Best Investment Property HELOC Program Alongside a Mortgage on the Same Rental

Best Investment Property HELOC Program Alongside a Mortgage on the Same Rental

The Quick Read: A HELOC alongside your existing rental mortgage is a separate second-position line of credit that leaves the first loan untouched, and the right program depends on your equity, how the property is titled, your credit profile, and whether the combined balance stays under a 70% combined loan-to-value ceiling. Most investors who get stuck here hit a title problem or a leverage problem, not a paperwork problem.

  • Across Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • A 700 credit score is the floor, and 720 buys no extra leverage on an investment line.
  • The line is qualified on you (credit, debt-to-income, equity), not on the rent.
  • LLC-held rentals are not eligible. A DSCR cash-out refinance is the usual fallback.
  • Pricing floats for the whole life of the line and never converts to fixed.

How Does a HELOC Work Alongside a Mortgage on the Same Rental?

A HELOC on a rental you already have a mortgage on sits in second position, behind your first mortgage. You keep the first loan’s balance, term and payment. The line is a standalone loan with its own payment, secured by the same property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Think of it as a stack. The first mortgage is at the bottom, and the new line sits on top. If the property is ever sold or foreclosed, the first lien is paid first. That ordering is why second-position lenders are stricter about equity.

The line has two phases. On investment properties in our network, you get a 5-year interest-only draw period, then a 25-year repayment period where the balance amortizes. At least 75% of the line is drawn at closing. After that, you can draw more as the program allows.

Here is the catch most borrowers miss. Many big banks do not write lines on rentals at all, and the lenders that do will not all lend on the same collateral. A mortgage broker that shops several wholesale lenders can match your property and title to a program that fits. That matching is the actual work.

Key Terms Defined

HELOC: A revolving line of credit secured by the equity in a property, with a draw period followed by a repayment period.

Second lien: A loan secured by the same property as an existing mortgage, paid after the first lien if the property is sold or foreclosed.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. Investopedia’s CLTV definition covers the basic idea.

Equity room: The dollar space between what you owe and the lender’s maximum combined balance.

Vesting: How the property’s title is held, such as in your own name, a revocable living trust, or an LLC.

DSCR (debt service coverage ratio): Monthly rent divided by the property’s monthly payment, including principal, interest, taxes, insurance and any HOA dues.

How Big a Line Does Your Equity Support?

Your line is the 70% CLTV ceiling applied to the property’s value, minus everything already owed against it. Then the $500,000 cap and the $25,000 minimum line size apply.

The formula, in plain words: property value times 70%, minus your first mortgage balance, minus any other liens. What is left is your maximum line.

The table below uses percentages of value so you can plug in your own numbers. These are illustrations, not quotes.

Scenario First mortgage (% of value) Room for a line
Ample room 40% Up to 30% of value
Tight room 60% Up to 10% of value
No room 70% or more None

Two things shrink the number further. Other liens count against the same ceiling, including a prior second mortgage or a tax lien. And a line sized by value, not by what you want to borrow, can come in under your target even when you clear the ceiling.

A recently bought or BRRRR rental often lands in the “no room” row. If you paid with 20-25% down and have not built equity yet, there is usually nothing to borrow against. Waiting, or documenting a higher value, is the honest answer there.

What “Best Program” Means for Your Situation

The best program for your situation is the one you can actually be approved for, so start with eligibility, not with the product pitch. On a rental that keeps its first mortgage, five things decide it: title, equity, credit, debt-to-income, and the property type.

Title. The property must be held by you personally or by your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on this line. This is the sharpest difference from a DSCR loan. Many investors who hold rentals in entities find out here that the line is not an option for that property.

Equity. You need real room under 70% CLTV after the first mortgage, as shown above.

Credit. Investment lines start at 700. Both 700 and 720 reach the same 70% CLTV, so a higher score buys eligibility on other lines, not leverage on this one.

Debt-to-income. The maximum is 50%, and 45% for lower credit profiles. The lender tests you on the interest-only payment calculated on the maximum draw. That means the payment it counts can be higher than what you pay day to day. Heavy portfolios can fail this test even with strong rents.

Property type. Single-family homes, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned properties are not offered.

Other Eligibility Checkpoints

A few smaller gates catch borrowers who clear the big five.

  • Valuation. Investment lines are capped at $500,000, so most run on an automated valuation with no traditional appraisal. A higher CLTV can trigger a second valuation, and you can ask for a full appraisal.
  • Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.
  • Exposure. A borrower is limited to three lines. Owning more than 15 financed properties makes you ineligible.
  • Listing status. A property listed for sale, or listed in the past 60 days, is ineligible in several states.
  • Availability. The HELOC program is offered in 16 full-service states. That is narrower than Lendmire’s 41-market DSCR footprint, so confirm your state first.

Does Your First Mortgage Allow a Second Lien?

Usually yes, but read the documents. Most first mortgages do not bar a junior lien on a rental, and the new lender’s title work will surface any issue. Check for restrictions before you apply, not after.

Do not retitle a property to fit the program without reading your first mortgage first. Moving a rental out of an LLC into your own name can change how the first lender views the loan. Get that answered before you act.

HELOC, Cash-Out Refinance, or DSCR Cash-Out: Which Fits?

The choice is mostly about whether you want to keep the first mortgage and how the property is titled. A line preserves your first loan. A cash-out refinance replaces it and pays off any junior liens. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC Cash-out refi DSCR cash-out
First mortgage Stays in place Paid off Paid off
Reviewed on You: credit, DTI You: credit, DTI Mainly the rent
LLC title Not eligible Varies by lender Subject to lender program eligibility
Leverage 70% CLTV Varies by program Around 75% LTV
Funds Revolving line Lump sum Lump sum

On a standard rental, DSCR cash-out tops out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management and capital costs sit outside the ratio. Our complete DSCR loans guide covers those programs in full. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

A fair rule of thumb: if your first mortgage is cheap and you need staged capital, a line fits. If the rental sits in an LLC, or you need a lump sum, a DSCR cash-out usually fits better. Run the blended cost of keeping a low first mortgage plus a floating second line against a single new loan before you decide.

Stress-Testing the Stacked Payments

Before you open a line, test the combined payments against the rent. The first mortgage payment plus the line payment should leave real room, even in a bad month.

Here is why it matters. The line’s interest-only draw period keeps the payment light at first. When repayment starts, the balance amortizes over 25 years and the payment steps up. Plan for that step now, not later.

The line also floats. The Consumer Financial Protection Bureau explains that a HELOC taken on top of an existing mortgage is a second mortgage, paid in addition to the first, and that these lines usually carry adjustable rates. Payments move with the balance and the market.

Lines can also be frozen. The CFPB says in its HELOC overview that a lender can stop further draws if the home’s value falls significantly or your finances change. Do not build a plan that needs a draw in month 18 to cover a mortgage payment.

Run this check. Take monthly rent and divide it by the first mortgage payment plus the line payment, including taxes and insurance. Say rent covers the first mortgage alone at roughly 1.4x. Adding a fully drawn line can pull that combined number toward 1.1x or lower. That is an illustration, not a forecast. Then picture one vacant month and a payment that has stepped up. If the picture does not hold, shrink the draw.

Where the General Rule Breaks

A few situations bend the usual answer.

An LLC-held rental. The line is not available while the LLC holds title. Your options are a vesting change or a DSCR cash-out refinance. A DSCR loan can fit an LLC-titled property, subject to lender program eligibility.

A former primary residence now rented. Occupancy at application sets the product. A line opened while you lived there follows primary-residence rules, but the terms of your own agreement control what happens when the use changes. Read yours.

A low-rate first mortgage. Keeping it is the whole point of a line. But the blended cost of a cheap first plus a floating second can exceed one fresh loan. Compare both.

A later refinance of the first mortgage. The line must be paid off or subordinated. Subordination is at the line lender’s discretion.

A primary-residence line used to fund a rental. That is a different product, with different title and occupancy rules. On a primary residence the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile. It does not apply to the rental itself.

Why Applications Get Declined

Declines tend to come from a short list.

  • Title: the property sits in an LLC or an ineligible trust.
  • Equity: the first mortgage already uses most of the 70% CLTV.
  • Credit: a score under 700 on an investment property.
  • Debt-to-income: the portfolio’s total payments push past 50%, or 45% for lower credit profiles.
  • Property type: a manufactured home, log home, co-op or mixed-use building.
  • History: a recent bankruptcy, or a foreclosure inside the seasoning window.

Most of these are fixable. Title and equity are the two you can often change, by retitling carefully or by waiting for value and paydown to build.

Pre-Application Checklist

  • Current first mortgage statement and balance.
  • Any other liens against the property.
  • How the property is titled today.
  • Your credit profile and total monthly debt.
  • A realistic value estimate for the property.
  • A combined-payment test against the lease.
  • A plan for what the draw is for and how the line will be repaid.

Frequently Asked Questions

Do I have to refinance my first mortgage to add a line?

No. The line is a separate second-position loan, and your first mortgage keeps its balance, term and payment. You only touch the first loan if you later refinance it, at which point the line must be paid off or subordinated.

Can I get this line if my rental is in an LLC?

Not directly. The line requires title to sit with you personally or in a revocable living trust. LLCs, corporations and partnerships cannot hold title on it. A vesting change or a DSCR cash-out refinance is the usual route, subject to lender guidelines.

How much can I borrow on an investment property?

Up to 70% CLTV, with a $500,000 maximum line and a $25,000 minimum. Your first mortgage and any other liens count against that ceiling. A line above $500,000 is available only on primary residences.

Will I need an appraisal?

Often not. Because investment lines cap at $500,000, they commonly run on an automated valuation with no traditional appraisal. A higher CLTV can require a second valuation, and you can request a full appraisal.

Is the interest rate fixed?

No. Pricing floats during both the draw and the repayment period and never converts to fixed. Plan for the payment to move.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. As a broker, Lendmire shops select wholesale lenders and does not lend itself, and every figure above is subject to lender guidelines and full file review.

Rent will keep rising and falling, but the arithmetic of a 70% ceiling does not change: the more of your equity the first mortgage already uses, the less a second line has left to give.
