Best Investment Property HELOC Program With a Fully Online Application

Best Investment Property HELOC Program With a Fully Online Application

The Quick Read: The best program for your situation is the one that matches your property, credit profile, and combined leverage. On Lendmire’s wholesale network, an investment line caps at 70% CLTV (combined loan-to-value), reaches $500,000, and wants a 700 credit score. Most of the application can run online, while the valuation, title, and lien review still happen behind the screen. Lendmire is a mortgage broker that matches your scenario to a wholesale lender. It is not the lender.

  • A 700 credit score is a hard floor. Scores above 700 do not buy more leverage.
  • The rental must be titled in your own name or in a revocable living trust. An LLC cannot hold title on these lines.
  • Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
  • Availability is limited to 16 states, which is narrower than Lendmire’s DSCR footprint. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What Does Fully Online Actually Mean?

Fully online describes how the file is collected and signed. It does not describe a looser credit box. The underwriting rules are the same whether you apply on a screen or at a branch.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is how the stages usually break down. Exact steps differ by lender and state.

Stage Can run online May still need a person
Application and credit pull Yes Rarely
Document upload Yes Follow-up requests
Valuation Automated on most investment lines Full appraisal if requested or required
Title and vesting review Partly Yes, someone reviews the deed
Signing Often e-signed Depends on lender and state
Draws after closing Often online Varies by plan

Online speeds up document intake, but it does not replace the human review of title and vesting.

How to vet a fully online claim before you apply

Ask five direct questions:

1. Does the lender write lines on rental property at all, or only on a primary home?

2. Does the valuation run automatically, or does it need a visit?

3. Can the lender accept your title as it stands today?

4. Is the signing handled electronically in your state?

5. Are draws managed online after closing?

A broker can run these questions across several wholesale lenders at once. That matters because the answers differ from lender to lender.

What an Investment Property HELOC Is, and Why the Box Is Tighter

A HELOC is an open-ended line of credit secured by real estate. You draw against it, repay, and draw again within set limits. On a rental, the lender treats the risk as higher than on a primary home. NerdWallet notes that a HELOC on an investment property can be harder to get than one on a primary home for exactly that reason.

Market surveys report that many lenders cap investment-property lines at 80% loan-to-value, and many set the threshold below 70% (NerdWallet). On Lendmire’s network, an investment property line caps at 70% CLTV. Treat the network figure as your planning number.

For comparison, primary-residence lines on the same network reach 90% CLTV, but only for borrowers with a 720 or better credit profile. That tier does not apply to a rental.

How Underwriting Treats the File, Step by Step

The process follows a set order. Each step can stop the file.

1. Pick the property and the title. The line sits on a property you own personally or through a revocable living trust. It can be in first or second lien position.

2. Check your credit. The lender pulls a single-bureau score tied to the primary wage earner. On an investment property, 700 is the floor. The report must be no more than 90 days old at closing, and rescores are not allowed.

3. Measure combined leverage. The lender adds every lien on the property and divides by the property’s value. The CFPB’s HELOC booklet illustrates the idea: take a percentage of the home’s value, such as 75 percent, then subtract what is owed. On an investment line, the percentage is 70.

4. Run the debt-to-income test. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not just the amount you plan to use.

5. Value the property. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation. You can also request a full appraisal.

6. Review title and property eligibility. The lender confirms vesting, property type, and liens.

7. Close and draw. At least 75% of the line is drawn at closing. After that, the minimum subsequent draw is $1,000 (Texas is $4,000).

DTI is a personal-credit test. The lender qualifies you as a borrower, so how any rental income counts toward DTI depends on the lender. A DSCR loan works differently: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The Program Parameters in One Place

These are typical ranges from select wholesale lenders in Lendmire’s network. They are subject to lender guidelines and full file review, and they are not a commitment to lend.

Item Investment property line
Maximum CLTV 70%
Minimum credit score 700
Line size $25,000 to $500,000
Draw structure 5-year interest-only, then 25-year repayment
Drawn at closing At least 75% of the line
Maximum DTI 50%
Valuation Automated at or below $500,000
Title Individual or revocable living trust

Credit above 700 buys eligibility, not leverage. A 700 score and a 720 score both reach the same 70% CLTV on an investment property, and 700 is a hard floor with no tier beneath it. Pricing floats during both the draw and repayment periods and never converts to a fixed structure.

Structures and Variations

Investors use a HELOC in two ways.

A line on your primary residence. You draw against your own home and use the cash for a rental down payment or rehab. Primary-residence lines can reach higher CLTV tiers for strong credit. The tradeoff is that your home is the collateral. If the rental disappoints, the home is still on the hook.

A line on the rental itself. Here the rental is the collateral, which keeps your primary home out of the lien. You remain personally liable for the debt, though, and the rental can be lost if the line goes unpaid. The cost is a tighter box: 70% CLTV, a 700 score, and a $500,000 ceiling.

Property types also matter. Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and barndominiums are not offered. Commercial, mixed-use, and agriculturally zoned properties are not offered either.

Where the General Rule Breaks

The main rules above have named exceptions. Each one can change your route.

An LLC-held rental. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead. DSCR loans to LLC-titled entities are available subject to lender program eligibility.

A property that is listed for sale. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property that is listed, or was listed within the past 60 days, is ineligible.

Too many lines or properties. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

A line above $500,000. On the network, a line above $500,000 is primary-residence only. It requires a full appraisal and a 700 or better credit profile (720 on the longer-runway structure). That does not help a rental owner. If you need more than $500,000 from a rental, the DSCR route is the one to look at.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Rental restrictions on a home line. Some home-line agreements restrict renting out the home. If you use a primary-home line and later convert that house to a rental, read the agreement first.

A sale. If you sell the pledged property, the balance is generally due in full at closing of the sale.

Collateral risk. The CFPB states that you could lose your home if you fall behind. The same logic applies to a rental pledged as collateral. The same page notes that lenders can charge certain fees, so ask about annual fees and minimum-draw rules before you sign.

A Worked Scenario (Modeled, Not Market Data)

Picture an investor who owns a duplex personally and holds a 720 credit score. Assume the first mortgage equals 45% of the automated valuation. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

On an investment property, the 70% CLTV ceiling leaves up to 25 points of room for the line. The lender qualifies the investor on the interest-only payment at the maximum draw, so the 50% DTI test is run against the full line, not the planned draw. Because at least 75% of the line is drawn at closing, most of that borrowing is in place from day one.

Now change one fact. Say the duplex is titled in an LLC. The line is off the table until the title changes. The investor looks at a DSCR cash-out instead, which tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

That second route changes the question. A DSCR loan checks whether rent covers the full payment (principal, interest, taxes, insurance, and any HOA dues), not whether your paycheck does.

HELOC or DSCR Cash-Out? A Decision Table

Your situation Likely route
Rental in your name, modest cash need Investment property HELOC, 70% CLTV
Rental in an LLC DSCR cash-out, subject to program terms
Need above $500,000 DSCR cash-out
Credit below 700 DSCR cash-out, where credit floors are lower
Equity in your primary home Primary-residence line, 90% CLTV needs 720+

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Across Lendmire’s network, DSCR cash-out refinances top out around 75% LTV on a standard rental. A 70% ceiling applies to short-term-rental cash-out. Credit floors start at 620 in parts of the network, most programs want about 660, and 700 or better unlocks the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Coverage works as a separate test. A 1.00 coverage ratio is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.

Any DSCR loan that pays off an existing line is treated by the lender as a refinance with its own rules, so confirm the treatment before you count on it. The complete DSCR loans guide walks through how those loans work from the ground up.

What the Line Does to Your Next Purchase

An open line adds debt to your personal file. It also adds a lien on the pledged property and counts toward your exposure limits. On a DSCR purchase file, a line on a different property generally does not enter the coverage ratio, though the lender still sees the debt.

If you use line proceeds for a rental purchase, keep clear records of where the money goes.

Payments float with the balance, since pricing floats and never converts to a fixed structure. During the draw period you owe interest-only payments. When the repayment period starts, the payment includes principal. Model both stages before you draw.

How to Prepare Before You Apply

Start with title: confirm the deed names you or your revocable living trust. Pull your credit report and check that nothing will age past the 90-day window. Gather a current lease or rent roll for the rental, plus any documents the lender requests for the first mortgage.

If you want help from a second borrower, Lendmire’s piece Best Investment Property HELOC Program With a Co-Signer or Co-Borrower on the Application covers how that works. If an application has already been turned down, see Lendmire’s guide Best Investment Property HELOC Program When a Home Equity Application Is Denied.

Key Terms Defined

CLTV (combined loan-to-value): the total of every lien on the property divided by its value.

Draw period: the stretch when you can borrow against the line. On investment lines here, it lasts 5 years and is interest-only.

Repayment period: the stretch after the draw period when you pay the balance down. On investment lines, it runs 25 years.

Automated valuation: a computer-generated value estimate used in place of a full appraisal.

Vesting: the way title is held, such as in your own name or in a revocable living trust.

DTI (debt-to-income): your monthly debt payments divided by your monthly income.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment on the property.

Frequently Asked Questions

Can I get an investment property HELOC if my rental is in an LLC?

Not as titled. On this network, LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on an equity line. The fix is a vesting change into your own name or a revocable living trust, or a DSCR cash-out instead.

Does a fully online application mean there is no appraisal?

Often, yes. Investment lines cap at $500,000, so they ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation, and you can request a full appraisal.

How many lines can I hold, and is there a property limit?

A borrower is limited to three lines. A borrower who owns more than 15 financed properties is not eligible. Combined exposure also has a cap that depends on the program.

Is the line available in every state?

No. Lendmire’s equity-line programs are limited to 16 states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. DSCR investor loans cover a wider footprint of 41 markets, including Washington, D.C.

Will my payment stay the same after the draw period?

No. Pricing floats during both the draw and the repayment period and does not convert to fixed. The payment can also change when the interest-only draw ends and principal repayment begins.
