Banks That Offer a DSCR HELOC With a $50,000 Minimum Line

Banks That Offer a DSCR HELOC With a $50,000 Minimum Line

The Quick Read: Big banks rarely write rent-qualified lines on rentals, and “DSCR HELOC” is a market label, not a standard bank product. The $50,000 minimum is a feature of specific wholesale programs, and a broker can match a rental to one of them. Lendmire arranges these lines through select lenders in its wholesale network, subject to underwriting.

  • The line starts at $50,000, and at least 80% is drawn at closing.
  • Rent qualifies the line at a 1.10x minimum on a stress payment over the whole limit.
  • A second lien reaches 70% CLTV at a 720 score or better.
  • Your equity must leave at least $50,000 of headroom, or no line exists.
  • The product is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Where Does This Product Actually Live?

It lives mostly outside large depository institutions. A rent-qualified revolving line on a rental is a niche product, and the lender pool is small.

NerdWallet says a HELOC on an investment property is possible, but not every lender offers one, the pool is smaller, and requirements are strict. Big banks mostly stopped writing these lines on rentals. What remains is a mix of credit unions, regional banks, and wholesale portfolio lenders.

That is where a broker earns its place. Lendmire does not lend. It works with a network of wholesale DSCR HELOC lenders and matches the property, rent, equity, and credit profile to the program that fits. The best program for your situation depends on lien position, credit, and how much equity the rental holds. No single lender fits every file, and no roster belongs on this page.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line secured by a non-owner-occupied one-to-four-unit rental, qualified on the property’s rent instead of the owner’s personal income. Think of it as a home equity line built for investors.

The CFPB describes a HELOC as an open-end line you can draw on repeatedly, with a draw period followed by repayment. It also notes some plans require a minimum amount each time you borrow, or an initial draw when the line opens. That matters here, as the next section shows.

The line is written one of two ways:

  • A standalone second lien behind the first mortgage the owner keeps.
  • A standalone first lien on a rental with no mortgage.

It is never a third lien. It is never closed together with a purchase. It is never a line on your own home. The LLC can stay on title, subject to program terms, with members signing as guarantors. For the full picture of how these loans fit together, see Lendmire’s complete DSCR loans guide.

Where Does the $50,000 Minimum Come From?

It is a program parameter in the wholesale network, not an industry standard. Three different minimums are easy to confuse, so keep them apart.

Term Rule
Minimum line $50,000
Closing draw At least 80% of the line, never under $50,000
Later draws At least $5,000 each

On the smallest lines, the closing draw is the whole line. You start paying interest on at least $50,000 on day one. A DSCR HELOC works for a defined use such as a down payment on the next rental or a rehab. It does not work as a standby reserve you might never touch.

The structure is a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. The CFPB’s consumer booklet notes that HELOCs typically carry variable rather than fixed rates, so payments can move. Rate and pricing terms come with the lender’s disclosures.

How Underwriting Treats the File, Step by Step

Underwriting runs on the rent, the credit report, and the valuation. The owner’s income is never calculated.

1. Lien position. The file is sorted into a second lien behind your first mortgage or a first lien on an unencumbered rental.

2. Coverage test. Monthly rent must be at least 1.10x the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, and it covers principal and interest only. Taxes and insurance are not part of it.

3. Rent figure. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.

4. Credit. A second lien needs a 720 score. A first lien needs 700. There is no mortgage late in the last 12 months of 30 days or more, and 48 months must have passed since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

5. Valuation. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Documents. Expect the lease or rent history, the first-mortgage statement, the insurance declaration, the vesting deed, and the valuation.

No reserves are required, and no cash to close. Each borrower is capped at 5 loans or $2,500,000 with the program. Qualification rests on property-level rental income covering the payment, subject to lender guidelines, and the lender’s own calculation governs.

Here is a point many investors miss. The coverage test runs on the whole limit, not on what you draw. A $250,000 line can fail where a $150,000 line passes, so sizing the line down is a real fix.

Does Your Equity Clear the Floor?

Equity decides everything. Take the maximum combined leverage times the property value, then subtract the first-mortgage balance. What remains is your maximum line. If it is under $50,000, there is no line.

Run it on a modeled $400,000 value. A second lien tops out at 70% CLTV, so combined debt can reach $280,000. A first mortgage of $250,000 leaves $30,000 of headroom. That is below the floor. Same property with a first mortgage of $200,000 leaves $80,000 of headroom, and the line clears. These are illustrative assumptions, not quotes.

Remember that CLTV counts the first mortgage plus the new line. That is why a rental with a modest first mortgage often works, while one bought recently with a high balance often does not.

Second Lien vs. First Lien

The leverage tiers differ by lien, and so does the credit floor.

Factor Second lien First lien
Applies when You keep a first mortgage Rental has no mortgage
Credit floor 720 700
Leverage 70% CLTV at 720+ 75% LTV at 740+; 70% LTV at 700-739
Line size $50,000 to $500,000 To $1,000,000

First-lien lines above $500,000 carry a 65% LTV ceiling at 720 or better. A borrower who keeps a first mortgage can only take a second lien. A 700-719 score on that file is the obstacle, not lien type. A declining-market flag lowers the ceiling by 5 points, subject to underwriting. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Where the General Rule Breaks

Several edge cases trip up borrowers.

Two Lendmire products, two minimums. The rent-qualified DSCR HELOC has a $50,000 floor. A separate investment-property HELOC, qualified on personal credit and debt-to-income, carries a $25,000 minimum in most places and a 50% maximum DTI. Do not blend the figures. The second product also requires title in an individual’s name or a revocable trust, while the DSCR HELOC allows an LLC.

Closed-end seconds sold as HELOCs. Some products marketed as a DSCR HELOC pay out one fixed amount. That is a closed-end second, not a revolving line. Ask directly.

Ineligible property and timing. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Rural-designated property, condotels, row homes, leaseholds, land trusts, mixed-use, and a property listed for sale in the prior 2 months fall outside the lane.

Purchase timing. The line cannot close alongside a purchase. It must exist before you go under contract on the next property. The new purchase loan is then judged mostly on the new property’s own rent, though you should budget for the line’s payment.

Borrower eligibility. US citizens, permanent residents, and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.

Operator Note: What Brokers See Across Lenders

Across a wholesale network, the same few issues sink most files. Equity headroom falls under the floor. The investor sizes the line too large and the stress test fails. Or the borrower assumes a bank will say yes, spends weeks on a relationship that never produces an investor line, and finds the wholesale route afterward. Starting with the equity-room math before any application saves the most grief. Comparing programs side by side also shows which lender treats the first-mortgage payment in the coverage calculation in a way that helps your file. Confirm that on the file, as it varies.

DSCR HELOC or Something Else?

The alternatives answer different needs.

Option Best when Tradeoff
DSCR HELOC You keep a good first mortgage and want flexible equity Variable payments; 80% drawn at closing
DSCR cash-out refinance Replacing the first mortgage makes sense Gives up the existing first mortgage
Investment-property HELOC Personal income is strong and title is individual Income and DTI review

A cash-out refinance replaces the first mortgage, while a HELOC leaves it in place. If your first mortgage is a keeper, the line usually wins. If equity is deep and you want a single loan, a refinance may fit better. Lendmire’s piece How to Qualify for a DSCR HELOC With a $50,000 Minimum Line goes deeper on the file itself.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning gross monthly rent divided by the qualifying payment.

CLTV: Combined loan-to-value, meaning the first mortgage plus the new line, divided by property value.

Draw period: The 5-year window when you borrow against the line and pay interest only on the drawn balance.

Stress payment: A fully amortizing payment on the full limit at the start rate plus 2 percentage points, used only for qualifying.

Standalone second lien: A line that sits behind the first mortgage you keep.

How to Find the Right Lender Through a Broker

Because the right lender depends on the property type, credit profile, leverage need, and lien position, a broker that shops several wholesale lenders can match the file to the program. Bring the lease, the first-mortgage statement, the insurance declaration, and the vesting deed.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Will my regular bank write this?

Probably not. Large retail banks mostly decline lines on rentals, and the ones that offer them tend to qualify on personal income and cap borrowers tightly. A broker can reach wholesale lenders that qualify on rent.

Can I draw less than the full line at closing?

No. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. On the smallest lines, that means the whole line. Later draws must be at least $5,000.

How long must I own the rental first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does a personal credit check still happen?

Yes. Rent qualifies the line, but the credit report still sets the tier. A second lien needs 720 and a first lien needs 700, subject to underwriting.

Can the rental stay in my LLC?

Yes, on this program, with members signing as guarantors. The title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
