Banks That Offer a HELOC on a Paid-Off Home With High DTI

Banks That Offer a HELOC on a Paid-Off Home With High DTI

The Quick Read: A paid-off home does not block a HELOC, but a high debt-to-income ratio decides which lenders will say yes, and the answer depends on the occupancy you pledge, your credit profile, and how the line’s payment is counted at the maximum draw. Lendmire is a mortgage broker, so it does not rank banks. It matches a file to the wholesale lenders whose programs fit that file. The key points:

  • On an investment property, lines through Lendmire’s wholesale network top out at 70% CLTV, require a 700 credit score, and cap at $500,000.
  • On a primary residence, the ceiling reaches 90% CLTV only at a 720 credit profile, and lines above $500,000 cap at 75% CLTV.
  • The DTI ceiling is 50%, and it drops to 45% for credit profiles from 600 to 679.
  • Lenders qualify the line on the interest-only payment at the maximum draw, not on the balance you plan to use.
  • When personal DTI is the blocker, a DSCR cash-out refinance qualifies the property on its rent instead. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

What Changes When the Home Is Paid Off?

A paid-off home makes the HELOC the first lien. The lender has no existing mortgage to sit behind, and the full value, not just the slice above a balance, counts toward the limit. That is a real advantage on collateral. It does nothing for your DTI, because DTI measures the debts you pay each month against gross monthly income, and the missing mortgage payment only helps if it was a large share of your obligations.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is how the limit works. The lender takes a maximum combined loan-to-value percentage, multiplies it by the home’s value, and subtracts liens. With no liens, the line is the whole percentage times the value, subject to the program’s dollar cap. A paid-off home therefore tends to hit the dollar cap or the CLTV tier before it runs out of equity.

Equity is not approval. Lenders still pull credit, verify income, and test DTI. A borrower with a free-and-clear house and heavy installment debt, several investment mortgages, or a thin income history can fail on DTI with all the equity in the world.

Lenders also review whether the borrower can keep paying if income dips. Experian notes that reserves are how a borrower shows the line stays serviceable if a rental sits vacant. That matters most for investors who pledge a rental.

How Does High DTI Actually Get Counted?

Lenders add the line’s projected payment to your existing monthly debts and divide the total by gross monthly income. The payment they use is the one at the maximum draw, not the one at the balance you intend to carry. Across Lendmire’s wholesale network, the test runs on the interest-only payment calculated on the full line.

That is why an unused line still counts against you. A lender’s reply on an investor thread makes the same point: the maximum payment on the maximum balance is what reaches DTI, not the actual balance.

Here is a simple illustration with percentages only. Say existing debts consume 40% of your gross monthly income. A requested line whose maximum interest-only payment adds another 8 points puts the file at 48%. That clears a 50% ceiling for a borrower at 680 or above. For a borrower at 640, the ceiling is 45%, so the same file fails.

The network’s DTI rules work in tiers:

  • Credit profiles from 600 to 679 are held to 45% DTI.
  • A ratio above 45% requires a 680 minimum credit score.
  • The program maximum is 50%.

Smaller lines lower the qualifying payment. Paying off a car loan or a card before applying lowers existing debt. Documented income raises the denominator. Each of those moves DTI in the right direction without any change to your equity.

Federal law does not set a DTI cap for HELOCs. The Federal Register notice for the ability-to-repay rule excludes open-end credit plans such as HELOCs from its coverage. The familiar 43% figure is an industry habit rather than a legal line. Each lender sets its own ceiling, which is why two lenders can read the same file differently. CNBC Select reports that some lenders stretch their DTI limit based on credit score, equity, and cash reserves.

Which Kinds of Lenders Write These Lines?

Lender type matters more than brand. Each category tests the file differently, and naming individual institutions would go stale quickly. The pattern looks like this:

Lender type What it tends to test What to do
Big banks and large retail lenders Strict DTI, owner-occupied focus Apply only on a primary residence
Community banks and credit unions Relationship, case-by-case DTI Ask for the DTI cutoff before applying
Wholesale lenders via a broker Published matrix by credit and CLTV Match the file to the matrix tier
DSCR cash-out lenders Property rent versus payment Use when personal DTI is the blocker

A BiggerPockets investor thread describes smaller community banks and credit unions as the usual writers of non-owner-occupied lines, with large banks more conservative. Those accounts are anecdotal and change often, so treat them as a pattern rather than a directory.

For rental collateral, Experian says lines are generally harder to qualify for and not every lender offers them. It expects a higher credit score, lower DTI, and stronger reserves than on a primary home.

A broker’s value here is breadth. Lendmire shops the file across several wholesale HELOC lenders and matches it to the program whose matrix fits the property, equity, and credit profile. The lenders that write a given file depend on those variables, so no single name is right for every borrower.

What Do the Network’s HELOC Programs Allow?

Lendmire places lines with two wholesale programs, called here the higher-leverage program and the longer-runway program. Where they differ, the difference is flagged. All figures are guidelines that vary by borrower, property, and loan scenario, and every file is reviewed individually; none is a commitment to lend.

Occupancy sets the ceiling. Never read a single number across primary residence, second home, and investment property, because each has its own ceiling.

Occupancy Maximum CLTV Minimum credit Maximum line
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% at 720+ 640 $500,000
Investment property 70% 700 $500,000

Primary-residence tiers step down with credit. A 700 profile tops at 85% CLTV up to $500,000, a 640 profile at 80%, and a 600 profile at 60%. Investment property has no tier above 70%.

Structure. The line is a standalone first or second lien. Two draw structures exist on primary residences and second homes:

  • A 3-year interest-only draw followed by a 17-year amortizing repayment.
  • A 5-year interest-only draw followed by a 25-year amortizing repayment.

Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. That is a meaningful point for anyone planning to hold a balance for a long time.

Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000, and a borrower may request one in any case.

Line size. Lines run from $25,000 to $750,000. A line above $500,000 is primary-residence only, requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.

Exposure. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Availability. These HELOC programs are available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Where the General Rule Breaks

LLC-titled property. An LLC cannot hold title on these lines. Corporations, partnerships, and irrevocable, blind, or land trusts are also out. Title must sit with the individual borrower or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference from a DSCR loan.

Investors with several mortgages. Personal DTI carries every financed property. Strong rents do not help the ratio on a personal-income test the way they help a coverage test.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not.

Property-type credit minimums. The 2-4 unit type needs a 640 minimum on the longer-runway program. Profiles below 640 are limited to single-family residences with a clean 12-month housing history.

Credit history events. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. Foreclosure history splits on primary residences and second homes: one program seasons it, and the other declines it regardless of age.

Variable-payment risk. The CFPB describes a HELOC as revolving credit whose payments vary with the outstanding balance. Because pricing floats here and the repayment period amortizes the balance, payments can step up when the draw ends. A line that fits at the draw stage can strain cash flow later, so model the repayment period before closing.

Collateral risk. The home secures the line. Falling behind puts the property at risk, and on a rental, vacancy can strain the borrower quickly enough to threaten the home.

What to Do When DTI Is the Blocker

The next move depends on why the file failed.

Decline reason Next step
DTI above the lender’s ceiling Request a smaller line or retire debt first
Credit below the tier Check the matrix at the next tier up
Investment property under 700 Consider a DSCR cash-out instead
LLC title Re-vest personally or use DSCR
Line size above $500,000 on a rental Reduce the line or use DSCR

Each of those steps is mechanical. Lowering the line lowers the qualifying payment. Paying down debt lowers the numerator. Moving up a credit tier opens a higher CLTV. None of them changes the lender’s policy, so they only help if the new numbers fit the matrix.

Compensating factors can offset a thin DTI at some lenders:

  • A higher credit score.
  • More equity than the CLTV tier requires.
  • Cash reserves.
  • Documented, stable income.

Whether a given lender weighs them depends on its policy.

When a DSCR Cash-Out Fits Better

If personal DTI keeps failing, the property itself may carry the loan. DSCR is the ratio of monthly rent to the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues), and it drives lender review primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.

Across Lendmire’s wholesale network, a DSCR cash-out refinance on a standard rental tops out around 75% LTV, and about 6 months of seasoning is the common expectation. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio qualification exists only through select lenders, generally for borrowers who already own a primary residence.

Most programs want a credit score around 660, though a 620 floor exists in parts of the network, and scores of 700 and above unlock the strongest leverage tiers. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), and above $2,500,000 the network generally holds to 30-year fixed structures. Reserves commonly sit around 6 months of PITIA, and they vary by lender, leverage, loan size, and transaction type. LLC-titled borrowers can be eligible, subject to lender program eligibility.

Two cautions apply. Clearing 1.00 coverage is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. And a DSCR cash-out replaces a line with a term loan, so the loan structure changes: the 30-year fixed is the spine, with extended terms and interest-only periods available through select lenders. DSCR programs run across 41 markets, including Washington, D.C. The complete DSCR loans guide covers the full qualification picture.

Before You Apply: A Short Checklist

Gather these first:

  • Proof of income and recent bank statements.
  • A list of every monthly debt, with balances.
  • A credit pull no more than 90 days old at closing.
  • Title and vesting documents.
  • A clear picture of the home’s occupancy type.

Then ask any lender these questions:

1. What DTI ceiling do you apply, and is it tested at the maximum draw?

2. Do you write this occupancy type?

3. What CLTV tier does my credit profile reach?

4. Does the line require a full appraisal at this size?

5. Is pricing variable through the repayment period?

The credit rule for these programs is a single-bureau score keyed to the primary wage earner, with no rescores. That is worth knowing before you shop, because a pull that surprises you cannot be undone.

Key Terms Defined

DTI (debt-to-income ratio) is your monthly debt payments divided by your gross monthly income.

CLTV (combined loan-to-value) is the total of all loans secured by the home divided by its value.

First lien means the line sits ahead of any other loan on the property, which is the case on a paid-off home.

Interest-only draw period is the early stretch of the line when you owe only the interest on what you have drawn.

DSCR (debt service coverage ratio) is monthly rent divided by the full monthly obligation on an investment property.

Frequently Asked Questions

Can I get a HELOC on a paid-off home if my DTI is high?

Sometimes, depending on the lender and the numbers. The network’s ceiling is 50% DTI, or 45% below a 680 credit profile. A ratio above 45% requires at least a 680 score. A smaller line, less other debt, and higher documented income all help, but each file is reviewed individually.

Does an unused HELOC count against my DTI?

Yes, in most underwriting. Lendmire’s network qualifies the line on the interest-only payment calculated on the maximum draw, so the full line counts even if you never use it. A smaller requested line lowers that payment and the DTI it produces.

Can I use a HELOC on a rental property I own through an LLC?

Not through these programs. An LLC cannot hold title, so the property needs a vesting change to the individual or an inter vivos revocable living trust. Otherwise, a DSCR cash-out refinance may fit better, subject to lender program eligibility.

How much can I borrow on an investment property?

Up to 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line, subject to lender guidelines. There is no higher tier for investment property. Primary-residence lines can run higher, but never present a primary-residence figure as applying to a rental.

What if my DTI is too high for any HELOC?

A DSCR cash-out refinance qualifies the property primarily on its rental income, so personal DTI is not the test. It brings a loan structure change, so a borrower should compare the full terms against the line before deciding.
