How Much Can You Borrow on a DSCR HELOC After a Denial on Returns?

How Much Can You Borrow on a DSCR HELOC After a Denial on Returns?

The Quick Read: A denial on your tax returns does not lower the size of a DSCR HELOC, because the rent qualifies the line instead of your return income. A first lien on a rental with no mortgage can reach 75% loan-to-value (LTV) at 740 or better, and larger lines carry a lower ceiling. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

  • Equity, credit tier and rent coverage set the amount. Tax-return income does not.
  • Second-lien lines run from $50,000 to $500,000 at a 720 minimum score.
  • First-lien lines run to $1,000,000, with 65% LTV above $500,000.
  • Rent must cover a stress payment on the entire line at a minimum 1.10x.

Why a Denial on Returns Doesn’t Shrink the Ceiling

A bank that denies you on returns is measuring net Schedule E income. The IRS Schedule E instructions put rent on line 3 and depreciation on line 18. Depreciation can pull a profitable rental toward zero on paper. The property can cash-flow while the return makes you look thin.

A DSCR HELOC skips that step. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. No traditional personal-income documentation, W-2s, pay stubs or personal income calculation enter the file. The denial told you about one lender’s method. It did not tell you about your equity.

Lendmire is a broker. It arranges these lines through a wholesale lender in its network, and the lender reviews and approves each file. Nothing here is a commitment to lend.

What Is a DSCR HELOC, Exactly?

It is a revolving line secured by a non-owner-occupied one-to-four-unit rental. It sits as a standalone second lien behind a first mortgage you keep. On a rental with no mortgage, it sits as a standalone first lien. It is never a line on your own home or a second home.

Your first mortgage stays untouched. That is the main difference from a cash-out refinance, which replaces the first loan. The LLC can stay on title (subject to program terms), and the members sign as guarantors.

The rate is variable. The CFPB’s HELOC booklet also notes that a lender may freeze or reduce a line. Treat it as flexible capital, not guaranteed capital.

How Much Can You Borrow? The Leverage Tiers

Size comes from a simple formula: value times the CLTV or LTV cap, minus what you owe, limited by the line maximum. Subject to underwriting, the tiers look like this:

Lien position Credit score Maximum leverage Line size
Second lien 720+ 70% CLTV $50,000–$500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700–739 70% LTV Up to $500,000
First lien 720+ 65% LTV Above $500,000 to $1,000,000

CLTV counts your first mortgage balance plus the new line, divided by value. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Picture a rental with a first mortgage that has already used most of the 70% room. The line may be small or may not exist. A rental bought recently at high leverage often has little room. A rental held for years with a paid-down balance has the most.

A second lien needs a 720 score. A first lien needs only 700, but only a rental with no mortgage qualifies for one. A borrower who keeps a first mortgage is limited to the second-lien lane.

The Rent Test That Replaces Your Returns

Coverage is gross monthly rent divided by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a stress payment, and it covers principal and interest only. Taxes and insurance are not part of it. The minimum coverage is 1.10x.

Two points matter for sizing:

  • The whole line is tested, not just the draw. A $500,000 line can fail where a $300,000 line passes. Asking for less can fix a coverage miss.
  • Rent is conservative. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property may have at most one vacant unit.

Confirm on the file how the lender treats the first-mortgage payment in a second-lien coverage calculation. The lender’s own math governs, and any illustration here is only that.

Clearing 1.10x also does not mean the property cash-flows after taxes, insurance and the first mortgage. Check that separately before you draw.

Decode the Denial Before You Apply Again

If the denial notice did not state the reasons, you can request them in writing, and the timing for making that request depends on the lender and the notice you received. Sort what you find:

Denial reason Does a DSCR HELOC help? Next step
Low Schedule E income Yes, returns are not used Check rent coverage
Debt-to-income Yes, no DTI calculation Check credit and equity
Thin equity No Wait or size down
Credit score under 700 No Rebuild first
Property type Depends Check the eligible list
Lender does not write rental lines Yes Move to a program that does

Equity, credit and property problems follow you from lender to lender.

Seasoning, Property Rules and Exposure

Two six-month clocks apply: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Eligible properties include single-family homes, PUDs, townhomes, two-to-four units, and warrantable and non-warrantable condominiums, plus lots to 10 acres. Rural-designated property, row homes, condotels, leaseholds, mixed-use and commercial property fall outside this lane. So does a property listed for sale in the prior 2 months.

Exposure is capped at 5 loans or $2,500,000 per borrower with the program. Foreign nationals and ITIN borrowers are not eligible. Mortgage history needs no 30-day late in the last 12 months, and 48 months must pass since a bankruptcy or foreclosure.

Valuation, Draws and Repayment

Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. No reserves or cash to close are required.

The draw period runs 5 years interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. On the smallest lines that means the whole line. Later draws are at least $5,000 each.

That draw rule changes the sizing question. Because most of the line is drawn up front, you start paying interest on most of what you open. Size the line to what you will use, not the maximum you can reach.

HELOC, Cash-Out Refinance or a Bank Line?

Feature DSCR HELOC DSCR cash-out refinance Bank HELOC on income
First mortgage Stays in place Replaced Stays in place
Qualified on Property rent Property rent Personal income and returns
Structure Revolving, variable Closed-end loan Varies by bank
Fit Keep the first loan Larger draw, full restructure Strong returns

A DSCR cash-out refinance can make more sense when you need more than a line offers, when your credit sits below 700, or when you would rather replace the existing first loan. A bank line may price better if your returns are strong, so it can win for a W-2 investor with clean Schedule E numbers.

Your Next 30 Days After a Denial

1. Get the specific denial reasons in writing, and ask the lender how much time you have to request them, since timing depends on the lender and the notice you received.

2. Confirm title. If an LLC holds it, the vesting must be allowed under the program.

3. Run your own math: value times the cap, minus every lien.

4. Test rent coverage on the full line, then try a smaller one.

5. Gather the first-mortgage statement, insurance declaration, lease and vesting deed.

Key Terms Defined

DSCR: Gross monthly rent divided by the qualifying payment.

CLTV: Your first mortgage plus the new line, divided by the property’s value.

Full-limit testing: Running the coverage test on the entire credit line, not just the amount drawn.

Seasoning: The waiting time after a purchase or refinance before a line is available.

Draw period: The 5 years when you borrow and pay interest only on the drawn balance.

Frequently Asked Questions

Does a prior denial hurt a new application?

A denial on returns does not carry over to a program that does not use returns. Each file is reviewed fresh on equity, credit, rent coverage and property type. The reasons for the denial tell you whether the new lane fixes the problem or the same issue will repeat.

What is the most I can borrow on a second lien?

Through select programs, a second lien reaches 70% CLTV at a 720 score or better, on lines up to $500,000, subject to underwriting. The first mortgage balance counts inside that 70%, so the real line is whatever room remains. No second-lien figure goes above 70%.

Can an LLC-owned rental get this line?

Yes, an LLC can hold title on an investment property, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How soon after buying or refinancing can I apply?

A rental bought or refinanced inside the last 6 months is not eligible, so a recent purchase or refinance has to wait before it can qualify.

What if rent does not cover the stress payment?

Request a smaller line, since the whole limit is tested. If a smaller line still misses 1.10x, a cash-out refinance on different terms may fit better, or the property may need time for rent to rise. The lender’s own coverage calculation governs the result.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
