The Quick Read: The best program for your situation is a standalone line of credit that sits behind your current mortgage, reads your bank deposits as income, and leaves the first loan’s balance and terms untouched. Which program fits depends on occupancy, credit profile, combined leverage, line size, and how the property is titled. Lendmire is a mortgage broker, not a lender, and it matches the file to a wholesale lender’s program.
- The first mortgage stays in place. The line is a separate lien, so nothing is paid off or replaced.
- Occupancy sets the ceiling. Investment lines top out at 70% CLTV, while primary residences and second homes can reach 90% CLTV at 720 or better.
- Income is documented from bank statements under the applicable program, subject to lender guidelines.
- Title is the sharpest filter. The borrower or a revocable living trust must hold it, and an LLC cannot.
- Lendmire arranges these lines in 16 full-service states, which is narrower than its DSCR investor footprint.
How Does a Bank Statement HELOC Leave the First Mortgage Alone?
The line is a new lien recorded behind your existing mortgage, or in first position when no first loan exists. Your first mortgage keeps its balance, payment schedule, and remaining term. Nothing gets paid off at closing, and no new 30-year clock starts on the original debt.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That is the practical difference from a cash-out refinance. A refinance replaces the first loan, and a second lien adds to it. For an owner with a low-cost first mortgage, the added lien can be the cleaner way to reach equity.
The “bank statement” part describes how income gets documented. Self-employed borrowers often show low taxable income after deductions, even when deposits are strong. HousingWire’s non-QM guide describes bank statement lines as a product for self-employed homeowners tapping equity. It notes that programs use 12 to 24 months of personal or business statements, and that an expense factor may apply.
Alternative documentation is still documentation. The lender verifies income and assets, orders a valuation, and applies leverage and credit rules. Across the wholesale network, the file is underwritten as carefully as any other.
For borrowers who want the broader picture on keeping a first loan intact, Lendmire’s piece Best Bank Statement HELOC Program Without Touching Your First Mortgage covers the same ground from that angle.
What Does the Best Program Depend On?
No single program is best for every borrower. The program you want is the one whose leverage, credit tier, and property rules match your file. Six factors decide the match, and a broker that shops several wholesale lenders can screen against all of them at once.
| Factor | What the network looks at |
|---|---|
| Occupancy | Primary, second home, or investment |
| Credit profile | 600 floor overall; 640 second home; 700 investment |
| Combined leverage | Ceiling steps up with score and occupancy |
| Line size | $25,000 to $750,000, with limits by occupancy |
| Structure | 3-year or 5-year interest-only draw |
| Title | Individual or revocable living trust only |
Here are the CLTV ceilings by occupancy. Each applies to a line in the stated size range, subject to lender guidelines and full file review.
| Occupancy | Top CLTV tier | Max line |
|---|---|---|
| Primary residence | 90% at 720+ (lines to $500,000) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 90% at 720+ | $500,000 |
| Investment property | 70% at 700+ | $500,000 |
The 90% figure exists only at a 720-or-better credit profile. It is not generally available. On an investment property the ceiling is 70% CLTV with no higher tier. Market surveys report that lenders typically cap investment-property equity lines at 80% LTV, according to Experian. That is a market-wide statistic. The network ceiling on an investment line is 70% CLTV.
Two draw structures exist. The 3-year-draw structure runs three years of interest-only draws, then a 17-year fully amortizing repayment. Investment lines use the 5-year-draw structure only. Tennessee shortens both structures, and any figure quoted for a file carries its own structure’s terms.
How Much Line Can Your Equity Support?
The line size is whatever room remains under the CLTV ceiling after your first mortgage balance. Combined loan-to-value counts every lien against the property value. The first mortgage balance eats into the limit before the line gets any room.
Picture a primary residence with a first mortgage near 60% of value and a borrower at 720 or better. At a 75% CLTV tier, roughly 15 points of value are open to the line. Now take an investment rental with a first mortgage near 55% of value. At the 70% investment ceiling, the same 15 points remain. The same room needs a lower first-lien balance on the investment property.
Several limits then cap the result:
- The minimum line is $25,000, or $10,000 in Michigan.
- Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a higher CLTV may call for a second valuation. A borrower may also request a full appraisal.
- A line above $500,000 is for primary residences only. It needs a credit profile of 700 or better (720 on the 5-year-draw structure), caps at 75% CLTV, and requires a full appraisal.
- At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods. It never converts to fixed.
That last point matters for planning. This is not a standby line you open and leave empty. Most of it is drawn at the start, so size it for the amount you actually need.
How Do Underwriters Turn Deposits Into Income?
Underwriters rebuild your income from the statements, then run it through the same debt-to-income and credit tests as any other file. The method differs from a W-2 file, but the checks that follow do not.
1. Statement window. The borrower submits 12 or 24 months of personal or business statements, depending on the program. Alternatives such as a CPA-prepared profit-and-loss statement may be accepted under some programs.
2. Qualified deposits. The underwriter totals the deposits that count as business or personal income. Transfers between your own accounts and non-business credits come out, such as loan proceeds or refunds.
3. Expense factor. On business accounts, the underwriter applies an expense factor to estimate net income. Commingled accounts are the usual cause of trouble here, because the underwriter cannot separate business from personal activity.
4. Averaging. What remains is averaged across the statement period to produce monthly qualifying income.
5. Debt-to-income test. DTI runs at a 50% maximum, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The payment is calculated as interest-only on the maximum draw, not on the balance you plan to carry.
Large unexplained deposits, missing statement pages, and mixed accounts are the common file-stoppers. A clean set of statements with a short explanation letter for any one-off deposit removes most of the back-and-forth.
Credit is read from a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed.
What Happens After the Line Opens?
Every line moves through two phases, and the second is where borrowers get surprised. Under the draw period you borrow and typically pay interest only. Then repayment begins and the balance amortizes. The CFPB explains that borrowing stops when repayment starts, that repayment often runs ten or 20 years, and that payments are often significantly higher.
On the network’s structures, repayment is fully amortizing at 17 or 25 years, so there is no balloon. The step-up in payment is still real. Borrowers who plan to carry a balance should test their cash flow at the repayment payment, not the draw payment.
Lines can also be frozen or reduced. The CFPB’s HELOC booklet notes that plans generally let lenders freeze or reduce a line if the home’s value declines. Treat the available line as useful capital and not as guaranteed liquidity.
After closing, the minimum subsequent draw is $1,000 on the longer-runway structure, or $4,000 in Texas. The 3-year-draw structure does not state subsequent-draw minimums.
Where Does the General Rule Break?
The no-refinance route has hard edges, and most of them show up before an application is ever submitted. These are the ones that eliminate files.
LLC-held rentals are out. Fee simple or leasehold title must sit with the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.
Investment lines need more credit. The minimum is 700 on an investment property, against 640 on a second home and 600 on a primary residence. Sub-640 profiles are limited to single-family residences with a clean 12-month housing history, and that restriction reaches primary residences only.
Property types are filtered. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. A 2-4 unit property needs at least a 640 on the 5-year-draw structure. Modular factory-built homes are eligible on that structure only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
Derogatory history splits by program. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history regardless of age. Investment files follow the 7-and-4-year path.
Exposure caps apply. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw structure and $750,000 on the 5-year-draw structure. A borrower owning more than 15 financed properties is not eligible.
State rules bite. Texas primary residences are homesteads, so they cap at 80% combined loan-to-value, and they carry a 12-day waiting period, a one-lien-at-a-time rule, and 12-month seasoning. Texas second homes and investment properties are eligible as non-homestead transactions. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. New Mexico and Ohio apply a CLTV cap that depends on the credit profile.
Availability is narrower than DSCR. Lendmire arranges these lines in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C.
One more point on collateral. On an investment-property line, the rental is the security. Experian notes that a default lets the lender foreclose on that property. On a primary-residence line, the home itself is the collateral.
Bank Statement HELOC, Cash-Out Refinance, or DSCR Cash-Out?
The right tool depends on what you want to keep and how you want to qualify. A line keeps your first mortgage and qualifies you personally. A refinance replaces the first loan. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
| Feature | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| First mortgage | Stays in place | Replaced |
| Reviewed on | Borrower deposits | Property rent vs. payment |
| Title | Individual or revocable trust | LLC possible |
| Investment ceiling | 70% CLTV | About 75% LTV, standard rental |
| Seasoning | Varies by program | About 6 months typical |
LLC-titled borrowers may be eligible for a DSCR cash-out, subject to program terms. If the rental sits in an LLC and the first mortgage carries a rate worth keeping, the structures conflict. The choices are a vesting change into your name, or accepting the replacement of the first loan. The complete DSCR loans guide walks through how that property-level qualification works.
A line is also not a way around a bad first mortgage. If the existing loan has unfavorable terms or a co-borrower you want removed, a refinance may solve a problem the line cannot. For an owner with a first loan worth keeping and equity to use, the line is usually the more direct route.
Many investors use line proceeds for a down payment or a rehab, then qualify the next purchase on DSCR. Lendmire’s piece Best Bank Statement HELOC Program Without Restarting Your Mortgage Term covers that sequencing from the term side. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
CLTV (combined loan-to-value): The total of all liens on the property divided by its value, including the first mortgage and the new line.
Second lien: A loan recorded behind the first mortgage, which is paid second if the property is sold or foreclosed.
Draw period: The stretch when you can borrow from the line, usually with interest-only payments.
Repayment period: The stretch after the draw ends, when the balance amortizes and borrowing stops.
Non-QM: A loan that documents income by methods outside standard agency rules, such as bank statements.
Expense factor: A percentage the underwriter subtracts from business deposits to estimate net income.
Frequently Asked Questions
Can I get a bank statement HELOC without a cash-out refinance?
Yes, the line is built for exactly that. It is a standalone lien recorded behind your first mortgage, or in first position if there is no first loan. Your existing mortgage keeps its balance and terms. Eligibility still depends on occupancy, credit, CLTV, and title.
What credit score does the network need for an investment property line?
The minimum is 700 on an investment property, and the program ceiling is 70% CLTV. Second homes start at 640 and primary residences at 600. Higher scores unlock higher CLTV tiers on primary residences and second homes, with 90% reserved for 720 and above.
Can I use an LLC-owned rental for the line?
No, an LLC cannot hold title on these lines. The borrower or an inter vivos revocable living trust must hold it. A property deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, depending on program guidelines.
Does bank statement documentation mean less verification?
No, it changes the income method, not the underwriting. Lenders still verify deposits, assets, and credit, order a valuation, and test DTI at 50% maximum. The statements replace tax returns as the income evidence under the applicable program.
Do I need an appraisal?
Not always. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. Every line above $500,000 requires a full appraisal, and a borrower may request one on any line.
Next Step
If you are weighing a home equity line against a cash-out refinance and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The site’s illustrative calculator gives a rough estimate. It is not a quote, and every figure is subject to lender guidelines and full file review. Not a commitment to lend. For Lendmire’s DSCR investor loans, the same broker model applies.
Self-employed owners with a first mortgage worth keeping tend to do best when they choose the program before they pick the property.
