Banks That Offer a HELOC Through a Fully Online Application

Banks That Offer a HELOC Through a Fully Online Application

The Quick Read: Many depository lenders let you apply for a home equity line online. Whether the whole process stays online depends on the lender, the valuation method, the property type, and the state. Investment properties often fall outside the standard online flow.

  • Applying online is common. Closing without a notary, a branch, or a phone call is less common.
  • Online changes how you submit documents. It does not change the credit, income, debt, and property review.
  • On an investment property, the line is a different product from the owner-occupied version, with tighter leverage and credit rules.
  • Many investors find a DSCR cash-out refinance fits a rental better than a line. That path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

This guide does not name or rank banks, and that is deliberate. Which lender fits depends on your property, credit profile, leverage need, and paperwork. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a file to a program.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Fully Online” Actually Mean?

Three phrases get blurred together, and the blur is where investors get surprised.

An online application means you fill out the form and upload documents through a website or app. A remote closing means you sign the final papers electronically, sometimes with a notary on video. Fully online means both, start to finish, with no branch visit and no phone call required.

Most lenders offer the first. Fewer offer the second. A lender can advertise a digital process and still require a notary visit or a call with a loan specialist before funds are released.

Notice what stays constant. The lender still pulls credit, checks your debts against your income, and values the property. A faster-looking front end does not skip those steps.

Key Terms Defined

HELOC (home equity line of credit): A revolving line secured by a property. You borrow against the equity, which is the property’s value minus what you owe on it.

CLTV (combined loan-to-value): All loans secured by the property, added together and divided by its value. A 70% CLTV means every lien combined equals 70% of value.

Draw period: The stretch when you can borrow from the line, usually paying interest only.

Repayment period: The stretch after the draw period ends, when the balance amortizes down.

AVM (automated valuation model): Software that estimates a property’s value from data instead of sending an appraiser to the property.

DTI (debt-to-income ratio): Your monthly debts divided by your monthly income.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment, meaning principal, interest, taxes, insurance, and any HOA dues. A DSCR loan is reviewed primarily on that rental coverage rather than personal income.

Lien position: Your place in line if the property is sold to repay debts. A first lien is paid before a second.

Bank Types: Who Tends to Be Online and Who Doesn’t

Four kinds of lenders take home equity line applications. Each leans a different way.

Big banks and large retail lenders. They usually have polished online applications. Their lines are generally built around owner-occupied homes, so a rental often needs a different department or a different product.

Regional banks. Many take the application online but keep a loan officer in the loop. That can help if your file is unusual. It can also mean a phone call you hoped to avoid.

Digital-first lenders. These are the likeliest to offer upload-and-sign flows. Their automated valuation is often the main route, and their property and ownership rules can be narrow.

Credit unions. Many have membership requirements and mixed online tools. Some still want a branch visit for the final signing.

Guessing among these can cost you time. A broker that works with several wholesale lenders can compare guideline sheets and match the file before you apply anywhere.

How an Online HELOC Application Works, Step by Step

Each step below is marked as typically online, hybrid, or offline. Your lender may differ.

Step What happens Usually
1. Prepare Gather ID, income proof, mortgage statements, entity and title details Online
2. Apply Submit the form and receive required disclosures Online
3. Credit and debts Credit pull, income and debt verification Online
4. Valuation Automated value, or a full appraisal Online or hybrid
5. Underwriting Lender sizes the line off combined leverage Online
6. Closing E-sign, or notary and signing appointment Hybrid or offline
7. After closing Draw period, then repayment period Online

An online application triggers the same consumer-protection duties as a paper one. Under the federal rule for home equity plans, 12 CFR 1026.40, the lender must provide the plan disclosures and a consumer brochure when it provides the application. The same section bars a nonrefundable fee until a short window passes after you receive them. The CFPB booklet notice in the Federal Register confirms the creditor must hand over the brochure or a suitable substitute at that point. Online lenders usually deliver both digitally.

Those rules are written around loans on a borrower’s home. A rental raises different questions, covered below.

The valuation step

Valuation sets the credit limit. Across the wholesale network, lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may call for a secondary valuation. Every line above $500,000 requires a full appraisal, and only primary-residence lines can reach that size. You can also ask for a full appraisal on any line.

The qualification step

Programs in the network cap DTI at 50%. For credit profiles from 600 to 679, the ceiling drops to 45%, though only primary-residence lines can sit in that range, since second homes start at 640 and investment lines at 700. Anything above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to draw. Credit comes from a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.

  • Homeowners insurance declaration
  • Property tax information
  • Title and vesting details, meaning exactly how the deed reads

Where the Online Path Breaks Down

The general rule is that applying online works for a standard owner-occupied house with a straightforward title. Here is where it fails.

Occupancy. Many online flows assume you live in the home. Treat a rental as a separate product, not a checkbox.

Ownership. Network programs require the borrower to hold title personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. That is the sharpest structural difference from a DSCR loan, where an LLC borrower can qualify subject to program terms. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

Lien position. The line can sit in first or second position. A second-position line on a rental with an existing first mortgage leaves less combined room, because the first mortgage counts toward CLTV.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium properties can be eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family events season differently by program, and on some primary-residence files they are declined outright.

Portfolio size. A borrower can hold three lines at most. An investor with more than 15 financed properties is not eligible.

State. Through Lendmire these lines are limited to 16 full-service states, which is narrower than its 41-market DSCR footprint. Some states add property listing restrictions or contract-specific rules, so state matters before you apply.

Stalls. An online file can drop back to a phone call when a document is unclear, a title issue appears, or a valuation needs a second look.

What Investment Lines Look Like Through the Network

Lendmire arranges lines through wholesale partners. Those partners run two program structures. Both are standalone lines in first or second position.

  • One has a 3-year interest-only draw and a 17-year fully amortizing repayment.
  • The other has a 5-year interest-only draw and a 25-year fully amortizing repayment.

Investment lines use the 5-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing. Pricing floats during both the draw and repayment periods and never converts to fixed.

Leverage depends on how you occupy the property. These are typical guideline ranges, subject to lender review.

Occupancy Typical top CLTV Credit minimum Max line
Investment property 70% 700 $500,000
Second home 90% (720+ only) 640 $500,000
Primary residence 90% (720+ only) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Those ceilings step down with lower credit tiers. On a primary residence at 700, for example, the ceiling is 85% up to $500,000. A primary-residence line above $500,000 requires at least a 700 score (720 on the 5-year draw structure), caps at 75% CLTV, and needs a full appraisal.

Investors should read the first row of that table twice. A rental line tops out at 70% CLTV, and the 90% figures belong to homes you live in or vacation in. Market-wide surveys often report higher CLTV figures for equity lines. Those describe the broader market, not investment-property lines in this network.

A quick picture

Say you own a rental with an existing first mortgage sitting at 55% of value. Under a 70% investment ceiling, the line can add at most 15 points of value, and only if credit and DTI clear. That is a thin cushion. It is also why many investors compare the line against a refinance that replaces the first mortgage entirely.

How Do You Test a Lender’s “Fully Online” Claim?

Ask these before you apply. Each one uncovers a step that might fall back offline.

1. Does the closing happen by e-signature, or does it need a notary or branch visit?

2. Is the valuation automated, a drive-by, or a full appraisal for my line size?

3. Does the product accept investment properties at all, and at what combined leverage?

4. Can title be held in an LLC, or only in my name or a revocable trust?

5. Does the lender operate in my property’s state?

6. Is the prequalification a soft inquiry or a hard credit pull?

7. What happens if my file needs a human review?

A broker shopping several lenders can ask these in one pass. That is a practical reason to start with one conversation rather than ten applications.

When a DSCR Cash-Out Fits a Rental Better

A line is a variable-pricing second lien underwritten on personal debt ratios. A DSCR loan is a first-lien loan underwritten primarily on the property’s rent against its payment. Because of that difference, an investor with several financed properties may reach personal DTI limits before reaching equity limits.

Across the wholesale DSCR network, a cash-out refinance on a standard rental tops out around 75% LTV, with about six months of seasoning the common expectation. Cash-out on a short-term rental tops out at 70%. Most programs want a credit score around 660, and 700+ unlocks the strongest leverage tiers. One program-specific note: 1.00 coverage is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the payment only. Repairs, vacancy, management, utilities, and capex all sit outside the ratio.

Compare the two on one rental. A line capped at 70% CLTV that sits on top of an existing first mortgage leaves little room. A cash-out refinance at up to 75% replaces the first mortgage and pulls equity in one transaction. The right answer depends on the existing rate you would give up, which only your numbers can show. Lendmire’s complete DSCR loans guide covers how those programs qualify.

Lendmire’s separate look at how investment property HELOC options work through a fully online application goes deeper on the line side.

Frequently Asked Questions

Can a HELOC really be completed entirely online?

Sometimes. Applying and uploading documents online is common. Closing is where it varies, because some lenders allow e-signature and others require a notary or branch visit. Check the closing method before you start, especially on a rental.

Do online HELOCs skip the appraisal?

Not exactly. They often replace it with an automated valuation. In the wholesale network, lines at or below $500,000 ordinarily run that way. Above $500,000 a full appraisal is required, and you can request one on any line.

Can I get an online HELOC on a rental held in an LLC?

Not through these programs. Title must sit with you personally or in a revocable living trust. A DSCR cash-out can work for an LLC-held rental, subject to program terms.

Can I prequalify without hurting my credit?

Some lenders offer prequalification with a soft inquiry. Others pull credit at application. Ask which one applies before you authorize anything.

Is a HELOC or a DSCR cash-out better for a rental property?

It depends on leverage, existing first-mortgage terms, and how many properties you finance. A line caps at 70% CLTV on an investment property and uses personal DTI. A DSCR cash-out refinance reaches around 75% on a standard rental and leans on rental coverage.
