Best Bank Statement HELOC Program to Buy Another Property

Best Bank Statement HELOC Program to Buy Another Property

The Quick Read: A bank statement line of credit can fund the down payment on your next rental, but only when the collateral, the title, and the combined leverage all fit the program. The best program for your situation depends mostly on whether you pledge your home or an existing rental.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV, meaning all liens added together and divided by the property’s value). The minimum credit score is 700 and lines run up to $500,000.
  • On a primary residence, the ceiling reaches 90% CLTV only at a 720-or-better credit profile, and only up to $500,000.
  • Title must sit in your own name or a revocable living trust. An LLC cannot hold title on the line.
  • A line pairs naturally with a DSCR purchase loan, but the new rent must carry the new loan, and you still carry the line.
  • Lendmire is a broker, not a lender. These lines are arranged through select wholesale partners in 16 full-service states, subject to lender guidelines.

What a Bank Statement HELOC Actually Is

It is a home equity line of credit where you prove income with deposit history instead of tax-return net income. The line itself works like any other. You borrow during a draw period, then repay.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Self-employed owners and heavy write-off filers are the usual fit. Their tax returns show little income, but their deposits tell a stronger story.

It is not a no-paperwork product. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Expect statements, a recent mortgage statement on the collateral, and often a year-to-date profit and loss for business owners.

It is also not the same thing as a DSCR loan. A bank statement line underwrites you, using your deposits. A DSCR loan reviews the property’s rental income, using its rent. Lendmire’s complete DSCR loans guide covers that second product in full.

Which Property Secures the Line?

This choice drives almost everything else. You can pledge your primary home, or you can pledge a rental you already own. The leverage tables differ sharply.

Factor Primary residence Investment property
Top CLTV 90% (720+ credit) 70%
Minimum credit 600 700
Maximum line $750,000 $500,000
Draw structure 3- or 5-year interest-only 5-year interest-only

On a primary residence, the full ladder runs like this. At 720+ you reach 90% CLTV up to $500,000. At 700+ you reach 85% up to $500,000. At 660 to 680 the ceiling is also 85%. At 640+ it is 80%, and at 620+ it drops to 70% up to $400,000. A line above $500,000 is primary-residence only, caps at 75% CLTV, and needs a full appraisal.

A rental never gets those numbers. On an investment property, the ceiling is 70% CLTV, whatever your score. Ninety percent exists only on owner-occupied lines. Do not let a market article that quotes higher figures set your expectations. Those describe the broader market, not this network.

Pledging your home is easier to qualify for. It also puts your home behind the next purchase. Pledging a rental limits the risk to that rental, but the lender pool is smaller. NerdWallet notes that investment properties are not eligible with every HELOC lender. A broker that shops several wholesale partners helps here.

How Underwriting Treats Your Deposits, Step by Step

Here is the sequence a reviewer follows on a bank statement file.

1. Statement window. Most files use 12 or 24 months of personal or business statements. Twelve months favors a growing business. Twenty-four months smooths spikes, but it can dilute a strong recent year.

2. Deposit screening. Transfers between your own accounts, loan proceeds, and unexplained large deposits come out before any averaging.

3. Expense factor. On business accounts, a share of deposits is treated as business expense. Personal accounts generally carry little or no factor.

4. Qualifying income. The pattern is average monthly deposits, times what remains after the expense factor, times your ownership share.

5. Debt test. The maximum debt-to-income ratio is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to draw.

6. Credit. The program floor is 600. The report must be no more than 90 days old at closing, and scoring keys off the primary wage earner.

7. Equity and valuation. The credit limit is a percentage of the property’s value minus what you owe, which is how the CFPB’s HELOC booklet illustrates it. Lines at or below $500,000 usually run an automated valuation. A higher CLTV may require a second valuation. You can always request a full appraisal.

A quick illustration, with no dollars attached. Suppose a trade-press example expense factor of 50% applies to your business account. Half of your average deposits drop out before the debt test. The factor is not a rule, though. Lenders set their own, and a CPA letter or profit and loss can sometimes replace the assumed figure.

One more structural fact matters for a purchase. At least 75% of the line is drawn at closing. That suits an investor who needs the cash now. It is a poor fit if you want a standby line you rarely touch, because interest runs on money you have not spent.

Which Bank Statement HELOC Program Is Best to Buy Another Property?

No single program wins for everyone. Across our wholesale network, two structures exist. One offers a 3-year interest-only draw with a 17-year repayment. The other offers a 5-year draw with a 25-year repayment. Investment lines run only the 5-year structure. Pricing floats across both the draw and repayment periods and never converts to fixed.

A few questions decide which program fits you:

  • Collateral and occupancy. Primary home, second home, or rental? This sets your ceiling before anything else.
  • Credit tier. Investment lines floor at 700. Second homes floor at 640. Primary residences floor at 600, though sub-640 profiles are limited to single-family homes with a clean 12-month housing history.
  • Title. Individual or revocable trust only.
  • Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial or agricultural zoning are not offered.
  • Exposure. You can hold up to three lines, and an owner with more than 15 financed properties is not eligible.
  • How the funds get used. Your purchase lender decides whether it accepts line proceeds as down payment.

A broker matters because each wholesale partner draws these lines slightly differently. Credit history rules, foreclosure seasoning, and tradeline standards vary by program. Matching your file to the right one is most of the work.

Pairing the Line With a DSCR Purchase Loan

The cleanest two-loan strategy runs like this. The bank statement line supplies the down payment. A DSCR loan buys the property, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines.

On the DSCR side, most files land at 75% to 80% LTV on a purchase, meaning 20% to 25% down. Select programs reach 85% LTV with roughly a 700+ score. Most programs want about a 660 score, though a 620 floor exists in parts of the network. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Three cautions apply to the pairing.

Rent must carry two obligations in practice. The DSCR test compares rent to the new loan’s payment only, covering principal, interest, taxes, insurance, and any association dues. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, and the payment on your line all sit outside that ratio. If you borrow most of the down payment, you are financing close to the full price. Run your own numbers before you commit.

The purchase lender sets the rules on borrowed funds. Some want line proceeds seasoned in your account first. Some count the line’s payment in your debt picture. Policies differ by lender and program. Get this answered before you open the line.

Reserves still matter. Borrowed down payment does not replace reserves. Many DSCR files want around six months of payments set aside, and the amount varies with leverage, loan size, and transaction type. A larger down payment can lift your coverage. It never erases credit floors, leverage caps, or property eligibility. The strongest files have both enough equity and enough rental coverage.

For the narrower question of using a line on a rental purchase, Lendmire’s piece on whether a bank statement HELOC can fund a rental property goes deeper.

Where the Rules Break

LLC-held rentals. This is the sharpest difference from a DSCR loan. LLCs, corporations, partnerships, and land, blind, or irrevocable trusts cannot hold title on the line. If your rental already sits in an LLC, you need a vesting change before the line can attach. The alternative is a DSCR cash-out refinance on that property, subject to program terms.

Properties listed for sale. A property listed, or listed within the past 60 days, is ineligible in several states. Pulling equity from a rental you are about to sell often fails for this reason.

Higher lines. Above $500,000, only primary residences qualify. You need a 700-or-better credit profile (720 on the 5-year draw structure). The CLTV caps at 75% and a full appraisal is required.

Past credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program. One seasons a foreclosure at seven years and a short sale or deed-in-lieu at four. The other declines the history entirely, at any age.

Payment step-up. During the draw, payments are often interest-only. The CFPB explains that once the repayment period begins, you can no longer borrow, and monthly payments are often significantly higher. Plan for that jump before it arrives, not after.

Variable pricing. The line floats and never converts to fixed. If you want a fixed payment, a bank statement or DSCR cash-out refinance on an existing property is the alternative. Cash-out on a standard rental tops out around 75% LTV across most of the network, with about six months of ownership commonly expected.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Skip It If

Sometimes a different tool fits better. Skip the line if:

  • Your rental sits in an LLC and you do not want to retitle it.
  • You need a fixed payment for a long hold.
  • Your credit is under 700 and you want to pledge a rental.
  • You would borrow nearly the full price and the new rent barely covers its own loan.
  • You want a rarely used standby line, since most of it is drawn at closing.

Some owners also use the line as a short bridge. They buy, stabilize, then refinance out through a DSCR loan. That works when you have a clear exit. It is risky when the plan depends on appraisals landing exactly where you hope.

Key Terms Defined

Draw period: The stretch of years you can borrow from the line, usually with interest-only payments.

Repayment period: The years after the draw ends, when you can no longer borrow and the balance amortizes.

Expense factor: The share of business deposits a lender treats as operating cost before counting income.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment on the property.

Lien position: Your loan’s place in line for repayment. A line can sit first or second behind an existing mortgage.

Seasoning: The waiting period a lender wants before it counts certain funds or events.

Frequently Asked Questions

Can a business owner use personal statements?

Often yes, depending on the program. Personal accounts generally carry little or no expense factor. Business accounts usually take a factor. Your reviewer picks the account type that matches how you actually get paid.

Can I pledge a rental held in an LLC?

Not as it sits. The line requires title in your name or a revocable living trust. You can change vesting first, or use a DSCR cash-out on the property, subject to program terms.

Will my purchase lender accept line proceeds as a down payment?

It depends on the purchase lender and program. Some want the funds seasoned, and some count the line’s payment against you. Ask before opening the line, and get the answer in writing.

How much equity do I need on a rental?

On an investment property, the ceiling is 70% CLTV, so your total liens must stay below that. A property worth $500,000 with a large existing mortgage may leave little room. Every file is underwritten individually.

Can I use a line and a DSCR loan together?

Yes, many investors do. The line supplies the cash, and the DSCR loan underwrites the new property’s rent. Rent must carry the new loan, and you must separately carry the line.
