Banks That Offer a Bank Statement HELOC Without W-2s or Pay Stubs

Banks That Offer a Bank Statement HELOC Without W-2s or Pay Stubs

The Quick Read: A bank statement HELOC replaces W-2s and pay stubs with a window of deposits, but credit, combined leverage, debt load and the property are still fully reviewed, and few large banks write it, so the product sits mostly with non-bank, portfolio and wholesale lenders that a broker can shop on your behalf.

  • The line is reviewed on documented income under the applicable program, subject to lender guidelines.
  • Investment-property lines top out at 70% CLTV on this network, with a 700 minimum credit score.
  • Primary-residence and second-home lines can reach 90% CLTV, but only at a 720-or-better credit profile, and only on lines up to $500,000.
  • Titling matters: an LLC cannot hold title on these lines.

Self-employed investors often have income that is hard to show on paper. Tax returns show write-offs, depreciation and reinvested profit, so taxable income looks thin next to the real cash moving through the accounts. A bank statement line reads the deposits instead. The documentation does not disappear. It changes form.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Which Banks Offer a Bank Statement HELOC Without W-2s?

Large retail banks generally price HELOCs off W-2s, pay stubs and tax returns, so the bank statement version is rare there. It lives mostly in the non-QM and wholesale channel, with some portfolio lenders, community banks and credit unions writing it for their own books.

That is why the useful question is not which bank to walk into. It is which lender’s program fits your property, credit and leverage need. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program. The best program for your situation depends on occupancy, credit profile, leverage, documentation and property type, and no single lender wins every file.

One availability point: Lendmire’s HELOC placement runs through its 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

What Is a Bank Statement HELOC?

It is a normal home equity line of credit with a different way to document income. A HELOC is a revolving line secured by the home. You draw, repay and draw again within the limit. The “bank statement” part only changes how the lender builds your qualifying income.

The lender still runs credit, combined loan-to-value, title, the property and debt-to-income. Only the income input changes. No one should read “without W-2s” as “without documents.”

How Underwriting Treats It, Step by Step

The mechanics follow a consistent pattern across lenders. Details differ by program.

1. Choose the statement window. Scotsman Guide’s non-QM overview describes a self-employed borrower with no W-2 supplying 12 to 24 months of personal or business bank statements. Which window applies depends on the program.

2. Strip out non-income deposits. Transfers between your own accounts, loan proceeds, refunds and one-time items generally do not count. Large deposits typically need a source.

3. Average what remains. The usual formula is eligible deposits, times your ownership share, times one minus an expense factor, divided by the number of months.

4. Apply the expense factor on business accounts. The same Scotsman Guide piece uses 50% as an example, not a rule. It also notes that a profit-and-loss statement or expense statement from a third-party tax professional can support a different factor. Personal-account statements generally count closer to gross, though programs differ.

5. Run debt-to-income. On this network the maximum is 50%, but a profile scoring 600 to 679 is held to 45%. Primary-residence lines reach the whole of that score range, while second homes start at 640 and investment lines at 700. Any ratio above 45% requires a 680 minimum. The payment is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

6. Size the line. Lenders typically cap the limit at a percentage of appraised value, less what you owe on the existing mortgage, as the CFPB’s HELOC booklet explains. Bigger deposits support the payment. They do not raise the cap.

7. Review credit, title and the property. This step is where files with strong deposits still get stopped.

Why Pay Stubs Are Not Required (and Why Lenders Still Document)

No federal rule makes a lender collect pay stubs for a HELOC. The ability-to-repay rule in 12 CFR § 1026.43 excludes home equity lines subject to § 1026.40 from its scope. Each lender therefore sets its own income-documentation standard.

One exception matters for investors. When a line closes at the same time as a new first mortgage on the same home, the first-lien lender must count the line’s payment in its own analysis. Plan for that if you are buying and drawing in the same transaction.

The Parameters, by Occupancy

The ceilings differ sharply by what the property is used for. Quote the one that matches your file. All figures are typical program guidance, subject to lender guidelines and full file review.

Factor Primary residence Second home Investment property
Top CLTV 90% at 720+ 90% at 720+ 70%
Credit minimum 600 640 700
Maximum line $750,000 $500,000 $500,000
Draw structure Two options Two options 5-year draw only

Three notes make that table usable.

  • Higher tiers carry limits. On a primary residence, 90% CLTV applies only up to $500,000 of line. Between $500,000 and $750,000 the cap is 75% CLTV.
  • Credit changes the ceiling. A primary residence at 640 tops out around 80% CLTV, and one at 620 around 70%. The 90% figure never applies below a 720 profile.
  • Large lines require more. A line above $500,000 is for primary residences only. It requires a score of 700 or better (720 on the longer-runway structure, meaning the 5-year draw with 25-year repayment). It also caps at 75% CLTV and needs a full appraisal.

An investment line here is capped at 70% CLTV.

Structures and Variations

Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The other runs a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year structure only. Tennessee shortens both.

At least 75% of the line is drawn at closing. The line is variable and never converts to fixed. Once the draw ends, the payment resets to full amortization, so the repayment period deserves as much attention as the draw.

The line can sit in first or second lien position. That makes it a standalone line, not only a piggyback. Lines at or below $500,000 ordinarily use automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. Any borrower may request a full appraisal.

Where the General Rule Breaks

Entity titling. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product such as a DSCR cash-out refinance, subject to program terms.

Property types. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

Credit history. A bankruptcy requires 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One path seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure or short sale at 4. The other declines the history regardless of age.

Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.

Thin deposit history. The method needs a recent window to average. If a business is new or income stopped for a stretch, there is little to average. Many programs also look for about two years of self-employment, so confirm that with the specific program.

Investment-property supply. Even with W-2s, investment-property lines come from a smaller lender pool than primary-home lines, per NerdWallet’s investment-property HELOC explainer. That matches what the 700 score minimum and 70% CLTV ceiling show on this network.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Non-QM: A loan that sits outside standard qualified-mortgage documentation and is built around alternative income proof.

Expense factor: The share of business-account deposits a lender subtracts as operating cost before counting the rest as income.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

DSCR: A property-level ratio that compares rent to the monthly housing payment on a rental.

Bank Statement HELOC or DSCR Loan?

They answer different questions. A bank statement HELOC tests your income through deposits. It is a revolving second lien that leaves your current first mortgage alone. A DSCR loan tests the rental itself. Rent is compared to PITIA, and the loan is a first-lien purchase or refinance.

Investors sometimes mix them up because both skip W-2s. They are not interchangeable. The complete DSCR loans guide walks through the property-level test in detail.

Know what a DSCR number does not measure. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation. Select programs start at 1.00 coverage, and stronger ratios open better pricing and leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A DSCR cash-out refinance on a standard rental tops out around 75% LTV, and about 6 months of seasoning is the common expectation. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What the Investor Decision Looks Like

Start with the collateral. Pulling equity from your primary home gets a higher ceiling and a lower credit minimum than pulling it from the rental. Lines on the rental itself carry the 70% CLTV cap and the 700 minimum.

Then work through the file in this order.

1. Check the title. If the rental sits in an LLC, decide whether a vesting change makes sense or whether a DSCR cash-out fits better.

2. Gather the deposit window. Collect personal or business statements, and a third-party profit-and-loss if you want to argue for a different expense factor.

3. Check leverage and credit together. Strong deposits cannot lift a CLTV cap, and a high score cannot cure a thin-equity property. The strongest files clear both tests.

4. Model the payment reset. Qualification uses the interest-only payment on the maximum draw. The repayment period is when the payment steps up.

5. Ask how the lender treats the first mortgage. A line in second position may require the first-lien lender’s consent if you refinance later.

Lines have real risk. The payment moves with the balance, and falling behind can cost you the home. Property values can also drop, and the lender may then stop further draws. A line works better as reserve or rehab capital than as a permanent funding source.

Frequently Asked Questions

Do big banks offer a bank statement HELOC?

Rarely. Large retail banks usually tie HELOC income to W-2s, pay stubs and tax returns. The alternative-documentation version sits mostly with non-QM, portfolio and wholesale lenders, with some community banks and credit unions. A broker can place the file with a wholesale partner that writes it.

Does skipping W-2s mean skipping underwriting?

No. The lender still reviews credit, combined loan-to-value, debt-to-income, title and the property. Deposits replace the tax-return income figure and nothing else. On this network, debt-to-income caps at 50%.

How many months of statements do lenders use?

Programs commonly use 12 to 24 months of personal or business statements, per Scotsman Guide. Business accounts usually take an expense factor, and the window and factor depend on the program.

Can I get one on a rental held in an LLC?

Not as titled. An LLC cannot hold title on these lines. The property would need to be vested in you individually or in a revocable living trust, or you could look at a DSCR cash-out refinance instead, subject to program terms.

What credit score and CLTV can an investment property get?

Investment-property lines need a 700 minimum score and cap at 70% CLTV, with a maximum line of $500,000. Everything is subject to lender guidelines and full file review. This is not a commitment to lend.
