How Much Can You Borrow on a DSCR HELOC as Business Working Capital Without an SBA Loan?

How Much Can You Borrow on a DSCR HELOC as Business Working Capital Without an SBA Loan?

The Quick Read: It depends on your equity: through select programs, a second-lien line on a rental can reach 70% combined loan-to-value, counting your first mortgage, at a 720 score or better, up to $500,000, and the rent must also cover a stress payment on the whole limit at 1.10x or better, subject to underwriting. No SBA loan is required, because the line rests on the rental’s equity and rent, not on a business’s operating history.

  • The ceiling is a formula: property value times the leverage cap, minus every lien already on the rental.
  • Second lien (you keep your first mortgage): up to 70% CLTV at 720 or better, lines from $50,000 to $500,000.
  • First lien (a rental with no mortgage): up to 75% LTV at 740 or better, 70% from 700 to 739, on lines to $500,000. Larger lines run to $1,000,000 at 65% LTV and a 720 score or better.
  • Rent test: gross monthly rent must be at least 1.10 times a stress payment on the entire limit, not just the drawn part.
  • Draw rule: most of the line goes out at closing, so this is not a standby fund. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the qualifying payment. A 1.10x ratio means rent is 10% larger than that payment.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value. First-lien lines use plain LTV, since there is no other loan.

Second lien: a line that sits behind a first mortgage you keep. The first lender is paid first if the property is ever sold or foreclosed.

Stress payment: a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a test number. It is not what you will actually pay.

Draw period and repayment period: the draw period is when you can borrow and pay interest only on what you owe. The repayment period is when the balance is paid down.

How Much Can You Borrow on a DSCR HELOC as Business Working Capital?

Your limit is set by equity first. Rent decides whether the line qualifies at all, but equity sets the ceiling. The working formula: appraised value times the leverage cap for your lien position, minus every lien already on the rental.

Run the numbers in percentages. Say your first mortgage equals 50% of the rental’s value. At a 70% CLTV cap, the line can use up to 20% of value. If the first mortgage is 60% of value, only 10% is left. If it is already at 70%, there is no room for a second lien.

Two other limits trim the result. The line must be at least $50,000, so the equity gap has to be worth at least that. And a second-lien line stops at $500,000 however much equity you hold. A third lien is never written, so an old second or an unreleased line counts against you and cannot be stacked beside the new one.

Here is how the tiers stack up across the programs Lendmire places files with. Every figure is a ceiling, not an offer, and subject to underwriting.

Lien position Credit score Leverage cap Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien, no mortgage 740 or better 75% LTV Up to $500,000
First lien, no mortgage 700 to 739 70% LTV Up to $500,000
First lien, no mortgage 720 or better 65% LTV Above $500,000 to $1,000,000

Notice what changes at the top. Once a first-lien line passes $500,000, the cap drops to 65% LTV. A bigger line does not mean a bigger share of value. Two adjustments cut the caps in the table further: a declining-market flag lowers the applicable ceiling by 5 points, and a Philadelphia line carries a ceiling 10 points lower. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Two lien structures only. If you keep a first mortgage, you can take only a second lien, and the floor is 720. A first lien exists only on a rental with no mortgage. For the broader picture of how DSCR financing sorts out, see Lendmire’s complete DSCR loans guide.

What Else Can Shrink the Number?

Several things can shrink the number: rent, the valuation, credit, and your total exposure with the program.

Rent. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You hand over no traditional personal-income documentation, W-2s or pay stubs, and the lender calculates no personal income. The test is a minimum 1.10x DSCR. The payment in that test is principal and interest on the whole credit limit at the stress rate. Taxes and insurance are not part of it.

That “whole limit” detail matters for working capital. A $500,000 line is tested as if fully drawn, even if you borrow less. A rental with big equity and modest rent can hit the rent ceiling before it hits the equity ceiling.

Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease must be in place. A two-to-four-unit property can have at most one vacant unit. On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation, because that treatment governs your result.

Valuation. The valuation depends on line size, and this holds at every line amount the program offers, up to $1,000,000. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Credit and history. The floor is 720 on a second lien and 700 on a first lien, read from the lender’s own report. Expect no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. The program requires no reserves and no cash to close.

Exposure. One borrower can hold at most 5 loans or $2,500,000 with the program. Each line also attaches to one property, so equity does not pool across your rentals.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Why Working Capital Here Is Not a Standby Fund

Closing is where the money moves: the closing draw is never less than $50,000, so on the smallest lines the whole line goes out the door. After that, each later draw is at least $5,000.

Plan for that. A line sized for “someday” money starts costing interest on day one. Size it to a use you actually have: the next acquisition, a rehab, paying off higher-cost business debt, or building cash reserves for the portfolio. (A line you only draw in part is not this product.)

The timeline runs in three stages:

1. A 5-year draw period, interest only on the drawn balance.

2. A 25-year fully amortizing repayment period.

3. A 30-year maturity.

The rate is variable. The step from interest-only to full repayment is the moment the monthly obligation jumps, so the exit plan, whether a sale, a refinance or paydown from cash flow, should exist before you sign. The rate and pricing terms come with the lender’s disclosures.

Do You Really Not Need an SBA Loan?

Correct, with a caveat about what each product measures. An SBA loan underwrites the business. A rent-qualified line underwrites the rental.

The SBA’s 7(a) program tops out at $5 million and is built for operating, for-profit businesses. The agency also expects borrowers to be unable to obtain credit on reasonable terms from non-government sources, per its program eligibility page. That page also describes a working-capital pilot, a monitored line with a much smaller maximum than the standard program. A landlord with a few rentals, no operating company and no financial statements may never reach that starting line.

Factor DSCR HELOC SBA 7(a) Cash-out refinance
What is underwritten Rent, equity, credit The business Rent, equity, credit
Size ceiling Equity and line caps $5 million program max Equity
First mortgage Stays in place Not applicable Replaced
Business history needed No Yes No

That $5 million figure does not size your line. Your number comes from the equity formula above.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. In practice, expect to state the purpose of the funds, and expect restrictions on using proceeds for personal consumer debt.

Compare this with a bank HELOC on a rental. Market surveys report that bank HELOCs on investment properties typically want a 720 or higher score, a maximum LTV around 80% (with many lenders below 70%), six or more months of reserves, and debt-to-income limits of 40 to 50%, per NerdWallet. The line described here works differently: up to 70% CLTV on a rental second lien, no reserves, no debt-to-income calculation, and qualification on the rental’s income, subject to underwriting. For a fuller walk through that use case, read Lendmire’s piece How to Use an Investment Property HELOC as Business Working Capital Without an SBA Loan.

Line or Cash-Out Refinance? Look at the First Mortgage

Honestly, this is close to a toss-up for some investors. The decision turns on the loan you already hold.

A line keeps your first mortgage untouched. If it is a good loan, that is a real advantage. The tradeoff: the second lien carries a variable rate and sits behind the first, and the stress test covers the entire limit.

A cash-out refinance replaces the first mortgage with one larger loan. It can make sense when your current mortgage is not worth protecting, or when the rent will not cover a second-lien test on top of what you already owe. The tradeoff is that you reset the whole balance, not just the new money.

That is a different product, qualified differently.

Who Should Skip This Line

Skip it if any of these fit:

  • Your first mortgage already sits at or near the 70% cap. There is no second-lien room.
  • The rental does not meet the seasoning test above.
  • The property is rural-designated, a row home, a condotel, commercial or agricultural, a leasehold, in a land trust, age-restricted, a hobby farm, modular or log, mixed-use, or on a land contract. A property listed for sale in the last 2 months or carrying a solar lien is also out.
  • You are a foreign national or ITIN borrower. The program serves U.S. citizens, permanent residents, and non-permanent residents with a Social Security number.
  • You want a small, flexible credit line you rarely touch. The 80% closing draw rules that out.
  • The rental is in Tennessee or another state outside the footprint.

On that last point: this program is offered through 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Single-family homes, PUDs, townhomes, two-to-four-unit properties, and warrantable and non-warrantable condominiums are eligible property types, as are lots up to 10 acres. Vesting in your LLC is allowed on this line, subject to program terms; members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Sizing Your Own Line in Five Steps

1. Pick the lien. Is the rental free and clear (first lien) or does it carry a first mortgage you want to keep (second lien)?

2. Find the cap. Use your credit tier and the table above.

3. Subtract every lien. Value times cap, minus what is already recorded against the rental.

4. Test the rent. Divide the lesser of market rent and lease by a stress payment on the whole limit, unless three months of rent receipts support a lease above market. You need 1.10x or better.

5. Match the draw to a use. Remember 80% funds at closing.

If step 3 comes in under $50,000, or step 4 comes in under 1.10x, trim the limit or look at a cash-out refinance. The lender’s own calculation governs, and the figures above are illustrative ceilings.

Frequently Asked Questions

Can a DSCR HELOC replace an SBA loan for business cash?

For many landlords, yes in practice, though they are different products. The line is secured by a rental and qualified on its rent, so you need no operating company, financial statements or business history. An SBA loan underwrites the business and has its own program limits. Which one suits you depends on what you are funding and whether the business itself qualifies.

Does rent or equity set how much I can borrow?

Equity sets the ceiling, and rent decides whether the line qualifies. Take value times the leverage cap, subtract every lien, then test rent at 1.10x against the stress payment on the full limit. Whichever constraint binds first becomes your limit, subject to underwriting.

Can my LLC hold the property?

Yes. Vesting in the owner’s LLC is allowed on investment property, subject to program terms. The borrowers on the line need not match the borrowers on the first mortgage.

Does a rental I just bought or refinanced qualify?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both are checked against the dates on your file.

Do I have to draw the whole line at closing?

No, but nearly all of it. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000, so on the smallest lines the whole line is drawn. Later draws must be at least $5,000 each. Because interest starts on what you draw, size the line to a funded purpose, not to hold as a reserve.
