How Much Can You Borrow on a Bank Statement HELOC for Owners Funding Several Investments?

How Much Can You Borrow on a Bank Statement HELOC for Owners Funding Several Investments?

The Quick Read: The line is sized by the smallest of three limits: equity in the property that secures it, the program’s dollar cap, and your debt-to-income ratio. Bank statements are used to document income, so they generally do not raise the equity limit or the cap. Funding several investments does not multiply the line, because each line sits on one property.

  • On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score, subject to lender guidelines.
  • Primary-residence lines can reach 90% CLTV, but only at a 720 or better credit profile.
  • DTI tops out at 50% and is tested on the interest-only payment at the maximum draw.
  • A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.
  • Title must sit with the individual or a revocable living trust. An LLC cannot hold it.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and does not lend itself, and the lenders that write this product depend on the property, credit profile and leverage need.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Limit Actually Calculated?

The limit is value times the allowed CLTV, minus what you already owe, capped at the program maximum. Whichever number is lowest wins. Equity is the usual constraint on a lightly equitied property. The dollar cap is the constraint on a very valuable, paid-off one.

Here is the arithmetic in percentages. Say a rental has a set value and carries a first mortgage equal to 45% of that value. At a 70% CLTV ceiling, the line can use at most the remaining 25% of value. If that 25% is more than $500,000, the dollar cap binds instead. A paid-off property at 70% CLTV is still held to the same cap.

CLTV is tested on the full line limit, not just the amount you draw. The CFPB explains that a home equity line is an open-end credit line you can borrow against repeatedly during a draw period, and that some plans require an initial draw at opening. On this network, at least 75% of the line is drawn at closing. So interest runs on most of the line from day one.

What Do the Three Limits Look Like Side by Side?

Limit What sets it Investment property
Equity Value x CLTV, minus existing liens 70% CLTV ceiling
Program cap Maximum line size $500,000
Income DTI on the max-draw payment 50% maximum

On investment lines, 720 and 700 credit both reach the same 70% CLTV. A higher score buys eligibility, not extra leverage. And 700 is a hard floor with no tier beneath it.

Business bank accounts need a 680 minimum for the deposit analysis. Investment lines already floor at 700, so the income analysis is never the credit constraint on this product.

Why Doesn’t One Line Fund Several Investments?

Each line is secured by one property and sized on that property’s equity. There is no way to stack one property’s equity across deals. That is the main thing owners planning multiple acquisitions miss.

What several investments change is your personal DTI. Every mortgage and every line counts against it. The new payment is calculated on interest-only at the maximum draw, so a line you plan to draw slowly is still tested as if fully drawn. Add a second line and the ratio tightens again.

The network allows a borrower three lines. Combined exposure caps at $2,000,000 on the higher-leverage program, and at $750,000 on the longer-runway program. Those are two different wholesale programs, and each figure applies only inside its own terms. A borrower owning more than 15 financed properties is not eligible.

So the practical sequence is this. Count what you owe across every financed property. Run DTI with the new line at its maximum draw. If DTI is the binding limit, a second line adds nothing. A larger equity position does not fix an income ratio.

How Do Bank Statements Turn Into Income?

The lender totals eligible deposits over a set window, often 12 or 24 months. Transfers and non-business deposits come out. When business statements are used, an expense factor is applied to the business-revenue portion. The result is averaged into monthly qualifying income. A CPA letter can support a different expense factor.

Plan to supply consecutive statements, written explanations for unusual deposits, and possibly a CPA letter or profit-and-loss statement. Bank statements help owners whose tax returns show heavy deductions. They do not make the line larger. Income only has to clear DTI at 50% or below, with 45% the ceiling for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.

Where the General Rule Breaks

Title and entity. This is the sharpest difference from a DSCR loan. Fee simple or leasehold must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Property type. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.

Valuation. Because an investment line caps at $500,000 and full appraisals begin only above that, an investment line runs on automated valuation and commonly has no traditional appraisal. You can request a full appraisal anyway.

Structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed. The CFPB booklet notes that these lines typically carry variable rates. Stress-test vacancy and payment changes before drawing.

Credit history. Bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure or short sale.

Line size above $500,000. Those lines are primary-residence only, need a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV, and require a full appraisal. An investment line never reaches that size.

State availability. This product is offered in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint. Some of those states carry additional rules. For example, a property listed for sale, or within the past 60 days, is ineligible in NC, PA, TN, TX and WA, and New Mexico and Ohio apply a CLTV cap that depends on the credit profile.

Which Property Secures the Line Matters

Two strategies get confused. A line on your primary home used to buy rentals puts the home at risk. A line on an existing rental keeps the home out of the collateral pool, but it is harder to get. Experian notes that rental-property lines are generally harder to qualify for because lenders see more risk, and that default lets the lender foreclose on that property.

Primary-residence and second-home lines reach higher leverage, up to 90% CLTV at a 720-or-better profile. An investment line never gets there. If the occupancy is ambiguous in your plan, use the investment ceiling.

When Does a DSCR Cash-Out Beat the Line?

A line underwrites you. A DSCR cash-out reviews the property’s rental income. For a multi-deal plan, that difference decides the tool.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Borrower income and DTI Rent against PITIA
Title Individual or revocable trust LLC allowed, subject to program terms
Investment leverage 70% CLTV ceiling Around 75% LTV on most cash-out files
Scales across deals Limited to three lines Per property

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Its coverage starts at 1.00 on select programs, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Cash-out generally needs about 6 months of seasoning. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management and capex sit outside the calculation.

Choose the line if your personal income is strong, the rental is in your own name, and you want a revolving balance. Choose the cash-out if your DTI is stretched by existing mortgages, the property sits in an LLC, or you plan to repeat the move across several assets. Lendmire’s piece on whether a bank statement HELOC or a cash-out refinance fits better when funding several investments walks through that choice in more depth. The complete DSCR loans guide covers the property-based side.

What Is the Risk With Several Deals?

The main risk is a new property that does not cover its own debt while the line payment keeps running. Because pricing floats, the payment can move after you plan around it.

Draw in stages only where the program allows. After closing, the minimum subsequent draw is $1,000 (Texas is $4,000) on the longer-runway program, and the higher-leverage program does not state subsequent-draw minimums. Keep reserves against the property that secures the line, not just the one you are buying.

For borrowers who want the self-employed angle in detail, Lendmire’s article How Much Can You Borrow on a Bank Statement HELOC for Self-Employed Owners? goes further on income.

Key Terms Defined

CLTV: The first mortgage plus the full line limit and any other liens, divided by property value.

Draw period: The stretch when you can borrow against the line, usually interest-only. Experian says draw periods generally run up to 10 years in the broader market.

DTI: Your total monthly obligations divided by qualifying monthly income.

Expense factor: The percentage of business deposits treated as operating cost when bank statements are used for income.

What to Gather Before You Apply

  • Consecutive bank statements for the full window, with explanations for unusual deposits.
  • A CPA letter or profit-and-loss statement, where the program or your situation calls for it.
  • A current mortgage statement and the vesting deed for the property that will secure the line.
  • A schedule of every financed property, since credit and housing history apply across all of them.
  • A credit report no more than 90 days old at closing. Rescores are not allowed.

Frequently Asked Questions

Does a bank statement HELOC give me a bigger line than a regular one?

No. Bank statements change how income is proven, not how much equity you have or what the program cap allows. The line is still the lowest of the equity limit, the dollar cap and the DTI limit.

What is the most I can borrow on an investment property?

On this network, an investment line tops out at $500,000 and 70% CLTV, with a 700 minimum credit score. Lines above $500,000 are primary-residence only. All figures are subject to lender guidelines and full file review.

Can one line fund several investments?

One line sits on one property, so it does not scale with the number of deals. You can hold up to three lines, but combined exposure caps and DTI limit how far that goes. Owning more than 15 financed properties makes a borrower ineligible.

Can I put the line on a rental held in an LLC?

No. Title must be held by the individual or a revocable living trust. An LLC-held property needs a vesting change, or a DSCR cash-out may fit better, subject to program terms.

Is the payment tested on what I draw or on the full line?

DTI is qualified on the interest-only payment calculated on the maximum draw. CLTV is also tested on the full limit. At least 75% of the line is drawn at closing in any case.
