How Much Can You Borrow on a Bank Statement HELOC in Texas Without Refinancing?

How Much Can You Borrow on a Bank Statement HELOC in Texas Without Refinancing?

The Quick Read: Yes, you can borrow against Texas property without touching your first mortgage, and the ceiling is whichever limit is lower: the combined-leverage cap or the income-and-credit test. On a Texas primary residence, combined leverage tops out at 80%. On an investment property, the network ceiling is 70% combined, up to a $500,000 line.

  • A standalone line sits behind or in front of your existing mortgage, so the first loan stays as it is.
  • Maximum line = home value × the combined cap, minus every lien already on the property.
  • Occupancy sets the cap: a Texas homestead at 80%, an investment property at 70%.
  • Bank statements document income. Credit, equity, debt load, and the property are still reviewed.

The rest of this page shows how that math works and where Texas rules change the answer.

Editable Equity Scenario

How large a line the equity supports in Texas.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, and Does It Require Refinancing?

A bank statement HELOC is a home equity line where a self-employed borrower documents income through deposits instead of tax returns. It is a standalone second (or sometimes first) lien. Your existing mortgage stays in place, with its terms untouched.

That is the “without refinancing” part. You add a line. You don’t replace a loan.

The program reviews the file on documented income under the applicable program, subject to lender guidelines. It is not a shortcut around underwriting. The lender still looks at credit, how much equity is left after the first lien, debt-to-income, and the property itself. Trade press describes the typical setup: Scotsman Guide notes that a self-employed borrower without a W-2 supplies 12 to 24 months of personal or business bank statements. The lender then applies an expense factor, or uses a profit-and-loss statement prepared by a third-party tax professional. Each program sets its own factor.

The Two Tests That Set Your Maximum

Every line has to clear two tests, and the lower result wins.

Test one: combined loan-to-value (CLTV). Combined loan-to-value is your first mortgage plus the new line, divided by the property’s value. The cap depends on occupancy and credit. Subtract your existing liens from the capped value, and what’s left is your room.

Test two: income and credit. Your documented income has to support the payment, and the lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. Debt-to-income tops out at 50% across the network, and a ratio above 45% requires a 680 minimum credit profile.

Know which test binds you before you apply.

How Is the Maximum Line Calculated?

The maximum line equals value times the combined cap, minus existing liens. Run it as a short chain of steps.

Step Texas homestead Investment property
1. Start with Property value Property value
2. Multiply by 80% combined cap 70% combined cap
3. Subtract Existing liens Existing liens
4. Result Equity room Equity room
5. Then check Credit tier and $750,000 line limit Credit tier and $500,000 line limit

Take a Texas primary residence valued at $500,000 with a $300,000 first mortgage (an illustration, not a quote). At the 80% combined cap, total debt can reach $400,000. That leaves $100,000 of room before the credit tier and income tests apply.

Now flip the occupancy. The same $500,000 value as an investment property carries a 70% cap, so total debt tops out at $350,000. With the same $300,000 first mortgage, the room shrinks to $50,000.

Same house. Different occupancy. A very different line.

What the Network Allows, by Occupancy

Here are the figures across the wholesale lenders Lendmire works with, framed as typical ranges and subject to lender guidelines. Line sizes run from $25,000 to $750,000.

Occupancy Credit floor Ceiling Max line
Primary residence 600 90% CLTV at 720+ (80% in Texas) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% CLTV at 720+ $500,000
Investment property 700 70% CLTV $500,000

Several details matter more than the headline numbers:

  • On a primary residence, the 90% tier exists only at a 720-or-better credit profile and only up to $500,000. In Texas, the primary-residence cap is 80% no matter what the credit tier says.
  • A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure, covered below), caps at 75% CLTV, and needs a full appraisal.
  • Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal, though a borrower can request a full appraisal in any case.
  • At least 75% of the line is drawn at closing.

Two draw structures exist on primary residences and second homes. One is a 3-year interest-only draw followed by a 17-year amortizing repayment. The other is a 5-year interest-only draw followed by a 25-year repayment, which this page calls the longer-runway structure. Investment lines use the 5-year draw and 25-year repayment only. Pricing floats through both periods and never converts to fixed.

Is Your Texas Property a Homestead? It Changes Everything

Texas treats a primary residence as a homestead, and the state constitution sets strict rules for borrowing against one. A rental property is not a homestead.

On a homestead, the rules include:

  • An 80% combined cap. Total debt against the home cannot exceed 80% of its value. Fannie Mae’s Selling Guide states the same 80% limit for Texas 50(a)(6) loans on the agency side. It is a contrast point only, because agency rules don’t govern this network.
  • One home-equity lien at a time. An existing Texas home equity loan or line must be resolved before a new one.
  • A 12-day waiting period before closing, and seasoning requirements between equity loans.
  • A $4,000 minimum draw after closing. The state’s joint financial regulators’ guidance places that minimum under Section 50(t)(2), and it also requires closing at the office of the lender, an attorney, or a title company.
  • Lien limits. Section 50 invalidates any lien against a homestead that doesn’t fall within the listed exceptions.

On a Texas second home or investment property, those homestead rules don’t apply. Those properties are eligible as non-homestead transactions and follow the standard tables above. Texas properties are limited to 10 acres, and a property listed for sale within the past 60 days is ineligible.

Because these rules carry real legal consequences, have a Texas title company or real-estate attorney confirm how they apply to your situation.

Investor Decision: Primary Home or Rental as Collateral?

The honest answer comes down to what you own and what you need.

If you hold a Texas homestead with real equity, the line can run to the 80% combined cap at the right credit tier. That is the roomiest option on paper. It also puts your home behind the line, so the risk isn’t abstract.

If your equity sits in a rental, the ceiling is 70% combined at a 700-plus credit profile, with a $500,000 maximum line. The investment tier is tighter, but it keeps your residence out of the picture.

One structural point catches people. These lines require title in your individual name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product altogether. Compare it with a cash-out refinance in the complete DSCR loans guide, which is built for investors who hold property in entities.

A third path is a DSCR cash-out refinance. It replaces your first mortgage, so it fails the “without refinancing” test, but it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The trade-off is clear. A line keeps your existing first mortgage in place. A DSCR cash-out resets it. Which matters more depends on how your current first mortgage compares with the new terms, which is the question to put in front of a broker.

How Bank Statement Income Gets Counted

The income your lender counts is lower than your deposits. That surprises people.

Lenders strip out transfers between your own accounts, loan proceeds, refunds, and one-time deposits. The remainder is averaged across the statement window, adjusted for your ownership share, and reduced by an expense factor. Statement length, personal versus business accounts, and the factor itself all vary by program.

Patterns that shrink qualifying income include commingled personal and business funds and large unexplained deposits. Clean, consistent deposits from a single business account tend to be the easiest to document.

The debt-to-income ceiling matters here. It is 50% at most, and a ratio above 45% requires a 680 minimum credit profile. Credit reports can be no more than 90 days old at closing, and the score model keys to the primary wage earner.

Key Terms Defined

Combined loan-to-value (CLTV): your first mortgage plus the new line, divided by the property’s value.

Homestead: a Texas primary residence that carries special constitutional protection and borrowing rules.

Interest-only draw period: the opening years when you pay only interest on what you’ve drawn.

Expense factor: the percentage of deposits a lender subtracts to estimate what the business costs to run.

Seasoning: a required waiting period between two events, such as one equity loan and the next.

Vesting: how title to the property is held, whether in your name, a trust, or an entity.

Mistakes That Shrink Your Line

  • Assuming the 80% Texas cap covers a rental. It describes homestead collateral. Investment property runs at 70% on this network.
  • Skipping the max-draw math. The lender reviews your file on the interest-only payment calculated on the maximum line, so a larger line can lower your odds.
  • Ignoring existing liens. A line on top of a home with a second lien has less room than the first mortgage alone suggests.
  • Forgetting the draw rule. At least 75% of the line is drawn at closing on both structures, so you can’t treat it as unused liquidity from day one.
  • Holding the rental in an LLC and expecting a standard line to work.
  • Choosing a disqualifying property type: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

What to Gather Before You Apply

  • Twelve to 24 months of personal or business bank statements
  • A current mortgage statement and a list of every lien on the property
  • A homeowners insurance declaration page
  • Entity and title documents, if the property isn’t in your personal name
  • A profit-and-loss statement from a third-party tax professional, where the program calls for one

Each lender’s list differs slightly. A broker who shops multiple wholesale lenders can match your scenario to the program that fits instead of sending you down one lender’s path.

Frequently Asked Questions

Can I take a HELOC and a cash-out refinance on my Texas home?

On a Texas homestead, only one home-equity lien may exist at a time, and a cash-out refinance is itself a home-equity loan under Section 50. The two compete for the same slot and the same 80% ceiling. Plan the sequence before you close either one.

Does the 80% Texas cap apply to my rental property?

No. The 80% cap attaches to a Texas primary-residence homestead. A rental follows the investment-property table, where the network ceiling is 70% combined. Have a Texas attorney or title company confirm how the rules apply to your property.

Is a bank statement HELOC a no-documentation loan?

No. It is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, remaining equity, debt-to-income, and the property all get reviewed.

What is the smallest draw I can take after closing in Texas?

Texas HELOC draws carry a $4,000 minimum after closing, set by Section 50(t)(2). Elsewhere in the network the subsequent-draw minimum is $1,000.

Can an LLC borrow on this line?

No. Title must sit with the individual borrower or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
