Best Investment Property HELOC Program With No Minimum Draw Requirement

Best Investment Property HELOC Program With No Minimum Draw Requirement

The Quick Read: On an investment property, the best program for a no-minimum-draw goal does not exist in the form most investors imagine, because the lines Lendmire places through its wholesale network require at least 75% of the line to be drawn at closing. A zero-balance standby line is not available there. What does exist is a clear set of terms to compare, and a few smart ways to size the line around the required draw.

  • Investment-property lines in the network cap at 70% CLTV and $500,000, with a 700 minimum credit score.
  • At least 75% of the line is drawn at closing; later draws carry a separate minimum on one program.
  • Title must sit with an individual or a revocable living trust, not an LLC.
  • Qualification runs on personal credit, debt-to-income, and equity, not on rent.
  • If you need a truly undrawn reserve, a different structure may fit better.

Investors searching this phrase usually want a standby pool of equity they can tap only when a deal appears. That goal is reasonable. The mechanics of an investment-property line make it harder to reach than it sounds. This guide explains why, then shows where the exceptions and alternatives sit.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “No Minimum Draw” Actually Mean?

“No minimum draw” is a contract term, not a product category. It can describe three different things, and lenders use the phrase loosely.

Term What it is When it applies
Initial draw Amount you must take at closing Day one
Per-draw minimum Smallest withdrawal allowed later Every later advance
Minimum balance Amount that must stay outstanding Throughout the draw period

The CFPB’s HELOC explainer confirms all three exist as plan features, and says some plans require an initial amount to be borrowed when the line opens. The agency’s consumer booklet lists minimum draw amounts among the terms a lender must disclose. So the answer to “does this plan have a minimum” lives in the credit agreement, not in the product name.

Most searchers mean the first one: can I open the line and leave it at zero? On the lines in this network, the answer is no.

Can You Get a HELOC on an Investment Property at All?

Yes, though the field is narrow. NerdWallet notes that not every lender offers these lines, so the lender pool is smaller and requirements run stricter than on a primary-home line. Multiple appraisals may also be possible.

That scarcity is why a broker matters. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the property, credit profile, and goals to the program that fits. The best program for your situation depends on title, credit, leverage need, and how much you actually want drawn on day one.

How Underwriting Treats an Investment-Property Line

Underwriting on this product is personal, not property-based. Here is the sequence, step by step.

1. Collateral. The line is a standalone line secured by the property, in first or second lien position. Combined loan-to-value adds every lien and divides by property value.

2. Credit. On an investment line, 700 is a hard floor with no tier beneath it. Both 700 and 720 reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage.

3. Debt-to-income. The maximum is 50%, and a ratio above 45% requires at least a 680 score. The qualifying payment is calculated on the interest-only amount at the maximum draw, not on what you plan to borrow.

4. Valuation. Because an investment line caps at $500,000, it falls in the automated-valuation lane and commonly closes with no traditional appraisal. You may still request a full appraisal.

5. Title. The borrower must hold title individually or in a revocable living trust.

Notice what is missing: rent. This is not a DSCR product. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC qualifies the borrower. If you want a refresher on that difference, the complete DSCR loans guide covers it.

Where the Closing Draw Comes From

On every line in the network, at least 75% of the commitment is drawn at closing. Pricing floats during both the draw and repayment period and never converts to fixed.

The practical effect is simple. A line is not a reserve. Most of it becomes a balance on day one, with interest accruing from that moment. Investors who wanted an emergency or opportunity fund get a loan instead.

Only one of the network’s two wholesale programs states a minimum for later draws: $1,000, or $4,000 in Texas. The other does not state one. Each figure applies only within its own program.

The Structures That Exist

Investment lines run one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The 3-year draw and 17-year repayment structure exists on primary residences and second homes only. Tennessee shortens the investment terms to 5 and 10 years.

Factor Investment line Primary or second home
Max CLTV 70% Up to 90% at 720+
Max line $500,000 Up to $750,000 (primary only above $500,000)
Min credit 700 Lower, by tier
Draw structures 5-year only 3-year or 5-year

The 90% ceiling exists only at a 720 or better profile on primary and second-home lines. It never applies to a rental.

Sizing the Line Around the Required Draw

The line math is simple: property value times the CLTV cap, minus existing liens. Take a rental valued at $600,000 with an existing first lien equal to 40% of value. At the 70% CLTV investment ceiling, the available line is roughly 30% of value, which sits under the $500,000 cap, so equity is the binding limit.

Now compare two investors. One sizes the line to the full available amount and must draw at least 75% of it on day one. The other sizes a smaller line to match what the planned project actually needs. The second pays less interest on money sitting idle. Sizing down is the cleanest workaround when the closing draw cannot be waived.

This is an illustrative exercise. Actual availability depends on the property, credit, and full file review.

Where the General Rule Breaks

Several edge cases change the answer.

  • LLC-owned rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
  • Eligibility limits. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable, are eligible.
  • Portfolio size. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Geography. The HELOC offering is available only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
  • Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

First-time investors face another gap. The product needs an owned property with equity, so someone buying the first rental typically starts with a purchase loan instead.

What Does the Investor Decision Look Like?

Match the tool to the actual goal. Inside this network, every line carries the closing draw, so a true undrawn reserve is not on the menu. If that is the goal, the honest answer is that this product does not deliver it, and the investor should weigh whether a different structure, outside these programs, fits better.

If you want… Consider Why
Capital for a rental held in an LLC DSCR cash-out refinance Reviewed on the property’s rent
One lump sum for a purchase DSCR cash-out refinance or purchase loan No draw-minimum question
Revolving access on a personally held rental Investment line, sized small Accepts the closing draw
A line you can leave fully undrawn Plan outside this network Every network line requires the closing draw

The payment-shock point matters most. After the draw period, borrowing stops and principal begins. The CFPB notes that payments are often significantly higher in repayment. Stress-test the rental against that repayment obligation before drawing, not after.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Draw period: The stretch when you can borrow, repay, and borrow again, usually paying interest only.

Closing draw: The portion of the line you must take when the loan closes.

Open-end line: A revolving credit line you can reuse up to its limit.

Vesting: The legal form in which title to the property is held.

Questions to Ask Before Applying

  • Is there a required draw at closing, and what percentage?
  • Is there a per-draw minimum, and does it change by state?
  • Does the plan require a minimum outstanding balance?
  • Can the property be held in my name or a revocable trust?
  • What does the repayment period look like on my full balance?

Frequently Asked Questions

Can I open an investment-property HELOC and never draw on it?

Not through the lines in Lendmire’s network. At least 75% of the line is drawn at closing, so a zero balance is not available. Some lenders elsewhere market undrawn lines, but the term varies plan by plan, so read the credit agreement.

Can an LLC hold the property?

No. Title must sit with an individual or a revocable living trust. A property in an LLC would need a vesting change, or a DSCR cash-out refinance, subject to lender program eligibility.

What credit score do I need?

Investment lines require at least 700. Both 700 and 720 reach the same 70% CLTV, so a higher score does not add leverage. Final eligibility is subject to lender guidelines and full file review.

Does rental income qualify me?

Not directly. The line qualifies the borrower on credit, debt-to-income, and equity. Rent is the primary qualifier on DSCR loans, which is why investors with LLC-held rentals often move there.

What is the maximum line?

Investment lines run up to $500,000 at 70% CLTV. Larger lines above that size are for primary residences only.
