Banks That Offer a HELOC When You Need Cash Fast Against Home Equity

Banks That Offer a HELOC When You Need Cash Fast Against Home Equity

The Quick Read: Which institutions write a home equity line depends on the property, the occupancy, and the borrower’s credit, not on a single ranked list. Speed is driven mostly by how the home is valued and how complete the documents are. A broker that shops several wholesale HELOC lenders can match the file to the program that actually fits.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV, and only at a 720 or better credit profile.
  • Lines at or below $500,000 ordinarily use an automated valuation instead of a full appraisal.
  • At least 75% of the line is drawn at closing, and pricing floats through the draw and repayment periods.
  • LLCs cannot hold title on these lines, which is the sharpest difference from a DSCR loan.

Everything below is subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Fast” Actually Mean on a HELOC?

Fast is four separate clocks: approval, valuation, closing, and first draw. Each can run long or short on its own. Lenders that advertise speed are usually describing one of them, so ask which one.

Valuation is the main variable. On lines at or below $500,000, the wholesale programs ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower may always ask for a full appraisal. Above $500,000, a full appraisal is required on every line.

Automated valuation has a blind spot. It will not capture the added value of a recent rehab, so a freshly renovated rental may need a full appraisal to support the number the investor expects.

Speed can also come with a structural tradeoff: at least 75% of the line is drawn at closing on both programs. Treat any speed claim as a description of that lender’s best case, not a promise.

Which Banks Offer a HELOC? It Depends on the File

No ranked list of banks fits every borrower, and this article does not offer one. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits it.

What decides the match is occupancy, credit profile, leverage, property type, and how the property is titled. Large retail lenders, regional banks, and credit unions each set their own appetite. Investment-property lines are thinner than primary-residence lines across the market, and the lenders that write them are fewer. That scarcity, more than processing speed, is usually the real constraint for a rental owner.

A broker that shops several wholesale lenders can test one file against several sets of guidelines without the borrower making repeated applications. The best program for your situation is the one whose limits match your property and credit, not the one with the loudest speed claim.

How the Equity Test Works, Step by Step

The line size starts with a simple formula. The lender takes the property value, multiplies it by its CLTV cap, and subtracts existing liens. The CFPB’s HELOC booklet illustrates the same method: take a percentage of appraised value and subtract what you owe.

1. Value. The lender orders an automated valuation or, above $500,000 or on request, a full appraisal.

2. Lien stack. The existing first mortgage counts toward combined loan-to-value. The line can sit in first or second position.

3. Credit. The program reads a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.

4. Debt-to-income. The ceiling is 50%, dropping to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. Qualification runs on the interest-only payment calculated on the maximum draw.

5. Property review. Eligibility depends on property type and title, covered below.

6. Closing and draw. At least 75% of the line is drawn at closing. Later draws start at a $1,000 minimum on the longer-runway structure, with Texas at $4,000.

Notice what is absent. This is a personal underwriting process. Rent does not qualify the borrower. A HELOC is the opposite of a DSCR loan on that point.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property added together and divided by its value.

Draw period: The stretch when you can borrow against the line and pay interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes fully.

Automated valuation: A data-model estimate of value, used in place of a full appraisal.

DTI: Debt-to-income, your monthly obligations compared with your gross monthly income.

The Limits Change by Occupancy

The ceiling depends on what the property is, and the minimum credit score and line size shift with it. Investment lines top out at 70% CLTV, while second homes and primary residences can reach 90% CLTV only at a 720-or-better credit profile.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% (720+ only) 640 $500,000
Primary residence 90% (720+ only) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

On a primary residence, lower credit tiers step down the ladder. A 700 profile reaches 85% CLTV up to $500,000. A 640 profile reaches 80%. A 620 profile reaches 70% up to $400,000.

A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better (720 on the longer-runway structure, which is the 5-year draw, 25-year repayment option described next), caps at 75% CLTV, and requires a full appraisal.

The Draw Structures

Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw followed by a 17-year repayment. The other, the longer-runway structure, has a 5-year draw followed by a 25-year repayment. Tennessee shortens both.

Investment lines run only the 5-year draw and 25-year repayment structure. Pricing floats across both periods and never converts to fixed. That matters for planning. A variable line has a payment reset when the draw ends, and the CFPB booklet also notes that lenders may reduce a line if the home’s value drops.

Where the General Rule Breaks

Several edge cases catch rental owners.

LLC title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Individual names and inter vivos revocable living trusts can. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Derogatory credit. A bankruptcy needs 4 years of seasoning. Foreclosure history splits by program on primary and second homes: one seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4, and the other declines the history entirely. Investment files follow the 7-and-4 path.

Texas. Texas is an exception to the primary-residence ceiling of 90% CLTV at a 720-or-better credit profile. A primary residence there is a homestead, with a 12-day waiting period, one lien at a time, 12-month seasoning, and an 80% combined cap. Second homes and investment properties are eligible as non-homestead transactions. Properties are limited to 10 acres.

Availability. These lines are brokered in Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

A Note on the Rescission Wait

Federal rescission gives a borrower three business days to cancel certain loans secured by a primary home. Under Regulation Z’s commentary, it does not apply to a business-purpose loan. So the wait generally shapes access to funds on an owner-occupied line, not on a pure investment property. Funds on a primary-residence line are typically held until the window passes.

Using a Primary-Residence Line to Fund a Rental

This is common. Picture an investor with a primary home carrying real equity who wants to buy and rehab a rental. The line supplies the cash. The tradeoff is that the primary home secures the debt, so a default puts that residence at risk, as the CFPB booklet states.

The line has to be repaid, and it floats. It suits short holds with a clear exit, such as a rehab followed by a refinance. As a permanent down payment on a long-term loan, it adds a second payment the rent may not cover.

When a DSCR Cash-Out Refinance Is the Better Tool

If the equity sits in a rental owned by an LLC, or the investment-property line limits are too tight, a different product fits. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across most of the network it tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Short-term-rental collateral caps at 70%.

Coverage matters here. A 1.00 ratio is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the calculation. The complete DSCR loans guide covers the mechanics.

A HELOC does not show up in a DSCR ratio on other properties, but it is a real cost. It can also reduce personal DTI room for later bank loans.

What to Prepare Before You Need Cash

Preparation is the only legitimate way to shorten your own side of the process.

  • Government ID, Social Security number, and proof of income.
  • An estimate of current value, and the payoff on the existing first lien.
  • A credit report that will be under 90 days old at closing.
  • Title in your individual name or a revocable living trust.
  • A paper trail for any large deposits, since sourcing of funds gets reviewed.
  • For a renovated rental, plan on the full-appraisal request.

Frequently Asked Questions

Which banks offer a HELOC on an investment property?

Availability varies by lender and shifts over time, so no fixed list holds up. Across the wholesale network, investment lines go to a 70% CLTV ceiling with a 700 minimum credit score and a $500,000 maximum line. A broker can match the property and credit profile to the lenders that write them.

Can I get a HELOC without an appraisal?

Often, yes. Lines at or below $500,000 ordinarily use an automated valuation. A higher CLTV may require a secondary valuation, and any line above $500,000 needs a full appraisal. A borrower can also request a full appraisal at any size.

Is a HELOC rate fixed?

No. On these programs, pricing floats through both the draw and repayment periods and never converts to fixed. Budget for payment changes, especially when the interest-only draw ends.

Can my LLC take out a HELOC?

No. Individuals and revocable living trusts can. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, subject to program terms.

Does the three-day rescission period apply to my rental?

Generally not. Federal commentary says rescission does not apply to business-purpose loans. It can delay funds on a primary-residence line, so that file’s cash arrives later than an investment file’s.
