Banks That Offer a DSCR HELOC for Buying an Investment Property

Banks That Offer a DSCR HELOC for Buying an Investment Property

The Quick Read: Big banks rarely write a home equity line on a rental that is reviewed on the rent, so the lenders that do are mostly specialty lenders reached through a broker. The line does not buy the new property. It pulls cash from a rental you already own, and that cash becomes the down payment on the next purchase.

  • A DSCR HELOC is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage, subject to lender guidelines.
  • It qualifies primarily on property-level rental income covering the stress payment, at a minimum 1.10x. It needs no tax returns, W-2s, pay stubs or personal debt-to-income calculation.
  • Through select programs, a second lien reaches 70% combined loan-to-value (CLTV) at a 720 score or better, on lines of $50,000 to $500,000.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Do Banks Actually Offer a DSCR HELOC?

Rarely. Large retail banks and depository institutions mostly write equity lines on the home the borrower lives in. NerdWallet says you can get a HELOC on an investment property, but not every lender offers one and qualification is strict. It adds that lenders see higher default risk on rentals and may require multiple appraisals.

No authoritative list of banks exists, and a list would go stale. Programs change, and the answer depends on the property, the credit profile and the state. So the useful question is not which bank. It is which type of lender writes the product and how that lender qualifies you.

Lender type How it qualifies you How to approach it
Large banks Personal income and debt load Expect owner-occupied focus
Local banks and credit unions Personal income, often case by case Ask for a line secured by investment property
Wholesale DSCR HELOC lenders The rental’s income Reach them through a broker

Wording matters at local banks. Some will not call it a HELOC on a rental but will write a line of credit secured by investment property. Ask for that by name.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line secured by a one-to-four-unit rental you keep. It is reviewed on the rent instead of your personal income. A HELOC is open-end credit: you borrow against equity, repay, and borrow again during a draw period, then move into repayment.

Across the wholesale network, the product comes in two forms:

  • Second lien. It sits behind the first mortgage you keep. You do not refinance that loan.
  • First lien. It goes on a rental with no mortgage.

It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home. The title can sit in your LLC, with the members signing as guarantors, subject to program guidelines.

How Does the Line Fund a Purchase?

It is a two-loan structure. The line is secured by a property you already own. The purchase loan is secured by the property you are buying. The line only supplies cash.

1. Open the line first. It has to exist before you go under contract on the new property.

2. Pledge an existing rental. The collateral is the rental you keep, not the one you are buying.

3. Draw. On this program, at least 80% of the line is drawn at closing. Later draws are at least $5,000 each.

4. Use the cash for the down payment. The purchase lender decides whether borrowed funds are acceptable for the down payment, closing costs and reserves.

5. Close the purchase. That lender qualifies the new property on its own rent and payment.

6. Plan the exit. Many investors later move the cash into a longer-term loan once the new property is stabilized.

One cash-flow point gets missed. The line payment still comes out of your pocket every month. A purchase can show healthy coverage on the new property while real cash flow thins, because two payments now sit behind one portfolio.

How Does Underwriting Treat the Line?

Underwriting runs in four steps, subject to lender guidelines.

Coverage. The minimum DSCR is 1.10x. That is gross monthly rent divided by a qualifying payment. The qualifying payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress test, not what you will actually pay. Taxes and insurance are not part of it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.

Leverage. The tiers below are ceilings, not offers.

Position Credit score Leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

CLTV counts the first mortgage balance plus the new line, divided by value. Thin equity is the usual limit here. A property bought recently at high leverage leaves little room under a 70% combined ceiling.

Credit and file. The minimum score is 720 on a second lien. A first lien, which exists only on a rental with no mortgage, starts at 700, and the tier within it depends on the score and line size shown in the table. There is no 30-day mortgage late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months of distance. No reserves and no cash to close are required, subject to underwriting.

What Valuation and Seasoning Apply?

Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The draw period is 5 years interest-only on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. Rate and pricing terms come with the lender’s disclosures.

Where Does the General Rule Break?

No rental yet. A first-time investor has nothing to pledge on this program. A DSCR HELOC cannot go on your own home or a second home. A line on a primary residence is a different, owner-occupied product. The CFPB’s HELOC brochure warns that renting out the home may be prohibited under the line’s terms, and that a sale generally triggers payoff. Read those terms before using a home line to fund a rental.

Property type. Eligible properties are single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres. Not eligible: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien.

Market flags. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.

Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Exposure. The cap is 5 loans or $2,500,000 per borrower with the program.

Insurance. Hazard insurance covers both liens, with flood coverage where required.

Is a DSCR HELOC the Right Tool?

Compare it with the alternatives on structure.

Feature DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Access to cash Revolving during draw period One-time lump sum
Reviewed on Rent Rent
Rate type Variable Set by the program

A line fits an investor who likes the existing first mortgage and wants cash without touching it. A refinance fits when the first mortgage needs replacing anyway. NerdWallet names a cash-out refinance and a DSCR second mortgage as the main alternatives to a rental HELOC. The complete DSCR loans guide explains the loan that often follows.

The decision is mostly arithmetic. Check whether the property clears 1.10x on the stress payment across the whole line. Then check whether the equity fits under the combined ceiling. Then check whether the new purchase still works with both payments running.

Key Terms Defined

  • DSCR: gross monthly rent divided by the qualifying payment.
  • CLTV: the first mortgage balance plus the new line, divided by property value.
  • Draw period: the stretch when you borrow and pay interest only on the drawn balance.
  • Second lien: a loan that sits behind a first mortgage.
  • Stress payment: a qualifying payment on the full line at a higher test rate. It is not your actual payment.

Frequently Asked Questions

Which banks offer a DSCR HELOC for buying an investment property?

Big banks rarely do, and no reliable public list exists. The lenders that write rent-qualified lines are mostly wholesale lenders, which a broker can shop. Which one fits depends on the property, credit profile, equity and state.

Can I use a DSCR HELOC as the down payment on a new rental?

Yes, the cash can go toward a down payment. The line must be open before you go under contract, and the purchase lender decides whether borrowed funds are acceptable. That lender also qualifies the new property on its own rent.

Can the rental be held in an LLC?

Yes, vesting in your LLC is allowed on this program. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. All of this is subject to lender guidelines.

How soon after buying a rental can I borrow against it?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Where is the program available?

The states are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. Availability can depend on the property and the lender’s guidelines, so confirm your state before you plan around it.
