How Much Can You Borrow on an Investment Property HELOC for a Seasonal Business?

How Much Can You Borrow on an Investment Property HELOC for a Seasonal Business?

The Quick Read: Usually up to 70% of the rental’s value in total debt, minus the mortgage you already owe, and never more than $500,000 on an investment-property line through the select wholesale lenders Lendmire works with. Seasonal income does not change that formula, but it affects whether your income and debt load can support the line, and that test can limit the final number.

  • The ceiling: an investment-property line tops out at 70% combined loan-to-value (CLTV), and a 700 credit score is the floor.
  • The dollar cap: the maximum line on an investment property is $500,000, with a $25,000 minimum in most states.
  • The income test: you are underwritten personally, so your averaged income decides whether the line fits, not the best month of your busy season.
  • The title rule: the rental must be held by you personally or in a revocable living trust. An LLC cannot hold title on this product.
  • The catch: at least 75% of the line is drawn at closing, and the pricing floats for the life of the loan. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Key Terms Defined

HELOC: a home equity line of credit, an open-ended line you draw on, repay and draw on again during a set draw period. On a rental, it sits as a lien on the property.

CLTV: combined loan-to-value, which is every loan secured by the property added together and divided by its value. The full credit limit counts, whether or not you draw it.

Draw period: the stretch when you can borrow and typically pay interest only. After it ends, the balance amortizes on a schedule.

Vesting: how title to the property is held, whether in your name, a trust or an entity.

DSCR: debt service coverage ratio, which compares a rental’s income to its monthly housing payment. DSCR loans are a different product from a HELOC, and they come up below as the alternative.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Borrowing Limit Calculated?

The limit is the lowest of three numbers: the value-based ceiling after existing liens, the dollar cap, and what your income and debts can support. The value-based ceiling is the one most borrowers look at first, and it can still leave a surprise once the other two are checked.

Start with value. Lenders set the line by taking a percentage of the property’s value and subtracting what is owed, a method the CFPB’s HELOC booklet lays out. On an investment property in Lendmire’s network, that percentage is 70% CLTV. Credit above 700 does not raise it, because the 720 tier and the 700 tier both stop at 70%. Credit above the floor buys eligibility, not leverage.

Experian says lenders typically cap investment-property HELOC loan-to-value at 80%. That is a market-wide figure, and the network figure for an investment line is 70% CLTV.

Here is the math in percentages of value. These are illustrative.

Your first mortgage balance Room under 70% CLTV
Free and clear 70% of value, up to the $500,000 cap
40% of value 30% of value, up to the cap
60% of value 10% of value
70% of value or more None

Two things follow from the table. First, a recently bought or heavily financed rental often leaves little room, and a sliver of room can fall below the $25,000 minimum line. Second, a high-value, low-debt rental can hit the $500,000 cap before it hits 70%, so extra equity adds nothing there.

Because the line cannot exceed $500,000 on an investment property, valuation is typically automated, with no traditional appraisal. You can still ask for a full appraisal. If your property has unusual features, that option is worth knowing about.

What Does the Lender Underwrite for a Seasonal Owner?

The lender underwrites you, not the rental and not the business. A HELOC is a personal-credit product, so your documented income, your debts and your credit profile decide whether the line is supported. Rent does not size it. That is the DSCR logic, which Lendmire’s complete DSCR loans guide covers separately.

The ratio that matters is debt-to-income (DTI), the share of your monthly income that goes to debt. The network maximum is 50%. The payment used in the test is the interest-only payment on the maximum draw, meaning the full line, not the amount you plan to use. A seasonal owner who intends to draw modestly still gets tested as if the whole line is drawn.

Income documentation is where seasonality either hurts or gets handled. Two broad paths exist:

  • Tax returns: rental income comes from filed returns, and business income from the business schedules. Underwriters read net figures, not gross bookings.
  • Bank statements: deposits are typically averaged over a long window, so a strong season and a slow one blend into one monthly figure. Underwriters usually screen out non-income deposits and apply an expense factor to business accounts.

Business bank accounts need a 680 minimum credit score for the deposit analysis. An investment line already floors at 700, so that requirement never becomes the binding constraint.

The averaging is why the third limit often binds. If your best months look great but your twelve-month average is modest, the lender sees the average.

What Are the Credit, Title and Property Rules?

Credit is 700 at minimum, with a single-bureau score keyed to the primary wage earner and a report no more than 90 days old at closing. Past credit events are seasoned. A bankruptcy needs four years from discharge or dismissal. On investment files, a foreclosure needs seven years, and a deed-in-lieu, pre-foreclosure or short sale needs four.

Title is the sharpest structural rule. Fee simple or leasehold must be held by you as an individual or by your revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. Many seasonal operators hold rentals in an LLC for liability reasons, and those properties do not fit this product. A property already deeded to an LLC needs a vesting change or a different structure. Lendmire’s piece on investment property HELOC rules for LLC-titled borrowers goes deeper on that point.

Eligible properties include single-family homes, 2-4 unit buildings, PUDs, townhomes and condominiums, including non-warrantable condos. These property types are not offered: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned properties.

Exposure limits matter for investors with larger portfolios. A borrower is limited to three lines in total, and an owner with more than 15 financed properties is not eligible.

The line is available through Lendmire’s 16 full-service states only. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C. Everything here is subject to lender guidelines and full file review.

How Does the Line Behave Across a Peak-and-Slow Year?

This is where seasonal owners should slow down. Investment lines run a 5-year interest-only draw, followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. The pricing floats through the draw and the repayment period and never converts to fixed.

Walk through a year. The table is illustrative and qualitative.

Phase What happens Seasonal pressure
Peak months You can pay down or hold the balance Easy to carry interest only
Off-season Interest-only payment still due on the drawn balance Income dips, payment does not
Pricing moves Floating pricing changes the payment with no fixed conversion A rise lands in the slow months
End of year five Draw period ends, repayment begins Payment steps up as principal is added

The point to take away is that 75% drawn at closing means most of the line costs you interest from day one, whether or not you need the money. A line sized to your largest possible draw can be more than a seasonal cash flow wants. A smaller line, or a plan to pay the balance down during peak months, gives you a cushion before the slow stretch.

The CFPB’s HELOC explainer notes that HELOCs usually carry adjustable pricing, so the payment varies with the balance. It also notes a line behind an existing mortgage is a second mortgage you pay in addition to the first. Add the two payments together when you stress-test your off-season months.

Lenders can also reduce a line if the property’s value drops, according to the CFPB’s HELOC booklet. A seasonal borrower counting on the line to cover a slow stretch should not treat it as guaranteed liquidity.

How Does Seasonal Rental Income Fit In?

If the rental itself is seasonal, such as a lake cabin or beach unit, the income the lender sees comes from filed returns, not the platform dashboard. Personal-use days can reduce what shows up as net rental income. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

If the rental is steady but your separate business is seasonal, the rental income may help offset your debts, while the business income is averaged. Both pieces get read together as your personal profile.

Which Option Fits Seasonal Cash Flow Better?

Here is how the main routes compare for a seasonal owner.

Factor Investment HELOC DSCR cash-out refinance
Limit driven by Your income, DTI and 70% CLTV Rent coverage and leverage tiers
Leverage Up to 70% CLTV Around 75% LTV on standard rentals
Title Individual or revocable trust LLC possible, subject to lender program eligibility
Structure Floating, interest-only draw, then amortizing 30-year fixed spine; extended terms and interest-only available through select lenders
Seasoning None stated About 6 months is the common expectation
Fit for lumpy income Needs strong averaged personal income Qualifies primarily on property-level rental income covering the payment, subject to lender guidelines

A DSCR cash-out refinance replaces the existing mortgage instead of adding a second lien. It qualifies primarily on property-level rental income covering the payment, so uneven personal income is less of an obstacle. Clearing 1.00 coverage is not the same as positive cash flow, because repairs, vacancy, management and utilities sit outside the calculation.

The structures are different. A HELOC is the only choice here that leaves your existing first mortgage untouched. A refinance replaces it, which is worth weighing if that first mortgage is one you would rather keep.

Who Should Skip This?

Skip the investment HELOC in these cases:

  • Your rental sits in an LLC and you would rather not retitle it.
  • Your averaged income is thin compared with your debts, because the DTI test uses the full-line payment.
  • You want a permanent cash source for a down payment, since a floating line that you carry through slow months gets harder to hold, not easier.
  • Your credit is under 700, because there is no tier beneath it for investment properties.
  • You need a smaller dollar amount than $25,000, since that is the floor in most states.

A Note on Taxes

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

What is the maximum I can borrow on a rental HELOC?

The ceiling is $500,000 on an investment property. Your actual limit is the lowest of 70% of the property’s value minus existing liens, that $500,000 cap, and what your income and debts support. Lines above $500,000 are restricted to primary residences.

Does the lender count my seasonal business income or only the rental?

The lender reads your whole personal profile. Business income is documented through tax returns or averaged bank statements, and rental income comes from filed returns. The averaged figure is what counts, so a strong peak season does not carry the file.

Does the full line count even if I draw less?

Yes. The full credit limit counts toward CLTV, and DTI is tested on the interest-only payment at the maximum draw. Also, at least 75% of the line is drawn at closing, so plan for most of it carrying interest from the start.

Can an LLC borrow on this product?

No. Title must be held by you or a revocable living trust. If the property is in an LLC, the practical routes are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility.

Is an investment HELOC easier to get than a primary-home line?

No. NerdWallet notes that fewer lenders offer rental HELOCs, with tighter requirements and lower borrowing power than a primary-home line. On Lendmire’s network, an investment line caps at 70% CLTV, while primary residences reach higher tiers with stronger credit.
