Banks That Offer a HELOC to Pay for a Home Renovation

Banks That Offer a HELOC to Pay for a Home Renovation

The Quick Read: A renovation HELOC is a revolving credit line secured by a property you own, and which lenders offer one depends mostly on how the property is occupied. Lines on a primary home or second home are widely available, while lines on a rental are offered by fewer lenders and on tighter terms. The right fit depends on your equity, credit, property type and how the title is held, which is why a broker that shops several wholesale HELOC lenders can save you a lot of cold calls.

  • On Lendmire’s network, an investment-property line tops out at 70% CLTV, with a 700 credit minimum and a $500,000 maximum line.
  • Primary-home lines reach 90% CLTV only at a 720 credit profile or better, and lines above $500,000 are primary-residence only.
  • Investment lines must be titled to an individual or a revocable living trust, since the network’s HELOC programs do not allow an LLC to hold title.
  • Pricing floats for the whole life of the line, so the cost of the project can move after you start drawing.

Why Does Every Lender Answer This Differently?

Lenders answer differently because a HELOC on a rental is a niche product. A line on the home you live in is routine. A line on a rental is a different risk, and each lender decides for itself whether to write it at all.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet says a HELOC on an investment property isn’t offered by all lenders and carries strict qualification requirements. It also says some lenders restrict these lines by location and by whether you rent the home out all year. The same source notes that market surveys report ceilings up to 80% on investment-property lines, with many lenders staying below 70%. That is a market-wide statistic; on Lendmire’s network, an investment line tops out at 70% CLTV.

Lendmire is a mortgage broker, not a lender. It places HELOC files with select wholesale partners and matches the scenario to the program that fits. Availability for these lines is narrower than the 41-market DSCR footprint, because the HELOC programs cover 16 full-service states. Because the lenders that write your line depend on your occupancy, credit profile, leverage need and property type, this article covers how these programs operate rather than naming institutions, and that dependence is why answers differ from one lender to the next.

How Does Underwriting Treat a Renovation Line?

Underwriting treats a renovation line like any other equity line. The lender measures equity today, checks you personally, and then confirms the property is eligible. The project itself earns no special credit. Here are the steps in order.

Step 1: Equity sets the ceiling. The lender applies a maximum combined loan-to-value (CLTV) to the property’s value, then subtracts what you owe on the first mortgage and any other liens. Whatever room is left is your potential line, up to the program’s dollar cap.

Step 2: Value gets measured. On lines at or below $500,000, the network ordinarily uses an automated valuation instead of a traditional appraisal. When the requested CLTV is higher, the lender may add a secondary valuation to confirm the value. Every line above $500,000 requires a full appraisal, and you can request one on any line. Value is measured on the property as it stands. A renovation may support a higher appraised value, depending on comps and underwriter review, but a half-finished project rarely moves the number.

Step 3: You get underwritten, not the property. Unlike a DSCR loan, a HELOC leans on personal credit and debt-to-income ratio (DTI). The program allows up to 50% DTI, or 45% for credit profiles from 600 to 679. Anything above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

Step 4: The lender checks the file around the edges. Credit comes from a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing. Tradeline and housing-history standards vary by program. A bankruptcy needs four years of seasoning from discharge or dismissal.

Step 5: You draw, then you repay. At least 75% of the line is drawn at closing. After that, the minimum subsequent draw is $1,000 on the structure that states one. Contractor payments can come out of the line as the work proceeds.

What Do the Network’s Limits Look Like by Occupancy?

The limits split sharply by occupancy, and investment property sits at the tightest end. Every figure below is subject to lender guidelines and full file review, and CLTV steps down as the credit tier drops.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% at 720+ 640 $500,000
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the 5-year-draw structure described below), caps at 75% CLTV and requires a full appraisal.

The network offers two draw structures on primary homes and second homes. One runs a 3-year interest-only draw followed by a 17-year repayment. The other runs a 5-year draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only.

Per the CFPB’s HELOC booklet, a HELOC lets you borrow, spend and repay as you go, using your home as collateral. When the draw period ends, drawing stops and the balance amortizes, so the required payment steps up. On this network, pricing floats through both the draw and repayment periods and never converts to fixed. Budget for the step-up before you pull the first draw, not after the project is done.

Where Does the General Rule Break?

The general rule is that a rental HELOC works when the borrower is strong and the property is plain. These edge cases are where it breaks.

LLC ownership. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Unit emptied by the work. A renovation that leaves the unit vacant can complicate both the valuation and the lender’s view of occupancy. Line up the lease situation before you apply, not after the tenants leave.

Property type. Single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not eligible. Modular factory-built homes are eligible on the 5-year-draw structure only, and 2-4 unit properties need a 640 minimum there.

Large portfolios. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw structure and $750,000 on the 5-year-draw structure. An investor who owns more than 15 financed properties is not eligible.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in some states.

Credit history. Foreclosure history splits by structure. One path seasons a foreclosure at seven years and a deed-in-lieu, pre-foreclosure or short sale at four. The other declines that history entirely, regardless of age. Investment files follow the seven-and-four-year path.

When Does a DSCR Loan Beat a HELOC for a Renovation?

A DSCR loan beats a HELOC when the problem is you, not the property. A HELOC is reviewed around personal income and DTI. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide walks through that math in full.

Factor Rental HELOC DSCR cash-out refinance
Reviewed on Your credit and DTI Rent versus the full payment
First mortgage Stays in place Replaced and repriced
Title Individual or revocable trust LLC possible, subject to lender program eligibility
Leverage 70% CLTV on investment Around 75% LTV on standard rentals

Here is how the DSCR route works across the network. Cash-out refinances top out around 75% LTV on standard rentals, and about six months of seasoning is the common expectation. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage. DSCR credit floors run from 620 in parts of the network to around 660 on most programs, and 700 or better unlocks the strongest leverage tiers. That is a lower floor than the 700 minimum on a rental HELOC. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the full payment (principal, interest, taxes, insurance and any HOA dues) and ignores repairs, vacancy, management and utilities. A renovation that adds rent can lift the ratio, but the lender still looks at leverage and reserves too.

What Does the Investor Decision Look Like in Practice?

In practice, you answer four questions in order. Each one narrows the options.

First, what is the occupancy of the property getting the work? A primary home opens the widest range of leverage. A rental drops you to the 70% CLTV investment tier with a 700 credit minimum.

Second, how is it titled? If the deed sits in an LLC, a HELOC is off the table until the vesting changes. Many investors skip straight to a DSCR cash-out at that point.

Third, how much of the equity do you actually need? A moderate project at modest leverage fits a line, and you pay interest only on what you draw after the required opening draw. A project that needs most of the equity may fit a refinance better.

Fourth, can you carry a floating payment through the repayment period? A DSCR loan with a fixed term gives you a steadier payment, and the 30-year fixed is the spine of the network’s DSCR programs. Extended terms of 40 years and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. Key Terms Defined

HELOC: a revolving credit line secured by a property, which lets you borrow, repay and borrow again up to a limit.

CLTV (combined loan-to-value): all loans on the property added together, divided by its value.

Draw period: the stretch when you can borrow from the line, usually with interest-only minimums.

Repayment period: the stretch after drawing ends, when the balance amortizes and the payment rises.

DTI (debt-to-income): your monthly debts divided by your monthly income.

Vesting: how the title to the property is held, whether by an individual, a trust or an entity.

DSCR: debt service coverage ratio, which is monthly rent divided by the full monthly payment on the property.

Frequently Asked Questions

Can I use a HELOC on one property to renovate a different one?

Yes, but the line is secured by the property that backs it, not the one you renovate. A line on your primary home can pay for work on a rental. The primary-home tiers then apply, with higher leverage and a lower credit floor. Your home is the collateral for money spent elsewhere, so a rental that underperforms still leaves you owing on your own house.

Does the lender count my renovation when it measures equity?

Not until the work shows up in a valuation. Lines at or below $500,000 ordinarily use an automated valuation of the property as it stands. An improvement may support a higher appraised value, depending on comps and underwriter review. You can request a full appraisal in any case, which may help when the project is complete.

What is the biggest limit on a rental HELOC?

It is the 70% CLTV ceiling on investment property, paired with a 700 credit minimum and a $500,000 maximum line. Title also matters, because an LLC cannot hold it. Market surveys report ceilings up to 80% on investment lines, with many lenders staying below 70%, but on this network 70% is the cap.

Will the payment change during the project?

Yes. Pricing floats across both the draw and repayment periods and never converts to fixed. During the draw, minimums are interest-only. When repayment begins, the balance amortizes over 17 or 25 years depending on the structure, so the required payment steps up.

When is a DSCR loan the better tool?

It is better when your DTI is tight, you own many mortgaged properties, or the rental sits in an LLC. The tradeoff is that a cash-out replaces your first mortgage instead of sitting beside it.
