The Quick Read: Usually the line is capped by combined loan-to-value, not by rent: take the rental’s value, multiply by the allowed combined ceiling, subtract the first-mortgage balance, and the result is the most the line can be, up to the program’s maximum line.
- A second lien behind a mortgage you keep runs up to 70% CLTV at a 720 score or better, subject to underwriting.
- Second-lien lines run from $50,000 to $500,000 through select programs.
- The first mortgage uses up CLTV room before the new line gets any.
- The rent test is 1.10x on a stress payment over the entire line, not just the amount you need.
- Below a 720 score there is no second-lien option on this program.
How Is the Line Size Calculated?
The line equals value times the allowed combined ceiling, minus what you owe on the first mortgage, capped at the program maximum. That is the same sizing method the CFPB’s HELOC booklet shows: take a percentage of appraised value, then subtract the balance.
The value used is current market value from the valuation, not purchase price and not an after-repair figure. The ceiling on this program, behind a first mortgage you keep, is 70% CLTV at 720 or better, subject to underwriting. CLTV means the first-mortgage balance plus the new line, divided by value.
Treat the property’s value as 100 and run three first-mortgage balances:
- First mortgage at 55% of value: room for a line of up to 15% of value.
- First mortgage at 45% of value: room for up to 25% of value.
- First mortgage at 70% of value or higher: no room at all.
The dollar answer is that percentage times your value. Use the complete DSCR loans guide for the wider program picture. The point here is the order of operations. The first lender’s balance eats the room before the new line sees any of it.
Key Terms Defined
Second lien: a loan recorded behind the first mortgage, paid on top of it, with the first mortgage left untouched.
Combined loan-to-value (CLTV): the first-mortgage balance plus the new line, divided by the property’s value.
DSCR: gross monthly rent divided by the qualifying payment on the line.
Draw period: the stretch when you can borrow against the line; here it is 5 years, interest-only on the drawn balance.
Stress payment: a fully amortizing payment on the entire credit limit at a higher test rate, used only to measure coverage.
Which Limit Binds First: Equity, the Line Cap, or Rent?
A borrower with a thin equity cushion hits the CLTV ceiling long before the $500,000 line cap or the rent test matters. The line cap only bites on high-value rentals with low first-mortgage balances, and the rent test bites when rent is light relative to the full line.
Here is why rent can still pinch. The qualifying payment is principal and interest on the entire credit limit at the start rate plus 2 percentage points. It is not based on what you plan to draw. A larger line therefore raises the payment used in the test, and coverage gets harder as the line grows. The minimum is 1.10x, and taxes and insurance are not part of the qualifying payment.
Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. On a two-to-four-unit property, at most one unit may be vacant.
So the practical sequence is: find the equity ceiling, find the rent-supported size, and the smaller number is your working limit. Sizing the line to the need, rather than to the maximum, keeps the coverage number comfortable. Qualification is subject to lender guidelines, and the lender’s own calculation governs.
Does the First-Mortgage Payment Count in Coverage?
It depends on the file, and the program does not publish a single answer for second liens. Confirm on the file how the lender treats the first-mortgage payment in the coverage calculation before you pick a line size. Do not assume it is in or out.
That matters for real cash flow even if the test ignores it. After you draw, the rental carries the first-mortgage payment and the new interest-only payment together. A rental that passes the test can still run tight in practice. Run the stacked obligation yourself before you draw.
What Does the Draw Structure Do to the Number?
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.
So “available credit” is a little misleading here. The line is not a large unused reserve you tap lightly. Most of it is funded on day one. Size it to what you will actually use.
The draw period runs 5 years interest-only on the drawn balance, then a 25-year fully amortizing repayment period, with a 30-year maturity. The rate is variable. The rate and the pricing terms come with the lender’s disclosures. As the CFPB explains, a HELOC is an open-end line you can borrow against during a draw period, and failing to repay it can put the property at risk.
What Does the File Look Like?
A second lien needs a 720 minimum score, with no 30-day mortgage late in the last 12 months. The program also wants 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required, subject to underwriting.
Valuation depends on line size. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. Title work is lighter on smaller second liens (an owner-and-encumbrance report) and heavier above $400,000.
Seasoning has its own rule. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Expect to document:
- The first-mortgage statement
- The lease or rent evidence
- Title or vesting documents
- LLC documents with guarantor signatures, if the property is in an entity
- The valuation
The line qualifies primarily on property-level rental income covering the payment, so there is no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. Vesting in an LLC is allowed on investment property, per lender program requirements, and members sign as guarantors. The borrowers on the line need not match the borrowers on the first mortgage.
Other limits matter. Exposure is at most 5 loans or $2,500,000 per borrower with the program. Rural property, condotels, row homes and leaseholds are outside it. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower. Hazard insurance covers both liens, with flood coverage where required.
Where the General Answer Breaks Down
High existing leverage. If the first mortgage already sits near the ceiling, a strong score does not create room. Credit gets you into a tier. It does not push the tier higher.
Credit under 720. There is no second-lien cell. A DSCR cash-out refinance is the usual alternative, but it replaces the first mortgage and its terms.
A first lien. That structure exists only on a rental with no mortgage. It runs up to 75% LTV at 740 or better and 70% LTV from 700 to 739 on lines to $500,000. Above $500,000, lines to $1,000,000 carry a 65% LTV ceiling. Those figures do not apply when you keep a first mortgage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Two products with similar names. An investment-property HELOC reviewed on personal income is a different program. It looks at the borrower’s credit and debt-to-income ratio, and it does not allow title in an LLC. The rent-qualified version reviews the rental and allows the LLC. Do not mix the two rule sets.
Short-term rentals and location. NerdWallet notes that some lenders restrict investment-property HELOCs by property use or location and may require multiple appraisals. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Keep the First Mortgage or Refinance?
A second lien prices only the new money and leaves the first mortgage in place. A cash-out refinance replaces the whole loan. That is the real decision for an investor holding a first mortgage worth keeping.
| Factor | DSCR HELOC (second lien) | DSCR cash-out refinance |
|---|---|---|
| First mortgage | Stays in place | Replaced |
| Structure | Revolving, variable rate | Single new loan |
| Leverage ceiling | 70% CLTV | Set by cash-out program |
| Credit floor | 720 | Varies by program |
| Draw feature | 5-year interest-only draw | Funded in one lump |
NerdWallet reports that cash-out refinances on investment property are usually limited to 70% to 75%. A refinance can produce a bigger lump when the first balance is low, but you give up the existing loan to get it. For the cash-out side of that choice, see Lendmire’s DSCR cash-out refinance page.
Common uses include the next down payment, a rehab, or buying out a partner. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Common Misconceptions
Rent decides how much I can borrow. No. CLTV and the program maximum set the amount. Rent only has to pass the coverage test.
A HELOC replaces my mortgage. Not here. The line sits behind the first mortgage you keep.
Better credit means more leverage. On this program’s second-lien tier, the ceiling is 70% CLTV at 720 or better. A higher score does not raise it.
Everyone gets 80%. Not on this program. Second-lien combined leverage tops out at 70%, subject to underwriting.
Before You Apply
Pull the current first-mortgage balance and statement. Get a realistic value. Check that the rental has a lease in place and has cleared both six-month clocks. Decide the line size from the need, then test it against the 1.10x stress payment on the full line. If a bank statement or personal-income route fits better, Lendmire covers it in its piece How to Qualify for a Bank Statement HELOC for Borrowers Keeping a Mortgage in Place.
This DSCR HELOC is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Lendmire is a broker that arranges financing through select lenders in its wholesale network. Programs change, and every file is underwritten individually.
If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions
What is the maximum DSCR HELOC I can get behind my mortgage?
Second-lien lines run from $50,000 to $500,000 through select programs, but combined leverage usually sets the real limit. Value times 70% CLTV, minus your first-mortgage balance, gives the ceiling at a 720 score or better. Subject to underwriting.
Can I get a line if my first mortgage is already near 70% of value?
No room exists once the first mortgage reaches the combined ceiling. A strong score does not change that. A DSCR cash-out refinance, which replaces the first loan, is the usual alternative.
Does the rent test use only the amount I draw?
No. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points, and minimum coverage is 1.10x. A bigger line makes the test harder to pass.
How does seasoning work on a rental I just bought?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).
Can my LLC be the borrower?
Yes, on this rent-qualified version, per lender program requirements. Members sign as guarantors. The personal-income investment HELOC is a different product and does not allow title in an LLC.
