Best DSCR HELOC Program With No Limit on the Number of Financed Properties

Best DSCR HELOC Program With No Limit on the Number of Financed Properties

The Quick Read: No federal rule caps how many properties you can finance on a rent-qualified home equity line, and these lines sit outside the ten-property ceiling that conventional lending uses, but each program still sets its own exposure ceilings, so the right fit depends on your equity, credit, property type, and the loans you already carry.

  • The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a paid-off rental.
  • The rent qualifies it at a minimum 1.10x coverage, with no traditional personal-income documentation, W-2s, or personal income calculation, subject to lender guidelines.
  • Limits still exist. This program allows at most 5 loans or $2,500,000 per borrower, and the leverage tiers cap how much equity you can reach.
  • It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
  • Programs change, and every file is underwritten individually.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental property you keep. DSCR means debt-service coverage ratio: the rent divided by the payment the lender tests. The line is reviewed on the rental’s income, not yours.

Here is the structure. On a rental with a mortgage, the line is written as a standalone second lien behind your first mortgage. On a rental with no mortgage, it is a standalone first lien. It is never closed alongside a purchase and never a third lien. It is never placed on your own home or a second home. (A primary-residence HELOC is a different, owner-occupied product.)

Vesting in your LLC is allowed on investment property, subject to program terms. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.

The term is a market label, not a standard product. Some lines marketed this way still underwrite you personally. This one qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide covers the wider family of investor loans this sits inside.

Where Does the Ten-Property Limit Come From?

It is an agency eligibility rule, not a law. The Fannie Mae Selling Guide caps a borrower at 10 financed properties on a second home or investment property run through its automated underwriting. The same page says the count is of properties, not mortgages. A two-unit building counts as one property. A property counts only where you are personally obligated on the mortgage.

The Fannie Mae Eligibility Matrix adds that borrowers with multiple financed properties face extra reserve requirements. So the squeeze starts before property ten. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

DSCR lines are business-purpose investor loans written outside that agency channel. The agency count does not govern them, and a DSCR line does not add to it. But a conventional loan you personally signed still counts against your ten. Refinancing it does not free a slot, because the property stays financed.

Is No Limit Really Unlimited?

No. Think of it as three layers.

Layer Who sets it What it means for you
Law or agency rule Regulators, agencies No count cap applies to this business-purpose line
Program ceiling The lender’s program At most 5 loans or $2,500,000 per borrower here
Property-level limits Equity, rent, credit Coverage, leverage, and credit tier decide each line

The middle layer surprises people. Most programs we place files with set an exposure ceiling, and a line’s ceiling is usually tighter than a closed-end DSCR purchase or refinance loan. Across a network of wholesale lenders, the number varies by program. Ask for it before you build a plan around it.

The bottom layer is where files fail. Each line attaches to one property, so equity in a duplex across town cannot be pooled to support a line on another rental. Each property stands on its own rent, value, and balance.

How Does Underwriting Treat a DSCR HELOC?

Step by step, a file moves like this.

1. The rent. Rent is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts with three months of receipts. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

2. The stress test on the whole line. The minimum coverage is 1.10x. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is deliberately harsher than the payment you will actually make.

Drawing less does not help. The test runs on the full limit, so a smaller draw does not lift the ratio. A smaller line does. The lender’s own calculation governs, and on a second lien the published program does not spell out how the first-mortgage payment joins the test, so expect the lender to show you its math.

3. Combined leverage. CLTV is combined loan-to-value: your first-mortgage balance plus the new line, divided by the property’s value. On a first lien with no other mortgage, it is plain LTV.

4. Credit. A second lien needs a 720 score or better. A first lien needs 700. The tier is the lender’s own report. Expect no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu. No reserves or cash to close are required, subject to underwriting.

5. Valuation. Lines to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.

6. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

What Are the Leverage Tiers?

Figures below are ceilings, not offers, and apply through select programs, subject to underwriting.

Lien Credit score Line size Maximum
Second lien 740 or better $50,000 to $500,000 70% CLTV
Second lien 720 to 739 $50,000 to $500,000 70% CLTV
First lien 740 or better Up to $500,000 75% LTV
First lien 700 to 739 Up to $500,000 70% LTV
First lien 720 or better $500,000 to $1,000,000 65% LTV

Below 720 there is no second-lien option. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Run a percentage picture. Say your first mortgage sits at 55% of the property’s value, and you qualify for the 70% CLTV ceiling. That leaves about 15 points of value for the line, before the stress test shrinks it. If the rent barely clears 1.10x on the full limit, the line may come in smaller than the equity allows. Equity and coverage both have to work.

How Does the Line Behave After Closing?

Lines start at $50,000. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. That front-loaded draw means this is not a dormant safety net you open and ignore.

The draw period runs 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

The risk is the step. When interest-only ends, the payment now includes principal, and the rate can move. A HELOC is a loan secured by the property, with a draw period followed by repayment, and falling behind can cost you the property. Plan an exit: a sale, a refinance, or a paydown from rents.

What Property and Borrower Types Fit?

Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres.

Not eligible on this lane:

  • Rural-designated property
  • Row homes
  • Condotels
  • Commercial, agricultural, or mixed-use property
  • Leaseholds and land trusts
  • Age-restricted communities and hobby farms
  • Modular and log homes
  • Land contracts
  • A property listed for sale in the prior 2 months
  • A property with a solar lien

Borrowers can be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible. Hazard insurance must cover both liens, with flood coverage where required.

How Does It Compare With Other Equity Options?

Factor DSCR HELOC DSCR cash-out refinance Bank HELOC on a rental
Your first mortgage Stays in place Replaced Stays in place
Qualified on Rent coverage Rent coverage Usually your personal income
Structure Revolving line Lump sum Revolving line
Best when You like your first mortgage You want a fresh loan Your income file is simple

The bank HELOC row describes how bank programs typically work, not this program. If your first mortgage has terms you want to keep, a second lien lets you leave it alone. If it doesn’t, a cash-out refinance may fit better. Lendmire’s piece DSCR HELOC vs DSCR Cash-Out Refinance With No Limit on the Number of Financed Properties walks through that choice.

How to Pick the Best DSCR HELOC Program for Your Portfolio

The best program for your situation depends on your property type, credit, leverage need, and loan count. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale lenders and matches your scenario to a program. The lenders that write this product depend on your state and property, and the answers differ lender to lender.

Questions to settle before you apply:

1. Is this a second lien or a first lien, and what CLTV or LTV does your credit tier allow?

2. What is the per-borrower ceiling on loans and total exposure?

3. Does the stress test run on the whole limit?

4. Will the property type clear the exclusions?

5. Can the LLC stay on title, subject to program terms?

6. How is value established: automated valuation or full appraisal?

7. Does your 6-month seasoning clock clear?

8. How big is the required draw at closing?

Files stall on three things: seasoning, a property type on the excluded list, and a stress test run on the full limit. All three are checkable before you apply.

What Does This Look Like by Portfolio Size?

Consider an investor with three paid-off rentals and strong credit. A first lien on one rental can reach 75% LTV at the top tier on lines up to $500,000, subject to underwriting. Each rental is judged on its own rent, so a weak one does not drag down a strong one. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Picture an investor holding eight conventional loans and a ninth rental on the way. The conventional count is close to its ceiling. A line against one rental’s equity can fund the next down payment without touching the agency count. Each new DSCR line or loan still counts toward this program’s exposure limits.

Now take someone past ten properties with several lines. The program’s ceiling of 5 loans or $2,500,000 per borrower may arrive before the count matters elsewhere. At that point, a cash-out refinance or a closed-end DSCR loan on a different property may carry the next move. Reserves and concentration matter more than the raw count past ten.

Key Terms Defined

DSCR: The rental’s monthly rent divided by the payment the lender tests.

CLTV: Your first-mortgage balance plus the new line, divided by the property’s value.

Lien position: Your lender’s place in line to be repaid; a second lien sits behind the first mortgage.

Vesting: How title to the property is held, such as in your name or an LLC.

Seasoning: The waiting period a lender requires after a purchase or refinance.

Draw period: The stretch when you can borrow from the line, before repayment begins.

Frequently Asked Questions

Is there a limit on how many financed properties I can have?

No law sets one for a business-purpose rental line. This program does set its own ceiling of at most 5 loans or $2,500,000 per borrower. Conventional agency loans cap at 10 financed properties, and that count does not include DSCR loans.

Do my DSCR loans count toward the conventional ten?

No. DSCR loans do not add to that count. Conventional loans you are personally obligated on still do, and refinancing one does not free a slot.

Can I hold the property in an LLC?

Yes on investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.

Does drawing less improve my coverage ratio?

No. The stress test runs on the entire credit limit. A smaller line is what improves the ratio.

What can I use the funds for?

Many investors use them toward a down payment or repairs on another rental. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
