Banks That Offer a DSCR HELOC to Buy More Rental Properties

Banks That Offer a DSCR HELOC to Buy More Rental Properties

The Quick Read: Big banks rarely write this product. A DSCR HELOC is mostly a non-bank, wholesale product, and an investor usually reaches it through a broker. It is a revolving line on a rental you already own, qualified on the rent instead of your personal income, and the cash you draw can go toward the next purchase.

  • It is a standalone second lien behind your first mortgage, or a standalone first lien on a paid-off rental.
  • The rent qualifies the line at a minimum 1.10x coverage on a stress payment, subject to lender guidelines.
  • Second liens reach 70% combined loan-to-value at a 720 score or better, on lines of $50,000 to $500,000.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
  • Programs change and every file is underwritten individually.

What Is a DSCR HELOC?

A DSCR HELOC is a home equity line of credit on a non-owner-occupied rental, qualified on the property’s rent. DSCR means debt service coverage ratio: gross monthly rent divided by the payment the lender tests. Qualification does not rest on the owner’s tax returns, W-2s or personal income.

The “HELOC” half works like any line. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, usually at a variable rate, with a draw period followed by a repayment period where payments can jump.

The “DSCR” half is the underwriting. Rent qualifies the line, subject to lender guidelines. You can keep the rental in your LLC, subject to program terms.

For the full background on how these loans work, see the complete DSCR loans guide.

Do Banks Offer It?

Generally no. NerdWallet notes that a HELOC on an investment property is not offered by all lenders and carries strict qualification requirements. Large retail lenders mostly write lines on primary residences and underwrite the borrower: credit, equity, debt-to-income and cash reserves.

Rent-qualified lines sit in a different channel. A broker with a wholesale network places them with lenders that underwrite the property. The lenders that write this depend on the state, the property type and the borrower’s credit profile. No authoritative public list exists, so a “top banks” ranking would be guesswork.

Lender type Rental line likely? What it tests How to reach it
Big bank or credit union Rarely Your income and DTI Direct application
Bank-style line on your home Different product Your income, owner-occupied Direct application
Wholesale DSCR lender Yes, in select programs Rent against a stress payment Through a broker

The bank-style line on your own home is a separate, owner-occupied product. This program is never offered on an owner-occupied home.

How Underwriting Treats the File

Underwriting runs in a set order. Each step is a place a file can stall.

1. Lien position. The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase and never a third lien.

2. Rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

3. Coverage test. The minimum is 1.10x, gross monthly rent divided by a fully amortizing payment on the entire credit limit at a stressed rate. Taxes and insurance are not part of that qualifying payment. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own calculation governs.

4. Credit. The score floor is 720 on a second lien and 700 on a first lien, and the tier comes from the lender’s own report. There is no 30-day mortgage late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu need 48 months of distance.

5. Valuation. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Title and insurance. A full title policy applies on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required.

Reserves and cash to close are not required, subject to underwriting. Seasoning is the quiet killer: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Leverage Tiers

The tiers differ by lien position, and the labels matter.

Lien Credit score Max leverage Line size
Second lien 720+ 70% CLTV $50,000 to $500,000
First lien (no mortgage) 740+ 75% LTV Up to $500,000
First lien (no mortgage) 700 to 739 70% LTV Up to $500,000
First lien (no mortgage) 720+ 65% LTV Above $500,000 to $1,000,000

CLTV is the first mortgage balance plus the new line, divided by value. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower. These are ceilings, not offers, and all of it is subject to underwriting.

Draw Rules and Repayment

The line carries a variable rate. The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, with a 30-year maturity.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws are at least $5,000 each.

Plan for the payment change at the end of the draw period. Interest-only payments become fully amortizing ones. That shift is real, and the CFPB flags it for HELOCs in general.

Buying the Next Rental With the Line

The sequence is simple. The mechanics around it are not.

1. Draw on the existing rental after seasoning clears.

2. Use the cash toward a down payment or a rehab on the next property.

3. Buy, stabilize and lease the new property.

4. Refinance the new property into long-term financing, then pay down the line.

Run it on paper first. Say you hold a rental with a first mortgage and 70% CLTV is the ceiling. The line must clear 1.10x on a stress payment on the whole limit, and the new property’s own loan must cover too. Two debts now ride on two rents.

Ask the purchase lender first whether it accepts HELOC funds as a down payment. Borrowed funds may not count toward that lender’s reserve requirement. A drawn line can also show as mortgage debt on your credit, and a lender that counts debt-to-income may count it. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Using the line for a down payment leaves you with less dry powder for the next deal. That is a sizing decision, not a rule.

Where the General Rule Breaks

LLC title. The LLC can stay on title. The members sign as guarantors, subject to lender program eligibility. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Owner-occupied homes. A bank line on your own home is another product. It puts your residence at risk if the rental underperforms. A rental line keeps the debt on the rental.

Ineligible property. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are outside it. So is a property listed for sale in the prior 2 months and one with a solar lien. Warrantable and non-warrantable condos, townhomes, PUDs, single-family and 2-4 units are eligible.

Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Portfolio limits. At most 5 loans or $2,500,000 per borrower with the program.

Tax. Tax treatment varies; consult a qualified professional. IRS Publication 936 ties the home-mortgage interest deduction to funds used to buy, build or improve the home securing the loan.

When It Is the Wrong Tool

A DSCR HELOC fits an owner who wants equity without touching the first mortgage. It does not fit every file, and the product is a poor tool under any of these conditions:

  • You need one lump sum with a fixed payment. A cash-out refinance is a one-time loan that replaces the first mortgage. The DSCR cash-out refinance page covers it.
  • Your rental was bought or refinanced in the last 6 months, so the seasoning rule keeps the file out.
  • Your credit score falls below the program floor, which is 720 on a second lien and 700 on a first lien.
  • The property is in the excluded list.
  • Your coverage lands below 1.10x on the stress payment.
  • You can’t absorb a variable payment.

Rent covering the payment does not mean the rental cash flows. Coverage compares rent to the tested payment only. Repairs, vacancy and management sit outside it.

How a Broker Finds the Right Program

The best program for your situation depends on lien position, credit tier, property type and how much you need to draw. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders and matches the file to the program that fits.

If the rental is held in an LLC, subject to program terms, the same structure applies. For related reading, see Lendmire’s piece Banks That Offer an Investment Property HELOC for Investors Buying More Rentals.

Before you apply, gather answers to these:

  • Which lien position applies, and what is the combined leverage?
  • Does the lease meet the lesser-of rule against market rent?
  • Has the 6-month seasoning cleared on both clocks?
  • Is the property type on the eligible list?
  • Does the purchase lender accept HELOC funds?
  • How will you handle the end-of-draw payment change?

Key Terms Defined

DSCR: Gross monthly rent divided by the payment the lender tests.

CLTV: The first mortgage balance plus the new line, divided by property value.

Draw period: The 5 years when you can take funds, paying interest only on the drawn balance.

Repayment period: The 25 years of fully amortizing payments after the draw period ends.

Seasoning: The time you must hold title and wait after a purchase or refinance before the line is available.

Frequently Asked Questions

Do big banks offer a HELOC on a rental property?

Few do. NerdWallet says not all lenders offer one and requirements are strict. The rent-qualified version is mostly a wholesale product reached through a broker.

Can I qualify without traditional personal-income documentation or W-2s?

Yes, through this program. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The rent, lease, credit report and valuation are all documented.

How soon after buying a rental can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can I keep my existing first mortgage?

Yes. The line sits as a standalone second lien behind it, up to 70% CLTV at a 720 score or better. A first lien exists only on a rental with no mortgage.

Which states offer this program?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Those are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
