Best DSCR HELOC Program to Fund a Rental Property Remodel

Best DSCR HELOC Program to Fund a Rental Property Remodel

The Quick Read: A DSCR HELOC fits a rental remodel when the property is leased and seasoned, the first mortgage is worth keeping, enough equity sits above it, and the work can be staged, because the line is qualified on the rent, sized on today’s value, and mostly drawn at closing. The right program depends on lien position, credit tier, title and draw rules, and Lendmire, a mortgage broker, matches those facts to wholesale lenders in its network.

  • The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
  • The rent qualifies it at a 1.10x minimum on a stress payment over the whole credit limit, subject to underwriting.
  • The valuation reflects the property as it stands, not the finished remodel.
  • At least 80% of the line is drawn at closing, so staged spending is less flexible than it sounds.
  • Vacant or gutted units do not fit, because a lease in place is required.

What Is a DSCR HELOC on a Rental, Exactly?

It is a revolving line of credit secured by a non-owner-occupied rental you keep. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There are no traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio in the file.

Two structures exist. A standalone second lien sits behind the first mortgage you already have. A standalone first lien goes on a rental with no mortgage. It is never closed together with a purchase, and it is never a third lien.

It is also never a line on your own home or a second home. A line on an owner-occupied home is a different product with different rules.

Title can stay in your LLC, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on the first mortgage.

Be careful with the label. Across the market, “DSCR HELOC” gets stuck on closed-end second mortgages and on ordinary bank lines that still test personal income. If a product asks for your pay stubs, it is not this program. If it hands you one lump sum, it is not a line.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment, so the property’s income is tested against its debt instead of your paycheck.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.

LTV (loan-to-value): the line divided by the property’s value. It applies to first liens on a rental with no mortgage.

Draw period: the stretch when you can borrow against the line and pay interest only on the drawn balance. On this program that stretch is 5 years.

Repayment period: the stretch after the draw period when you stop borrowing and the balance amortizes. On this program that stretch is 25 years, inside a 30-year maturity.

Seasoning: the required holding time before a lender will lend against a recent purchase or refinance.

How Does Underwriting Treat a Remodel Line, Step by Step?

The file is built around the rental as it exists today. The remodel is the use of the money, not the thing being underwritten.

1. Pick the lien. A rental with a mortgage you want to keep gets a second lien. A paid-off rental gets a first lien. Check the first mortgage for any restriction on a second lien before you apply.

2. Confirm the property is eligible. Single-family, PUD, townhome, two-to-four-unit and condominium properties are eligible, along with lots to 10 acres. Rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use property, a property listed for sale in the prior 2 months, and a property with a solar lien are outside this lane.

3. Prove the rent. A lease in place is required. Rent counts as the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts only with three months of receipts. A two-to-four-unit property can have at most 1 vacant unit.

4. Run the coverage test. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Rent divided by that payment must reach 1.10x. The lender’s own calculation governs, and this is illustrative only.

5. Set the valuation. Lines to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

6. Apply the leverage tier. The CLTV or LTV ceiling comes from your credit tier, lien position and line size, covered below.

7. Plan the exit. Many investors repay the balance later with a DSCR cash-out refinance once the unit is re-leased at a higher rent. That later loan has its own tests on value and rent, so do not assume the remodel will clear them.

Does Your Remodel Fit a Line?

Light-to-medium work on a leased unit fits well. Work that empties the building does not. The deciding test is whether a lease stays in place through closing and the work.

Remodel type Fits a DSCR HELOC? Why
Kitchen, bath, flooring, systems on a leased unit Usually Lease stays in place
Staged upgrades across several units Often A line suits uncertain scopes
Two-to-four unit with one empty unit Yes, up to 1 vacancy Vacancy cap applies
Gut rehab with no tenant No No lease, so no rent test
Fixed-scope, large budget Sometimes A cash-out may be cleaner

For a gut rehab, look at renovation or bridge financing instead. A line is not built to carry a building through vacancy.

What Happens to Coverage When You Draw for Repairs?

Coverage falls as the line grows, because the qualifying payment is figured on the whole limit and the rent does not change. Rent after the remodel does not help at closing. Only the lease in place and the appraiser’s market rent count.

Run it as a ratio. Say a rental covers the qualifying payment at roughly 1.40x on one credit limit. Ask for a limit about 25% larger and coverage drops to roughly 1.12x. That is barely above the 1.10x minimum. Ask for a bit more and the file falls under it.

The practical habit is to size the line to the work, not to the maximum the equity allows. Passing the ratio is also not the same as cash flow. The ratio ignores repairs, vacancy and capital expenses, so keep your own cushion beyond it.

How Do You Choose the Best Program for a Remodel?

The best program for your situation is the one whose structure matches the project. A broker sees many wholesale lenders’ guidelines side by side. The pieces below are where programs differ.

Factor What to match Network figure (subject to underwriting)
Lien position Keep a good first mortgage, or free-and-clear Second lien or first lien
Credit Tier sets the leverage 720 on a second lien; 700 on a first lien
Leverage, second lien CLTV on lines to $500,000 Up to 70% CLTV
Leverage, first lien LTV by tier 75% at 740+; 70% at 700 to 739
Large first lien Lines above $500,000 65% LTV ceiling, to $1,000,000
Draws Staged vs. lump sum 80% at closing; later draws $5,000 minimum

A declining-market flag lowers the ceiling by 5 points. Credit also requires no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves are required.

Lendmire works through a multi-state network of wholesale DSCR HELOC lenders. This line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. It is placed through select programs, so a file is shopped and matched to a lender instead of sent to one.

Why Do Draw Rules Matter More for a Remodel Than Anywhere Else?

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. Interest-only payments run for 5 years on the drawn balance, and the rate is variable.

For a remodel, that means you carry interest on most of the line before the contractor finishes. A $50,000 minimum line is mostly a lump sum with a small reserve for later. A staged project with many small payments does not fit well, and the later $5,000 minimum can be larger than a single invoice.

The consumer-protection agency’s own HELOC booklet confirms that plans can require a minimum amount each time you draw or an initial draw when the line is opened. The same booklet notes that payments can change even if you draw nothing more. Read the lender’s disclosures for the rate and pricing terms before you sign.

Where Does the General Rule Break?

These are the edge cases that derail files.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). A recent cash-out refinance on the same rental can block the line even when equity looks ample. For purchases, Lendmire’s piece Best Investment Property HELOC Program to Fund a Rental Purchase covers the other side.

LLC title. DSCR loans routinely allow LLC vesting, and this program does, subject to program terms. Many bank-style investment lines do not. If your rentals sit in LLCs, the title question can decide the lender before any math.

Exposure limits. The program allows at most 5 loans or $2,500,000 per borrower. A portfolio investor with several lines can hit the cap.

Borrower type. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Valuation. The automated valuation and the appraisal both reflect the property as it stands. If you expect the remodel to lift value, a higher appraised value may follow, depending on comps and underwriter review. That lift does not size the line at closing.

Payment shock. A rental that covers an interest-only draw-period payment may feel tight at amortizing payments. The CFPB explains that a HELOC is an open-end line, that it moves from a draw period to a repayment period, and that payments are often significantly higher once repayment starts. Test coverage at the full-line payment first, then at the repayment-phase payment.

How Does a Line Compare With the Other Ways to Fund a Remodel?

Option Keeps your first mortgage? Reviewed on Watch-out
DSCR HELOC (second lien) Yes Rent, 1.10x minimum Mostly drawn at closing
DSCR cash-out refinance No, replaces it Rent, per that program Resets first-lien terms
Bank investment HELOC Yes Personal income and DTI Many lenders count only part of rental income
Renovation or bridge loan Varies Project and exit plan Built for vacant or gutted units

Those last two rows describe those products’ typical rules, not this program’s. On a bank-style line, NerdWallet notes that not all lenders offer investment-property HELOCs, that requirements are strict, and that multiple appraisals may be required.

A cash-out refinance is usually cleaner for a large, fixed-scope project, since you receive one lump sum. A line is better when the first mortgage is worth keeping and the scope is uncertain. The complete DSCR loans guide walks through the broader loan family.

What Records and Prep Keep the File Clean?

Gather these before the file goes in:

  • The current lease and rent receipts if the lease is above market.
  • Entity documents if the LLC holds title, plus guarantor information for each member.
  • The first mortgage statement showing balance and payment history.
  • Hazard insurance covering both liens, and flood coverage where required.
  • Contractor bids and invoices, kept in one folder.

Keep every invoice and a clear record of what you paid for. Tax treatment varies; consult a qualified professional.

The usual file problems are small ones: a lease that is expired, a vacancy count over the cap, an entity document that does not match the title, or a property type on the excluded list. Fix those first.

Frequently Asked Questions

Can a DSCR HELOC fund a remodel on a rental that is vacant?

Not on this program. A lease in place is required, and a two-to-four-unit property can have at most 1 vacant unit. A fully vacant or gutted building usually needs renovation or bridge financing, with a refinance after the unit is re-leased.

How much can I borrow against a rental I own?

On a second lien, up to 70% combined loan-to-value at a 720 credit score or better, on lines to $500,000. On a first lien, up to 75% loan-to-value at 740 or better, falling to 70% from 700 to 739. Larger first-lien lines to $1,000,000 carry a 65% ceiling. All figures are subject to underwriting, and a declining-market flag lowers them. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Does the remodel’s after-repair value count toward the line?

No. Valuation reflects the property in its current condition. A finished remodel may support a higher value on a later appraisal, depending on comps and underwriter review.

Can my LLC hold title on the rental?

Yes, for investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
