-free?

No. Statements replace tax-return income proof, but credit, debt-to-income, title, and the property are all reviewed. Under the applicable program, the file is reviewed on documented income, subject to lender guidelines.
