Best Investment Property HELOC Program Before Your Return Is Filed

Best Investment Property HELOC Program Before Your Return Is Filed

The Quick Read: The best program for an investor whose latest return is not yet filed depends on which documents the program uses to test income. A line that tests personal income and debt-to-income needs a filed return. Lines that qualify on bank statements, or on the rental’s own income, can often proceed without one, subject to lender guidelines.

  • A tax extension moves the filing deadline, but the return is still unfiled until it is submitted.
  • An investment line through Lendmire’s wholesale network requires a 700 minimum credit score and tops out at 70% CLTV and a $500,000 line.
  • “No tax returns” never means “no documents.” Bank statements, 1099s, a CPA-prepared P&L, or lease and rent records take the return’s place.
  • Title matters first: individuals and revocable trusts qualify, but LLCs cannot hold title on this product.
  • Availability for these lines is limited to Lendmire’s 16 full-service states.

Timing trips up more investors than credit does. The equity is there, the rental is performing, and the return is simply not done yet. That gap is usually a documentation problem, not a dead end. Lendmire is a mortgage broker, not a lender, and it matches the file to the program that fits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Before Your Return Is Filed” Mean to a Lender?

It means no return transcript exists for the lender to pull. Full-documentation lines verify income through tax returns, so an unfiled return stalls them. Other program types test income a different way, which is why the right program depends on your filing situation.

The IRS lets a taxpayer request up to six more months to file an individual return, as long as the request comes by the original due date. The IRS guidance also makes a second point investors often miss: an extension to file is not an extension to pay. For lending purposes, an extended return is still an unfiled return.

Lenders that verify returns typically request an IRS transcript with the borrower’s signed consent, and the borrower approves or rejects that request. A return that was never filed leaves nothing to retrieve. Many full-documentation programs fall back to the prior year’s filed return, but that varies by lender and program, and no fixed rule applies across the network. Treat any unfiled-return file as case-by-case, never as a given.

Here is how the common situations usually play out:

Filing situation What a lender typically reviews Fit
Last year’s return filed, current year not Prior-year return plus current rent proof Full-doc line may work
Extension filed, return not submitted Non-return documents Bank-statement or rent-based line
Return filed but still processing Filed copy, or alternate documents Varies by lender
No recent return history Statements, 1099s, P&L Bank-statement or rent-based line

What Makes a Program the “Best” One Here?

The best program is the one whose income test matches the documents you actually have today. Leverage, title, credit, and property type then decide whether the file fits. No single program wins for every borrower, so judge fit against your situation, not a ranking.

Five criteria do most of the work:

1. Income basis. Does the program need a return, statements, or only rental income?

2. Title. Who holds the deed?

3. Leverage. How much equity does the line need to leave untouched?

4. Property type. Is the rental eligible?

5. Credit. Does the score clear the investment floor?

The broker advantage is simple. A single bank offers one doc type. A broker that shops several wholesale lenders can steer a file with an unfiled return toward a program that doesn’t depend on it, instead of waiting out a decline.

How Does Underwriting Treat an Investment Line, Step by Step?

Underwriting runs in a consistent order: title and occupancy, credit, the income test, valuation, then lien position. Occupancy comes first because it sets the leverage ceiling and credit floor. On an investment property through Lendmire’s network, the ceiling is 70% CLTV with a 700 minimum score.

1. Occupancy and title. The property is classified as an investment, which sets the 70% CLTV ceiling. Title must sit with an individual or an inter vivos revocable living trust.

2. Credit. A single credit report is pulled, and it must be no more than 90 days old at closing. The investment tier starts at 700.

3. Income test. This is the step your unfiled return affects. More on the three versions below.

4. Valuation. An investment line is capped at $500,000, and most lines at or below that size use an automated valuation with no traditional appraisal. A borrower can still request a full appraisal.

5. Lien position. The line stands alone in first or second position.

Debt-to-income is capped at 50% on the personal-income version, and the payment is qualified on the interest-only payment at the maximum draw.

Which Documents Replace the Return?

Bank statements, 1099s, a CPA-prepared profit-and-loss statement, asset records, and lease and rent documentation all can stand in for a return, depending on the program. The substitute depends on how you earn income, and a lender still reviews it in full.

Income profile Typical replacement documents
Self-employed owner 12–24 months of business or personal bank statements
1099 contractor 1099s plus statements
Rental-heavy investor Leases, rent history, deposits
Asset-based borrower Asset and account records

Bank-statement review typically covers 12–24 months, with deposits cleaned up and an expense factor applied. On this network, the business-account deposit analysis wants a 680 minimum, but investment already floors at 700, so statement income is never the binding constraint on an investment line.

The Three Structures: Full-Doc, Bank-Statement, and Rent-Based

Three structures exist, and each tests a different thing. A full-documentation line tests your personal income and debt. A bank-statement line tests deposits. A rent-based line tests whether the property’s rent covers the payment on the full credit limit.

Full-documentation line. Expect returns, a rental schedule, leases, and a valuation. It is the strictest path and the one an unfiled return interrupts most directly. If your last filed return is recent and your income is steady, this path can still be the cleanest.

Bank-statement line. Statements replace the return. This is often the practical choice for a self-employed investor whose returns are in progress. Qualification is on documented income under the applicable program, subject to lender guidelines.

Rent-based line. The property’s rent is tested against the payment on the full credit limit. No pay stubs, W-2s, or DTI test apply, though credit, equity, the property, and title are still reviewed. This structure is a DSCR-style test, and the complete DSCR loans guide explains the ratio in detail.

One caution on terminology: rent-based lines and DSCR purchase or refinance loans are different products. A DSCR cash-out refinance can accommodate entity-held properties, subject to program eligibility. The line product cannot.

A DSCR ratio compares rent to the housing payment only. Clearing it does not mean the property cash flows. Repairs, vacancy, management, utilities, and capex all sit outside that math.

Where the General Rule Breaks

The rule “pick the program that matches your documents” has real exceptions. These are the ones that catch investors most often.

LLC-held rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead. Do not assume entity rules transfer from a DSCR loan to a line.

Properties listed for sale. A property listed for sale, or listed in the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Credit below 700. This is a hard floor on investment, with no tier beneath it. A 720 score does not buy more leverage here either: both the 720 and 700 tiers reach 70% CLTV.

Larger lines. Anything above $500,000 is primary-residence only. An investment line cannot be sized past that.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Single-family, 2–4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible.

Portfolio size. A borrower with more than 15 financed properties is not eligible, and combined line exposure is capped.

Texas. Texas investment properties are eligible as non-homestead transactions, and the primary-residence rules do not apply to them.

Thin reported income. Depreciation and write-offs can make a landlord’s return look weaker than the real cash flow. That is exactly where a statement-based or rent-based line can fit better than a full-doc line.

What Does the Draw Structure Mean for Your Plan?

An investment line uses a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats during both periods rather than converting to a fixed term.

That last point matters. The CFPB explains that a HELOC is an open-end line that lets you borrow repeatedly during a draw period and usually carries a variable rate, so payments can change. When the draw ends, the payment shifts to principal and interest. Stress-test that shift before you commit.

The 75% closing-draw requirement is the part investors overlook. If you want a standby line you barely touch, this structure is not that.

Should You Apply Now or Wait for the Filed Return?

Apply now if the program you fit does not depend on the unfiled return. Wait if you need the full-documentation line and your last filed return is stale or does not reflect your income. The deciding factor is which income test your file can pass today.

Choice Advantage Tradeoff
Apply now on statements or rent No waiting on filing Documentation still required in full
Apply now on prior-year return Familiar path May understate current income
Wait for the filed return Cleaner full-doc file Funding delayed

Consistency matters either way. What you tell a lender should match what you later file. If your return is about to be filed, say so up front.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Four Scenarios: Which Route Fits?

Each of these is a pattern, not a promise of approval.

The landlord on extension. Picture an investor with several rentals whose return is on extension and unfiled. A full-doc line stalls. A bank-statement line or a rent-based line, if the title is clean and credit is 700 or higher, can proceed on other documents.

The self-employed owner with heavy depreciation. Say your return shows thin income because of write-offs. A statement-based line can capture deposits that the return understates, subject to lender guidelines.

The LLC owner. Consider a scenario where the rental sits in an LLC. The line is off the table until the property is re-deeded to an individual or revocable trust. A DSCR cash-out refinance may fit better, subject to program eligibility.

The retiree on asset income. Run the numbers on someone with no recent wage income. Asset records and rent documentation may carry the file, instead of a return.

In every case, the more equity you leave in the property, the cleaner the file. A larger equity cushion helps, but it never erases the credit floor, the CLTV ceiling, or property eligibility.

When a DSCR Cash-Out Refinance Is the Better Tool

A line keeps your first mortgage in place and gives revolving access, but it floats. A cash-out refinance replaces the first mortgage and can accommodate entity title. If you want a fixed structure, or the property sits in an LLC, a DSCR cash-out is usually the more practical option. Most DSCR cash-out files in the network top out around 75% LTV on standard rentals. Short-term-rental collateral tops out lower, at 70% on cash-out.

Key Terms Defined

Extension: An IRS filing-deadline extension that gives more time to file but not more time to pay.

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow from the line, often interest-only.

DSCR-style line: A line that tests whether the property’s rent covers the payment, instead of testing personal income.

Vesting: How title to the property is held, such as an individual or a revocable trust.

Transcript: An IRS record of a filed return that a lender can request with your consent.

Frequently Asked Questions

Can I get an investment property HELOC if my return is on extension?

Often yes, but not on a program that needs the return. An extended return is still unfiled, so full-documentation lines usually stall. Bank-statement and rent-based lines test other documents, subject to lender guidelines, credit approval, and property review.

Does a rent-based line skip underwriting?

No. A rent-based line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, equity, the property, and title are all still reviewed.

What credit score do I need on an investment line?

The investment floor in this network is 700, with no tier below it. Scores of 720 and 700 both reach the same 70% CLTV ceiling.

Can my LLC take out the line?

Not on this product. LLCs, corporations, and partnerships cannot hold title. The property would need a vesting change, or a DSCR cash-out refinance may be the better fit, subject to program eligibility.

Is the payment fixed?

No. Pricing floats during both the draw and repayment periods and never converts to fixed. After the interest-only draw ends, the payment shifts to principal and interest.
