Best Investment Property HELOC Program on a Paid-Off Rental With No Mortgage Balance

Best Investment Property HELOC Program on a Paid-Off Rental With No Mortgage Balance

A rental you own free and clear is the cleanest collateral you can offer. It is also the point where many investors discover how narrow the HELOC field really is.

The Quick Read: The best program for a paid-off rental depends on your credit, your leverage needs, and how the property is titled, but the core investment HELOC terms are narrow: a first-lien line of $25,000 to $500,000, up to 70% combined loan-to-value, for borrowers with a credit profile of 700 or better, subject to lender guidelines. A wholesale broker matches your file to the program that fits. Lendmire does this as a broker and is never the lender.

  • The ceiling on an investment property line is 70% CLTV, and nothing above that exists in this network.
  • Credit above 700 does not raise leverage. Both the 720 and 700 tiers reach the same 70%.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold it.
  • The pricing floats for the whole life of the line and never converts to a fixed payment.
  • If the property sits in an LLC or you want a fixed payment, a DSCR cash-out refinance is usually the better path.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Changes When the Rental Has No Mortgage?

Paid-off status changes the lien position, the math, and the risk. It does not change the lender’s rules.

With no loan on the property, a new HELOC becomes the only recorded lien. That makes it a first-lien line. Lines in this network can sit in first or second position, so the lien itself is not the obstacle. Eligibility is.

The math also gets simpler. Combined loan-to-value (CLTV) adds every loan against the property and divides by its value. With a zero balance, the new line is the whole numerator. The full 70% cap is available to you instead of being eaten by an existing mortgage.

Your risk changes too, and this is the part investors skim past. The property carried no debt service yesterday. Once you draw, the rent has to cover a new payment, and the asset that made you debt-free is now the collateral.

Availability is the other shift. NerdWallet notes that not every lender offers an investment-property HELOC. It also says qualification is strict and limited, and looser for an owner-occupied home than for a rental. That matches what we see across the wholesale network: far fewer lenders write rentals than write primary homes. A paid-off balance sheet does not widen that pool.

How Does Underwriting Treat a Paid-Off Rental, Step by Step?

The lender reviews you first and the property second. An investment HELOC is a personal-credit product, not a rent-coverage product.

1. Credit pull. The lender uses a single-bureau score tied to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available. Investment lines require a 700 minimum, with no tier beneath it.

2. Debt-to-income. Your total debts divided by your income can run to 50% at most. The lender calculates the payment on the interest-only amount at the maximum draw, not on what you plan to borrow. That is a stricter test than most borrowers expect. How rental income counts toward your ratio depends on the lender’s program, so ask before you assume it helps.

3. Valuation. A line of $500,000 or less ordinarily uses an automated valuation, with no traditional appraisal. Investment lines cap at $500,000, so an investment HELOC usually sits in that lane. A higher CLTV can trigger a secondary valuation. You can also ask for a full appraisal.

4. Title and property review. The lender confirms vesting, property type, and that old liens were released of record. A clean title history matters more than usual on a no-mortgage file.

5. Sizing. The line is the lesser of 70% of value less existing liens (zero here) and the $500,000 cap. On a high-value rental the dollar cap binds first. On a modest one the percentage binds first.

Reserves, credit history seasoning, and housing history vary by program, so the lender confirms them during review.

What Does the Line Look Like After Closing?

Investment lines run one structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. Pricing floats across both phases and never converts to a fixed payment.

Two features surprise borrowers. First, at least 75% of the line is drawn at closing. This is not a mostly untouched safety net. It behaves much more like a loan that happens to float. Second, later draws carry a minimum of $1,000, so small top-ups are not an option.

The CFPB’s HELOC booklet describes the standard structure: a draw period, then a repayment period, with variable pricing tied to a public index. Your own program defines the exact lengths, and the figures above are the ones that apply here.

The repayment switch is the real risk. Interagency guidance from the OCC warns that borrowers can face substantial payment shock when principal payments begin at the end of the draw period. Plan for the day the payment steps up, not for the interest-only years. If the rent only just carries the interest-only payment, it will not carry the amortizing one.

Which Program Fits Your Situation?

The best program for you depends on property title, credit profile, leverage need, and whether you want a revolving feel or a fixed payment. A broker that shops several wholesale lenders matches those facts to the guidelines. No single lender is best for every file.

Factor Investment HELOC DSCR cash-out refinance
Underwritten on You: credit and DTI Property rent vs. payment
Max leverage 70% CLTV, investment property Around 75% LTV, standard rentals
Loan size $25,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC allowed, per program terms
Payment behavior Floating, never fixed 30-year fixed is the spine

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A cash-out on a short-term rental typically tops out at 70% instead, and it expects a 640 score and about 12 months of hosting history. On most DSCR cash-out files, expect around 6 months of seasoning, a 660 score, and about 6 months of reserves. A 620 floor exists in parts of the network.

Here is how the choice usually shakes out:

  • You hold title personally, want a modest amount of cash, and have strong credit. The investment HELOC fits. It gives a larger share of the line at closing and stays within the $500,000 cap.
  • You want a fixed payment or more than $500,000. A DSCR cash-out fits better, because the loan size range is much wider.
  • The rental sits in an LLC. A DSCR cash-out is the cleaner route, since the HELOC would first need a vesting change.
  • Your credit is under 700. The HELOC does not exist for you. A DSCR cash-out may, since some programs start at 620.

Coverage works differently on the DSCR side. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the property cash-flows. Repairs, vacancy, management, and utilities sit outside the ratio.

Lendmire’s DSCR cash-out guidance sits in the complete DSCR loans guide, which covers how these loans work from the beginning. DSCR investor programs run across 41 markets, including Washington, D.C. The HELOC is narrower, as the next section shows.

Where Does the General Rule Break?

Several edge cases can turn a clean paid-off file into a decline. Check them before you apply.

LLC or corporate title. Fee simple or leasehold must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Retitling a paid-off rental is practical because no existing mortgage is in the way, but talk to your attorney and insurer first.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and a 4-year path for deed-in-lieu, pre-foreclosure, or short sale.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program, and $750,000 on the other. A borrower with more than 15 financed properties is not eligible. Note that these totals include any lines on other properties.

Location. These lines are available in 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint. Some states add listing restrictions, and a property listed for sale in NC, PA, TN, TX, or WA is ineligible.

Large lines. A line above $500,000 is for primary residences only, so it will not apply to your rental.

Business-purpose vs. personal use. Business-purpose treatment looks at what the money is used for, not just the collateral. Keep that in mind if you plan to spend the proceeds on anything other than the rental business.

Key Terms Defined

First lien: The loan with first claim on the property if it is sold or foreclosed. On a paid-off rental, a new HELOC is the first lien by default.

Combined loan-to-value (CLTV): All loans against the property divided by its value. It is the leverage number lenders cap.

Draw period: The early years when you can borrow from the line and pay interest only. On investment lines it lasts 5 years.

Repayment period: The later years when principal is added and the payment steps up. On investment lines it lasts 25 years.

Vesting: The legal name under which the property is titled. For a HELOC it must be you or a revocable living trust.

Automated valuation: A computer estimate of value used instead of a traditional appraisal on smaller lines.

How Should You Prepare the File?

A clean file moves through review without surprises. Gather these before you ask a broker to shop it:

  • The vesting deed and evidence that every old lien was released of record.
  • A current insurance declaration for the rental.
  • Lease agreements or rent history.
  • Credit, income, and asset documentation for the borrower.
  • A plan for the end of the draw period, including how the payment steps up.

Frequently Asked Questions

Does a paid-off rental qualify for more leverage than one with a mortgage?

Not on the cap itself. The investment ceiling is 70% CLTV either way. What a paid-off property gives you is room: the whole 70% is available as the new line instead of being reduced by an existing balance. The $500,000 dollar cap still applies.

Can a rental held in an LLC get an investment HELOC?

No, not as titled. The borrower must be an individual or a revocable living trust. An LLC-held rental needs a vesting change or a DSCR cash-out instead, subject to program terms.

Will the lender order a full appraisal?

Usually not. Lines of $500,000 or less ordinarily use an automated valuation, and investment lines cap at that size. A higher CLTV may call for a secondary valuation, and you can request a full appraisal.

Will the rental income help me qualify?

It depends on the lender’s program. The HELOC is underwritten on your credit and a debt-to-income ratio up to 50%, using the interest-only payment on the maximum draw. A DSCR loan is the product that qualifies primarily on property-level rent.

What happens when the draw period ends?

The payment steps up, because principal begins amortizing over 25 years. Pricing keeps floating and never converts to fixed. Interagency guidance warns that borrowers can face payment shock at this point, so size the draw for the amortizing payment.
