Best DSCR HELOC Program With Minimal Paperwork for a Busy Professional

Best DSCR HELOC Program With Minimal Paperwork for a Busy Professional

The Quick Read: The best program for a busy professional is one that qualifies the line on the rental’s income, so no traditional personal-income documentation, W-2s or personal income calculation go into the file, subject to lender guidelines. The rent, the lease, the credit report and the valuation carry the review. Minimal paperwork means no personal income file. It does not mean no file.

  • The line is a standalone second lien behind the first mortgage the owner keeps, or a standalone first lien on a rental with no mortgage.
  • Rent must cover a stress payment on the entire credit limit at 1.10x or better, subject to underwriting.
  • A second lien reaches up to 70% CLTV at a 720 credit score or better, on lines up to $500,000.
  • The line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
  • The best program for your situation depends on the property, the equity, the credit profile and the leverage you need. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Lendmire is a mortgage broker. It places these lines through select wholesale lenders and does not lend itself.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental you own, sized mainly on the property’s rent. A traditional HELOC leans on the borrower’s income, credit and equity. A DSCR line leans on the rent.

The line covers a non-owner-occupied one-to-four-unit rental. It is never a line on your own home or a second home. The owner’s LLC can hold title, subject to program terms, with the members signing as guarantors.

Lendmire’s complete DSCR loans guide covers the broader product family.

What You Skip and What You Still Provide

The personal income file is gone. The property file is not. A busy professional saves time because nothing in the file depends on the owner’s pay history or business returns.

Item Skipped or required
Tax returns, W-2s, pay stubs Skipped
Debt-to-income calculation Skipped
Lease in place Required
Credit report Required
Valuation (automated or full appraisal) Required
Title work Required
Entity documents, if an LLC holds title Required
Hazard insurance, flood where required Required

The DSCR HELOC does not require reserves or cash to close. That removes another document chase.

How Underwriting Treats the Rent

The coverage test is where the file lives or dies. The debt-service coverage ratio, gross monthly rent divided by the qualifying payment, must reach at least 1.10x.

The qualifying payment is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress payment. Taxes and insurance are not part of it. Whether the first-mortgage payment joins the calculation on a second lien should be confirmed on the file, because the lender’s own coverage calculation governs.

Two points trip people up:

1. The test runs on the full limit, not the amount drawn. A $300,000 line is tested as if fully drawn. 2. The rent entering the test is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.

A lease in place is required. A two-to-four-unit property can have at most one vacant unit.

Leverage Tiers by Lien Position

Leverage depends on lien position and credit score. The figures below are ceilings, subject to underwriting, through select programs.

Lien Credit Ceiling Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

CLTV is the first mortgage balance plus the new line, divided by value. Below 720 there is no second-lien option. A first lien exists only on a rental with no mortgage. An owner who keeps a first mortgage takes a second lien.

A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower. A prior cash-out can also leave no room under the combined cap.

How the Line Draws and Repays

This is not a standby reserve. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing.

Later draws are at least $5,000 each. The draw period runs 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

The CFPB notes that HELOC payments can rise sharply once repayment starts, and that variable-rate payments move month to month. That guidance describes consumer lines secured by a home, but the payment-shock logic carries over. On a rental, model the cash flow after the interest-only period ends. The FTC adds that you pay interest only on the amount borrowed, which is why the drawn balance sets the carrying cost during the draw period.

The File: Valuation, Title and Credit

Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

Title work scales with the line. A first lien and second liens above $400,000 take a full title policy. Smaller second liens use an owner-and-encumbrance report.

Credit runs on the lender’s own report. The minimums are 720 on a second lien and 700 on a first lien. The program looks for no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Two Six-Month Clocks

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Check both dates against the settlement statement before the file goes in.

Where the General Rule Breaks

The standard path fits many rentals. These edge cases do not fit it.

  • Credit under 720. The second-lien version is off the table. Some owners in that spot look at a DSCR cash-out refinance instead.
  • Property types. Single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condos are eligible. Rural-designated property, row homes, condotels, leaseholds, land trusts, mixed-use, age-restricted communities and properties listed for sale in the prior 2 months are outside this lane. So is a property with a solar lien.
  • Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number can use it. Foreign nationals and ITIN borrowers cannot.
  • Closed-end products wearing the label. Some products sold as a DSCR HELOC are closed-end seconds that pay out one fixed amount. A product that pays off your first mortgage works like a cash-out refinance, whatever its name.
  • Short-term rentals. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.
  • Buying the next property. The line must exist before you go under contract. It is never closed together with a purchase.

DSCR HELOC vs. the Alternatives

Factor DSCR HELOC DSCR cash-out refinance Personal-income HELOC
Reviewed on Rental’s income Rental’s income Borrower’s income
Personal income file None None Required
First mortgage Stays in place Replaced Stays in place
Access to equity Revolving after closing One lump sum Revolving

A cash-out ends when the money is spent. Reaching equity again means a new loan with new closing costs. A line gives later draws without that reset, though at least 80% leaves at closing.

A cash-out on an LLC-held rental can pull each guarantor’s credit, which may mean more credit pulls than a line. A line leaves the existing first mortgage in place, which matters if that mortgage is worth keeping. If it is not, the cash-out is cleaner.

How the Coverage Number Works in Practice

Run the numbers this way. Picture a landlord with a single-family rental and a first mortgage the owner wants to keep. The owner asks for a second-lien line at 70% CLTV. The lender tests rent against the stress payment on the whole limit.

If rent clears that payment by a thin margin, a smaller line often improves the ratio. The test runs on the full limit, so trimming the limit lowers the stress payment. Rent that lands just under 1.10x is a sizing problem before it is a qualification problem.

DSCR is monthly rent divided by the loan payment. A ratio above 1.00 means rent exceeds the payment. This program’s floor is 1.10x on the stress payment, which is stricter than the 1.00x benchmark many standard DSCR loans use.

Choosing a Program Through a Broker

A busy professional does not need to compare lender portals. A broker that shops multiple wholesale lenders matches the scenario to the program. Which lenders write this depends on the property type, the credit profile, the leverage needed and the lien position.

Before a broker pulls anything, have these ready:

1. The current lease and recent rent receipts.

2. The first mortgage statement, if one exists.

3. LLC documents, if an LLC holds title.

4. The settlement statement showing purchase or refinance dates.

5. The insurance declarations page.

Lease gaps, missing entity papers and a first-mortgage lien that restricts a second are the usual snags. Tax treatment varies; consult a qualified professional.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage and your goals. Call 828-256-2183 or request a quote.

Key Terms Defined

DSCR: Debt service coverage ratio, meaning the rent divided by the loan payment.

CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Draw period: The 5 years when the line allows borrowing and payments cover interest on the drawn balance only.

Stress payment: The fully amortizing payment on the whole credit limit, used only to test coverage.

Standalone second lien: A line recorded behind the owner’s existing first mortgage, never closed with a purchase.

Frequently Asked Questions

Do I need tax returns or pay stubs for a DSCR HELOC?

No. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of the review. Lease, credit report, valuation and title still are.

How much seasoning does a rental need before I can open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Your settlement statement shows both dates.

Can my LLC hold title?

Yes, on investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Can I keep my current first mortgage?

Yes. A second-lien line sits behind it, up to 70% CLTV at a 720 credit score or better, subject to underwriting. A cash-out refinance would replace the first mortgage instead. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Where is this program offered?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.
