The Quick Read: There is no FHA cash-out cap to rise above on a rental, because FHA cash-out is limited to owner-occupied homes, so an investment property line is sized by the HELOC lender’s own combined loan-to-value ceiling instead. On Lendmire’s wholesale network, an investment line tops out at 70% CLTV and $500,000, subject to lender guidelines.
- A pure rental falls outside FHA cash-out, so the FHA percentage has no bearing on the line.
- A credit profile of 700 is the floor for an investment line, and a 720 profile reaches the same 70% ceiling.
- Available line equals value times the ceiling, minus the first-mortgage balance, then capped at $500,000.
- Equity lines cannot be held in an LLC, so a property already deeded to one needs a vesting change.
- A DSCR cash-out refinance is the alternative for a property held in an LLC.
The question assumes two products overlap. They don’t. The rest of this article shows where each one’s limit actually comes from and how to size the line.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Does the FHA Cash-Out Cap Actually Cover?
The FHA cash-out cap covers owner-occupied principal residences only. HUD Mortgagee Letter 2019-11 lowered the cash-out ceiling to 80% of value and counts second liens toward that same 80% combined figure. An earlier HUD letter from 2009 had set it at 85%, so the cap has been cut over time.
Those are market-wide federal figures. They are not the limits on this network, and they say nothing about a rental line. FHA also does not insure pure investment property.
So the honest answer to “above the cap” is that you are not above anything. You are in a different product with a different lender and a different ceiling.
How Much Can You Actually Borrow on a Rental HELOC?
On Lendmire’s network, an investment property line reaches 70% CLTV, with a maximum line of $500,000 and a 700 minimum credit profile. Both the 720 and 700 tiers cap at 70%, so a higher score buys eligibility, not extra leverage. Every figure is subject to lender guidelines and full file review.
The formula is simple:
1. Take current market value. The lender uses today’s value, not your purchase price or an after-repair projection. 2. Multiply by 70% to get the maximum combined debt. 3. Subtract your first-mortgage balance. 4. Cap the result at $500,000.
Think of a rental with a modest first mortgage. The room between that balance and 70% of value is what a line can use. Now picture a rental owned free and clear. Then the whole 70% is available, up to the $500,000 line maximum.
Here is the catch for recent buyers. If you bought at 75% or 80% LTV, your first mortgage already sits above 70% of value. No line is available until paydown or appreciation brings the combined figure back under the ceiling. That is arithmetic, not a judgment call. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Market surveys report that some lenders advertise higher ceilings on non-owner-occupied lines, and investor discussions on BiggerPockets show a wide lender-by-lender spread. Those describe the broader market. The network figure for an investment line is 70% CLTV.
Which Limit Binds First: Percentage, Dollars, or Liens?
Which limit binds first depends on the file. The percentage ceiling, existing liens, and the dollar cap each set a boundary, and the lowest one wins. A line above $500,000 is not available on an investment property at all. Larger lines exist only on primary residences, with a full appraisal and stricter credit.
| Constraint | Investment line | Primary residence line |
|---|---|---|
| Ceiling | 70% CLTV | Up to 90% CLTV at 720+ |
| Maximum line | $500,000 | Up to $750,000 |
| Minimum credit | 700 | 600 program floor |
| Valuation | Automated, usually | Full appraisal above $500,000 |
Existing liens matter because the line sits in first or second position and counts toward combined leverage. A drawn balance counts, and so does the full line limit when the lender sizes it.
What Does the Draw and Repayment Structure Look Like?
Investment lines run a single structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.
That 75% draw matters for planning. You are not opening a dormant line for later. Most of it is used on day one. Debt-to-income is capped at 50% on the network, and the lender reviews your file on the interest-only payment calculated at the maximum draw. A lender may also reduce or freeze a line if the home’s value falls significantly, which is a real risk on any open-end line.
Where Do Rental HELOCs Break Down?
Title is the sharpest break. On this network, the property must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
Other friction points:
- Underwriting the borrower. A line looks at credit, income, and debt-to-income. It does not look at rent. A strong rent roll does not substitute for a thin personal profile.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, can be eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
- Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
- Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files with foreclosure-family history follow a separate path: 7 years of seasoning for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
- Existing HELOC. A line already on the property can complicate a later refinance of the first mortgage, since the line lender may need to approve.
- Availability. Lines are offered in 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than the DSCR footprint.
(Short-term rentals and larger multifamily are screened out by many equity-line lenders, so confirm property fit before spending time on an application.)
What About a Former Owner-Occupied FHA Home?
Converting a home to a rental does not unlock FHA cash-out on it. FHA cash-out still requires owner occupancy, so once the property is a pure rental, the FHA cap stops applying.
House hacking is the exception worth knowing. On a 2-4 unit property where you live in one unit, you remain inside owner-occupied rules, and the 80% FHA cash-out limit applies while you occupy it. The day it becomes a pure rental, you are back to investment-property rules. That means the 70% CLTV line ceiling or a DSCR cash-out, each subject to lender guidelines.
Equity Line or Cash-Out: Which Fits the Investor?
A line adds a second lien and leaves your first mortgage alone. A cash-out refinance replaces the first mortgage and resets the whole balance. The right pick depends on what you are protecting and how the property is titled.
| Factor | Investment equity line | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Personal credit, income, DTI | Property rental income, per program |
| Leverage | 70% CLTV on investment | Around 75% LTV across most of the network |
| LLC title | Not allowed | Subject to lender program eligibility |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
| Existing first mortgage | Stays in place | Replaced |
A DSCR cash-out generally gives more leverage, larger loan sizes, and LLC vesting. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and about 6 months of seasoning is the common expectation. The complete DSCR loans guide walks through those programs.
Coverage still has limits. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. A DSCR cash-out reviews coverage ratio, credit (many programs want around 660, with 700+ for the strongest leverage), and reserves, which commonly run around 6 months of PITIA and vary by lender, leverage, and loan size.
Some select lenders in the network will review coverage below 1.00, with leverage and terms adjusted. That is a separate path from standard programs where 1.00 is where many select programs start.
Which Route by Occupancy and Goal?
Start with how the property is occupied, then work toward the product.
| Situation | Route to review |
|---|---|
| Primary home, need cash | FHA or conventional cash-out, or a primary line |
| 2-4 units, you live in one | FHA cash-out at 80% while occupied |
| Pure rental held personally, modest need | Investment line, 70% CLTV |
| Rental in an LLC | DSCR cash-out refinance |
| Rental, need over $500,000 | DSCR cash-out refinance |
Run the same property through each lane before choosing. The line that looks cheap on paper can be unavailable on title, while the cash-out that looks heavy can be the only structure that fits.
Key Terms Defined
Combined loan-to-value (CLTV): your first mortgage plus the new line, divided by the property’s value.
Subordinate lien: a loan that sits behind another loan in repayment priority, such as a line placed in second position.
Line limit versus drawn balance: the limit is the most you can borrow, while the drawn balance is what you have actually used.
Seasoning: the minimum time you must own a property or hold a loan before certain transactions are allowed.
Frequently Asked Questions
Can I get a HELOC on a rental property at all?
Yes, with limits. On Lendmire’s network, an investment line is available with a 700 minimum credit profile, up to 70% CLTV and a $500,000 maximum, in 16 states. It is underwritten on you personally, and eligibility depends on lender guidelines and file review.
Does FHA let me cash out of a rental up to 80%?
No. FHA cash-out is limited to owner-occupied principal residences, so the 80% figure does not apply to a pure rental. A 2-4 unit property where you live in one unit is the main exception while you occupy it.
Can my LLC take out a HELOC on its rental?
No, not on this network. Title must be held by an individual or a revocable living trust. An LLC-held rental generally moves to a DSCR cash-out refinance, subject to lender program eligibility.
Why can’t I borrow more because I own the property free and clear?
The 70% CLTV ceiling and $500,000 line cap still apply. Owning free and clear removes the first-mortgage deduction, but the percentage and dollar limits remain. A DSCR cash-out refinance can reach higher loan sizes.
Do I need an appraisal?
Often not. Investment lines cap at $500,000, so they ordinarily run automated valuation. A higher CLTV may require a secondary valuation, and a borrower can request a full appraisal in any case.
