Best HELOC Program to Fund a Landscaping Project

Best HELOC Program to Fund a Landscaping Project

The Quick Read: The best program depends on which property secures the line, how it is titled, and whether the project is staged or a single lump sum. A line suits landscaping because the work is phased and the final cost is uncertain, but it is a second-mortgage-style product, not a DSCR loan.

  • On a primary residence, the network’s ceiling reaches 90% CLTV, and only at a 720 or better credit profile.
  • On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • An LLC cannot hold title on these lines, so an entity-owned rental needs a vesting change or a DSCR cash-out instead.
  • Pricing floats during the draw and repayment periods and never converts to fixed.
  • Programs are available through Lendmire’s wholesale partners in 16 states, subject to lender guidelines and full file review.

How Does a HELOC Work for a Yard Project?

A HELOC is a revolving line secured by equity. The CFPB describes a HELOC as an open-end line: you draw against it repeatedly during a draw period, then repay during a set repayment period, often ten or 20 years.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Landscaping fits that shape. Grading, hardscape, irrigation, and planting get paid in stages, and change orders are common. A line lets you pay a contractor milestone by milestone instead of borrowing the full amount on day one.

Here is the catch on the network’s lines. At least 75% of the line is drawn at closing on both programs we place files with. So this is not a pure “borrow only what you spend” product. Size the line to the project, not to the maximum.

Which Property Secures the Line?

Collateral is the first decision, and it drives everything else.

  • Primary residence. The widest leverage range and the largest line sizes.
  • Second home. Ceiling reaches 90% CLTV at a 720-plus profile, with a $500,000 maximum line.
  • Investment property. The tightest tier: 70% CLTV, 700 minimum score, $500,000 maximum line.

Investment-property lines are scarcer and tougher to qualify for than primary-residence lines. Experian notes they typically need a higher credit score, lower debt-to-income, and stronger reserves. The network figures above are what apply to files placed through Lendmire.

How Is the Line Sized and Underwritten?

The line is sized as a percentage of appraised value, less existing liens. That combined figure is the CLTV. Run it yourself: add the current mortgage balance and the desired line, divide by the property value. If the result exceeds the ceiling for your occupancy and credit tier, the line shrinks or the file does not fit.

Credit tiers set the ceiling. On a primary residence, 720-plus reaches 90% CLTV up to $500,000. A 700-plus profile reaches 85% up to $500,000, and 660-plus also reaches 85% up to $500,000. Lower tiers step down, with a 600 program floor. Second homes floor at 640. Investment properties floor at 700.

Debt-to-income caps at 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. Qualification runs on the interest-only payment calculated on the maximum draw, so a large line weighs on the ratio even if you draw little.

Valuation is usually automated for lines at or below $500,000. A full appraisal is required above that, and a borrower may request one in any case.

Two Draw Structures (and Why the Difference Matters)

Two wholesale programs sit behind most of these files. Call them the higher-leverage program and the longer-runway program. Each figure applies only inside its own terms.

Feature Shorter draw structure Longer draw structure
Interest-only draw 3 years 5 years
Amortizing repayment 17 years 25 years
Available on Primary, second home Primary, second home, investment

Investment lines run the 5-year draw and 25-year repayment structure only. Tennessee shortens both structures. After closing, the minimum subsequent draw is $1,000 on the longer-runway program, except in Texas at $4,000.

A floating payment is the real risk on a multi-phase project. Experian and practitioner commentary both flag it. If your plan only works while the payment stays low, stress it before you sign.

Where the General Rule Breaks

LLC-owned rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only the individual borrower or an inter vivos revocable living trust can. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms. This is the sharpest structural difference from a DSCR loan. Lendmire’s complete DSCR loans guide covers that alternative.

Renting the pledged home. The CFPB HELOC booklet warns that renting your home may be prohibited under the line’s terms. Read the occupancy language before you draw on a primary-residence line for a property you plan to rent.

Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Acreage matters too: Texas properties are limited to 10 acres.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Texas primary residences. These are homesteads and cap at 80% CLTV, with a 12-day waiting period, one lien at a time, and 12-month seasoning.

Exposure. A borrower is limited to three lines. An owner with more than 15 financed properties is not eligible.

Credit history. Bankruptcy needs 4 years of seasoning. Foreclosure history splits by program on primary residences and second homes: one seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4, while the other declines the history regardless of age.

Does Landscaping Pay Back?

Be careful here. Homeowner resale data from the NAR/NALP outdoor-features report, as summarized in a roundup, shows cost recovery that ranges widely: standard lawn care at 217%, an overall landscape upgrade at 100%, a patio at 95%, a wood deck at 89%, lighting at 59%, and a fire feature or in-ground pool at 56%.

Those are homeowner resale figures. They do not measure rent or DSCR lift, and no neutral source quantifies landscaping’s effect on rental income. An improvement may support a higher appraised value, depending on comps and underwriter review. That is all anyone can promise.

HELOC vs. DSCR Cash-Out: Which Fits?

Factor HELOC DSCR cash-out refinance
Reviewed on Personal credit and DTI Property rent vs. payment
Title Individual or revocable trust LLC allowed, per program terms
Existing first mortgage Kept in place Replaced
Funds Staged draws Lump sum
Investment-property ceiling 70% CLTV Around 75% LTV on most files

A line fits when your first mortgage is worth keeping and the spend is staged. A DSCR cash-out fits when the first loan is not worth keeping, or when the rental sits in an LLC. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and about 6 months of seasoning is the common expectation.

What Makes One Program Better Than Another for Landscaping?

The best program for your situation comes down to a short checklist. A broker shopping multiple wholesale lenders matches the file to the program that fits.

  • Draw runway. Longer interest-only periods suit multi-year phased builds.
  • Closing draw. At least 75% of the line is drawn up front, so keep the line small.
  • Minimum later draw. $1,000 on the longer-runway program, which suits milestone payments.
  • Title. Individual or revocable trust only.
  • Leverage and credit. Your tier sets the ceiling, not your wishes.

Draw timing against contractor reality matters more than the program label. Tie each draw to a signed estimate and a milestone, hold a contingency for change orders, and avoid drawing early.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens divided by the property’s value.

Draw period: The stretch when you can borrow against the line and pay interest only.

Repayment period: The stretch after draws stop, when principal and interest amortize the balance.

Vesting: How title to the property is held, such as an individual or a revocable trust.

Subsequent draw: Any draw taken after closing.

Preparing the File

1. Get a written landscaping estimate with phased milestones.

2. Pull your current mortgage balance and a realistic value estimate, then calculate CLTV.

3. Confirm title is in your name or a revocable trust.

4. Check your credit profile against the tier you need. The report cannot be older than 90 days at closing.

5. Decide the line size from the project plus contingency, not the ceiling.

Frequently Asked Questions

Can I use a HELOC on a rental property to pay for landscaping?

Yes, on an investment-property line, with limits. The network’s ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. Title must sit with an individual or revocable trust, not an LLC.

How much should I borrow?

Borrow the project cost plus a contingency cushion. At least 75% of the line is drawn at closing, so a line sized to the maximum means more interest-only carry than the project needs.

What credit score do I need?

It depends on occupancy. The program floor is 600, second homes floor at 640, and investment properties floor at 700. Higher tiers unlock higher CLTV ceilings.

Does the payment stay fixed?

No. Pricing floats across the draw and repayment periods and never converts to fixed. Model the project against a payment that can move.

Is an appraisal required?

Lines at or below $500,000 ordinarily run an automated valuation. A full appraisal is required above $500,000, and you may request one in any case.
