Best Investment Property HELOC Program to Pay for Home Renovations

Best Investment Property HELOC Program to Pay for Home Renovations

The Quick Read: The best program depends on the property, the equity, and the borrower’s credit profile, and on an investment property the network ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum score and a $500,000 maximum line. Lendmire is a mortgage broker that shops select wholesale lenders and matches the file to the program.

  • Lines of this size run on automated valuation and commonly close without a traditional appraisal.
  • The structure is a 5-year interest-only draw followed by a 25-year repayment, with a floating price throughout.
  • LLC-titled rentals are not eligible for this line, and neither are condotels, manufactured homes or co-ops.
  • A line like this fits a leased rental with light-to-moderate work. A gut rehab usually belongs in different financing.

What Is an Investment Property HELOC?

An investment property HELOC is a revolving line of credit secured by a rental. It sits in first or second lien position. You draw on it, repay it, and draw again during a set draw period. During that window the payment is interest only. After it ends, the balance amortizes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is different from a home equity loan, which pays out one lump sum. The federal consumer-finance regulator’s HELOC explainer describes the draw period, the repayment period and how equity is figured: property value minus what is owed on the mortgage.

Mainstream HELOCs are built around owner-occupied homes. Investment-property lines are a narrower product, and many large retail lenders do not write them. That is why a broker with several wholesale lenders matters here. Each lender sets its own overlays, and the fit changes with the file.

How Does Underwriting Treat a Renovation Line?

Underwriting treats it as a combined-leverage test on the property as it stands today. The lender adds the existing first mortgage and the new line, then divides by the property’s value. On an investment property that combined figure tops out at 70% CLTV. That holds at both the 720 and 700 credit tiers, so a higher score does not buy more leverage here. It only buys eligibility.

Here is the sequence a file moves through.

1. Pick the collateral. The rental secures the line. Some investors instead use equity in their own home, which is a different file with a different ceiling.

2. Run the equity math. Value minus the first mortgage, then the 70% CLTV cap on the investment line. A prior cash-out can leave no room under that combined cap.

3. Check credit. The floor is 700 on an investment line. Reports can be no more than 90 days old at closing, and there are no rescores.

4. Check debt-to-income. The maximum is 50%, and the lender qualifies the borrower on the interest-only payment calculated on the maximum draw. That detail catches people. The test uses the full line, not the amount you plan to use first.

5. Order the valuation. A line at or below $500,000 ordinarily runs on an automated valuation. A borrower can still request a full appraisal.

6. Close and draw. At least 75% of the line is drawn at closing. Any later draw carries a $1,000 minimum, except in Texas, where the minimum is $4,000.

Notice what is missing. This is a personal-credit, personal-income product on a property that happens to be a rental. It is not a DSCR product.

What Are the Draw and Repayment Terms?

On an investment property the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes can also use a shorter 3-year draw with a 17-year repayment, but that option does not apply to an investment line.

The large initial draw is the part that reshapes renovation planning. Because at least 75% of the line is drawn at closing, you carry interest on most of the line from day one. A renovation with unknown scope does not get the pay-only-for-what-you-use benefit that people expect from a HELOC. Size the line close to the budget.

The CFPB’s brochure on HELOCs adds two warnings worth reading before you sign. Lenders may reduce a line if the property value falls. And a HELOC generally must be paid off in full if you sell the property, which matters for anyone planning to renovate and flip.

Key Terms Defined

CLTV: Combined loan-to-value, which adds the first mortgage and the new line, then divides by the property’s value.

Draw period: The window when you can borrow from the line, paying interest only.

Repayment period: The stretch after the draw period when the balance amortizes and you can no longer borrow.

Lien position: Whether the line sits ahead of other debt on the property (first) or behind an existing mortgage (second).

DSCR: Debt service coverage ratio, which compares a rental’s income to its monthly housing obligation, and which is the basis of a separate loan product.

Automated valuation: A model-based property value used in place of a full appraisal.

What Property and Title Rules Apply?

Single-family homes, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property, and agricultural zoning are not offered. Rural property can also fall outside the lane, so confirm the zoning and use early.

Title is the sharpest structural limit. The borrower must hold title individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or it moves to a DSCR cash-out refinance instead. Whether a vesting change is wise is a legal question, so talk to counsel and your lender before moving title.

Exposure limits apply too. A borrower is capped at three lines, with combined exposure of $2,000,000 on the higher-leverage structure and $750,000 on the longer-runway structure. A borrower with more than 15 financed properties is not eligible.

The program is also available only in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint of investor loans across 40 states plus Washington, D.C.

Which Renovation Projects Fit This Line?

A leased rental with light-to-moderate work fits well. Think kitchens, flooring, roofs, systems, or a unit refresh between tenants that does not take the property offline. The borrower’s income and credit carry the file, and the rent keeps the property cash-flowing during the work.

A gut rehab does not fit. A vacant or unrentable property has no rent supporting the carry. Rehab of that scale usually calls for short-term bridge or fix-and-flip financing with funds released in stages, followed by a longer-term refinance once the unit is stabilized.

A borrower can also run it in the other order. Renovate with a line, stabilize the unit, then look at a DSCR cash-out refinance when the numbers support it. Lendmire’s complete DSCR loans guide covers how that refinance side is reviewed.

HELOC or DSCR Cash-Out: How Do They Compare?

They solve different problems. A line leaves the existing first mortgage in place. A cash-out refinance replaces it. If the first mortgage has terms worth keeping, the second-lien line protects them. If the property sits in an LLC, the borrower has no line option and a DSCR cash-out is the path.

Factor Investment HELOC DSCR cash-out
Reviewed on Borrower credit and DTI Property rent vs. payment
Investment ceiling 70% CLTV Around 75% LTV, standard rentals
Credit floor 700 620 floor in parts of network
LLC title Not eligible Subject to program terms
First mortgage Stays in place Replaced
Line or loan size Up to $500,000 Up to $3,000,000 on standard programs

DSCR cash-out generally expects about six months of seasoning. DSCR compares rent to the full housing payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capex sit outside the ratio. Coverage below 1.00 is available through select lenders in the network with leverage and terms adjusted.

Where Do the General Rules Break?

Several edge cases change the answer.

Prior cash-out. An earlier cash-out refinance can leave no room under the 70% combined cap, so the line shrinks or disappears.

A line above $500,000. That size is primary-residence only. It needs at least a 700 credit profile (720 on the longer-runway structure, which applies to primary residences only), caps at 75% CLTV, and needs a full appraisal. It does not apply to a rental, where the 700 floor and 70% cap govern.

Using the home’s equity instead. An investor can borrow against a primary residence to fund rental work. The ceiling there is higher, but 90% CLTV requires a 720-or-better credit profile (and is also available on a second home, though not above a $500,000 line), and the collateral is the investor’s own home. A mistake in the rental can now threaten the house.

Recent derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure or short sale follows a 4-year path.

Property listed for sale. In several states, a property that is listed, or was listed within the past 60 days, is ineligible. That catches renovate-then-sell plans.

How Should You Budget the Renovation?

Size the line near the budget, with a contingency. Then stress the cash flow before you sign.

Run three checks on the property as it will look during the work. First, can the rent still carry the first mortgage and the line’s interest-only payment? Second, what happens if the unit sits vacant for a stretch between tenants? Third, what happens when the pricing floats up, since it floats through both periods?

Then judge the return. Compare the rent the project may support against what the line costs to carry. An improvement may support a higher appraised value, depending on comps and underwriter review. It does not promise one.

The CFPB’s HELOC explainer also notes that the payment follows the current balance, so a paid-down line costs less to carry. That helps only if you repay between draws.

How Is the Interest Treated at Tax Time?

Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

How Does a Broker Find the Right Program?

The best program for your situation depends on property type, credit profile, leverage need and how the title is held. Each wholesale lender sets its own overlays, so a file that fits one may miss another by a single detail, such as vesting or lien position.

Lendmire does not lend. It arranges the file through select wholesale lenders, matches the scenario to the program and flags the title or leverage problem before it reaches review. Everything stays subject to lender guidelines, full file review and credit approval, and none of it is a commitment to lend.

Prepare these before the first conversation: the current first mortgage balance, a rough renovation budget with contingency, proof of title in your own name or a revocable trust, the lease on the rental, and a credit report that will not age past 90 days by closing.

Frequently Asked Questions

Can I get a HELOC on a rental property for renovations?

Yes, in some cases. On an investment property the line caps at 70% CLTV with a 700 minimum score and a $500,000 maximum. The borrower must hold title individually or in a revocable trust. Eligibility depends on the lender, the file and the state.

Does a higher credit score raise my leverage on an investment line?

No. A 720 score and a 700 score both reach 70% CLTV on an investment line. The higher score matters more on primary residences and second homes, where the ceiling is higher and 90% CLTV is available only at 720 or better.

Will the lender order a full appraisal?

Usually not. Because an investment line is capped at $500,000 and full appraisals begin above that size, these files run on automated valuation and commonly close without a traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower can request a full appraisal.

Can my LLC-owned rental qualify?

No. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this line. The options are a vesting change, with counsel’s guidance, or a DSCR cash-out refinance, subject to program terms.

Is a HELOC better than a DSCR cash-out for a renovation?

It depends on the first mortgage, the title and the scope. A line leaves a first mortgage in place, while a cash-out replaces it and may reach a higher leverage on standard rentals. For heavy rehab, a staged bridge loan usually fits better than either.
