Best DSCR HELOC Program on a Vacant Rental Without a Lease

Best DSCR HELOC Program on a Vacant Rental Without a Lease

The Quick Read: A vacant rental with no signed lease does not fit the DSCR HELOC program Lendmire places, because the line requires a lease in place and is reviewed on the lesser of that lease or the appraiser’s market rent. The practical fix is to sign a tenant first and then open the line, or to use a different structure. The best program for your situation depends on the property, the equity, your credit profile and how soon a tenant can sign.

  • The line qualifies primarily on the rental’s income covering a stress payment on the whole credit limit, with a 1.10x minimum, subject to lender guidelines.
  • A lease in place is required, and a two-to-four-unit property can have at most one vacant unit.
  • A second lien reaches 70% CLTV at a 720 score or better. A first lien on a rental with no mortgage reaches 75% LTV at 740 or better.
  • A vacant, never-leased, or mid-renovation property usually belongs on a different path until a tenant signs.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit secured by a rental you keep, qualified on the property’s rent instead of your personal income. DSCR stands for debt service coverage ratio, which compares the rent to the payment the lender tests. HELOC stands for home equity line of credit.

Across the wholesale network Lendmire works with, the program comes in two shapes. One is a standalone second lien behind the first mortgage you already have. The other is a standalone first lien on a rental with no mortgage. It is never a third lien, never closed together with a purchase, and never a line on your own home or a second home.

The qualification skips traditional personal-income documentation, W-2s, pay stubs and a debt-to-income calculation. That is not the same as skipping documentation. The lease, the credit report and the valuation are all documented, and approval is subject to underwriting.

The title on the property can stay in your LLC, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Does a Vacant Rental Qualify Without a Lease?

Not on this program. A lease in place is a requirement, and that is the honest answer to the title.

Here is why. The lender takes the lesser of two rent figures. One is the appraiser’s market rent, reported on Fannie Mae Form 1007, the comparable rent schedule for a single-family investment property. The other is your lease. If the lease runs above market, it can count only with three months of receipts showing the tenant actually paid it.

Form 1007 is a ceiling, not a substitute. It caps how much rent the lender credits, but it does not replace the lease requirement. A property with no tenant has no lease to compare against.

You will see some DSCR purchase and cash-out loans that lean on appraiser-supported market rent for a vacant property. Those are different products with different rules, and terms vary by program. Do not assume a line of credit behaves the same way.

Why the Line Is Harder to Qualify Than a Standard DSCR Loan

The qualifying payment is the second reason vacancy hurts. The lender does not test your drawn balance. It tests a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points, which is a stress payment.

Gross monthly rent divided by that stress payment must reach at least 1.10x. A larger limit means a larger test payment, whether or not you ever draw the full amount. Every dollar of rent you cannot document makes that ratio harder to clear.

On a second lien, the lender’s own coverage calculation governs how the first mortgage payment is treated. Do not assume it is simply added or ignored. Ask how your specific file will be tested before you size the line.

Think of it this way. A leased rental at market rent gives the lender a number to divide. A vacant one gives it a blank.

Where the Leverage Tiers Sit

Once you have a lease, the leverage grid is straightforward. These are ceilings through select programs, never offers, and all are subject to underwriting.

Lien position Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien (no mortgage) 740 or better 75% LTV Up to $500,000
First lien (no mortgage) 700 to 739 70% LTV Up to $500,000
First lien (no mortgage) 720 or better 65% LTV Above $500,000 to $1,000,000

CLTV means combined loan-to-value: the first mortgage balance plus the new line, divided by the property’s value. LTV is the single loan divided by value.

Here is how CLTV works in practice. If your first mortgage sits at 50% of value, a second lien capped at 70% CLTV leaves room for roughly 20% of value. A large existing loan can leave very little. Below a 720 score there is no second-lien option, and the first-lien floor is 700.

A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

The Terms Once You Qualify

The structure is the same on both lien positions.

  • Draw period: 5 years, interest-only on the drawn balance.
  • Repayment period: 25 years, fully amortizing.
  • Maturity: 30 years, with a variable rate.
  • Closing draw: at least 80% of the line, and never less than $50,000.
  • Later draws: at least $5,000 each.

That closing draw rule matters. This is not a standby line you open and leave untouched. You take most of it on day one.

The rate and the pricing terms come with the lender’s disclosures. They are not quoted here.

The Seasoning Clock

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

This catches many vacant-property owners. A rental you just bought, renovated and have not yet leased cannot jump the line. The line is not a way to fund the next purchase or the rehab on the same property.

What the File Looks Like

Valuation depends on the size of the line. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better and a property inspection report, or a full interior appraisal. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025. Form 1025 is the small residential income property report for two-to-four-unit properties. Appraisal waivers are not accepted.

Title work is a full policy on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

On credit, expect no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it. Reserves and cash to close are not required. Each borrower can hold at most 5 loans or $2,500,000 with the program.

Eligible borrowers are US citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Property types include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres. The line does not cover rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular or log homes, land contracts, mixed-use property, or a property with a solar lien. A property listed for sale in the prior 2 months is also out.

If you rent short-term, short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Which Route Fits Your Vacancy?

The decision comes down to why the property is empty. Here is how it breaks down.

Your situation Fit for this line today Practical move
Between tenants Not yet Sign the next lease, then apply
Mid-renovation Not yet Finish the work, lease it, then apply
Never rented or newly converted Not yet Lease at market rent first
One empty unit in a 2-4 unit Possible At most 1 vacant unit is allowed
Month-to-month or expired lease Ask first Lender review decides whether it counts

The fourplex case is the useful exception. If three units are leased and one sits empty, the file can still work, subject to the coverage test. Two empty units in the same building do not.

For month-to-month and expired leases, the requirement is a lease in place. Whether a particular lease qualifies is a lender-review question, so raise it before you pay for a valuation.

What to Do If You Are Not Eligible Yet

Work through the options in order.

1. Lease it. The cleanest fix is a signed lease at market rent. If the rent you can get sits at or below the appraiser’s market figure, the lesser-of rule does not hurt you.

2. Wait out the clocks. If you just bought or refinanced, the 6-month rule governs. Time is the only remedy.

3. Check the coverage first. Before you size the line, confirm that the rent you can document clears 1.10x on a stress payment for the whole limit. A smaller line lowers the test payment.

4. Consider a closed-end second lien. It amortizes from day one, so the full payment hits the ratio immediately. That tends to make it simpler to underwrite than a revolving line. It also works only if the first mortgage allows a junior lien and the rent covers both payments.

5. Look at a DSCR cash-out refinance. It replaces the first mortgage, so it costs you the existing first loan. Some programs use market rent on a vacant property, but terms vary by program, so ask the lender.

6. Know what a bank HELOC wants. A bank or large retail lender HELOC on a rental typically relies on your personal income, personal-name title and clean personal debts. Those are that product’s rules, not this program’s.

None of these is the best choice for everyone. The best program for your situation depends on the property, the equity, your credit and your timeline. A broker who shops several wholesale lenders can match the scenario to the program instead of forcing one product to fit.

Questions to Ask Any Lender About a Vacant Property

  • Is a lease in place required, or does market rent alone qualify?
  • Which rent counts when a lease and an appraisal both exist?
  • Is the coverage test run on the drawn balance or on the full limit?
  • How is the first mortgage treated in the coverage calculation on a second lien?
  • How many vacant units does a multi-unit property allow?

If a lender hedges on any of these, get the answer in writing before you pay for a valuation.

Key Terms Defined

DSCR: the ratio of a rental’s gross monthly rent to the payment the lender tests.

HELOC: a revolving line of credit secured by property, which you can draw on in pieces.

CLTV: the first mortgage balance plus the new line, divided by the property’s value.

Stress payment: a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points, used only for qualifying.

Market rent: the appraiser’s estimate of what the unit would rent for, reported on Form 1007 for a single-family investment property.

Seasoning: the waiting period between buying or refinancing a property and borrowing against it.

Frequently Asked Questions

Can a vacant rental get a DSCR HELOC with market rent alone?

Not on this program. A lease in place is required, and the lender uses the lesser of the appraiser’s market rent or the lease. A DSCR cash-out refinance is the more common route for a vacant property, though terms vary by program.

Can I use a one-unit vacancy in a fourplex?

Often, yes. A two-to-four-unit property may have at most 1 vacant unit, and the leased units must still carry the coverage test of 1.10x on a stress payment for the whole line, subject to underwriting.

Does my LLC have to be on title?

No. You can hold the property personally or in an LLC, subject to program terms. If it is in an LLC, the members sign as guarantors.

Can the line fund the down payment on the rental I am buying?

No. The line is never closed together with a purchase. You can buy with a first mortgage, then open the line after the 6-month clocks run, or draw against a different rental you already own.

What if I am between tenants for a few weeks?

Sign the next lease before you apply. A line application with an empty unit and no lease will likely stall at the rent step. Tax treatment varies; consult a qualified professional before relying on any deduction.
