How Much Can You Borrow on a DSCR HELOC on a Rental Titled in an LLC or Trust?

How Much Can You Borrow on a DSCR HELOC on a Rental Titled in an LLC or Trust?

The Quick Read: It depends on the equity left after your first mortgage, and a second-lien line can reach up to 70% combined loan-to-value (CLTV) at a 720 credit score or better, on lines from $50,000 to $500,000, subject to underwriting. Putting the rental in an LLC does not change that percentage ceiling. It changes whether the product is open to you and who signs. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

  • Second lien (you keep your first mortgage): up to 70% CLTV at 720 or better, lines of $50,000 to $500,000.
  • First lien (rental with no mortgage): up to 75% loan-to-value (LTV) at 740 or better, 70% at 700 to 739, on lines to $500,000.
  • Larger first-lien lines: 65% LTV at 720 or better, up to $1,000,000.
  • Coverage test: rent must reach at least 1.10x the qualifying payment on the full line.
  • Ceiling math: property value times the leverage cap, minus every lien already recorded. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

All figures are ceilings, not offers. Every file is underwritten individually, and nothing here is a commitment to lend.

You heard “DSCR HELOC” and “LLC” in the same sentence and want a dollar answer. The honest version is that three numbers decide it: your equity, your credit tier, and your rent. Title is a gate, not a multiplier.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is a standalone second lien behind your existing first mortgage, or a standalone first lien on a rental with no mortgage. The rent qualifies it. Your tax returns, W-2s and personal income are not part of the calculation, subject to lender guidelines.

DSCR stands for debt service coverage ratio: the rent divided by the payment the lender tests. Lendmire is a mortgage broker, so it arranges these lines through a wholesale lender in its network rather than lending directly. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

This is a different product from the personal-income investment HELOC that a bank might offer. That line is reviewed against your own income, and across the network it generally wants title in an individual or a funded revocable living trust. The DSCR line qualifies the property instead, which is why an LLC can stay on title.

How Do You Calculate the Maximum Line?

Start with equity, not rent. The ceiling is the property’s value times the leverage cap, minus every lien already recorded. That number is the most the equity can support, whatever the rent says.

Here is a worked example. The inputs are modeled assumptions, not market data. Say a rental is worth $500,000 and carries a first mortgage of $250,000. On a second lien at 70% CLTV, the combined debt can reach $350,000. Subtract the $250,000 already owed and the equity ceiling is $100,000. The line is then sized within the $50,000 to $500,000 band, subject to underwriting.

Now flip it. Say you bought the same rental recently with a high-leverage first mortgage, one that already sits above the 70% CLTV ceiling. Money borrowed at purchase has already used the equity, so the combined-debt limit leaves no room and the available ceiling is $0.

For a free-and-clear rental, the tiers look like this:

Lien position Credit score Max leverage Line size
Second lien 720+ 70% CLTV $50,000-$500,000
First lien (no mortgage) 740+ 75% LTV Up to $500,000
First lien (no mortgage) 700-739 70% LTV Up to $500,000
First lien (no mortgage) 720+ 65% LTV $500,000-$1,000,000

The 65% LTV row is the ceiling for a first-lien line above $500,000, which is lower than the tiers for smaller lines. Two adjustments can also shave the ceiling. A declining-market flag on the property lowers it by 5 points. Philadelphia lines carry a ceiling 10 points lower. Below 720 there is no second-lien option at all, so a 700-to-719 borrower with a first mortgage has no second-lien cell. The 700 floor applies only when the rental has no mortgage.

Does an LLC or Trust Change the Amount You Can Borrow?

Not the percentage. Title changes eligibility and paperwork. On the DSCR HELOC, the LLC can hold title on an investment property. Its members sign as guarantors. Any title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the same as the borrowers on your first mortgage.

That guarantor point matters for the way you think about protection. Keeping the LLC on title does not mean the members stay off the paper. The line is still personally guaranteed.

Trusts are less clear-cut, so here is what can be said plainly. On the personal-income investment line, a funded revocable living trust generally works. The deed must name the trust, and the trustee must hold borrowing power. Irrevocable, blind and land trusts generally do not work there. For the DSCR HELOC, land trusts are outside the program. For any other trust, including an LLC owned by a trust, confirm the vesting on your specific file before you plan around it. Settle the title first so borrower and vesting match.

Title type DSCR HELOC Personal-income investment HELOC
Individual Eligible Eligible
Single or multi-member LLC Allowed, members guarantee Not accepted
Funded revocable trust Confirm on your file Generally eligible
Land trust Not eligible Not accepted

Lender availability is the real-world friction here. NerdWallet notes that a HELOC on an investment property is possible but comes with fewer lenders and stricter requirements, and you can’t borrow as much as against a primary home. The DSCR line exists partly to fill that gap for entity-held rentals.

How Does the Rent Test Limit the Line?

Rent passes or fails the file. It does not set the maximum. The minimum DSCR is 1.10x, and the lender tests it against a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress payment. Taxes and insurance are not part of it. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

The key detail is “entire credit limit.” You may draw only part of the line, but the test assumes you drew all of it. A big line on a modest rent can fail even when the equity is plentiful.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property can have at most one vacant unit. Whether your first-mortgage payment joins the qualifying payment on a second lien is not something to assume. Confirm on the file how the lender treats it, because the lender’s own coverage calculation governs.

One practical point sits outside the formula. The ratio ignores the line’s payment once it is drawn, but your bank account does not. A property that clears 1.10x on paper can still run thin after you pull the line and the first mortgage keeps billing. Check your real cash flow on the full limit before you size up.

What Are the Draw Rules, Terms and Valuation Path?

The line has a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. Rate and pricing terms come with the lender’s HELOC disclosures.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. So this is not a standby line you open and leave idle.

Valuation depends on size. Lines up to $400,000 use either an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

How Soon After a Purchase or Refinance Can You Borrow?

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Both conditions must be met before the file can move forward.

Which Credit, History and Property Rules Apply?

Credit is read from the lender’s own report, with 720 as the second-lien minimum and 700 as the first-lien minimum. You need no 30-day mortgage late in the last 12 months. You also need 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required.

Borrowers need a Social Security number. U.S. citizens, permanent residents and non-permanent residents qualify. Foreign nationals and ITIN borrowers do not. Exposure is capped at 5 loans or $2,500,000 per borrower with the program, which matters if you hold many rentals across several LLCs and guarantee them all. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.

Eligible property includes single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums, plus lots up to 10 acres. Outside the lane: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, mixed-use, modular and log homes, a property listed for sale in the prior 2 months, and a property with a solar lien. Hazard insurance covers both liens, with flood coverage where required.

Where the Network View Helps

Across a wholesale network, the pattern is clear on structure. Some programs that accept an LLC cap leverage lower than programs that don’t. Comparing the leverage tier, the vesting rule and the valuation path side by side is the actual work. It is also why a rental that fits one lender’s box can sit outside another’s.

What If the Line Is Too Small or Not Available?

Across the network, a standard rental cash-out typically reaches roughly 75% LTV, and a short-term-rental cash-out typically tops out near 70%, both subject to the program. A DSCR cash-out refinance replaces your first mortgage with one lump sum. The tradeoff is real. A cash-out gives up a low-balance first mortgage, while the HELOC leaves it alone.

If your LLC rental needs a personal-income line, the routes are re-vesting, borrowing against a different personally titled property, or a DSCR cash-out refinance. For the full map, see the complete DSCR loans guide.

Should You Re-Title Out of the LLC to Borrow?

Be careful. Deeding a mortgaged rental out of an LLC can give your first lender the right to call the loan. Federal law makes due-on-sale clauses enforceable, and the exceptions are listed in subsection (d) of 12 U.S.C. § 1701j-3. That list covers transfers into certain trusts where the borrower stays a beneficiary, for residential property with fewer than five units. A transfer into an LLC is not on it.

Whether the trust protection reaches non-owner-occupied rentals is unsettled. The wording in 12 CFR 191.5 is home-focused, so don’t assume a rental is covered. Get an attorney’s read before moving title on a mortgaged property.

This is general information, not legal or tax advice. Consult a qualified professional, such as an attorney or CPA, about your own situation. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Seasoning: the waiting period a lender requires after a purchase or refinance before the property is eligible.

Frequently Asked Questions

Can I get a DSCR HELOC if my rental is in an LLC?

Yes, on an investment property, subject to program terms. The LLC stays on title and its members sign as guarantors. A personal-income investment HELOC is a different product and generally does not accept LLC title.

What is the maximum I can borrow on a second-lien line?

Up to 70% CLTV at a 720 score or better, minus the first mortgage balance, and within the $50,000 to $500,000 line band. The equity ceiling is the cap on property value less every recorded lien, and the line cannot exceed it. Every figure varies by lender and program, including guidelines, property type, leverage, and credit profile.

How does a DSCR HELOC differ from a cash-out refinance?

The HELOC keeps your first mortgage and adds a revolving line behind it. A cash-out replaces the first mortgage with a single lump sum. Pick the HELOC to protect a low-balance first mortgage, and the cash-out when you need a larger amount.

How long after buying a rental can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both clocks have to be satisfied.

Does a trust-owned rental qualify?

It depends on the trust type and the program. A funded revocable living trust generally works on the personal-income line, while land trusts are outside the DSCR HELOC. Confirm the vesting for your specific file before applying.
