How Much Can You Borrow on a Bank Statement HELOC for Landlords Who Want the Timeline?

How Much Can You Borrow on a Bank Statement HELOC for Landlords Who Want the Timeline?

The Quick Read: On a rental, the maximum line equals the property’s value times a 70% combined loan-to-value ceiling, minus every lien already on it, and it can never exceed $500,000. Bank statements only document income, so they do not raise that limit. The timeline depends mostly on title, valuation method, and how clean the statements are.

  • Ceiling: on an investment property, the network ceiling is 70% CLTV, with no tier above it.
  • Dollar cap: investment lines run $25,000 to $500,000.
  • Credit: 700 is the minimum, and 720 buys no extra leverage on a rental.
  • Title: an individual or a revocable living trust can hold the property. An LLC cannot.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal.

A landlord weighing this line has two questions: how big can it be, and how soon can it be usable? The first question has a formula. The second has stages you can mostly prepare for, but not a number we can promise. This article covers both. It also covers when a different product, a DSCR cash-out refinance, is the better tool.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated on a Rental?

The formula is simple: property value times the CLTV ceiling, minus existing liens. On an investment property across Lendmire’s wholesale network, that ceiling is 70% CLTV. Combined loan-to-value counts the first mortgage and the new line together against the property’s value.

Run it this way, using round modeled numbers rather than a quote. Say a rental is worth $600,000 and carries a $300,000 first mortgage. Seventy percent of $600,000 is $420,000. Subtract the $300,000 first mortgage and the maximum line is $120,000. That is arithmetic from the ceiling, not an offer.

Three limits can bind, and the smallest one wins:

Limit What it means on a rental Who controls it
Equity Value × 70% CLTV, minus liens Market and paydown
Dollar cap $500,000 maximum line Program
Credit and DTI 700 minimum score; 50% maximum DTI Borrower profile

For most landlords with a sizable mortgage, equity binds first. The $500,000 cap only matters on a highly equitable or debt-free property. A rental worth $1,000,000 with no mortgage would compute to $700,000 on the formula, yet the line stops at $500,000. Investment equity above that cannot be reached through a HELOC at all.

Credit works differently than many borrowers expect. Both the 720 and 700 tiers reach the same 70% on an investment property. A higher score buys eligibility, not extra leverage, and 700 is a hard floor with no lower tier beneath it.

For context, market surveys report different ceilings elsewhere. Experian cites a typical investment-property HELOC cap of 80% with a score of at least 720. Those are market-wide figures. The network figure for an investment property is 70% CLTV, and nothing above it exists.

Do Bank Statements Increase How Much You Can Borrow?

No. Bank statements change how income is documented, not how much equity you can reach. Qualification still turns on credit, title, the property, and debt-to-income. A bank statement HELOC is a documentation method, not a separate product with its own leverage.

The lender reads consecutive months of statements instead of tax returns. Deposits are scrubbed, and an expense factor reduces them before they count as income. The result feeds a debt-to-income test, which tops out at 50% and is run on the interest-only payment calculated on the maximum draw.

That last point matters. Business bank accounts require a 680 minimum for the deposit analysis, and investment already starts at 700. So the income method is rarely what holds a landlord back. Equity, title, or the dollar cap usually does.

A HELOC is also an equity product reviewed on you. It differs from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. If your personal income is hard to document, the DSCR route can be easier to fit, and the complete DSCR loans guide walks through how that coverage test works.

Who Can Hold Title? (The Most Common Dead End)

An individual or an inter vivos revocable living trust can hold title on this product. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot. That is the sharpest structural difference from a DSCR loan, and it is where a landlord may learn the plan needs a rewrite.

If the rental is already deeded to an LLC, there are two paths. One is a vesting change, which takes time and should be reviewed with an attorney and your existing lender before you touch the deed. The other is skipping the HELOC and using a DSCR cash-out refinance, where entity-titled borrowers are often workable, subject to program terms.

Title cleanup can stretch a timeline. It is also the item a landlord can fix before applying.

What Does the Timeline Look Like?

There is no verified, bank-statement-specific closing timeline, so none is promised here. What can be said is which stages exist, who controls each, and what stalls them. General investment-property HELOC reporting from Bankrate says closing could take as long as a month to six weeks in some cases. That is a market observation, not a network commitment.

Stage Who controls it What stalls it What to prepare
Title and occupancy check Lender, you LLC title, trust wording Deed, trust certificate
Income review Lender Gaps, unexplained deposits Consecutive statements, deposit notes
Credit review Lender Report issues, thin tradelines Clean report, payoff letters
Valuation Lender, vendor Disputed value, secondary review Lease, property details
Final review and setup Lender, you Open conditions Fast answers to requests

The order matters. Title and occupancy decide eligibility before statements are even read, so confirm vesting first. Next comes the valuation. Because an investment line caps at $500,000, and full appraisals start only above $500,000, an investment HELOC commonly runs on an automated valuation with no traditional appraisal. A higher CLTV may trigger a secondary valuation, and a borrower can request a full appraisal in any case. By contrast, NerdWallet notes that multiple appraisals may be required at some lenders to confirm a property’s value, which is one reason market timelines run long.

What a landlord can control: title, statement quality, credit report hygiene, and how promptly conditions are answered. What cannot be controlled: the lender’s queue, the valuation outcome, and whether the number comes in under the ceiling.

What if You Just Bought the Rental?

A recently purchased rental often cannot support a line. A purchase at 75% to 80% LTV starts above the 70% CLTV ceiling on an investment line. No line is possible until paydown or appreciation brings the combined balance under 70%. That is a hard stop, not a documentation problem.

Consider an investor who bought at 80% LTV and now wants to pull equity for the next down payment. The first mortgage alone already exceeds the ceiling. For that investor, the HELOC is not a near-term tool. A DSCR cash-out refinance, which tops out around 75% LTV on standard rentals, is the more realistic comparison, with about six months of seasoning a common expectation. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

HELOC or DSCR Cash-Out: Which Fits?

The choice is how much you need, how your income documents, and what happens to your existing first mortgage. The two products are reviewed differently.

Factor Investment HELOC DSCR cash-out refinance
What is reviewed Borrower credit, DTI, equity Rent versus the full payment
Leverage ceiling 70% CLTV on investment About 75% LTV (70% on short-term rentals)
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Existing first mortgage Stays in place Replaced
Title Individual or revocable trust LLC often workable, subject to program terms
Structure 5-year draw, 25-year repayment Fixed-term options, 30-year spine

The HELOC’s strongest argument is that it leaves a cheap first mortgage untouched. A landlord sitting on a low-cost first loan may value that, and it can make sense even with smaller leverage. The tradeoff is the $500,000 cap and the 70% ceiling.

The DSCR cash-out argument is size and structure. When the first mortgage is not especially valuable, replacing it with one larger loan can be simpler. It is also the path when the property is in an LLC or personal income is hard to document. Rental coverage matters here, and 1.00 is where many select programs start, with stronger ratios opening better leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.

If you have a deadline, such as an earnest-money date or a closing on the next rental, the practical move is to start both tracks. A broker that shops multiple wholesale lenders can match the scenario to whichever program fits the property, title, and documentation. Lendmire works that way as a mortgage broker, and the bank statement HELOC overview covers the product from the home-equity side.

What Should Landlords Prepare Before Applying?

Preparation is the one lever that shortens a file without any lender cooperation. A short list:

  • Deed and vesting documents. Confirm the property sits in your name or a revocable living trust.
  • Consecutive bank statements. Business accounts need cleaner explanations for large or irregular deposits.
  • Mortgage statement. The exact first-lien balance drives the sizing formula.
  • Credit report review. A 700 minimum leaves little cushion for surprises, and the report cannot be more than 90 days old at closing.
  • Lease and rent documentation. Rent shows up in the file through deposits, so keep leases that match them.
  • Property details. Single-family, 2-4 unit, PUD, townhome, and condo, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Portfolio size matters too. A borrower can hold at most three lines, and owning more than 15 financed properties makes you ineligible. Combined exposure caps at $750,000 or $2,000,000 depending on the program.

Two more cautions. Most of the line, at least 75%, is drawn at closing, and the pricing floats rather than converting to a fixed structure. That is a meaningful difference from a fixed-term cash-out, and it matters if a rental sits vacant, since a revolving line keeps requiring payments on drawn balances. The CFPB explains that a HELOC lets you borrow against available equity during a draw period, then moves into repayment, and warns that falling behind puts the collateral at risk.

Availability is also narrower than the DSCR footprint. This product is offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR investor loans reach 40 states plus Washington, D.C., which is 41 markets total.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

  • CLTV: combined loan-to-value, the first mortgage plus the new line divided by the property’s value.
  • Draw period: the stretch when you can borrow from the line, which is five years on an investment line.
  • Repayment period: the stretch after the draw ends, when the balance amortizes over 25 years on an investment line.
  • Automated valuation: a data-based value estimate used instead of a traditional appraisal on lines at or below $500,000.
  • Vesting: how title is held, such as an individual name, a revocable trust, or an LLC.

Frequently Asked Questions

What is the most I can borrow on a rental with a bank statement HELOC?

The cap is $500,000, and equity usually binds first. The formula is property value times 70% CLTV, minus existing liens. A $600,000 rental with a $300,000 first mortgage computes to $120,000. Lines above $500,000 are available only on primary residences, never on an investment property.

Does a higher credit score raise the amount on a rental?

No. Both the 720 and 700 tiers reach the same 70% CLTV on an investment property. A higher score improves your standing on the file, but it does not unlock more leverage. Seven hundred is the hard floor, with nothing below it.

Can I use this if my rental is in an LLC?

Not directly. An LLC cannot hold title on this product. Options include moving title to your name or a revocable living trust, or using a DSCR cash-out refinance, where entity-titled borrowers are often workable subject to program terms. Review any deed change with an attorney first.

How long does the process take?

No fixed timeline can be promised, because it depends on title, valuation, statement review, and how fast conditions are answered. Market reporting on investment-property lines suggests it can run a month to six weeks in some cases. Preparing the deed, statements, and mortgage balance in advance removes the delays you control.

Is a DSCR cash-out better for a landlord with a deadline?

It depends on the property, title, and amount needed. A DSCR cash-out is reviewed on rent coverage and can reach larger sizes, but it replaces your existing first mortgage. A HELOC leaves that loan in place but caps at 70% CLTV and $500,000. Running both options in parallel is often the sensible way to protect a deadline.
