Banks That Offer an Investment Property HELOC to Consolidate Credit Card Debt

Banks That Offer an Investment Property HELOC to Consolidate Credit Card Debt

The Quick Read: Only a small, uneven group of lenders will open a HELOC on a rental property, and the ones that do want strong credit, plenty of remaining equity, and title held in your own name rather than an LLC, with an investment-property line capped at 70% combined loan-to-value in Lendmire’s network. Paying off cards with the line works mechanically. It also turns unsecured debt into debt secured by your rental. Which bank or program fits depends on your credit, your equity, and how the property is titled.

  • Not every bank writes a line on a non-owner-occupied property, and policies differ lender to lender.
  • On an investment property, the network ceiling is 70% combined LTV, with a 700 minimum credit score.
  • Investment lines run from $25,000 up to $500,000, and at least 75% of the line is drawn at closing.
  • Pricing floats and never converts to fixed, so the payment can change.
  • Qualification is mostly about you (credit, debt-to-income, equity), not the rent.

A HELOC (home equity line of credit) is a revolving credit line secured by property. The FTC describes it as similar to a credit card, except that it is secured by your home. On a rental, the same idea applies, with stricter terms.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Which Banks Offer an Investment Property HELOC for Card Debt?

Availability depends on the lender’s own policy, not on a master list. Big banks, regional banks, credit unions, and online lenders each decide separately whether to lend against a rental. Many skip it. Policies also shift over time, which is why any published list of banks goes stale.

NerdWallet notes that it is possible to get a HELOC on an investment property. It also says not all lenders offer one, the lender pool is smaller, and the requirements are strict. The underlying reason is simple. Lenders see higher default risk on rentals, so they tighten the terms.

Card payoff adds no extra hurdle. A lender that writes the line does not usually ask what you do with the money. What matters is whether it will write a line on your property at all.

That is where a broker helps. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a file to the program whose rules fit. The best program for your situation depends on property type, credit profile, leverage need, and how the title is held. One caveat on reach: these HELOC programs are available only in 16 of Lendmire’s states, a narrower footprint than its DSCR investor lending, which spans 41 markets including Washington, D.C.

How Underwriting Treats the Line, Step by Step

A rental HELOC is underwritten mostly on you. A DSCR loan is the opposite. Here is how the deal works.

Step 1: The equity test. The lender takes the property’s value and subtracts existing liens. Combined loan-to-value (CLTV) adds your first mortgage and the new line together, then divides by value. That ratio sizes the line.

Step 2: The leverage ceiling. Market-wide, NerdWallet reports that investment HELOCs can reach 80% combined LTV, though many lenders set thresholds below 70%. In Lendmire’s network, an investment-property line tops out at 70% CLTV, with a minimum credit score of 700. A score above 700 does not raise that ceiling. It only keeps you eligible.

Here is what that means in plain math. Say your first mortgage already equals 50% of the rental’s value. The line can add at most 20% of value, since the total cannot pass 70%. Leverage runs out before need does for many investors.

Step 3: Personal underwriting. Lenders check credit, debt-to-income (DTI), and cash reserves. In the network, DTI tops out at 50%, and the line is qualified on the interest-only payment calculated at the maximum draw. NerdWallet reports a market-wide range of 40% to 50% DTI and six months or more of reserves. Reserves on the network vary by lender and file. Rent is a secondary input, if it counts at all.

Step 4: Valuation. An investment line is capped at $500,000, and full appraisals begin only above that. So an investment HELOC usually runs on an automated valuation, with no traditional appraisal. A higher CLTV can trigger a second valuation, and you can request a full appraisal anyway.

Step 5: Credit and history. The network uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure needs seven years. A deed-in-lieu, pre-foreclosure, or short sale needs four.

Step 6: Documents. Expect ID, bank statements, income documentation, and tax returns, plus leases or a rent roll on the rental. Lender lists differ, so ask early.

For a deeper walkthrough of the payoff mechanics, see Lendmire’s piece on how an investment property HELOC works to consolidate card debt.

The Structure of the Line

An investment line in the network is a standalone line in first or second lien position. It runs one draw structure: a five-year interest-only draw period, then a 25-year fully amortizing repayment period.

Three details matter for card payoff.

  • Draw at closing. At least 75% of the line must be drawn at closing. If you only need to clear a card balance, size the line near that balance. A line much larger than your debt means interest on money you did not need.
  • Floating pricing. Pricing floats through both the draw and repayment periods and never converts to fixed. The CFPB’s HELOC booklet notes that some HELOCs let you convert part of a balance to a fixed rate. That option does not exist here.
  • Payment shock. During the interest-only years, the payment covers interest only. When repayment starts, the balance begins to amortize, and the payment steps up. Plan for that day now.

After closing, the minimum subsequent draw is generally $1,000, with Texas at $4,000.

How the Card Payoff Works

The mechanics are simple.

1. The line opens and funds are drawn at closing.

2. The proceeds go to your card issuers, which leaves one line balance in place of several card balances.

3. Your credit utilization may fall. A score gain is not guaranteed.

4. You decide what to do with the paid-off cards.

That fourth step is where plans fail. The cards are still open, and they are empty. If balances build up again, you carry both debts. Wry but true: a HELOC is far easier to open than a spending habit is to close.

The bigger shift is legal. Card debt is unsecured. A HELOC is not. The FTC says a lender can foreclose if you do not repay the line as agreed. For an investor, that lien sits on an income-producing property.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the General Rule Breaks

The rules above cover most files. These edge cases change the answer.

LLC-titled rentals. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental sits in an LLC, you would need a vesting change or a different product, such as a DSCR cash-out refinance, subject to program terms.

Property types. The network allows single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. It does not offer manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural-zoned properties.

Portfolio size. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Each mortgage also counts against your DTI. Large portfolios often hit the ceiling before the equity runs out.

Listed properties. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale, or listed within the past 60 days, is ineligible.

Borrowing against another property. You can use your primary home instead. That puts your residence at risk, but it keeps the lien off the rental. Lines on a primary residence also reach higher ceilings. A 90% CLTV exists only at a 720-or-better credit profile.

Selling the rental. The line is a lien. It is repaid when you sell. A new second lien also counts in the CLTV a future refinance lender will see.

Key Terms Defined

HELOC: A revolving line of credit secured by property, with a draw period followed by repayment.

CLTV (combined loan-to-value): The first mortgage plus the new line, divided by the property’s value.

Draw period: The years when you can borrow from the line and pay interest only.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

Lien: A legal claim on a property that must be repaid before a sale clears.

Automated valuation: A computer-generated property value used in place of an in-person appraisal.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s monthly payment (principal, interest, taxes, insurance, and HOA dues).

Vesting: The name in which a property’s title is held.

Compare Your Options

A HELOC is one tool for card debt. These are the main alternatives for a rental owner.

Option Underwritten on Best when
Rental HELOC You: credit, DTI You need a flexible line and hold title personally
Home equity loan You: credit, DTI You want one lump sum
DSCR cash-out refinance Rent vs. payment You own many properties or hold title in an LLC
HELOC on primary home You: credit, DTI You accept risk to your residence

A DSCR cash-out refinance replaces the first lien instead of adding a second. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out on a standard rental tops out near 75% LTV, with about six months of seasoning commonly expected. On a short-term rental, the cash-out ceiling is 70%. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Clearing 1.00 does not mean the property is cash-flow positive. DSCR counts rent against the payment only. Repairs, vacancy, management, and capex sit outside it.

Credit is a floor too. A 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage. You can read the complete DSCR loans guide for the full picture.

Who Should Skip This

The honest answer is that a rental HELOC fits fewer investors than lender marketing implies.

It tends to fit when you:

  • Hold the rental in your own name or a revocable trust.
  • Have a credit score of 700 or better and DTI well under the cap.
  • Have enough equity that CLTV stays at or under 70% after the draw.
  • Own few enough financed properties that DTI is not strained.
  • Can handle a floating payment and a step-up when repayment starts. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

It tends not to fit when you:

  • Hold the rental in an LLC.
  • Own many mortgaged properties.
  • Plan to run the cards up again.
  • Need a fixed payment.

The numbers can also work against you. This might be a toss-up for a borrower with solid equity but a high DTI. The HELOC clears the cards, but the DTI math could still block the line.

What to Prepare Before You Ask

Before you call any bank, gather the answers to the questions that decide the file.

  • How is the rental titled, and in whose name?
  • What is the current first-mortgage balance, and what is the property worth?
  • Which cards will be paid off, and what are the balances?
  • How many financed properties do you own?
  • What is your credit profile, and any derogatory history?

Then ask each lender directly: do you write lines on non-owner-occupied property, in my state, on this property type? Some call it a line of credit, not a HELOC, so use both terms. A broker shops these answers across several wholesale lenders at once, which saves repeated applications.

Frequently Asked Questions

Do big banks offer HELOCs on rental properties?

Some do and many do not. Each lender sets its own policy by occupancy, property type, and state. The pool is smaller on rentals. The practical move is to ask directly, or have a broker check several wholesale lenders at once.

How much can I borrow against a rental?

In Lendmire’s network, an investment line runs $25,000 to $500,000 and caps at 70% CLTV. That means your first mortgage plus the line cannot exceed 70% of value. Market-wide figures can run higher, but they do not describe this network.

Will paying off cards with the line help my credit?

It may, since utilization on the paid-off cards can drop. A gain is not guaranteed. The new line is also a new debt, and running the cards up again would erase the benefit.

Can I use an LLC-owned rental?

Not for this product. LLCs, corporations, and partnerships cannot hold title on the line. A property already in an LLC would need a vesting change, or a DSCR cash-out refinance subject to program terms.

Does the rent help me qualify?

Rent is secondary. These lines are underwritten on your credit, DTI, and equity. A DSCR loan works the other way around, qualifying primarily on rental income covering the payment.

Rental HELOC availability keeps shifting lender by lender, so the safest plan is to confirm a bank’s policy on your exact property before you spend time on an application.
