Best Investment Property HELOC Program With a Fully Digital Application and Closing

Best Investment Property HELOC Program With a Fully Digital Application and Closing

The Quick Read: The right equity line on a rental depends on how the property is titled, your credit score, the equity left after your first mortgage, and the property type, because digital steps change how you apply and sign but never what the lender requires.

  • On Lendmire’s wholesale network, an investment line tops out at 70% of the property’s value counting the first mortgage and the line together, with a 700 minimum credit score and a $500,000 maximum line, subject to lender guidelines.
  • The property must be held by you personally or by a revocable living trust. An LLC cannot hold title on these lines.
  • Lines at this size are typically valued with an automated model, so a traditional appraisal is commonly not needed.
  • “Fully digital” has layers: a digital application, electronic signing, and a remote notarized closing. The last layer depends on state law, the title agent, and the lender.
  • Lendmire arranges these lines in 16 full-service states, which is narrower than its 41-market DSCR footprint.

Key Terms Defined

You will see these terms throughout, so here they are in plain words.

  • HELOC: A home equity line of credit, a revolving line secured by a property you own.
  • CLTV: Combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.
  • Lien position: Where a loan sits in line for repayment if the property is sold or foreclosed. A first lien is paid before a second lien.
  • Draw period: The stretch when you can borrow from the line, usually paying interest only.
  • Automated valuation: A computer-generated value estimate used instead of sending an appraiser to the property.
  • Remote online notarization (RON): Signing and notarizing documents electronically over a live video session after your identity is verified.
  • Hybrid closing: A closing where some steps happen online and some happen on paper or in person.
  • DTI: Debt-to-income ratio, your monthly debts compared with your monthly income.
  • DSCR: Debt service coverage ratio, which compares a rental’s income to its full monthly debt obligation.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Which Program Is Best for a Rental HELOC?

The best program for your situation is the one whose rules match your property, title, credit, and equity. No single lender wins for every investor. Lendmire is a mortgage broker, not a lender. It works with select wholesale HELOC lenders and matches each scenario to the program that fits.

That matching matters because rental lines are scarce. Experian says qualifying for a HELOC on a rental is generally harder than on a primary home, because lenders see more risk. It expects stronger credit and reserves. On Lendmire’s network, an investment line caps at 70% CLTV, with no tier above it.

Credit works in an unusual way here. A 720 score and a 700 score both reach the same 70% ceiling, up to $500,000. Credit above 700 buys you nothing extra in leverage. It simply has to clear the 700 floor, and there is no tier beneath it.

So when someone asks which program is best, the useful answer starts with questions. Do you hold title personally? Is the property a type these lines accept? Does your first mortgage leave room under 70%? Those answers narrow the field before any digital feature does.

What “Fully Digital” Actually Covers

A fully digital HELOC means the application, document upload, valuation, signing, and notarization all happen online. Only some of that is within a lender’s control. The closing step also depends on state law, the title or settlement agent, and lender policy.

Think of it as layers:

1. Application and uploads. You enter the property and ownership details and upload documents from a phone or laptop.

2. Valuation. On investment lines, this is usually an automated model.

3. Disclosures and e-sign. You consent to electronic delivery, then sign electronically.

4. Notarization and recording. The security instrument, the document that pledges the property as collateral, must be notarized and then recorded with the county.

First American, a title insurer, separates remote closings into three models: remote online notarization (RON), remote ink-signed, and hybrid. The table below sets them beside the traditional in-person route:

Method How signing works Where it can break
RON E-sign and e-notarize over video State law, agent, lender policy
Remote ink-signed Paper mailed ahead, wet-signed on video Mail logistics, notary rules
Hybrid Part online, part in person Some steps need a visit
In person Paper signing with a notary present Scheduling and travel

Ask any program two separate questions. Is the application digital? Is the closing digital for this property in this state? A yes to the first does not promise a yes to the second. Nobody can promise a specific closing path before the title agent and lender confirm it.

Digital tools remove paperwork friction, but they do not change the underwriting. The lender still reviews equity, credit, title, and property type.

How Underwriting Treats an Investment Line, Step by Step

The lender checks the equity, the credit, the borrower’s debts against income, the value, and the title. A HELOC leans on you as a borrower. A DSCR loan leans on the property’s rent.

Step 1: Lien position and CLTV. The line is a standalone loan in first or second position. If you keep a first mortgage, the line sits behind it. Your first balance plus the full line must fit under 70% of value.

Step 2: Credit. The minimum is 700 on an investment property. The score model uses a single bureau, keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not allowed. Housing history and tradeline standards vary by program.

Step 3: Income and DTI. Maximum DTI is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not just the amount you borrow today. That is a stricter test than it sounds. A line you plan to use lightly is still underwritten as if fully used.

Step 4: Valuation. An investment line is capped at $500,000, and full appraisals begin only above that size. So these lines sit in the automated valuation lane. A higher CLTV may call for a secondary valuation, and you can always request a full appraisal.

Step 5: Title and property. The lender confirms vesting and property type. More on both below.

Step 6: Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years. A deed-in-lieu, pre-foreclosure, or short sale needs 4.

The Structure of the Line

Every investment line on the network follows one structure. You get a 5-year interest-only draw period, then a 25-year fully amortizing repayment period. The pricing floats through both periods and never converts to fixed. That means your payment moves, which matters when the same payment competes with your rental’s income.

At least 75% of the line is drawn at closing. This surprises investors who want an unused line standing by. The draw-at-closing question gets its own treatment in Lendmire’s article on an investment property HELOC without an initial draw at closing.

Lines run from $25,000 up to $500,000 on investment property. Larger lines are limited to primary residences.

Lendmire places these files with two wholesale programs. One emphasizes higher leverage and the other a longer repayment runway. They differ on exposure limits. Combined exposure across your lines caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. You can hold up to three lines. An owner of more than 15 financed properties is not eligible.

Where the General Rule Breaks

Most investor surprises come from these edge cases, not from the digital steps.

LLC ownership. Many investors hold rentals in an LLC. On these lines, an LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title, per lender program requirements. Only the individual borrower or an inter vivos revocable living trust can. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a different product. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and is the usual alternative. Lendmire’s complete DSCR loans guide walks through that route.

Property type. Eligible properties include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. On the longer-runway program, 2-4 unit properties need a 640 minimum score, which the 700 investment floor already exceeds. Not offered: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property. Barndominiums are also outside these programs.

Listing status. In several of the available states, a property listed for sale, or listed within the past 60 days, is ineligible.

Existing first mortgage terms. Your first lender’s own documents may limit a junior lien. Read them before you apply.

Digital limits. A county that cannot accept electronic recording, a notary-state mismatch, or a valuation that needs a secondary review can each push a file toward a hybrid or in-person step. That is a limit of the closing system, not a flaw in your file.

Geography. Lendmire arranges these lines in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. A rental outside those states needs a different product.

What the Decision Looks Like in Practice

Picture an investor who owns a duplex in her own name. Her first mortgage balance sits at roughly half the property’s value. A 70% CLTV ceiling leaves room for a line worth about 20% of value, as long as the line stays under $500,000. Her credit score clears 700, and her debts fit under the 50% DTI test. With a valuation from the automated model, the deal works toward a digital signing.

Now change one fact. The duplex sits in an LLC. The digital process no longer matters, because the title does not fit. She is looking at a vesting change or a DSCR cash-out refinance.

A few tradeoffs deserve straight talk.

Variable payments. The Consumer Financial Protection Bureau describes a HELOC as an open-end line with a draw period followed by a repayment period, and warns that you could lose the property if you cannot repay. Here the collateral is your rental. Because the line floats and 75% or more is drawn at closing, size it against your worst month, not your average one.

Coverage versus cash flow. DSCR compares rent to the full monthly debt obligation, meaning principal, interest, taxes, insurance, and association dues. Clearing 1.00 on a DSCR loan is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital costs sit outside the calculation. A HELOC works differently, since it underwrites you through DTI.

Taxes. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Who this is wrong for. Skip this line if you want leverage above 70% on a rental, hold title in an LLC, want a fixed payment, score under 700, or own in a state outside the 16.

Before you apply, gather these documents:

  • Government ID and the names exactly as they appear on title
  • The deed or vesting documents, or the trust certificate if a revocable living trust holds the property
  • Your latest first mortgage statement
  • Proof of property insurance
  • Income documents to support your DTI

Having these ready keeps a digital file from stalling on a missing upload.

Frequently Asked Questions

Can I close an investment property HELOC entirely online?

Sometimes. A digital application is common, but a fully remote closing depends on state law, the title or settlement agent, and the lender’s policy. Remote online notarization, an ink-signed remote session, a hybrid closing, and an in-person signing all exist. The path is confirmed file by file, so ask which one applies before you rely on it.

Do I need an appraisal?

Usually not on an investment line. These lines cap at $500,000, and full appraisals begin only above that size, so the automated valuation lane applies. A higher CLTV may require a secondary valuation, and you can request a full appraisal in any case.

Can my LLC take the line?

No. These programs require title in your own name or in a revocable living trust. If your rental sits in an LLC, the options are a vesting change or a DSCR cash-out refinance, which depends on program terms for entity-held property.

How much equity do I need?

Enough that your first mortgage plus the line stays at or under 70% of the property’s value, with a 700 minimum credit score and a maximum line of $500,000. Market surveys often report caps near 80% on rentals, but those describe the broader market, not this network.

Is this available in every state?

No. Lendmire arranges these lines in 16 full-service states. The DSCR investor platform is wider, so a rental outside the 16 states may fit a DSCR loan instead.
