The Quick Read: It depends on the smallest of three limits: the equity room under the combined-loan-to-value ceiling, the program’s dollar cap, and the rent test, which runs on the whole credit limit and not on what you draw. On a second lien, the ceiling is typically 70% CLTV at a 720 score or better, with lines from $50,000 to $500,000, subject to underwriting.
- Equity room equals value times allowed CLTV, minus what you already owe.
- The rent must cover a stress payment on the entire line at 1.10x or better.
- A first lien on a paid-off rental reaches 75% LTV at 740 or better.
- At least 80% of the line is drawn at closing, so size it near the repair budget.
- Available in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Renovation money is rarely a pure equity question. Plenty of owners have the equity and still hit a ceiling because the rent can’t carry a bigger line. This guide walks through both limits, with one worked example, so you can see which one binds first.
What Is a DSCR HELOC, Exactly?
A DSCR HELOC is a revolving line of credit secured by a one-to-four-unit rental you keep. It is written as a standalone second lien behind your first mortgage, or as a standalone first lien on a rental with no mortgage. The rent qualifies it, not your personal income.
The label is a market nickname, not a standard product, and different lenders use it for different structures. Here it means a rent-qualified line placed through a wholesale network and qualified on the rental’s income, so it does not rely on traditional personal-income documentation or W-2s, subject to lender guidelines. Vesting in your LLC is allowed on this structure, subject to program terms.
Investors weighing the structure against a bigger refinance can start with Lendmire’s complete DSCR loans guide.
Key Terms Defined
- DSCR: gross monthly rent divided by the qualifying payment on the line.
- CLTV: the first mortgage balance plus the new line, divided by the property’s value.
- Lien position: whether the line sits behind a first mortgage (second lien) or stands first.
- Draw period: the 5 years when you can borrow and pay interest only on the drawn balance.
- Seasoning: how long you must hold the property, or wait after a purchase or refinance, before the line is available.
How Much Can You Borrow? The Formula
Start with equity. Equity is what the property is worth minus what you owe, and lenders size a line by taking a percentage of value and subtracting existing debt, as the CFPB’s HELOC booklet explains.
Maximum line = (value × allowed CLTV) − existing liens.
Take a rental valued at $400,000 with a $220,000 first mortgage. At 70% CLTV, total allowed debt is $280,000, which leaves $60,000 of room. That is illustrative arithmetic, not an offer.
Notice what happens next. That $60,000 clears the $50,000 floor, but only barely.
Which Limit Binds First: Equity or Rent?
Either limit can bind first, depending on the property. Check both the equity limit and the rent test before you plan a budget.
The rent test works like this. Rent used for lender review is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. That rent is divided by a fully amortizing payment on the entire credit limit at a stressed start rate. Taxes and insurance are not part of that payment. The program minimum is 1.10x.
Two consequences follow:
1. A bigger line needs more rent, even if you plan to draw only part of it.
2. Confirm on the file whether the first-mortgage payment joins the coverage calculation on a second lien, because the lender’s own calculation governs.
A lease must be in place, and a two-to-four-unit property can have at most one vacant unit. That matters for a gut rehab, which brings us to the fit question.
Verified Program Parameters
These are ceilings and floors on select programs in Lendmire’s wholesale network, subject to underwriting and lender guidelines.
| Factor | Second lien | First lien (no mortgage) |
|---|---|---|
| Max leverage | 70% CLTV at 720+ | 75% LTV at 740+; 70% at 700-739 |
| Line size | $50,000 to $500,000 | Up to $500,000; $1,000,000 max |
| Larger lines | Not available | 65% LTV at 720+ above $500,000 |
| Credit floor | 720 | 700 |
Mortgage history needs no 30-day late in the last 12 months, and 48 months must pass since a bankruptcy, foreclosure, short sale or deed-in-lieu. A declining-market flag lowers the ceiling by 5 points. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.
How Does the Valuation Treat a Renovation?
The valuation sees the property as it stands, not the finished rehab. Lines up to $400,000 typically run on an automated valuation with a property inspection report, or a full interior appraisal. Above $400,000, a full interior appraisal is required. Appraisal waivers are not accepted.
So don’t size the line against an after-repair value you hope to reach. Size it against today’s condition. An improvement may support a higher appraised value later, depending on comps and underwriter review, but that helps a future refinance, not this line. NerdWallet notes that investors face a smaller pool of lenders and may need multiple appraisals to confirm value.
How Should You Size the Line to the Budget?
Size it near the repair budget, plus a modest contingency. Oversizing is expensive because of the draw rules.
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. Later draws are at least $5,000 each. The draw period is 5 years interest-only on the drawn balance, then a 25-year repayment period, with a 30-year maturity. The rate is variable. The CFPB describes the general pattern: you can spend up to your limit during the draw period, then enter a repayment period in which you can no longer borrow.
Because most of the line funds at closing, this product does not work as a standby reserve. A line sized for a $40,000 job doesn’t fit, and a line sized for $150,000 means interest on money you may not need. A staged multi-phase rehab fits better than a single small repair, since later draws can fund later phases.
Which Tool Fits Which Renovation?
| Project scope | Best-fit tool | Why |
|---|---|---|
| Cosmetic, under $50,000 | Cash or a smaller product | Below the line floor |
| Moderate, staged | DSCR HELOC | Keeps the first mortgage; later draws |
| Major, beyond line cap | DSCR cash-out refinance | Larger proceeds; replaces the first mortgage |
| Vacant gut rehab | Rehab or bridge loan, then refinance | Lease and one-vacancy limits |
A vacant gut rehab is the clearest mismatch. With a lease required and at most one vacant unit in a two-to-four-unit building, an empty property won’t pass the rent test. Rehab financing followed by a refinance generally fits better.
The flip point is your first mortgage. If it carries terms you’d hate to give up, a second-lien line leaves it alone. If equity is thin or the budget exceeds the line cap, refinancing the first mortgage may be the only route to enough proceeds.
Who and What Is Excluded?
Several property and borrower types fall outside this lane:
Rural-designated property, row homes, condotels and leaseholds are excluded.
- Commercial, agricultural, mixed-use and age-restricted property are also excluded.
- A rental listed for sale in the prior 2 months is excluded.
- Foreign nationals and ITIN borrowers are excluded.
Seasoning is the other filter. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. NerdWallet also reports that some lenders restrict investment lines by location and by whether you rent the home all year.
What Are the Risks Worth Weighing?
The rate is variable, and the payment moves with your balance. The CFPB notes that HELOCs usually carry adjustable rates. Lenders can also freeze or reduce a line if the property’s value falls, so a staged plan that counts on later draws carries real risk.
Opening a second lien has a clear advantage and a real cost: you keep a low first mortgage, but you also stack debt on one property. If the property’s value or the rent softens mid-project, there is less cushion to absorb it.
Keep repair invoices and track the spending separately from operating costs. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Also don’t confuse this with a line on your own home. A line on an owner-occupied home is a different product, and this line is never offered on one.
Pre-Application Checklist
- Current value estimate and first-mortgage statement.
- Insurance declaration and the vesting deed showing how title is held.
- Lease in place, plus three months of receipts if the lease exceeds market rent.
- Itemized repair budget with contingency.
- Credit score at or above the tier you need.
- Seasoning dates for your last purchase or refinance.
Frequently Asked Questions
What is the minimum and maximum I can borrow?
Lines start at $50,000. A second lien can reach $500,000 at 70% CLTV with a 720 score or better, but only when the property has enough equity to support that combined leverage. A first lien on a rental with no mortgage can reach $1,000,000, though lines above $500,000 carry a 65% LTV ceiling. All figures are subject to underwriting.
Does the rent test use what I draw or the full line?
The full line. Coverage must reach 1.10x on a stress payment across the entire limit, so a bigger line needs more rent even if you draw less over time.
Can my LLC hold title?
Yes on this structure, subject to program terms. Members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. A personal-income investment line from another program may restrict title differently, so ask which structure is being offered.
How long must I own the rental first?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Does a DSCR HELOC count the finished renovation in value?
Not directly. The valuation reflects the property’s current condition, and an improvement may support a higher appraised value later, depending on comps and underwriter review.
