Banks That Offer a DSCR HELOC on a Vacant Rental Using a Market-Rent Study

Banks That Offer a DSCR HELOC on a Vacant Rental Using a Market-Rent Study

The Quick Read: A market-rent study cannot replace a lease on a DSCR HELOC, so a fully vacant rental does not fit this product until a tenant is in place. The rent is the entire qualifying test on this line. A vacant building gives the lender no rent to count, and an appraiser’s rent estimate has no tenant to measure unless a lease already exists. Vacant rentals do have workable paths, though, and they run through different products.

  • A DSCR HELOC is qualified on rent, so it needs a lease in place.
  • A vacant rental is a stronger fit for a DSCR purchase or refinance, or a personal-income HELOC.
  • A multi-unit building has its own limit on empty units, covered in the edge cases below.
  • No single bank is the answer. The right program depends on your property, credit and goals.

Most people searching this want a list of banks. That list would mislead you, and this article explains why. It also shows where a vacant rental can actually borrow against its equity.

What Does “DSCR HELOC” Actually Mean?

A DSCR HELOC is a revolving line of credit on a rental you keep, qualified on the property’s rent instead of your personal income. “DSCR HELOC” is a market label, not a standard product. Two lenders can use the phrase and mean different underwriting.

Across the wholesale network Lendmire works with, the structure looks like this. The line is a standalone second lien behind the first mortgage you keep. On a rental with no mortgage, it is a standalone first lien. It is never closed with a purchase, never a third lien, and never a line on your own home. The rental must be non-owner-occupied, one to four units.

The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s or pay stubs, and no personal income calculation. Your LLC can hold title, subject to program terms, with its members signing as guarantors.

For the bigger picture on how these loans work, see Lendmire’s complete DSCR loans guide.

Why Does a Market-Rent Study Not Rescue a Vacant Rental?

The study measures rent. It does not create it. On this line, a lease in place is required.

The rent rule has one sentence: rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. With no lease, that rule has nothing to work with. The rent estimate has no tenant to attach to.

The appraiser’s rent opinion usually comes from Form 1007 on a single-family home. A two-to-four-unit property uses Form 1025. These are agency forms, but DSCR lenders borrow them as a standard way to document market rent. They were not designed for DSCR lending.

The coverage test is the same either way. The minimum is 1.10x, which is gross monthly rent divided by the qualifying payment. That payment is a fully amortizing principal-and-interest payment on the entire credit limit at a stressed rate. Taxes and insurance are not part of it. Confirm on the file how the lender treats the first-mortgage payment on a second lien, since the lender’s own calculation governs.

Where Does a Vacant Rental Work Instead?

A vacant rental has a few realistic routes, shown below. Which one fits depends on whether you want a lump sum, a line, or a loan on the building.

Situation Typical route Fit
Vacant, rent-ready, buying it DSCR purchase loan on market rent Often works
Vacant, owned, rent-ready DSCR refinance, subject to the lender’s lease condition Program-dependent
Vacant, you have strong personal finances Personal-income HELOC Works, but you carry the payment
Vacant and needs heavy work Short-term bridge, then refinance once stable Fixes the property first
Leased, with equity to tap DSCR HELOC The intended use

On a purchase, most DSCR programs will finance a vacant property if it is turnkey and rent-ready. That is a term-loan rule, not a line-of-credit rule. Some term-loan programs still attach a lease condition before or after closing, so ask early.

A personal-income HELOC treats vacant and leased properties alike, because rent does not count toward qualifying. The line is tested on your personal debt-to-income. The vacant building does not change whether you qualify. It changes whether you can carry the payment while the unit sits empty. These lines also usually need the property titled in your own name, so an LLC may need a vesting change first.

Do not carry vacant-property rules from one product to another. They do not transfer automatically.

Do Big Banks Offer This?

Not in the form this title describes. NerdWallet notes that an investment-property HELOC is not offered by all lenders and carries stricter qualification requirements. Bankrate says lenders weigh both the borrower’s creditworthiness and the property’s financials.

That second point matters for vacant rentals. Depository institutions, meaning big banks and large retail lenders, tend to underwrite these lines on the borrower. They are personal-income products. Rent-qualified lines come mostly from specialty and wholesale lenders, which is where a broker works.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the scenario to a program. The lenders that write this product depend on your property type, credit profile, leverage need and state. Your best program is the one whose rules your file meets, and there is no list that answers that for everyone.

What Does the Qualifying File Look Like?

Here is how the programs in the network operate, through select programs and subject to underwriting. Treat every figure as a ceiling or floor, not an offer.

Leverage. On a second lien, combined loan-to-value (the first mortgage plus the new line, divided by value) goes up to 70% CLTV at a 720 credit score or better, on lines up to $500,000. On a first lien on a rental with no mortgage, loan-to-value reaches 75% LTV at 740 or better and 70% LTV from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, run at 65% LTV at 720 or better. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Credit. The minimum is 720 on a second lien and 700 on a first lien, based on the lender’s own report. There is no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu must be 48 months back.

Line size and draws. Lines start at $50,000. At least 80% of the line is drawn at closing, and later draws are at least $5,000. The draw period is 5 years interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, with a 30-year maturity. The rate is variable.

Valuation. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

Other floors. No reserves or cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. The program is open to U.S. citizens, permanent residents and non-permanent residents with a Social Security number.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

What falls outside. Rural-designated property, row homes, condotels, leaseholds, land trusts, mixed-use property, and a property listed for sale in the prior 2 months are all outside this program.

Where Do the Edge Cases Break the Rule?

Two-to-four units. One vacant unit is allowed. Two vacant units make the file ineligible. Run the math before you apply, because one empty unit costs more than it seems. In an illustrative four-unit building that covers at 1.30x fully rented, one vacant unit removes a quarter of the rent. That pulls coverage to about 0.98x, which is under the 1.10x minimum.

Month-to-month or expired lease. A lease in place is required, so ask the lender how it treats a lease that has lapsed. Expect market rent alone, with the old lease as support, but confirm that on the file.

Vacant and needs work. Here the line and the study both fail. The usual path is a short-term bridge loan to finish the work. After the property is leased or stabilized, a refinance or line becomes possible.

Short-term rentals. Form 1007 measures monthly rent, not nightly rent. A vacant short-term rental cannot lean on it the way a long-term rental can. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Lease above market. Surplus rent is ignored unless three months of receipts support it. A below-market lease holds the counted rent down. Bumping the lease before the appraisal only helps if the number is real.

What If the Rent Estimate Comes In Low?

A low estimate does not end the file, but it changes the math. The coverage test uses the stress payment on the whole credit limit. So the cleanest lever is a smaller line, since a smaller limit means a smaller test payment against the same rent.

Other levers exist. Leasing a vacant unit before the appraisal brings that rent into the test. If you want a lump sum and the line math is tight, a DSCR cash-out refinance can fit better. For a comparison, read Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance on a Vacant Rental Using a Market-Rent Study. A cash-out refinance replaces your first mortgage. A HELOC leaves it alone, which matters if you hold a low first mortgage.

What Should You Do If Your Rental Is Empty Today?

Work through it in this order.

1. Check the structure. You need equity in a non-owner-occupied one-to-four-unit rental you already own. A new owner with only a primary home has no collateral for this product.

2. Check seasoning. If you bought or refinanced inside 6 months, wait.

3. Decide whether you can lease first. A signed lease before the appraisal is the most direct fix. It turns a vacant file into a leased one.

4. If you cannot lease, pick a different route. Consider a DSCR refinance on market rent, or a personal-income line if your own finances carry it.

5. Ask the questions below before any appraisal is ordered.

Questions to ask before the appraisal: Is this line qualified on rent or on my income? Is a lease required? How many vacant units are allowed? Which form sets the rent? How does the lender treat the first-mortgage payment?

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment. It shows whether the rental covers its own debt.

Market-rent study: An appraiser’s opinion of what the property would rent for. On a single-family home it comes on Form 1007, and on a two-to-four-unit property on Form 1025.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.

Second lien: A loan that sits behind the first mortgage. If the property is sold or foreclosed, it is paid after the first mortgage.

Stress payment: A higher test payment, on the full credit limit, used to see if the rent holds up.

Seasoning: The waiting period a lender wants after you buy or refinance before it will lend again.

Frequently Asked Questions

Which banks offer a DSCR HELOC on a vacant rental?

No bank or lender can honestly be named here, because the product does not fit a fully vacant rental. Large retail lenders mostly run personal-income lines. Rent-qualified lines come mostly from specialty lenders, and they want a lease in place. A broker that shops multiple wholesale lenders can match your file to the program that fits.

Can a market-rent study replace a lease on a DSCR HELOC?

No. The study sets the market rent for a rental that already has a lease, and rent is the lesser of the lease rent and the market rent unless three months of receipts support a lease above market. A lease in place is required.

Can my LLC hold title on the line?

Yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The property must be an investment property.

What if one unit in my fourplex is empty?

One vacant unit is allowed on a two-to-four-unit property, but two are not. The empty unit removes its share of the rent, which can push coverage below the 1.10x minimum. Check the math before applying.

Does a vacant rental work for a personal-income HELOC instead?

Yes, it can. That product tests your personal debt-to-income and does not count rent, so vacancy does not change qualification. The real question is whether you can carry the payment from other cash flow while the unit sits empty.
