The Quick Read: Not directly: your line size comes from the equity in the property that secures it, up to 70% combined loan-to-value and $500,000 on an investment property, not from the short-term rental’s price or rent, and the cash works as a down payment only if the purchase lender accepts borrowed funds.
- The line is secured by a property you already own, not the rental you want to buy.
- On an investment property, the network ceiling is 70% CLTV with a $500,000 maximum line and a 700 minimum credit score.
- On a primary residence, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
- Bank statements change how your income is documented. They do not change how big the line can be.
- A short-term rental purchase loan is a separate approval with its own leverage cap, credit floor, and reserve rules.
Three Products Hiding in One Question
You are blending three things, and each has its own rules. A HELOC is a revolving line secured by a property you own. A bank statement program is a way of documenting your income through deposits. A DSCR loan is the usual product for buying the rental itself, and it is judged on the property’s rent.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Put them together and “no down payment” really means this. You borrow cash against one property, then use that cash as the down payment on a second property. Two loans, two sets of tests.
One availability note up front. Lendmire is a mortgage broker, not a lender. It places home equity lines through select wholesale partners in 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA). That is narrower than its 41-market DSCR footprint, which covers 40 states plus Washington, D.C.
How Is the Maximum Line Calculated?
The line equals the property’s appraised value times the maximum CLTV, minus the liens already on it. CLTV means combined loan-to-value: your first mortgage plus the new line, as a share of the property’s value. Then the dollar cap and credit tier apply on top.
The federal consumer agency CFPB describes the same logic. The lender takes a percentage of value and subtracts what you owe. It also notes the lender can restrict further draws if the home’s value falls significantly.
Here is how that plays out across Lendmire’s wholesale network. Typical ranges are below, and every figure is subject to lender guidelines and full file review.
| Collateral | Max CLTV | Credit needed | Line size |
|---|---|---|---|
| Investment property | 70% | 700 minimum | $25,000 to $500,000 |
| Primary residence | Up to 90% | 720+ for the 90% tier | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Primary residence, over $500,000 | 75% | Higher credit tier | Full appraisal required |
Lines run from $25,000 to $750,000 in most states (Michigan’s floor is $10,000). A line above $500,000 is primary-residence only.
On an investment property, 700 and 720 both reach 70% CLTV. Credit above 700 therefore adds eligibility rather than leverage, and 700 is a hard floor with no tier beneath it.
Two Worked Examples
Take a rental you own with a first mortgage equal to 50% of its value. Under the 70% investment ceiling, the line can reach up to 20% of the property’s value, and never more than $500,000.
Now say you own a primary residence with a first mortgage at 60% of value and a 720-plus credit profile. At the 90% primary-residence ceiling, the room is up to 30% of value. In this comparison, the home you live in offers more room for down payment cash than the rental does.
Texas primary residences are the exception. They are homesteads and cap at 80% combined loan-to-value.
What Does “Bank Statement” Actually Change?
Bank statements change the documentation, not the ceiling. HousingWire’s non-QM guide lists the bank statement HELOC as its own product for self-employed homeowners. It describes a review of 12 to 24 months of actual deposits, with an expense factor on business accounts.
In practice, the underwriter strips out transfers between your own accounts, loan proceeds, and one-time deposits. What remains is divided over the lookback period to get monthly qualifying income. It is documented income, not no documentation, and the file still gets a full review.
Short-term rental payouts from booking platforms count as deposits only if they are cleanly traceable. Money commingled across personal and business accounts is harder to trace. Keeping rental income in its own account makes the analysis cleaner.
Two limits matter more than the deposit math:
- Debt-to-income: The maximum is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment at the maximum draw, so a large line weighs on you even before you spend it.
- Business accounts: They require a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the deposit analysis is never the binding constraint on an investment line. The debt-to-income limit still applies.
Non-QM is a large corner of the market. Bank statement loans were about 34% of volume and DSCR or investor loans about 29%, per the same HousingWire guide, out of roughly $239 billion.
Can Borrowed Cash Be Your “No Down Payment”?
Sometimes, but the HELOC lender does not decide. The purchase lender does. Some purchase programs accept equity-line proceeds, some cap the borrowed share, and some want a slice of your own seasoned cash. Confirm that before you open or draw the line.
Here is the stack in plain terms. On a short-term rental purchase, the network typically goes up to 75% LTV, which means about 25% down. If a HELOC covers that 25%, you are financed at close to 100% of the price, before closing costs. You also owe reserves, and those are separate from the down payment. They vary by lender, leverage, and loan size, and commonly run around 6 months of PITIA. PITIA is principal, interest, taxes, insurance, and association dues.
Short-term rental purchases carry their own expectations. Select programs want a 640-plus score and about 12 months of hosting history. They also want 1.00 coverage on a purchase. For context, 1.00 is where many select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. A larger down payment can lift your coverage. It never erases the leverage caps, credit floors, or reserve rules.
The strongest files clear both tests: enough equity and enough rental coverage. Lendmire’s piece on whether a bank statement HELOC or a cash-out refinance fits a short-term rental walks through that choice in detail.
What About the Draw Structure?
Investment lines use a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. That means you start paying on borrowed money before the rental closes, whether you need all of it or not.
The cost of the line floats across the draw and repayment periods and never converts to fixed. The FTC notes that these lines carry a variable cost and that your home serves as collateral. A DSCR loan can be fixed. You are pairing a floating payment with a rental that may not have a track record.
Which Properties and Borrowers Fit?
The collateral property can be a single-family home, a 2-4 unit, a PUD, a townhome, or a condo (non-warrantable condos included). Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Title is the sharpest difference from a DSCR loan. The property must be held by you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the line. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. DSCR loans can close in an LLC, subject to program terms.
Other limits to know:
- A borrower is limited to three lines.
- A borrower owning more than 15 financed properties is not eligible.
- A bankruptcy needs 4 years of seasoning. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
- Because an investment line caps at $500,000, it is structurally in the automated-valuation lane and commonly closes without a traditional appraisal. You may still request a full one.
When Should You Skip This Route?
Skip it if your plan only works when the line is drawn in full, or if the home securing it is your primary residence and you cannot absorb a payment increase. The CFPB states plainly that a default on a line secured by your home can cost you the home.
Passing the DSCR test is also not the same as making money. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it, and the HELOC payment generally sits outside it too, but it still comes out of your pocket. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
| If this is you… | Consider |
|---|---|
| You own a rental with solid equity and good rent coverage | DSCR cash-out refinance |
| You own a primary residence with equity and 720+ credit | Bank statement HELOC for the down payment |
| Your rental sits in an LLC | DSCR cash-out, since the line cannot be vested in an LLC |
| Credit is below 700 and the collateral is a rental | A DSCR path, since the investment line floors at 700 |
| You have no equity and no seasoned cash | Build reserves first; stacking debt will not fix the file |
A DSCR cash-out refinance tests the rent instead of your deposits. It tops out around 75% LTV on standard rentals and 70% on short-term-rental collateral, with about 6 months of seasoning as the common expectation. Tax treatment varies; consult a qualified professional. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Key Terms Defined
CLTV (combined loan-to-value): Your first mortgage plus the line, divided by the property’s value.
Draw period: The stretch when you can borrow from the line and pay interest only. Investment lines run 5 years.
Bank statement documentation: Qualifying on documented income from 12 to 24 months of deposits, subject to lender guidelines.
Lien: A lender’s legal claim on a property until the debt is repaid.
DSCR (debt service coverage ratio): Monthly rent divided by the monthly PITIA.
Reserves: Liquid cash the purchase lender wants you to hold after closing.
Frequently Asked Questions
Can a bank statement HELOC fund 100% of a short-term rental?
No. The line is secured by a property you already own, so it cannot buy the rental by itself. It can supply cash for the down payment if the purchase lender accepts borrowed funds. You still need a separate purchase loan, plus reserves.
What is the most I can borrow on an investment property?
Up to 70% CLTV minus your existing liens, capped at $500,000, with a 700 minimum credit score and a $25,000 minimum line. Lines above $500,000 are primary-residence only. These are typical network ranges, subject to lender guidelines.
Does short-term rental income raise the line size?
No. The line is sized from value, liens, CLTV, and the dollar cap. Rental income can help you pass the debt-ratio test, but it does not lift the ceiling.
Does the HELOC payment count in the DSCR?
The DSCR test looks at the rental’s rent against its own PITIA. The line’s payment generally sits outside that ratio. Even so, it is a real cash obligation that comes out of your pocket.
Is a primary-residence line better than an investment line?
It usually offers more leverage on a primary residence, where the ceiling reaches 90% CLTV only at a 720-or-better credit profile. An investment property line stays at 70% CLTV. The tradeoff is that your home secures the primary-residence line. The right fit depends on your equity, credit, and how much risk you can carry.
