The Quick Read: The best program depends on how the property is titled, your credit profile, how much cash you need, and whether the deadline can move. A line on a rental runs through a narrow set of lenders, and the file fails more often on title and credit than on speed.
- Investment-property lines in Lendmire’s wholesale network cap at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
- The borrower must hold title personally or in a revocable living trust. An LLC cannot hold title on these lines.
- Lines at or below $500,000 ordinarily use automated valuation, so a full appraisal is not usually the bottleneck.
- If the property sits in an LLC or the need exceeds the cap, a DSCR cash-out refinance is the usual route.
Why the Bank Says 40 Days
The time goes to stages, and not all of them compress.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
| Stage | Where the time goes | Can you shorten it? |
|---|---|---|
| Lender selection | Many banks do not write rental lines | Yes, by asking the right lender first |
| Application and documents | Leases, entity papers, credit, debts | Yes, by pre-staging |
| Valuation | Appraisal scheduling or automated review | Partly, by program choice |
| Title and vesting | Chain of title, entity or trust review | Only if the title is clean up front |
| Underwriting | Combined leverage, DTI, credit review | Rarely |
| Closing and funding | Signing and recording | Rarely |
The first row is the one most investors skip. NerdWallet notes that not all lenders offer HELOCs on investment properties and that qualification is strict. A bank that does not write the product does not move slowly. It declines, and the clock restarts at the next lender.
A broker shops that first row. Lendmire works with a wholesale network of HELOC lenders, so the file goes to a program that actually writes rental lines. The time saved is in avoided dead ends. Lendmire does not set or promise a timeline.
What Is an Investment Property HELOC, Exactly?
It is a revolving line secured by a rental you own. You draw against it, repay, and draw again until the draw period ends. In the wholesale network, an investment line is a standalone line in first or second lien position. It is not a purchase loan.
A line does not buy the property. It produces cash you bring to the purchase, the rehab, or the reserves. That is why investors open one before they need it.
Not every bank calls it a HELOC on a rental. A “line of credit secured by investment property” is sometimes the product name a credit union or community bank uses.
How Underwriting Treats the Line, Step by Step
Here is the path of a file through the network.
1. Credit review. Investment lines require a 700 minimum credit score. That is a hard floor with no tier beneath it. Credit above 700 buys eligibility, not extra leverage, because both the 700 and 720 tiers reach the same ceiling on an investment property. The report must be no more than 90 days old at closing.
2. Leverage test. Combined loan-to-value (CLTV) adds every lien on the property plus the new line. The ceiling on an investment property is 70% CLTV. Market surveys report ceilings up to 80% at some lenders, per NerdWallet, but that is a market-wide figure. The network figure on an investment property is 70% CLTV.
3. Debt-to-income test. The maximum is 50%. It is 45% for credit profiles from 600 to 679, and a ratio above 45% needs a 680 score. On an investment line the 700 credit floor already clears those lower bands. The qualifying payment is calculated on the interest-only payment at the maximum draw, not on what you plan to draw.
4. Valuation. Because an investment line caps at $500,000 and full appraisals begin above that size, these lines sit in the automated-valuation lane. A traditional appraisal is not ordinarily required, though a higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal.
5. Title and vesting. The individual borrower or an inter vivos revocable living trust must hold title. This step catches more files than any other. Section below.
6. Closing and draw. At least 75% of the line is drawn at closing. Size the line to the actual need, not to the largest number the program allows.
Where a Rental Line Gets Stuck: Title
LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Many investors hold rentals in an LLC for liability reasons. If a property is already deeded to an LLC, the options are a vesting change or a different product.
Retitling takes its own steps and can interact with the existing first mortgage and title insurance. Treat it as a project with its own deadline, not a last-minute fix. Title questions are also where a 40-day bank quote stretches further.
For an LLC-owned rental, a DSCR cash-out refinance is the usual alternative, subject to lender program eligibility.
Line Size, Structure, and Draw Terms
The line size runs $25,000 to $750,000, with Michigan’s floor at $10,000. Anything above $500,000 is primary-residence only, so an investment line tops out at $500,000.
Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The pricing floats through both periods and does not convert to fixed. The CFPB explains that HELOCs generally carry a variable rate and that payments are often significantly higher once the draw period ends. That payment step-up should be modeled before the line is opened, not after.
A borrower is limited to three lines in the network. A borrower with more than 15 financed properties is not eligible. Both are exposure rules that matter to investors with larger portfolios.
Property types in play: single-family, 2-4 units, PUDs, townhomes, and condominiums including non-warrantable. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning.
Availability is narrower than DSCR. The HELOC programs run in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Lendmire’s DSCR programs cover 41 markets, including Washington, D.C. A property outside those 16 states has to move to a DSCR option.
Which Route Fits Your Situation?
The best program for your situation turns on a few facts about the file.
| Your situation | Likely route | Why |
|---|---|---|
| Personal or trust title, 700+ credit, need within the cap | Investment HELOC | Fits the program; automated valuation lane |
| LLC holds title | DSCR cash-out refinance | LLCs cannot hold title on the line |
| Need exceeds the line cap | DSCR cash-out refinance | Investment lines stop at $500,000 |
| Credit under 700 | DSCR cash-out refinance | 700 is the hard floor on investment lines |
| Rental bought recently | DSCR cash-out, once seasoned | Cash-out expects about 6 months of seasoning |
| Property outside the 16 states | DSCR options | HELOC availability is state-limited |
DSCR cash-out is a refinance, not a line. It replaces the existing first mortgage. On most files in the network it tops out around 75% LTV on a standard rental. Select programs start at a 1.00 coverage floor, and stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. A 620 credit floor exists in parts of the network, though most programs want about 660.
Clearing 1.00 on a DSCR file is not the same as positive cash flow. The test compares rent to principal, interest, taxes, insurance, and dues. Repairs, vacancy, management, and capex sit outside it.

Pre-Staging the File
Most preventable delays are document gaps. Before the application goes in, gather:
- Deed or vesting evidence showing exactly how title is held.
- Trust certification, if a revocable trust holds title.
- Current leases and a rent roll for the subject property.
- Mortgage statements for every lien on the property.
- Hazard insurance declarations page.
- A list of every financed property, since credit and exposure rules apply across all of them.
- Credit report that will still be under 90 days old at closing.
Clean paperwork gives the lender fewer preventable gaps to review. It does not guarantee approval.
When the Line Will Not Land Before Your Deadline
Run a parallel plan. A line that is already open and funded by the contract deadline is the best outcome, but the sequencing has to be honest.
- Ask for a contract extension early. Sellers often grant it before the deadline, rarely after.
- Use a bridge for the gap. Short-term capital covers the purchase, and a line or cash-out repays it after. That works only if the bridge payoff is planned before it is borrowed.
- Switch to a refinance if title or leverage rules the line out. The refinance path has its own seasoning and documentation, so decide before the deadline, not at it.
- Do not borrow more than the deal needs. Because most of the line is drawn at closing, a larger line means more interest-only carry from day one.
If the deal falls through after the line is open, the balance remains. That is the risk of rushing.
Key Terms Defined
CLTV: Combined loan-to-value, which adds every lien on the property, including the new line, and divides by value.
Draw period: The stretch in which you can borrow against the line and pay interest only.
Repayment period: The stretch after the draw period when the balance amortizes and payments rise.
Automated valuation: A model-based value estimate that stands in for a full appraisal.
Vesting: The legal form in which title to the property is held, such as an individual, a trust, or an LLC.
Seasoning: The ownership time a lender expects before it will lend against a recent purchase or refinance.
Mistakes That Cost Time
- Applying to a bank that does not write rental lines, then starting over.
- Assuming LLC-held property qualifies for a personal-name line.
- Sizing the line to the maximum when only part is needed.
- Forgetting the repayment-period payment step-up in the hold-period model.
- Counting the line as a purchase loan when it only provides cash to bring to the table.

Frequently Asked Questions
Can I get a HELOC on a rental property held in an LLC?
Not on the network’s investment lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. The borrower must be an individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.
Do investment-property lines require a full appraisal?
Usually not. Lines at or below $500,000 ordinarily run automated valuation, and an investment line cannot exceed $500,000. A higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal. The lender decides based on the file.
What credit score do I need?
A 700 minimum on an investment property. Both the 700 and 720 tiers reach the same 70% CLTV ceiling, so a higher score does not buy more leverage on a rental. Below 700, the DSCR cash-out path is the usual alternative.
Can I use my primary home to fund a rental purchase instead?
Yes, a line on a primary residence is a separate and widely offered product with different ceilings. Because the primary home secures it, the home is at risk if the line is not repaid. That is a different risk from borrowing against the rental itself.
Is the rate fixed after the draw period?
No. On the network’s lines, pricing floats through both the draw and repayment periods and does not convert to fixed. Some lenders elsewhere offer fixed-rate conversion on part of the balance, per the FTC, but that is not a feature of these programs.
Will a recent purchase block the line?
A recent purchase or refinance can affect eligibility, and DSCR cash-out generally expects about 6 months of seasoning. Confirm the seasoning rule for the specific program before relying on either route.
