The Quick Read: The bank statement lines Lendmire places do not work as a pure never-use reserve, because at least 75% of the line is drawn at closing. Large retail banks rarely write this product. It comes mostly from non-bank wholesale lenders that a broker can reach. What you keep in reserve is the undrawn remainder, and even that can be frozen.
- The line starts as a loan, since most of it is funded on day one.
- Only 25% or less stays open as standby money, and a lender can freeze or cut it on defined grounds.
- Investment-property lines cap at 70% CLTV and $500,000, with a 700 minimum credit profile.
- LLC title is not eligible. The borrower or a revocable living trust must hold title.
- Lendmire’s network covers 16 full-service states for this product, narrower than its DSCR footprint.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is a revolving home equity line where the lender builds qualifying income from deposits in personal or business statements instead of tax returns. Credit, equity, debt-to-income and the property are all still underwritten. Only the income method changes. Qualification runs on documented income under the applicable program, subject to lender guidelines.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The structure itself is the standard open-end line. Per the federal consumer-finance regulator’s HELOC explainer, you borrow against equity during a draw period, then move into a repayment period. The federal consumer-finance regulator’s example is a 10-year draw, with repayment often running 10 or 20 years.
Do Banks Offer It?
Most banks do not offer this product, and the reason comes down to how they underwrite income.
Big banks and large retail lenders mostly write HELOCs on tax returns and pay stubs, and many limit them to primary residences. Bank statement income lines come mainly from non-bank lenders in the wholesale channel. A broker that shops several wholesale lenders can match the file to a program. A single bank’s website cannot do that.
So the question “which bank” usually has the wrong frame. The workable question is which program fits the property, credit profile, leverage need and income documentation. Lendmire is a broker, not a lender. It arranges these lines through select wholesale partners, and every figure depends on lender guidelines and full file review.
The Standby Problem: 75% Drawn at Closing
A standby line only works if it can sit untouched, and the programs Lendmire places require at least 75% of the line drawn at closing. The line therefore behaves like a loan with a small revolving remainder.
The federal consumer-finance regulator notes that some HELOC plans require an initial draw or a minimum draw. The same applies here, only more. If you want a line you can leave at zero, a bank statement HELOC through this network is the wrong tool.
Picture an investor who qualifies for the maximum investment line. Three quarters of it funds at closing. The investor pays on that balance immediately and holds the last quarter as available credit. That is not a reserve. It is a loan plus a small credit buffer.
What the Programs Look Like
Two wholesale programs sit behind these lines. The first is a longer-runway program: a 5-year interest-only draw followed by a 25-year repayment. The second is a higher-leverage program that adds a 3-year draw with a 17-year repayment on primary residences and second homes. Investment lines use the 5-year draw and 25-year repayment structure only. On both, pricing floats through the draw and repayment periods and never converts to fixed.
| Factor | Investment property | Second home | Primary residence |
|---|---|---|---|
| Ceiling | 70% CLTV | Up to 90% CLTV at 720+ | Up to 90% CLTV at 720+ |
| Minimum credit | 700 | 640 | 600 |
| Maximum line | $500,000 | $500,000 | $750,000 |
| Draw structures | 5-year draw only | 3- or 5-year draw | 3- or 5-year draw |
The 90% figure exists only at a 720-or-better credit profile, and only on a primary residence or second home. An investment line never exceeds 70% CLTV. A line above $500,000 is available on a primary residence only and caps at 75% CLTV. It requires a full appraisal and a credit profile of at least 700, or 720 on the longer-runway program.
Debt-to-income tops out at 50%. Credit profiles from 600 to 679, which in practice means primary residences and second homes at 640 and above, are held to 45%, and a ratio above 45% requires a 680 minimum. The test uses the interest-only payment calculated on the maximum draw. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.
How Deposits Become Qualifying Income
The lender totals deposits from a set period of personal or business statements. It then applies an expense factor or uses a CPA-prepared profit-and-loss statement to arrive at usable income. That income feeds the debt-to-income test described above.
Two points trip up files. First, deposits that are transfers between your own accounts get stripped out, so a clean separation of business and personal accounts helps. Second, the debt-to-income test uses the payment on the full maximum draw, not on what you plan to borrow. Planning to leave the line unused does not shrink the payment the lender tests.
Line size comes from combined loan-to-value. The lender adds the first mortgage and the new line, divides by value, and the ceiling for your occupancy and credit tier sets the limit. The smallest of the equity limit, the dollar cap and the debt-to-income test governs the line.
Freezes: Why Even the Undrawn Part Is Conditional
The unused portion is not guaranteed. The CFPB’s HELOC booklet says lenders generally may freeze or reduce a line if the home’s value falls significantly or the borrower’s finances change for the worse. A freeze is not a demand for repayment, but it shuts off new draws.
The Philadelphia Fed’s Consumer Compliance Outlook explains a 50% safe harbor: a decline that cuts the original gap between the credit limit and available equity by half counts as significant. So a downturn can remove the cushion at the moment you need it. The same publication notes that adverse-action notice rules may apply to a freeze or cut.
For an investor, the practical read is simple. Treat the open remainder as conditional access, not cash on the shelf. If a real emergency reserve matters, hold it as cash.
Edge Cases Where the Standby Idea Breaks
LLC-held rentals. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. Title sits with the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Moving a rental out of an LLC to qualify gives up the liability separation the entity provided, which is a real cost to weigh.
Property type. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not.
Exposure and portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Owner-occupied multifamily. A fourplex you live in is underwritten as a primary residence, not an investment property, so the primary-residence tiers apply.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4, while the other declines that history regardless of age.
Availability. This line is available in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Texas, Tennessee, Michigan, New Mexico and Ohio carry their own overlays.
Costs of Holding an Idle Line
An unused line can still cost money. CBS News reports that annual fees and inactivity fees can apply, and that the line shows on your credit report and can affect debt-to-income even when unused. Fee levels vary by lender, so confirm each charge in writing before you sign.
On this product the bigger cost is the 75% draw. That balance carries a floating payment from day one. Interest-only payments during the draw period keep the carry lower than a fully amortizing loan, but the payment steps up when repayment begins.
Standby Line vs. the Alternatives
| Tool | Underwritten on | Standby friendly? | LLC title? |
|---|---|---|---|
| Bank statement HELOC | Borrower income and equity | Limited, 75% drawn at closing | No |
| Traditional bank HELOC | Tax returns and equity | Often, with minimum-draw limits | No |
| DSCR cash-out refinance | Property rent vs. payment | No, funds in one lump sum | Often yes |
| Cash reserve | Not applicable | Yes | Not applicable |
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For a deeper look at how that path works, see the complete DSCR loans guide. Cash-out through a standard rental program tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Select lenders in the network also offer coverage below 1.00, with leverage and terms adjusted.
Note that DSCR compares rent to the full housing payment only. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management and capex sit outside the calculation.
When This Is the Wrong Tool
Skip this product if you want a free reserve. Skip it if your rental sits in an LLC and you intend to keep it there. Skip it if your credit profile is under 700 and the property is an investment property, since 700 is the minimum on that occupancy.
It also fits poorly if you cannot absorb a floating payment on a mostly drawn balance. It makes more sense when you want a modest borrowing buffer behind a first or second lien, you are self-employed with strong deposits, and you are comfortable with the draw requirement. How to Check a Line’s Standby Suitability Before Applying
Ask each lender or broker these questions, and get the answers in writing:
1. What share of the line must be drawn at closing? 2. Is there a minimum subsequent draw? On this network the stated figure is $1,000, with Texas at $4,000, for the longer-runway program. 3. What are the annual, inactivity and early-closure fees? 4. What grounds permit a freeze or reduction? 5. Does the payment test use the maximum draw? 6. What occupancy and title types are eligible?
A broker that shops multiple wholesale lenders can compare these answers across programs. The best program for your situation depends on the property, credit profile, leverage need and documentation.
Key Terms Defined
Draw period. The window when you can borrow against the line, often paying interest only.
Repayment period. The later phase when you repay principal and interest and can no longer draw.
CLTV. Combined loan-to-value: all liens on the property divided by its value.
Expense factor. The percentage a lender subtracts from deposits to estimate usable income.
Non-QM. A loan outside standard qualified-mortgage documentation rules, underwritten under a lender’s own guidelines.
Frequently Asked Questions
Can I open a bank statement HELOC and never use it?
Not on the programs Lendmire places. At least 75% of the line is drawn at closing. Only the remainder stays available, and that remainder can be frozen or reduced.
Do banks offer bank statement HELOCs on rental property?
Rarely. Large retail banks mostly document with tax returns, and many restrict lines to primary residences. Bank statement lines come mainly from non-bank wholesale lenders reached through a broker, and investment-property lines on this network cap at 70% CLTV.
Can an unused line be frozen?
Yes. Lenders generally may freeze or reduce a line if the property value drops significantly or the borrower’s finances worsen, per the CFPB booklet. The 50% equity-cushion test is the common benchmark. A freeze stops new draws but does not itself demand repayment.
Can my LLC hold title?
No. The individual borrower or a revocable living trust must hold title. For LLC-held rentals, a DSCR cash-out refinance is the usual route, subject to lender program eligibility.
What credit score do I need?
It depends on occupancy. The program floor is 600 on primary residences, 640 on second homes and 700 on investment properties. Higher ceilings require higher scores, and 90% CLTV requires 720 or better on a primary residence or second home.
