Best Investment Property HELOC Program for Funding a Wedding From Rental Equity

Best Investment Property HELOC Program for Funding a Wedding From Rental Equity

The Quick Read: A rental-secured home equity line can fund a wedding only when the borrower holds title personally or in a revocable trust, meets the investment-property credit and combined-leverage limits, and the lender accepts personal-use proceeds, so the best program for your situation is the one whose guidelines you clear on all three counts at once. Lendmire is a mortgage broker, not a lender. It matches the file to a wholesale HELOC lender whose program fits the borrower and the property. Several details in this product surprise investors who are used to DSCR loans.

  • On an investment property, the network ceiling is 70% CLTV (combined loan-to-value), with a 700 minimum credit score and a $500,000 maximum line.
  • Title must sit with an individual or a revocable living trust. A rental deeded to an LLC does not fit this product.
  • At least 75% of the line is drawn at closing, so it behaves more like a lump sum than a flexible wedding fund.
  • Qualification runs on the borrower’s income and debts, with a 50% maximum debt-to-income ratio. It does not run on rent coverage.
  • This HELOC is placed in Lendmire’s 16 full-service states only, which is narrower than the 41-market DSCR footprint that includes Washington, D.C.

What Does “Best Program” Mean When the Money Is Going to a Wedding?

The best program is the one you can actually qualify for without breaking a rule on the way. For this use, that means three checks: vesting, leverage, and use of proceeds.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Most articles on this topic rank lenders. That is the wrong frame. Across a wholesale network, the guidelines differ by occupancy, credit tier, draw structure, and property type. Two investors with the same rental can land in different places because one holds title in an LLC and the other does not. The lenders that write a given file depend on those facts, not on a brand.

A wedding adds one wrinkle. The money is personal spending, while the collateral is a business asset. The line is not underwritten the way a DSCR loan is. It is underwritten on the borrower’s own income and debts. So a rental with strong rent coverage does not, by itself, make the file work.

How a Rental-Secured Line Works, Step by Step

A home equity line is an open-end credit line. The CFPB’s HELOC overview describes a draw period followed by a repayment period, where the balance is repaid on a schedule, often over ten or 20 years. The network’s investment-property version follows the same shape, with its own terms.

1. Equity test. The lender takes the property value, applies the CLTV cap, and subtracts every lien already on the property. On an investment property, the cap is 70% CLTV.

2. Valuation. Because an investment line tops out at $500,000, and full appraisals begin only above $500,000, the file normally runs on an automated valuation. A traditional appraisal is not typically ordered, though a borrower can request one.

3. Borrower review. The lender reviews a single-bureau credit score, which must be 700 or better on an investment property. It also reviews the debt-to-income ratio, qualified on the interest-only payment calculated on the maximum draw.

4. Title and property review. Title is checked for vesting, which must be an individual or a revocable living trust. The property type is checked against the eligible list.

5. Closing draw. At least 75% of the line is drawn at closing. That is a structural rule on both wholesale programs in the network.

6. Draw period. Investment lines use a 5-year interest-only draw. Later draws are available, with a $1,000 minimum on the program that states one.

7. Repayment period. After the draw period, the line amortizes over 25 years. Pricing floats through both periods and never converts to a fixed structure.

The line can sit in first or second lien position. A paid-off rental gives a first lien. A rental with a mortgage gives a second behind it, and the existing mortgage stays untouched.

The Equity Math, in Percentages

The math is simple. Take value, apply 70%, and subtract what is owed. Everything is a percentage of value, so the numbers carry across any property.

Run the numbers on a rental with no mortgage. The 70% CLTV cap leaves room for a line of up to 70% of value, before the $500,000 ceiling applies. Now picture an investor with a first mortgage equal to 40% of value. The line can reach 30% of value, since 40% plus 30% lands on the 70% cap. Tighten that further if the first lien is near 60% of value, because only 10% of value is left to borrow.

The CFPB’s 2014 HELOC booklet uses the same method with an illustrative 75% figure. That number is a teaching example, not a program rule.

Market surveys differ from this network. NerdWallet’s investment-property HELOC guide reports that lenders in the broader market typically look for a credit score of 720 or higher and at least 20% equity in the property. In this network, the investment-property ceiling is 70% CLTV, and the minimum credit score is 700. Credit above 700 does not raise that ceiling. A 720 and a 700 both land at 70%.

One more number matters. The minimum line is $25,000. Small wedding budgets can sit below what makes sense for a lien on a rental.

Where the Wedding Use Gets Tricky

The wedding is a one-time, fixed-date expense. The line is built for repeated draws, which is not what a wedding needs.

The 75% closing draw. A flexible line would let a couple draw a deposit now and the balance later. This one does not work that way. Most of the line is drawn on day one, interest begins on that drawn balance, and the cash waits in your account for vendor deadlines. Size the line to the actual budget, not to the maximum available. Oversizing means paying for money you do not need.

Floating pricing. The cost floats for the entire draw and repayment period. A wedding paid off in a few years behaves differently from a balance that rides for the full term. The CNBC Select piece on using home equity for a wedding notes that a HELOC lets you borrow only the amount you need. On this network’s investment line, the 75% closing draw narrows that advantage, so a closed-end structure may fit a fixed budget better.

Use of proceeds. The product is secured by a business asset, but the spending is personal. Whether a given lender accepts personal-use proceeds on an investment-property line is a program question. A general article cannot settle it. Raise the wedding purpose with the broker before the application, so the file lands with a lender that accepts it.

Tax. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Debt-to-income, not rent. Because the file runs on income and debts, the new payment is tested against your own earnings. Rent from the property is not the qualifying income. That is the sharpest mechanical difference from a DSCR loan, where the review centers on rental coverage against PITIA. Clearing 1.00 on a DSCR loan also does not equal positive cash flow, since repairs, vacancy, and management sit outside that calculation.

Which Product Fits? A Side-by-Side

Option Collateral Reviewed on Best when
Rental-secured HELOC The rental Borrower income and debts Title is personal, credit is 700+
Primary-home HELOC Your residence Borrower income and debts You live there and want the rental untouched
DSCR cash-out refinance The rental Rental coverage The rental sits in an LLC or the sum is fixed
Unsecured personal loan None Borrower income and debts You want no lien on the rental

A primary-home line has its own catch. The CFPB’s HELOC booklet warns that renting out your home may be prohibited under the terms of your line. That is why a primary-home line is the wrong tool for pulling equity out of a rental you operate. It can still fund a wedding using the equity in the home you live in, which is a different decision.

The DSCR cash-out refinance row is the usual alternative when the HELOC will not fit. Across most of the network, cash-out refinances top out around 75% LTV on standard rentals, with about six months of seasoning as the common expectation. Most programs want a credit score near 660, and 700 or higher opens the strongest leverage tiers. Cash-out files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Rental entities can often be accommodated subject to program terms. The cost is that a cash-out reprices the entire balance, not just the new money. Lendmire’s complete DSCR loans guide covers those structures.

Where the General Rule Breaks

The rule is simple: 70% CLTV, 700 credit, individual title. These named cases are where files break.

LLC or corporate title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Moving title out of an entity has its own consequences, so involve your attorney first.

Lines above $500,000. A line above $500,000 is primary-residence only. It needs a 700 credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. None of that applies to a rental.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered.

Listed property. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure is seasoned for 7 years, and a deed-in-lieu, pre-foreclosure, or short sale for 4.

Portfolio size. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

What went wrong Likely route
Title in an LLC Vesting change, or DSCR cash-out
Combined leverage over 70% Smaller line, or DSCR cash-out
Credit below 700 Build credit, or a DSCR route
Manufactured or log home Not offered in these programs
More than 15 financed properties Not eligible for this product

Stress-Test the Draw Before You Sign

A wedding adds a payment to a property that already carries one. Run three checks before applying.

First, test the rental. If rent covers the existing mortgage with room to spare, a second lien takes some of that cushion. Think of it as shrinking the margin that absorbs a vacancy.

Second, test your own income. The lender qualifies the interest-only payment on the maximum draw, and you should do the same. A payment that works only when rent is full is a risk, because the line is tied to your income, not to the property’s.

Third, test the future. A line already sitting on the rental can limit a later cash-out refinance, since the lien counts against available equity. Spending it on a wedding means it is not available there.

When to Skip It

Skip the rental-secured line if the budget is small, because the $25,000 minimum and the 75% closing draw push you into a bigger line than you need. Skip it if title sits in an LLC. Skip it if your credit sits just under 700, since there is no tier beneath that floor on investment properties.

Pulling equity for personal spending also has an opportunity cost. Equity used for a wedding does not produce rent. Lendmire’s piece Best Investment Property HELOC Program to Pull Cash From a Rental Without Selling It covers uses that do pay back.

Key Terms Defined

CLTV: Combined loan-to-value is the total of all liens on the property divided by its value.

Draw period: The interest-only stretch when you can borrow against the line, five years on investment-property lines.

Repayment period: The stretch after the draw period when the balance amortizes, 25 years on investment-property lines.

Vesting: The legal form in which title is held, such as an individual or a revocable living trust.

Automated valuation: A model-based value estimate used in place of a full appraisal on lines at or below $500,000.

DSCR: Debt service coverage ratio is rent divided by the property’s PITIA, used on DSCR loans and not on this product.

Frequently Asked Questions

How much can I borrow against a rental for a wedding?

On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a $25,000 minimum. The real number is 70% of value minus what you owe, so a rental with a large first mortgage leaves little room. Subject to lender guidelines and a full file review.

Do I have to draw the full line?

At least 75% of the line is drawn at closing. You can leave the remainder for later draws, which carry a $1,000 minimum on the program that states one. For a wedding budget you can estimate, size the line close to that number.

Can my LLC-owned rental secure the line?

No. Title must be held by an individual or a revocable living trust. A property already in an LLC needs a vesting change or a different product, such as a DSCR cash-out refinance, which can accommodate entities subject to program terms.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, and lines at or below that amount ordinarily run on an automated valuation. A higher CLTV may call for a secondary valuation, and you can ask for a full appraisal.

Is this available in every state?

No. The HELOC product is placed in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
