Banks That Offer an Investment Property HELOC With a Modest Income

Banks That Offer an Investment Property HELOC With a Modest Income

The Quick Read: Few banks write a home equity line on a rental, and the ones that do judge it mostly on your personal income, credit, and debt load rather than on how well the rental performs. With a modest income, the number that decides your file is your debt-to-income ratio, not your rent roll. Across Lendmire’s wholesale network, an investment-property line is subject to lender guidelines and tops out at 70% combined loan-to-value.

  • Eligibility requires a 700 credit minimum, and the maximum line is $500,000.
  • Debt-to-income tops out at 50%, and the payment is tested on the full line drawn, interest-only.
  • LLC-titled rentals cannot take this kind of line, so title matters before income does.
  • A DSCR cash-out refinance is the usual income-light alternative, since it qualifies primarily on property-level rental income covering the payment.
  • Which lender fits depends on your credit, leverage, title, and property type, which is why a broker shops several.

What an Investment Property HELOC Actually Is

A home equity line of credit, or HELOC, is a revolving credit line secured by property you own. On a rental, the collateral is the rental itself, whether it is leased long term, rented short term, or between tenants. You borrow against the equity, repay, and borrow again within limits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The Consumer Financial Protection Bureau describes a HELOC as an open-end line you can draw on repeatedly, often over a draw period that can last 10 years. It also notes that a lender may stop further draws if the property’s value falls significantly. A line is not a guaranteed pool of cash.

On a rental, the line sits behind your existing mortgage or, in some cases, in first position. The CFPB says a HELOC usually carries an adjustable rate and payments that vary with the balance. Your payment moves, and your rental is the collateral.

Why So Few Banks Write Rental Property Lines

Many depository institutions limit equity lines to the home you live in. Bankrate reports that fewer lenders offer HELOCs on investment properties, and that those that do review both your creditworthiness and the property’s financials. No authoritative national list of lenders exists.

Here is the practical result. If you call large retail lenders one by one, you may hear a flat no on non-owner-occupied lines. The lenders that do write them tend to be a mix of smaller institutions and specialty lenders reached through brokers.

A broker like Lendmire does not lend. It arranges these lines through a network of wholesale lenders, then matches your scenario to a program. The best program for your situation depends on your credit, the equity you hold, how the property is titled, and how much you want to draw. Lendmire’s HELOC placements run through 16 full-service states, a narrower footprint than its DSCR lending across 40 states plus Washington, D.C., which is 41 markets total.

What Modest Income Means to an Underwriter

An underwriter has no dollar cutoff for modest income. There is no minimum salary on these lines. What the lender tests is your debt-to-income ratio, or DTI: your total monthly debt payments divided by your gross monthly income.

A modest income with several mortgages can fail that test even when every rental makes money. Each added loan raises the top of the ratio. Your income, the bottom of the ratio, stays put.

Market surveys point the same way. Experian reports that investment-property HELOCs typically call for a credit score of at least 720 and a DTI limit below 40% or 50%, depending on the lender. Those are market-wide figures. In Lendmire’s network, an investment-property line requires a 700 minimum credit profile and allows DTI up to 50%.

Two other details matter for a thin-income file:

  • A DTI above 45% requires a 680 minimum credit profile, which an investment line already clears because its floor is 700.
  • The line is tested on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

That second point is the biggest lever you control. Ask for a smaller line, and the tested payment shrinks.

A Worked DTI Example

Run the numbers on three modeled borrowers. The percentages below are illustrative assumptions, not market data.

Borrower A carries existing debts, including the mortgages on the rentals, equal to 36% of gross income. The new line’s tested payment adds about 8 points. The total lands near 44%, under the 45% mark.

Borrower B starts at 41% of gross income in existing debts. Adding the same 8 points gives 49%. That is above 45% but under the 50% ceiling, so it can still work because a 700 credit profile meets the 680 requirement.

Borrower C starts at 44% in existing debts. The line pushes the total to roughly 52%, over the 50% maximum. No amount of rental cash flow changes that, because this product is underwritten on the borrower.

Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

Rental income can help the ratio, but only partly. Many lenders credit a portion of the rent rather than all of it, and they usually want a lease or rent history to support it. Count on a haircut, not full credit.

Borrower C has two moves. Request a smaller line so the tested payment drops, or pay down other debt first. Both change the ratio. Neither depends on how good the rental is.

The Parameters That Apply to an Investment Line

This table shows how occupancy changes the picture in Lendmire’s network. Everything is subject to lender guidelines and full file review.

Factor Investment property Primary or second home
Max combined LTV 70% Up to 90%, only at 720+ credit
Minimum credit 700 Lower floors apply
Maximum line $500,000 Up to $750,000 (primary residence only above $500,000)
Draw structure 5-year draw, 25-year repayment 3-year or 5-year draw options

Both 720 and 700 credit reach the same 70% ceiling on an investment line. Credit above 700 buys eligibility rather than extra leverage, and 700 is a hard floor.

Combined LTV counts every lien. Say your first mortgage already equals 50% of the property’s value. That leaves about 20 points of room under a 70% cap, before the $500,000 line limit applies.

Other structural facts that shape a file:

  • The line can sit in first or second lien position.
  • At least 75% of the line is drawn at closing.
  • Pricing floats through both the draw and repayment periods and never converts to fixed.
  • Because an investment line caps at $500,000 and full appraisals start above that size, these lines commonly use an automated valuation with no traditional appraisal.
  • The credit report cannot be more than 90 days old at closing, and the score is keyed to the primary wage earner.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Title, Property Type, and Portfolio Size: Where the Rule Breaks

Income is not the only way a file fails. These are the edge cases that stop otherwise strong borrowers.

LLC title. The line requires title held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change or a different product. That is the sharpest structural difference from a DSCR loan.

Number of lines and properties. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible. Portfolio investors can hit that ceiling before they hit any income test.

Property type. Eligible types include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. Modular factory-built homes are eligible under certain programs only.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in some states.

Equity cushion. On an investment line in the network, the 70% combined loan-to-value cap leaves you a 30% cushion by design.

When the HELOC Is the Wrong Tool

A HELOC fits when you have a decent income, a low DTI, personal title, and a cheap first mortgage you want to keep. It fits poorly when your income is thin and your debt load is high, because the product is built around you, not your property.

For those borrowers, the better answer is often a loan that looks at the property. The complete DSCR loans guide walks through that path in detail. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR means debt service coverage ratio, which is monthly rent divided by the full monthly payment, including principal, interest, taxes, insurance, and any HOA dues.

Here is how the two compare across the network.

Factor Investment HELOC DSCR cash-out refinance
Main test Your DTI and credit Rent covering the payment
Max leverage 70% combined LTV About 75% LTV on standard rentals
LLC title Not allowed Subject to lender program eligibility
First mortgage Can stay in place Replaced by a new loan
Seasoning Varies by lender About 6 months is common

A few DSCR points apply to a modest-income owner:

  • 1.00 coverage is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Credit floors vary: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
  • Reserves vary by lender, leverage, loan size, and transaction type, and they commonly run around 6 months of PITIA, which is principal, interest, taxes, insurance, and association dues.
  • Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

The trade-off is real. A cash-out refinance replaces your first mortgage, so it can cost you a cheap existing loan.

Where Lenders Sit: Banks, Credit Unions, and Brokers

Each type has a different strength for a thin-income file.

  • Large retail banks: many restrict equity lines to the home you live in. A modest-income file rarely gets an exception.
  • Community banks and credit unions: some write non-owner-occupied lines. Their policies differ one to the next, and terms can change.
  • Broker-placed wholesale lenders: a broker shops several programs at once and matches your credit, leverage, title, and property type to the guideline that fits.

Lendmire works on the last model. It compares programs for a file rather than pushing one product.

What to Gather Before You Apply

A strong file starts with clean paperwork. Collect these before any lender looks.

  • A lease or rent history for each rental you want counted
  • Tax returns showing rental income
  • Your current mortgage statements
  • A credit report no more than 90 days old at closing
  • Proof of insurance on the property
  • Documents showing how title is held

One more document matters for borrowers who earn income through a business. Business bank accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so bank-statement income is never the limiting factor on this product.

How Declined Files Usually Get Fixed

If you were turned down, check the cause before you reapply. Each cause has a different fix.

  • DTI above the cap: request a smaller line, pay down debts, or document more income.
  • Credit below 700: a score gap is a hard stop on investment lines in this network. Build the score first, or consider a DSCR path with different credit rules.
  • Title in an LLC: change vesting, or use a DSCR cash-out instead.
  • Too much leverage: combined LTV above 70% means no room for a line.
  • Ineligible property type: a manufactured or log home is not offered, so this line is not an option for that property.

Watch the downside as well. The line is variable, your payment moves, and a lender can freeze or reduce it if values fall. Your rental is collateral, so missed payments put the property at risk. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a modest income qualify for a HELOC on a rental?

It can, if your total debts stay under the DTI ceiling. In Lendmire’s network, the ceiling is 50%, and the payment is tested on the maximum draw. A smaller requested line lowers that test. Credit must also reach 700 on an investment property, subject to lender guidelines.

Can I use a HELOC if my rental is owned by an LLC?

Not on this product. The line requires title held by you or a revocable living trust. If the property sits in an LLC, a vesting change or a DSCR cash-out refinance, subject to lender program eligibility, is the usual route.

How much can I borrow against a rental?

Combined with your first mortgage, the total cannot exceed 70% of the property’s value on an investment line. The maximum line is $500,000. Your own cap may be lower, depending on credit, DTI, and valuation.

Does strong rental income override a low salary?

Not on a HELOC. This product is underwritten on you, so personal DTI and credit decide the file. Rental income may be partly credited, but it rarely rescues a ratio that is already high. A DSCR loan reverses that logic.

Do investment lines need a full appraisal?

Usually not. Because an investment line caps at $500,000, it commonly uses an automated valuation. A higher combined LTV may call for a secondary valuation, and you may request a full appraisal.

Next Steps

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183, or request a quote through the mortgage quote page. Programs change and every file is underwritten individually, so nothing here is a commitment to lend.

Investors with modest incomes often find the most useful question is not which bank will say yes, but whether the loan should look at them or at the property.
