How Much Can You Borrow on a Bank Statement HELOC on a Rental Using Only Cash Flow?

How Much Can You Borrow on a Bank Statement HELOC on a Rental Using Only Cash Flow?

The Quick Read: Not directly. On the investment-property line Lendmire arranges through its wholesale network, the cap is 70% combined loan-to-value (CLTV) minus your first mortgage, up to a $500,000 line, and the file is judged on documented borrower income and debt-to-income, not on rent alone. Investors who want to qualify on the property’s rent should look at a DSCR cash-out refinance instead.

  • Size: lines run from $25,000 to $500,000 on an investment property, subject to lender guidelines.
  • Income: bank-statement deposits can document income for self-employed borrowers. Rent coverage is a different test.
  • Title: the line must sit in your personal name or a revocable living trust, not an LLC.
  • Alternative: a DSCR cash-out refinance reaches about 75% LTV on standard rentals and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What Do “Bank Statement” and “Cash Flow Only” Actually Mean?

They describe two different ways of proving you can repay, and they are not interchangeable. A bank-statement file looks at the borrower. A cash-flow file looks at the property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

In a bank-statement review, the underwriter averages eligible deposits over a set period. Transfers between your own accounts and loan proceeds come out. Business-account deposits are usually reduced by an expense factor, which each lender sets. What is left is a qualifying income figure, and that figure is tested against your personal debts.

A cash-flow file asks something else: does this rental’s rent cover its own payment? That is the debt service coverage ratio (DSCR). A bank-statement file says nothing about what one specific property earns.

So the phrase “bank statement HELOC using only cash flow” mixes two tests. Which one drives your line depends on the product you pick.

How Is a Rental Line Sized?

The formula is simple: property value times the maximum CLTV, minus what you owe on existing liens. The result is then held to the program’s line maximum. On this network, an investment-property line is capped at 70% CLTV and $500,000.

Here are three scenarios, expressed as percentages of value.

Scenario First mortgage Room under 70% CLTV
Free and clear None Up to 70% of value
Moderate balance 50% of value Up to 20% of value
Thin equity 65% of value Up to 5% of value

Three things follow from the table.

First, on a free-and-clear rental of higher value, the $500,000 line maximum binds before the 70% cap does. Second, the thin-equity case may produce a line smaller than the program minimum of $25,000, which means no line at all. Third, once your first mortgage reaches 70% of value, there is no room left.

A line can be set up in first or second lien position. A second-lien line leaves your existing first mortgage untouched. That matters if the first mortgage is one you want to keep.

Valuation is usually light. Because an investment line caps at $500,000 and full appraisals are required only above that size, these files commonly run on an automated valuation with no traditional appraisal. A borrower can still request a full appraisal.

Which Limit Binds First?

Run each test in this order and take the smallest result.

Limit What it controls Investment-line figure
CLTV cap Total debt vs. value 70%
Line maximum Dollar ceiling $500,000
Credit Eligibility 700 minimum
DTI Repayment capacity 50% maximum
Title Who can borrow Individual or revocable trust

The CFPB’s HELOC booklet describes the same logic in general terms. Many lenders take a percentage of appraised value, subtract the mortgage balance, and also weigh ability to repay and credit history. Its example uses 75%. That is an illustration of how lenders reason, not a network figure. On an investment-property line here, the ceiling is 70%.

Credit above 700 buys eligibility, not leverage. Both the 700 and 720 tiers reach the same 70% CLTV. There is no tier beneath 700 on an investment line.

DTI deserves attention. The maximum is 50%, and the payment is calculated as interest-only on the maximum draw, not on the amount you actually take. An unused line still counts against you. A smaller limit can pass when a larger one fails.

Does Rent Count Toward the Amount You Can Borrow?

On this line, rent affects qualification at most indirectly, and the way it is counted in your DTI depends on the lender. It does not raise the CLTV cap. It does not replace the income review.

Two numbers decide the outcome. The equity room sets the ceiling. The repayment test decides whether you reach it. Strong rent does not lift a file past 70% CLTV. And a property can have plenty of equity and still fail if the borrower’s own debt load is too heavy.

A self-employed borrower’s tax returns may show heavy write-offs, so that borrower may turn to bank statements. That works for documenting income. It does not turn the line into a rent-only loan.

When Does Qualifying on Cash Flow Make Sense?

If your income is thin on paper but the rental is strong, a DSCR cash-out refinance is the better fit. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That is the true cash-flow-only route.

Here is how the structure compares.

Factor Investment HELOC DSCR cash-out refinance
What is tested Borrower income, DTI Rent vs. payment
Leverage 70% CLTV About 75% LTV (standard rentals)
Structure Revolving line Fixed loan amount
Title Individual or trust LLC allowed, subject to program terms

Most DSCR cash-out programs in the network want about 6 months of seasoning. Credit floors start at 620 in parts of the network, with most programs wanting around 660 and 700 or higher for the strongest tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage, and loan size, and are commonly around 6 months of PITIA.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

One caution. Clearing a coverage test is not the same as positive cash flow. DSCR compares rent to the mortgage payment, taxes, insurance, and HOA dues. Repairs, vacancy, management, and utilities sit outside it. A rental can clear the ratio and still be thin after real expenses.

For short-term rentals, the cash-out ceiling is 70% on short-term-rental collateral, versus 75% on standard rentals. Expect about 12 months of hosting history and a 640 or higher score. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage, and Regulation Z exempts credit extended primarily for business purposes. Whether a specific loan qualifies as business-purpose credit under that exemption is for the lender to determine.

What Happens to the Payment After the Draw Period?

The payment steps up, and the line should be sized with that in mind. An investment line runs a 5-year interest-only draw, followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed.

The interest-only years are the easy part. When repayment begins, principal is added to every payment. A rental that carries the interest-only payment comfortably may look much tighter on the amortizing payment.

A sound test: before you size the line, ask whether the rental and your other income would still carry the fully amortizing payment on the full limit. If the answer is only “barely,” a smaller line is the safer choice. A fixed-amount DSCR cash-out loan, by contrast, has no draw-period cliff. That structure suits investors who know exactly how much they need.

What About Title, Entity, and Property Type?

Title is the sharpest structural difference between the two products. An investment line must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead, subject to lender program requirements.

Property type matters too. Eligible properties include single-family homes, 2-4 unit buildings, PUDs, townhomes, and condominiums, including non-warrantable ones. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural properties are not offered.

Other limits to know:

  • A borrower can hold up to three lines.
  • A borrower with more than 15 financed properties is not eligible.
  • A bankruptcy needs 4 years of seasoning. Foreclosure-family events follow a 7-year path, with 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
  • HELOC availability through Lendmire is limited to 16 states, narrower than the 41-market DSCR footprint, which includes Washington, D.C.
  • In some states, a property listed for sale within the past 60 days is ineligible.

Key Terms Defined

CLTV (combined loan-to-value): the total of your first mortgage and the new line, divided by the property’s value.

DSCR (debt service coverage ratio): a rental’s monthly rent divided by its monthly mortgage payment, including taxes, insurance, and any HOA dues.

Draw period: the stretch when you can borrow from the line and pay interest only.

Second lien: a loan recorded behind your existing first mortgage.

DTI (debt-to-income): your monthly debt obligations as a share of your monthly income.

Common Mistakes That Shrink the Number

  • Assuming strong rent lifts the cap. It does not. The CLTV ceiling stands no matter how well the rental performs.
  • Sizing on the amount drawn. The payment test runs on the maximum draw, so a large limit you never use can still sink the file.
  • Ignoring title. An LLC-held rental cannot take this line as titled.
  • Treating coverage as profit. A passing DSCR says nothing about repairs, vacancy, or management costs.

Frequently Asked Questions

Can I get a HELOC on a rental with no personal income documentation at all?

Not on the investment line described here. That line is reviewed on documented income under the applicable program, subject to lender guidelines, and it runs a DTI test. If you want qualification on the property’s rental income, a DSCR cash-out refinance is built for that purpose.

Does a bank statement HELOC on a rental give me more than a standard line?

No. The income method changes how your income is documented, not how much leverage you get. The ceiling on an investment property stays at 70% CLTV and a $500,000 line, whichever way income is verified.

What happens if my first mortgage is already near 70% of value?

Little or no room remains. A line would have to fit between your current balance and the 70% cap, and it must also meet the $25,000 minimum. If equity is thin, a DSCR cash-out refinance at about 75% LTV on a standard rental may leave more room, subject to lender guidelines.

Can I hold lines on several rentals?

Yes, up to three lines per borrower. Combined exposure is capped by program, and a borrower with more than 15 financed properties is not eligible.

Can an LLC borrow on this line?

No. Title must be held by you personally or by a revocable living trust. If the rental sits in an LLC, the options are a vesting change or a DSCR cash-out refinance, depending on program guidelines.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. As a mortgage broker, Lendmire matches your scenario to the right wholesale program rather than fitting every borrower into one product. Call 828-256-2183 or request a quote. An illustrative calculator on the site can help you estimate the equity room before you apply.

The deciding question is rarely how much you can borrow. It is whether your equity, your income, or your rent is the strongest part of the file, and which product reads that strength best.
