Best Investment Property HELOC Program When You Don’t Fit Conventional Guidelines

Best Investment Property HELOC Program When You Don't Fit Conventional Guidelines

The Quick Read: The best program depends on which guideline you miss. An investment property HELOC on the wholesale network Lendmire brokers through carries a 700 credit floor, a 70% CLTV ceiling, and personal-name title. A DSCR cash-out refinance, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, picks up many investors those rules turn away.

  • On an investment property, the line tops out at 70% CLTV and $500,000, and 700 is a hard credit floor.
  • Title must sit in your personal name or a revocable living trust. LLC-held rentals are out.
  • Pricing floats during the draw and the repayment period. It never converts to fixed.
  • If you miss on credit, title, or property type, a DSCR cash-out is usually the cleaner route.
  • Lendmire is a broker. It matches your file to a program, and lenders make the decisions.

What an Investment Property HELOC Actually Is

An investment property HELOC is a revolving line of credit secured by a rental you own. You borrow against equity, repay, and borrow again within the limits of the line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On this network, the line is a standalone product in first or second lien position. A first lien means the rental is free and clear. A second lien means it sits behind your existing mortgage.

The structure is a 5-year interest-only draw period, then a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Draws after closing start at a $1,000 minimum on the longer-runway structure. Investment lines run only this one structure, so you do not get a shorter-draw option.

Lines run from $25,000 up to $500,000 on an investment property. Anything larger is reserved for primary residences.

Here is the catch: this product is thin. NerdWallet notes that not every lender offers HELOCs on investment property, and that those who do set strict requirements because they see higher default risk. Plenty of large retail lenders simply decline rentals. That scarcity is the whole reason a broker who sees many wholesale programs matters here.

How Underwriting Treats an Investment HELOC, Step by Step

Underwriting here is a personal-credit exercise first and a property exercise second. It is not rent-based. Here is the sequence a file moves through.

1. Occupancy and property type. The lender confirms the collateral is an eligible rental. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable ones) all qualify. Modular factory-built homes are eligible only on the longer-runway structure. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not eligible.

2. Title check. Fee simple or leasehold title must be held by you personally or by a revocable living trust. This step knocks out more investors than any other. More on that below.

3. Credit. The program works from a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed. An investment line requires at least 700. Because 720 and 700 both reach the same 70% CLTV, a higher score buys eligibility, not extra leverage.

4. Debt-to-income. DTI is the share of your monthly income that goes to debt. The ceiling is 50%, and the lender tests it on the interest-only payment calculated at the maximum draw. Not on what you plan to draw. On the full line.

5. Combined leverage. The lender adds your first mortgage balance and the new line, then divides by value. On an investment property, that total cannot exceed 70%.

6. Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, an investment HELOC commonly closes with an automated valuation and no traditional appraisal. You can request a full appraisal in any case.

7. Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure, and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

All of this is subject to lender guidelines and full file review. Nothing here is a commitment to lend.

The Equity Math (Percentages, Not Dollars)

The 70% ceiling is combined, not stand-alone. Say you own a rental and your first mortgage equals 50% of its value. The most the new line can add is 20 percentage points of value, up to the $500,000 cap.

Now say your first mortgage already sits at 65% of value. Only 5 points remain, and a line that small may not be worth the file. (A thin cushion is a common reason an otherwise clean file stalls.)

Compare that with a free-and-clear rental. The line could use the full 70%, though it still stops at $500,000.

NerdWallet puts the maximum loan-to-value around 80% in the broader market, with many lenders sitting below 70%. On this network, the investment-property ceiling is 70% CLTV. Treat any figure above that as a market-wide statistic, not what the network offers.

Where the Standard Rule Breaks: Named Edge Cases

Most people searching this topic are not average borrowers. They hit one of these walls.

The rental sits in an LLC

This is the sharpest limit. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on this product. Many investors move rentals into an LLC for liability reasons, then find the HELOC door closed.

You have two paths. One is to change the vesting, which means deeding the property out of the LLC. That can raise due-on-sale, title-insurance, and transfer questions, so talk to a real estate attorney first. The other is a DSCR cash-out refinance, where LLC vesting may be allowed, depending on program guidelines.

Credit below 700

There is no tier beneath 700 on an investment line. A 680 score fails, however strong the property is. DSCR programs are more flexible here. A 620 floor exists in parts of the network, and most programs want about 660. Scores of 700 and above unlock the strongest leverage tiers.

Personal DTI above 50%

This product tests you, not the building. A rental that cash-flows beautifully can still fail if your personal debts are heavy. DSCR files shift the weight to the property’s rent against its own payment, which is why many investors with big portfolios and heavy debt loads land there.

Larger lines and bigger portfolios

An investment line cannot exceed $500,000. A borrower is also limited to three lines, and an investor with more than 15 financed properties is not eligible. If you are scaling, those caps arrive sooner than you expect.

Lines above $500,000 exist only on primary residences. They require 700 or better (720 on the longer-runway structure), cap at 75% CLTV, and need a full appraisal. None of that applies to a rental.

Recently listed, wrong property type, or wrong state

Some states bar properties listed for sale, or listed within the past 60 days. Condotels and mixed-use buildings are out. Availability is also limited to Lendmire’s 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.

Short-term rental owners get no special path here. The line is underwritten on you and the equity. For rental-income-based financing on a short-term rental, DSCR is the route, and short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Which Route Fits Which Problem?

Match the problem to the product. This is the part most investors skip.

Your situation Likely route Why
Personal name, 700+ credit, low first mortgage Investment HELOC Keeps your first mortgage intact
Rental held in an LLC DSCR cash-out Title rules block the HELOC
Credit 620-699 DSCR cash-out HELOC floor is 700
DTI above 50% DSCR cash-out Is reviewed on rent against payment
Need above $500,000 DSCR cash-out HELOC investment cap is $500,000
2-4 unit building Either Both accept 2-4 units
Manufactured home or log home Neither Not offered on the network

HELOC vs. DSCR Cash-Out: What Each One Tests

The two products ask different questions. A HELOC asks whether you personally can carry the debt. A DSCR cash-out asks whether the property’s rent covers its own payment.

Factor Investment HELOC DSCR cash-out
What it tests Your credit and DTI Rent vs. payment
Max leverage 70% CLTV About 75% LTV on a standard rental
Entity title Not allowed Subject to lender program eligibility
Structure Revolving line One lump sum
Existing first mortgage Stays in place Replaced

For a standard rental, a DSCR cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. For short-term-rental collateral, the cash-out ceiling is 70%. DSCR loans typically reach up to $3,000,000 on standard programs, with smaller balances available through select lenders.

Coverage works like this. DSCR divides rent by PITIA, which is principal, interest, taxes, insurance, and HOA dues. Select programs start at 1.00. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage. See the complete DSCR loans guide for the full breakdown.

One warning: clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.

Reserves on DSCR files commonly run around 6 months of PITIA. They vary by lender, leverage, loan size, and transaction type. Conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Larger loans typically step up to about 9 months.

The trade-off, honestly stated: the HELOC leaves a low first mortgage untouched, while a cash-out refinance replaces the entire balance. If your first mortgage is cheap, that matters. If it is not, the HELOC’s main advantage disappears. It is a genuine toss-up on a case-by-case basis, and the numbers decide it.

For more on that choice, Lendmire’s piece on how an investment property HELOC compares with a DSCR loan walks through the decision.

Payment Risk: Why This Line Is Not a Set-and-Forget Tool

The line has two phases. In the draw period you pay interest only. In repayment, the balance amortizes and the payment jumps.

The CFPB’s HELOC explainer describes the same pattern: a draw period, then a repayment period, with payments often significantly higher once repayment begins. It also notes that pricing on these lines is usually variable. On this network, pricing floats through both phases and never converts to fixed.

Picture an investor who draws the full line to fund renovations on a vacant duplex. The interest-only payment feels manageable. Then the draw period ends, and the payment steps up while the unit is still being leased. Vacancy does not pause the payment.

That is why most investors treat the line as a bridge, with a refinance or sale as the exit.

What to Prepare Before You Apply

Assemble these first, based on your situation.

  • Personal-name owners: a recent credit report you can share, a current mortgage statement, and proof of insurance.
  • LLC holders: a decision on whether to change vesting, or pivot to a DSCR file.
  • Multi-property investors: a schedule of every financed property, since housing history applies across all of them.
  • Properties with leases in place: current leases and a rent roll.

Housing history matters too. On the longer-runway structure, the standard is 0x30x6 and 1x30x12 at 640 and above. Tradelines need to be seasoned as well: two seasoned 12 months, or one seasoned 24.

How a Broker Finds the Right Fit

Lendmire is a mortgage broker, not a lender. It works with select wholesale lenders, and it matches your file to a program rather than steering you to one source.

That matters because the lenders that write investment HELOCs differ on property types, tradeline rules, and derogatory seasoning. One program may decline a foreclosure history outright, while another accepts it after 7 years. Each figure applies only within its own program’s terms. Investment files follow the 7-year and 4-year seasoning path regardless.

The best program for your situation depends on your property type, credit profile, leverage need, and how the property is titled. Sometimes the answer is a HELOC. Often, for investors who don’t fit, it is a DSCR cash-out refinance.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line and pay only interest.

Repayment period: The phase after the draw period, when the balance amortizes and the payment rises.

Lien position: Whether the line sits first in line to be paid (first lien) or behind another mortgage (second lien).

Vesting: How title is held, whether in your name, a trust, or an entity like an LLC.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment.

Seasoning: The waiting period a lender wants between two events, such as buying a property and cashing out on it.

Frequently Asked Questions

Can I get a HELOC on a rental I hold in an LLC?

Not on this network. Title must sit in your personal name or an inter vivos revocable living trust. Corporations, partnerships, LLCs, and irrevocable, blind, or land trusts cannot hold title. You can change vesting after talking with an attorney, or pursue a DSCR cash-out refinance, where entity title may be allowed subject to lender program eligibility.

What credit score do I need for an investment property HELOC?

At least 700, and that is a hard floor with no tier beneath it. A 720 score reaches the same 70% CLTV as a 700, so a higher score adds eligibility, not leverage. If you sit between 620 and 699, DSCR programs are often the more workable path, subject to lender guidelines.

Will an appraisal be required?

Usually not a traditional one. An investment line caps at $500,000, and lines at or below that ordinarily use an automated valuation. A higher CLTV may call for a secondary valuation. You can request a full appraisal anytime.

Does a DSCR loan work if my personal debts are high?

Often, yes. A DSCR cash-out looks mainly at whether rent covers the property’s payment, subject to lender guidelines, rather than at your personal DTI. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

How many investment lines can one borrower hold?

Three lines at most. A borrower with more than 15 financed properties is not eligible. Investors scaling past those limits tend to move to DSCR financing.
