Banks That Offer a DSCR HELOC Without a Current Job or Paycheck

Banks That Offer a DSCR HELOC Without a Current Job or Paycheck

The Quick Read: Most big retail banks do not write this product, but a set of wholesale lenders does, and they qualify the line primarily on property-level rental income covering a stress payment on the whole credit limit, so your employment status is not part of the calculation, subject to lender guidelines and underwriting. Credit, the lease, the valuation and your equity are still reviewed. Lendmire is a broker, so it matches your rental to a program instead of lending the money itself.

  • The line is a second lien behind the first mortgage you keep, or a first lien on a rental with no mortgage.
  • Rent has to cover the test payment at 1.10x or better, under select programs.
  • Leverage tops out at 70% combined loan-to-value on a second lien and 75% loan-to-value on a first lien.
  • Savings and retirement income do not stand in for rent on this kind of line.
  • The best program for your situation depends on your property, your credit and how much equity you want to reach.

Key Terms Defined

DSCR (debt service coverage ratio): the rental’s gross monthly rent divided by the payment the lender tests. A result of 1.10x means rent is 110% of that payment.

HELOC (home equity line of credit): a revolving credit line secured by property you already own. You draw on it, repay it and can draw again, within the program’s rules.

Lien position: your lender’s place in line if the property is ever sold to repay debts. A second lien sits behind the first mortgage. A first lien sits alone.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and pay interest only on what you have drawn.

Wholesale lender: a lender that funds loans delivered by brokers instead of selling directly to the public. A broker can send one file to several of them.

Which Kinds of Institutions Offer This Line?

Rent-qualified lines on rental property come mostly from wholesale non-QM lenders, and you reach them through a broker. Large retail banks rarely write them. Community banks and credit unions occasionally do something similar, but usually with income-based underwriting.

No public list of banks that offer a DSCR HELOC exists, and the product is not standardized. That is why this article describes how each type of institution behaves instead of naming companies. Here is how the categories tend to sort out.

Institution type Rent-qualified line on a rental? How you apply
Large retail banks Rarely; income is tested Direct
Community banks, credit unions Sometimes; often income-tested Direct
Online banks Varies by product Direct
Wholesale non-QM lenders Yes, on select programs Through a broker
Mortgage brokers Place the file, never the lender Shops several lenders

Depository banks often hold home equity lines on their own books and write them to one income-based template. A line that is reviewed on rent does not fit that template. Wholesale lenders build separate programs for investors, which is where Lendmire’s network sits.

One more trap: commercial DSCR lending and residential investor DSCR programs are different products. Commercial lenders run their own coverage tests on larger or business-owned properties. A bank that lends on commercial DSCR is not offering a rent-qualified line on your single-family rental or duplex. Do not mix the benchmarks.

Why a Job Isn’t the Test

A typical bank HELOC asks what you earn and what you owe. A DSCR HELOC asks whether the rental pays for itself. The first is a question about you. The second is a question about the property.

Factor Typical bank HELOC DSCR HELOC
Main test Your income and debts Rent versus test payment
Paperwork Pay stubs or tax returns Lease, credit, valuation
Collateral Often your home Non-owner-occupied rental
Entity Usually personal name LLC allowed

Investors on BiggerPockets say many so-called investment property HELOCs are full-underwrite products that lean on Schedule E net income, where heavy write-offs can hurt the application. Rent-qualified programs sidestep that problem. They do not skip underwriting, though. The lender still reviews your credit report, the lease, the valuation, title and insurance.

The phrase “HELOC” is also loose. BiggerPockets members report that some lenders resist the word for an investment property and suggest asking for a line of credit secured by an investment property. A rental HELOC at your bank may or may not be a DSCR product, so ask what it is qualified on before you pay for anything.

What Replaces the Paycheck

Four things replace your paycheck: the rent, your credit, the property’s value and your equity. Across Lendmire’s wholesale network, the programs that write this line share the same basic structure, with figures that are ceilings and floors, not offers. Everything below is subject to underwriting and through select programs.

The structure. The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never closed together with a purchase, never a third lien and never a line on your own home or a second home. Your LLC can hold title, depending on program guidelines. The members sign as guarantors, and the borrowers on the line need not match the borrowers on the first mortgage.

The coverage test. Rent must cover the qualifying payment at 1.10x or better. That payment is a fully amortizing payment on the entire credit limit at the starting rate plus 2 percentage points, so it is a stress payment. It covers principal and interest only, not taxes or insurance. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property can have at most one vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.

Leverage on a second lien. On a non-owner-occupied rental, combined loan-to-value runs up to 70% at a 720 credit score or better, on lines up to $500,000. There is no second-lien tier below 720. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Leverage on a first lien. On a rental with no mortgage, loan-to-value runs up to 75% at 740 or better and 70% from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, are capped at 65% at 720 or better. A borrower who keeps a first mortgage can only take a second lien.

Credit and history. The floor is 720 on a second lien and 700 on a first lien. Programs typically want no 30-day mortgage late in the last 12 months. They look for 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves or cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. The rent comes from the appraiser’s market rent schedule.

Draws and terms. Lines start at $50,000. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each. The draw period is 5 years interest-only, then a 25-year repayment period, with a 30-year maturity. The rate is variable.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Who qualifies. Eligible borrowers are US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Property types. Eligible properties include single-family homes, PUDs, townhomes, two-to-four-unit buildings, warrantable and non-warrantable condominiums, and lots up to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities and mixed-use properties are outside this lane. So is a property listed for sale in the prior 2 months or one with a solar lien. A declining-market flag lowers the ceiling by 5 points.

A Worked Example in Coverage Ratios

Run the numbers on a duplex, using modeled assumptions and no sourced market data. Say the appraiser’s market rent and the lease agree, and rent covers the stress payment on the full credit limit at about 1.14x. That clears the 1.10x test. Because the test uses the whole limit, the fact that you may draw less later does not help it.

Now change one input. Suppose the lease is well above market, and there are no receipts to support it. The lender uses the market rent, and coverage might slip to roughly 1.04x. That misses the floor. Documenting three months of higher rent receipts, or choosing a smaller line, can move a file like this back toward passing, subject to lender review.

Notice what never entered the math: your salary, your job title or your tax returns. Notice also what did: the rent, the lease and the line size.

Six Situations Without a Paycheck

Each of these borrowers is in a different spot. The rent test is the same for all of them, but the rest of the file is not.

Retiree. Retirement income is not counted, and it is not needed. The rent carries the test. Savings do not substitute for rent here, since asset-based programs are a separate product.

Laid-off professional. Unemployment does not appear in the calculation. Your credit score and mortgage history matter more than ever, because a recent late payment on the first mortgage can end the file.

Severance recipient. Severance does not help or hurt the rent test. The file still needs a lease in place and a score at the program floor.

Full-time landlord. This is the borrower the product was built around. Watch the exposure cap of 5 loans or $2,500,000 per borrower with the program.

Newly self-employed. A bank statement line, which is reviewed on documented deposits, is a different product. A rent-qualified line ignores your business income and looks at the rental.

Spouse earns the paycheck. Your spouse’s income does not enter the calculation either. The rental has to stand on its own.

Where the General Rule Breaks

Three situations break the rule that a missing job does not matter.

The product is not what the label says. A bank offering a rental HELOC may be offering a full-documentation line. That is the main reason people without a job get declined at a bank.

You plan to live in the rental. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule on business-purpose credit treats credit for a non-owner-occupied rental that way, but it applies different tests if you will occupy the rental within the coming year. Business-purpose credit can also be rewritten later for consumer purposes. A line on your own home is a consumer product with income rules.

The structure looks like a workaround. The federal ability-to-repay compliance guide lists home equity lines as outside the ability-to-repay rule. It also warns that a loan may not be structured as open-end credit to evade that rule. A legitimate program is built around a business purpose, a rental property and a documented file. The lender’s own underwriting choices, not a federal income requirement, are what decide whether your income matters.

Smaller limits apply as well. Some second-lien lenders will not sit behind certain first mortgages. A property sitting on the excluded list is out, whatever your coverage ratio.

The Risks of Carrying a Line Without Earned Income

The rate is variable and the draw period is interest-only, so the payment can change. If a tenant leaves, the rent stops, but the payment does not. With no paycheck to fall back on, a vacancy lands directly on your cash flow.

BiggerPockets members advise treating a line like this as short-term capital for a project with an exit you control, and counting the payment in your cash flow. That is sound advice for any rental line. Before you draw, stress-test yourself with these questions:

  • If the unit sits empty, how long can you cover the line from savings?
  • If the payment moves up, does the property still cash flow?
  • Does your plan to repay the balance depend on a refinance or sale, and what if that is delayed?
  • After the 5-year draw period ends, can the property carry the fully amortizing payment?

A second lien also sits behind the first mortgage. Its place in line is a real consideration in a downturn.

If a DSCR HELOC Isn’t Available

Sometimes the property or the borrower falls outside the program. Here is how the choices usually sort.

Your situation Likely better fit
Keep first mortgage, 720+ score DSCR HELOC, second lien
Rental owned free and clear DSCR HELOC, first lien
Want a lump sum, not a line DSCR cash-out refinance
Score under 720, first mortgage Cash-out refinance, other options
Documented personal income Income-based investment HELOC
Rental owned under 6 months Wait, or a different structure

A DSCR cash-out refinance replaces the first mortgage, so it only makes sense if you are happy giving up the existing loan. Lendmire’s walkthrough of how an investment property HELOC works for borrowers qualifying without a job paycheck goes deeper on the line itself. The complete DSCR loans guide covers the wider family of rent-qualified loans.

How to Vet a Lender or a Broker

Because the label is loose, ask direct questions before you pay for a valuation.

1. Is this qualified on rent, or on my personal income?

2. Is it a second lien, a first lien, or either?

3. How is the qualifying payment calculated, and is it tested on the full line?

4. How does the lender treat the first-mortgage payment in the coverage test?

5. Can my LLC stay on title?

6. Which property types and states are excluded?

7. What are the draw rules, and how much must be drawn at closing?

The rate and pricing terms come with the lender’s disclosures. Read them before you commit to anything.

A broker adds one useful thing: it can send the same file to several wholesale lenders and match the scenario to the program. The best program for your situation depends on the property type, credit profile, leverage need and documents you can provide. Lendmire’s piece Best DSCR HELOC Program Without a Current Job or Paycheck walks through that matching.

Frequently Asked Questions

Can a retiree get a DSCR HELOC?

Yes, if the rental qualifies and the borrower meets the credit and property rules, subject to lender guidelines. Retirement income is not calculated, because the rent carries the coverage test. You still need a 720 score on a second lien, a lease in place and an eligible property. Savings cannot replace rent on this kind of line.

Do banks check employment for a rental HELOC?

Many do, because a typical bank HELOC tests personal income and debts. A rent-qualified line from a wholesale lender qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Ask any lender what the line is qualified on before you apply.

Can my LLC stay on title?

Yes, subject to program terms. The LLC can hold an investment property, and the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Do I need reserves?

No reserves and no cash to close are required under the program. Underwriting still reviews credit, the lease, the valuation and your mortgage history. Programs change, and each file is underwritten individually.

How soon after buying a rental can I get one?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
