How Much Can You Borrow on a Bank Statement HELOC When Big Banks Say No?

How Much Can You Borrow on a Bank Statement HELOC When Big Banks Say No?

The Quick Read: It depends on the property you pledge, because the line is the smallest of three limits (equity, program cap, and debt-to-income), and through select lenders in Lendmire’s wholesale network an investment property tops out at 70% combined leverage and $500,000, subject to lender guidelines. A primary residence or second home can reach higher leverage.

  • Investment property: up to 70% combined loan-to-value with a 700 credit profile or better, and a line of up to $500,000.
  • Second home: up to 90% combined loan-to-value only at 720 or better, on lines up to $500,000.
  • Title: the property must sit in your name or a revocable living trust. LLC-held rentals do not qualify for this line.

Key Terms Defined

Skim these first. The rest of the article leans on them.

  • Combined loan-to-value (CLTV): your first mortgage plus the full credit line, divided by the property’s value.
  • Debt-to-income (DTI): your monthly debt payments divided by your monthly income.
  • Draw period: the stretch when you can borrow against the line, usually paying interest only.
  • Expense factor: the share of business deposits a lender subtracts before counting the rest as income.
  • Non-QM: a mortgage that sits outside the standard qualified-mortgage box, often because income is documented differently.
  • DSCR: debt service coverage ratio, meaning monthly rent divided by the full monthly housing payment (PITIA).
  • PITIA: principal, interest, taxes, insurance, and association dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Do Big Banks Say No in the First Place?

A big-bank no is usually a product decision, not a verdict on you. NerdWallet says a line on an investment property is possible, but the lender pool is smaller and you borrow less than you would against a primary home.

Investor reports on BiggerPockets say the same thing from the borrower’s side. One poster called several banks and got no offer on a rental that still carried a mortgage. Those are individual accounts, not a national count. Still, the pattern is easy to recognize.

A bank can also decline for reasons that are about you:

  • Your tax returns show low income after write-offs.
  • Your income comes from a business with no W-2.
  • Your rental sits in an LLC.
  • You hold several financed properties.

Some of these a different documentation method can fix. Others, like LLC title, need a different structure.

This is where a broker earns its keep. Lendmire works with a network of wholesale lenders and matches the property, equity, and credit profile to the program that fits. The right program depends on your situation, not on a bank’s name. For more on the qualifying side, see Lendmire’s piece How to Qualify for a Bank Statement HELOC When Big Banks Say No.

The Three Limits That Set Your Number

Your line is the lowest result of three tests. Each one can be the bottleneck.

Limit one: equity. Take the property’s value, multiply by the CLTV ceiling that applies to you, then subtract what you owe on the first mortgage. What is left is the most the line can be. Thin equity ends the conversation here, and no income level changes that.

Limit two: income and DTI. This is where bank statements come in. A self-employed borrower without a W-2 typically supplies 12 to 24 months of personal or business statements. Scotsman Guide describes the standard pattern: the lender averages eligible deposits, then applies an expense factor to business accounts. Its example uses 50%, and that figure is an illustration, not a rule. The lender sets the factor.

Transfers between your own accounts, loan proceeds, and unexplained large deposits are typically stripped out first. Personal accounts generally carry little or no expense factor. Bank statements change how income is documented, not how closely credit, equity, and the property get reviewed.

Then DTI applies. Across the network the maximum is 50%, but that ceiling is reserved for credit scores of 680 and above. Borrowers with scores from 600 to 679 are capped at 45%. Here is the catch: the lender tests DTI on the interest-only payment at the maximum draw, not on what you plan to borrow. A smaller draw does not shrink the test.

Limit three: program caps. Lines run from $25,000 to $750,000 in the wholesale programs Lendmire places files with. Occupancy sets the ceiling, and the next section lays that out.

Limits by Occupancy: What the Network Allows

Occupancy changes everything. A single ceiling quoted for “home equity lines” tells you almost nothing, so use the row that matches your property.

Occupancy Max CLTV Credit Max line
Investment property 70% 700+ minimum $500,000
Second home 90% at 720+ 640 minimum $500,000
Primary, up to $500K 90% at 720+ 600 minimum $500,000
Primary, above $500K 75% 700+ (720 on longer-runway program) $750,000

The longer-runway program is the structure with the five-year draw period. Lower credit tiers step the ceiling down. On a primary residence, a 640 profile reaches 80% and a 620 profile reaches 70%, with those lower-tier limits applying to lines up to $400,000 within the primary-residence tier that runs up to $500,000. On a second home, a 660 profile reaches 80% and a 640 profile reaches 75%. A line above $500,000 is for primary residences only and needs a full appraisal. Every figure is subject to lender guidelines and a full file review.

Run the numbers on equity

Say you own a rental with a first mortgage equal to 55% of its value. At the investment-property ceiling of 70% CLTV, the line can add at most 15% of the value. That is true even if your deposits are enormous.

Now take a primary residence with a first mortgage at 50% of value and a 720 credit profile. At the 90% tier, room could reach 40% of value, but the $500,000 cap trims it on a higher-priced home. One more example: a rental with a first mortgage at 68% of value has almost no room at all.

The CFPB’s HELOC booklet lays out the same arithmetic: a percentage of value, minus the mortgage balance. Its 75% is only an illustration. Your ceiling comes from the table above.

How the Line Works After Closing

The structure matters as much as the size. Two draw structures exist on primary residences and second homes: a three-year interest-only draw followed by a 17-year repayment, or a five-year draw followed by a 25-year repayment. Investment lines use only the five-year draw and 25-year repayment structure, regardless of the line amount.

At least 75% of the line is drawn at closing, so only the remainder is left to borrow as you go during the draw period. On later draws, the minimum is $1,000, with one state setting it higher. That is the part of the product that surprises people, so plan for it.

The CFPB explains the general shape: a draw period, then a repayment period, and some plans require an initial draw. The line is variable throughout, so the payment can rise. Falling behind puts the property at risk.

Valuation is lighter than many borrowers expect. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal, though a higher CLTV may call for a second valuation. You can ask for a full appraisal at any size. Above $500,000, one is required.

Reserves vary by lender, leverage, and loan size. Many programs ask for around six months of PITIA, and some conservative files can see them waived.

What Knocks a File Out

  • LLC or corporate title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.
  • Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure. A borrower is limited to three lines, and anyone with more than 15 financed properties is not eligible.
  • Credit events. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes.
  • Listing status. In several states, a property listed for sale within the past 60 days is ineligible.
  • Geography. This line is available in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

Check equity, title, and property type before you collect a single statement.

When a DSCR Loan Fits Better

Skip the line if the rental is your whole story. A bank statement line is reviewed on your personal income, so rent does not help it. If the property carries the deal, a DSCR loan is the cleaner tool. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Here is what that looks like across the network. Most purchases land at 75% to 80% LTV. A DSCR cash-out refinance on a standard rental tops out around 75% LTV, and about six months of seasoning is the common expectation. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Most programs want a credit score around 660, a 620 floor exists in parts of the network, and 700 and up unlocks the strongest leverage tiers.

Coverage matters too. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better terms. Note that clearing 1.00 is not the same as positive cash flow. DSCR counts rent against PITIA only, so repairs, vacancy, and management sit outside the calculation. (A rental can clear the ratio and still feel tight in a bad year.)

DSCR also solves the title problem, since LLC-held properties can be eligible subject to program terms. The complete DSCR loans guide covers the full structure.

The strongest files clear both tests: enough equity and enough rental coverage.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I keep my existing first mortgage?

Yes. The line can sit in first or second lien position, so a second-lien line leaves your current first mortgage in place. A cash-out refinance replaces it. Whichever structure you choose, the first mortgage balance counts against your combined leverage.

Do personal or business statements change how much I can borrow?

They change qualifying income, not the cap. Business accounts take an expense factor, while personal accounts generally take little or none. The equity limit and the $500,000 investment cap stay the same either way.

How many months of statements will I need?

Twelve to 24 months is the common pattern, per Scotsman Guide. The lender sets the exact window. A profit-and-loss statement from a tax professional can substitute under some programs.

My credit score is 680 and I want a line on a rental. Does that work?

Not on this line. Investment properties need a 700 minimum. A DSCR loan may fit a 680 profile, since many programs start near 660. Qualification is subject to lender guidelines and property review.

Can rental income qualify me for a bank statement line?

No. The line is underwritten on your personal income, documented through deposits. Property-rent-based lender review belongs to the DSCR route.
