The Quick Read: The best program for your situation is usually a standalone second lien behind your existing first mortgage, or a standalone first lien on a paid-off rental, qualified on whether the rent covers the payment instead of on your personal income. Which structure fits depends on your credit score, the equity in the property, and the property type. Select wholesale programs run this way, subject to underwriting. Lendmire is a mortgage broker, so it matches your file to the program instead of selling you one.
Key takeaways
- The rent qualifies the line, with a minimum DSCR of 1.10x, through select programs and subject to lender guidelines.
- A second lien tops out at 70% combined loan-to-value (CLTV). A first lien reaches 75% loan-to-value (LTV) at the top credit tier.
- The coverage test runs on the entire credit limit, not only on what you draw.
- Credit, property type, seasoning and the lease are the usual reasons a file fails.
- The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
Key Terms Defined
DSCR (debt service coverage ratio): the gross monthly rent divided by the qualifying payment. A result of 1.10x means the rent covers that payment with a 10% cushion.
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.
Second lien: a loan recorded behind the first mortgage. If the property is ever sold or foreclosed, the first mortgage is paid first.
Draw period: the stretch when you can borrow from the line and pay interest only on what you have drawn. The repayment period follows it.
Seasoning: the waiting period a lender wants after you buy or refinance a property before it will lend against it again.
What Is a DSCR HELOC, and Why Do Banks Turn Investors Away?
A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written either as a second lien behind your first mortgage or as a first lien on a rental with no mortgage. The property’s rent drives lender review.
The property must be a non-owner-occupied rental with one to four units. The line is never closed together with a purchase. It is never a third lien.
Traditional banks mostly build home equity lines for owner-occupied homes. Many will not touch a rental, and those that do tend to be strict about it. Bank lines on multifamily rentals are hard to find, as one BiggerPockets discussion of investment-property HELOCs shows. The same site has a thread on a bank line that refused an LLC-owned rental.
A bank line on a rental is also usually a personal-income product. The bank wants tax returns, pay stubs and a debt-to-income ratio. That is a problem if you are self-employed and write off heavily. It is also a problem if you already carry several mortgages. Your returns can understate what the properties earn.
A DSCR line flips the test. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You do not submit tax returns, W-2s or pay stubs, and the lender does not calculate your personal income. The rent, the lease, your credit report and the property valuation are all documented and reviewed.
Why Was Your Traditional Credit Line Declined?
Match the denial reason to the fix. Declined is not one problem. It is usually one of a handful, and each points to a different path.
| Why you were declined | What it usually means | Path to consider |
|---|---|---|
| Income or debt-to-income | Returns too low or debt too high | Rent-qualified line |
| Property is a rental | Bank only lends on a primary home | Rent-qualified line |
| Held in an LLC | Bank requires personal title | Program that allows LLC vesting |
| Three or four units | Bank stops at one or two | Check program unit limits |
| Recent purchase or refinance | Seasoning not met | Wait out the clock |
| Credit score | Below the lender’s tier | Raise the score first |
| Thin equity | CLTV too high | Smaller line, or wait |
Three rows on this table do not have a DSCR fix. Thin equity, a low score and seasoning will decline you on either type of line. A rent-qualified line solves the income problem and the entity problem. It does not make equity appear.
How Does the Rent Test Work on a Credit Line?
The lender divides your gross monthly rent by a qualifying payment, and the result must reach at least 1.10x. The qualifying payment is a stress payment. It is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Programs set the figures through select lenders, subject to underwriting.
The key detail is that this payment is built on the full limit. You may draw less, but the test assumes you borrowed all of it. A bigger line means a bigger stress payment and a lower coverage ratio.
Rent is the lesser of two numbers. One is the appraiser’s market rent on Form 1007. The other is the lease. A lease above market rent can count if you can show three months of receipts. A lease in place is required. A two-to-four-unit property can have at most one vacant unit.
Here is an illustration. The figures are modeled, not sourced, and the lender’s own calculation governs.
- A duplex’s lease and market rent cover the stress payment on a given line at 1.25x. That clears the 1.10x minimum.
- Ask for a line twice as large. The stress payment roughly doubles, so coverage drops to about 0.63x.
- The same rent now fails. The fix is a smaller line, higher rent, or a different structure.
On a second lien, whether the first-mortgage payment joins the qualifying payment is not published. Do not assume either way. The lender’s coverage calculation governs, and a broker can check it with the lender before you pay for a valuation.
What Leverage and Credit Does the Program Allow?
The leverage limit usually binds before the rent test does. Equity sets how large the line can be. These are program ceilings, not offers, and all are subject to underwriting.
| Structure | Credit score | Maximum | Line size |
|---|---|---|---|
| Second lien (CLTV) | 720 or better | 70% | $50,000 to $500,000 |
| First lien, no mortgage (LTV) | 740 or better | 75% | Up to $500,000 |
| First lien (LTV) | 700 to 739 | 70% | Up to $500,000 |
| First lien, larger line (LTV) | 720 or better | 65% | Above $500,000 to $1,000,000 |
Below 720 there is no second-lien cell. The first-lien floor is 700. If a first-lien line runs above $500,000, the ceiling is 65%, not 75%. A market flagged as declining lowers the ceiling by 5 points. Read second-lien figures as CLTV and first-lien figures as LTV every time.
Beyond the score, lenders look at mortgage history. There should be no 30-day late payment in the last 12 months. There should be 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu. The program requires no reserves and no cash to close. It caps exposure at five loans or $2,500,000 per borrower.
Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
How Do Draws, the Repayment Period and the Variable Rate Work?
A DSCR HELOC has a 5-year interest-only draw period, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws must be at least $5,000 each.
That first rule matters. This is not a standby line you open and leave empty. If you want a small cushion for the future, the structure is a poor match.
Variable rates mean the payment can change from month to month, as the CFPB’s overview of home equity lines of credit explains.
For you, that means two stress tests. Test the rent against the interest-only payment on the balance you draw. Then test it against the fully amortizing payment that begins when the draw period ends. A rental that cash flows now can go thin when principal joins the bill.
What Does the File Need?
Every file gets a valuation, and appraisal waivers are not accepted. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report. A full interior appraisal is the other option. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025.
Title work depends on the lien. A first lien and any second lien above $400,000 get a full title policy. Smaller second liens use an owner-and-encumbrance report. Hazard insurance must cover both liens. Flood coverage is required where the property sits in a flood zone.
Seasoning has two clocks. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Eligible properties include these:
- Single-family homes, PUDs and townhomes.
- Two-to-four-unit properties.
- Warrantable and non-warrantable condominiums.
- Lots up to 10 acres.
Several types are out on this program:
- Rural-designated property and row homes.
- Condotels and mixed-use buildings.
- Commercial or agricultural property.
- Leaseholds and land trusts.
- Age-restricted communities and hobby farms.
- Modular and log homes.
- Land contracts.
- A property listed for sale in the prior 2 months.
- A property with a solar lien.
Where the General Rule Breaks
The rule that the rent qualifies you has exceptions. Each one below can stop a file that looks fine on paper.
Assets do not replace rent. A large bank balance cannot rescue a property whose rent fails the coverage test. Assets and rent are separate qualification methods, and this line uses rent.
LLC title works, with paperwork. You can vest the property in your LLC on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.
Short-term rentals fit poorly. The program requires a lease in place, which a nightly-rental property may not have. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Business purpose is built into the structure. Business-purpose loans are designed for non-owner-occupied investment properties. They are reviewed differently from a standard owner-occupied mortgage. Federal rules carve out credit extended primarily for a business purpose, as 12 CFR 1026.3 lays out, so the line is not a home-equity product for a residence.
A bigger limit can break a good file. As the worked example showed, the stress test runs on the full limit. Asking for less is often the cleanest way to clear 1.10x.
Tax treatment is a separate question. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
How Do You Choose the Best Program for Your Situation?
The best program for your situation depends on your property type, credit profile, how much leverage you need, and how you hold title. Lendmire works with many wholesale DSCR HELOC lenders, so the work is matching your scenario to the guidelines that fit it. That shopping is the main edge a broker has over a single lender’s desk.
| Your situation | Likely best path | Watch-out |
|---|---|---|
| Rental with a mortgage you want to keep, score 720+ | Second lien | CLTV caps at 70% |
| Paid-off rental, score 740+ | First lien | LTV up to 75% |
| Paid-off rental, score 700 to 739 | First lien | LTV caps at 70% |
| Wants a very large line | First lien above $500,000 | 65% ceiling, full appraisal |
| Mortgage terms you want to protect | Line behind the first mortgage | Variable rate on the line |
| Score below 700 | Build credit first | No cell in this program |
| Need a lump sum, not a revolving line | Closed-end second or cash-out refinance | Different rules apply |
Cash-out refinance is the main alternative. It replaces your first mortgage and reprices the whole balance, so coverage can drop on the larger loan. A line behind the first mortgage leaves that loan alone. That is the point of a second lien. The tradeoff is that a line is a variable-rate product.
If the property still fails, work down the ladder:
1. Ask for a smaller line and retest the coverage.
2. Compare a first-lien structure if the rental is paid off.
3. Compare a cash-out refinance.
4. Compare a closed-end second lien.
5. Wait out seasoning or build equity, then reapply.

What Should You Ask Any Lender?
Use these questions to screen a program before paying for a valuation:
- Is the line a standalone second lien or first lien, and is the vesting in an LLC allowed?
- Does the coverage test run on the full limit or on the drawn amount?
- Does the first mortgage payment enter the qualifying payment on a second lien?
- What are the draw period, the repayment period and the minimum draw?
- Is the rent the lesser of market rent and lease?
- What are the exact seasoning rules?
- Which property types are excluded?
- Does the program cap how many loans you can hold with it?
A broker can run these questions across several programs at once. That saves you a failed application and a wasted valuation fee.
Frequently Asked Questions
Can I get a DSCR HELOC if I am self-employed with low reported income?
Possibly. The rent qualifies the line, not your tax returns, subject to lender guidelines. You still need the credit score for the lien position and enough equity. Low reported income alone does not block the file.
Do I need to draw the whole line at closing?
No, but at least 80% of the line must be drawn, and never less than $50,000. Plan the limit around what you will actually use.
Can the line sit on a property held in my LLC?
Yes, on an investment property, subject to lender program eligibility. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.
What if my rent covers the payment on a smaller line but not a larger one?
That is common. The stress test uses the full limit, so a smaller limit lowers the qualifying payment and raises coverage. A broker can show you which limit clears 1.10x.
Does a DSCR HELOC replace a cash-out refinance?
They solve different problems. A line leaves your first mortgage alone and gives you a revolving balance with a variable rate. A cash-out refinance replaces the first mortgage, and the whole balance is repriced.
