Best DSCR HELOC Program Without Personal Income Documentation

Best DSCR HELOC Program Without Personal Income Documentation

The Quick Read: The best DSCR HELOC for you is the one that qualifies your rental on its rent, fits your lien position and leverage needs, and works with how you hold title, because no single program is best for every investor and each file is underwritten individually. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your tax returns, W-2s and pay stubs are not part of the file. The rent, the lease, your credit report and the property valuation are all documented.

  • A DSCR HELOC is a revolving line on a rental you keep, written as a standalone second lien or a standalone first lien.
  • Through select programs, a second lien reaches up to 70% combined loan-to-value (CLTV) at a 720 score or better, on lines of $50,000 to $500,000.
  • Rent must cover a stress payment on the whole credit limit at 1.10x or better, subject to underwriting.
  • Your first mortgage stays in place, and your LLC can stay on title.
  • Fit matters more than any ranking, so a broker that shops several wholesale lenders can match the program to your property.

What Does “Without Personal Income Documentation” Actually Mean?

It means the lender never calculates your personal income or debt-to-income ratio. The property’s rent drives lender review instead. You still prove plenty of other things.

Here is the split, as it works across the wholesale lenders Lendmire places files with.

Not used Still documented
Tax returns Lease in place
W-2s and pay stubs Market rent opinion (Form 1007)
Personal debt-to-income ratio Credit report and mortgage history
Employment verification Property valuation and title
Entity papers, if an LLC holds title

This is not a promise of a light file. A lender that skips your paycheck leans harder on the property. Weak rent, thin equity or a flagged property type will stop the file no matter how strong you are personally.

It is also different from a bank statement program. That product is reviewed around deposits, which is still a personal-income method. A DSCR HELOC ignores your deposits and looks only at what the rental earns.

How to Judge the Best DSCR HELOC Program for Your Rental

Judge a program on seven things: lien position, how coverage is tested, draw rules, vesting, valuation path, seasoning and property eligibility. A program that looks strong on leverage can still fail you on property type or title. Check those seven before you compare anything else.

  • Lien position. Do you keep a first mortgage you want to protect, or is the rental paid off?
  • Coverage test. Is rent tested against the whole credit limit or only what you draw?
  • Draw rules. What must you take at closing, and how small can later draws be?
  • Vesting. Can your LLC hold title, and who signs?
  • Valuation. Does the line size call for an automated valuation or a full appraisal?
  • Seasoning. How long must you have owned or refinanced before applying?
  • Property list. Is your property type even eligible?

A broker earns its keep here. Lenders in the wholesale network differ on these seven points. The right match depends on your property type, credit profile, leverage need and documentation. Lendmire is a broker, not a lender, so it matches the scenario to the program and does not rank companies.

How Underwriting Treats the Rental, Step by Step

Underwriting runs on rent first, then equity, then credit, then the property itself. Each step below is a typical gate on files through select programs, subject to underwriting.

Step 1: Confirm the structure. The rental must be a non-owner-occupied one-to-four-unit property. The line sits as a standalone second lien behind your first mortgage, or as a standalone first lien on a rental with no mortgage. It is never closed with a purchase, never a third lien, and never placed on your own home or a second home.

Step 2: Set the rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease must be in place, and a two-to-four-unit building may have at most one vacant unit.

Step 3: Run the coverage test. Divide gross monthly rent by the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, so it runs higher than what you will pay on the drawn balance during the interest-only years. The minimum is 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, since the lender’s own coverage calculation governs.

Step 4: Check leverage and credit. CLTV or LTV comes from the valuation, and the credit tier comes from the lender’s own credit report. Both are covered in the sections below.

Step 5: Review the property. Title, hazard insurance on both liens and flood coverage where required all apply. The property type must be on the eligible list.

A pass case and a fail case

Say your rent, set by the lesser-of rule, covers the stress payment at about 1.25x. That clears the 1.10x minimum, so the coverage test is met. The lender still reviews credit, equity and the property.

Now say the same rental covers it at about 0.95x. That misses. The fixes are structural, not cosmetic.

  • Ask for a smaller line. The stress payment is built on the whole limit, so a smaller limit lowers the payment. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.
  • Document a stronger lease. If a lease runs above market, three months of receipts can let it count.
  • Wait out a renewal. A renewal at higher rent changes the numerator.
  • Switch structures. A different product may fit better, as covered below.

This is illustrative arithmetic. The lender’s own calculation governs.

How Much Can You Borrow? Leverage and Line Size

Leverage depends on lien position and credit tier, and every figure below is a ceiling subject to underwriting, not an offer.

Structure Credit tier Ceiling
Second lien, lines to $500,000 720+ 70% CLTV
First lien, lines to $500,000 740+ 75% LTV
First lien, lines to $500,000 700–739 70% LTV
First lien, lines above $500,000 to $1,000,000 720+ 65% LTV

Below 720 there is no second-lien option on this lane. A first lien starts at a 700 score and exists only on a rental with no mortgage. A declining-market flag on the property lowers the ceiling by 5 points, and lines in Philadelphia carry a ceiling 10 points lower.

Lines start at $50,000. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws must be at least $5,000 each. Per-borrower exposure with the program tops out at 5 loans or $2,500,000.

How the Line Works After Closing

You get a 5-year interest-only draw period on the drawn balance. After that comes a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable.

That structure changes how you plan. You must draw most of the line at closing, so this is not a pure standby line. Equity you never use still counts in the stress test, because coverage is tested on the whole limit.

The rate and the pricing terms come with the lender’s HELOC disclosures. Read them before you commit, since pricing varies by lender and file.

Credit, Reserves and Seasoning

The credit bar is a 720 minimum on a second lien and 700 on a first lien. Mortgage history needs no 30-day late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it. Tradeline-depth rules are waived at 700 and above, and every tier here meets that score.

No reserves and no cash to close are required on this program, subject to underwriting.

Seasoning is the waiting period before you can apply. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Eligible borrowers are U.S. citizens, permanent residents and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.

Valuation and Title

Lines up to $400,000 use either an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

A first lien and any second lien above $400,000 get a full title policy. Smaller second liens use an owner-and-encumbrance report.

Which Properties Qualify and Which Do Not

Eligible property types include single-family homes, PUDs, townhomes, two-to-four-unit buildings, warrantable and non-warrantable condominiums, and lots up to 10 acres.

Outside this lane:

  • rural-designated property
  • row homes and condotels
  • commercial, agricultural and mixed-use property
  • leaseholds, land trusts and age-restricted communities
  • hobby farms, modular and log homes
  • land contracts
  • a property listed for sale in the prior 2 months
  • a property with a solar lien

The leverage tiers above govern every property type that qualifies. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

LLC Title, Guarantors and Spouses

Your LLC can hold title on an investment property, depending on program guidelines. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

The borrowers on the line do not have to match the borrowers on your first mortgage. That helps when you bought personally and later moved the property into an entity, or the reverse.

A spouse who is only on title signs the acknowledgment and the security instrument. Their income is never counted.

Where the General Rule Breaks

Several situations trip up borrowers who assume rent solves everything.

  • Assets are not income. A large savings balance cannot rescue a rental whose rent falls short. Asset-based and bank statement loans are separate products.
  • No rental, nothing to attach to. A DSCR line needs a rental with a lease.
  • Vacancy. A lease must be in place, and a multi-unit building may have at most one vacant unit.
  • Short-term rentals. The lease and lesser-of-rent rule drives the file.
  • Recently bought or refinanced. The seasoning clocks above stop many investors who closed a purchase last quarter.
  • Strong rent, thin equity. Coverage can clear 1.10x while the CLTV ceiling still stops the loan.

Purpose also matters. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage, and Regulation Z’s business-purpose exemption turns on the purpose of the credit. A borrower who plans to spend the line on personal items should say so up front and talk it through before applying.

DSCR HELOC Compared With the Alternatives

Pick the structure before you pick the program.

Factor DSCR HELOC Personal-income investment HELOC DSCR cash-out refinance
What qualifies you Property rent Your income and DTI Property rent
First mortgage Stays in place Stays in place Replaced
Access to funds Revolving line Revolving line One lump sum
Personal income docs Not used Required Not used

A consumer HELOC on a primary home is a different, owner-occupied product. The CFPB’s HELOC booklet explains that those lenders set limits as a percentage of home value and weigh your repayment ability and credit history. This program is never offered on an owner-occupied home.

Choose the DSCR HELOC when you like the first mortgage you have and want equity without disturbing it. Choose a cash-out refinance when you want to replace the first mortgage anyway.

Who Should Look Elsewhere

This line is the wrong tool for some investors.

  • You have no mortgage and want one large lump sum, which a cash-out refinance handles better.
  • Your credit sits below the program minimums.
  • The property is on the excluded list.
  • You need to buy and borrow in one transaction, since this line is never closed with a purchase.
  • You are a foreign national or an ITIN borrower.

If your personal income is strong and simple, a personal-income investment HELOC from a bank may cost less. For investors whose income does not show up cleanly in traditional paperwork, Lendmire’s piece Best DSCR HELOC Program Without traditional Income Documentation lays out when each route makes sense.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment, which shows whether the rental covers its debt.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan that sits behind your first mortgage and gets paid after it if the property is sold.

Stress payment: a fully amortizing payment on the whole credit limit at a higher test rate, used only to qualify you.

Draw period: the stretch when you can borrow from the line and pay interest only on what you owe.

Seasoning: the waiting period before a recently bought or refinanced property can be used.

Your Step-by-Step Path

1. Confirm the rental is non-owner-occupied, in an eligible state, and on the eligible property list.

2. Gather the lease, your first mortgage statement, the insurance declarations and any LLC papers.

3. Estimate coverage using the lesser of market rent or your lease, against a stress payment on the full limit you want, unless three months of rent receipts support a lease above market.

4. Check your CLTV or LTV against the tier for your credit score.

5. Ask a broker to match the file against several wholesale lenders, since each has its own overlays.

6. Review the lender’s HELOC disclosures before you sign.

Frequently Asked Questions

Do I need tax returns for a DSCR HELOC?

No. This program reviews the file on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. You still provide the lease, a credit report, the valuation and title items.

Can my LLC hold title on the rental?

Yes, on an investment property, depending on program guidelines. The members sign as guarantors, and any title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers on the line do not need to match those on the first mortgage.

Can savings make up for weak rent?

No. A balance in the bank does not count as rental income on this program. If coverage falls short of 1.10x, the usual fixes are a smaller line, a stronger documented lease or a different structure.

How much equity can I reach?

It depends on your lien position and credit tier. A second lien goes up to 70% CLTV at 720 or better, on lines to $500,000. A first lien on a rental with no mortgage goes up to 75% LTV at 740 or better, and a first-lien line above $500,000 caps at 65% LTV. All figures are subject to underwriting. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Why use a broker for this?

Lenders in the wholesale network differ on property types, valuation paths and overlays. A broker shops several and matches your scenario to the program that fits. The right match depends on your property, rent, equity and credit.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
