How Much Can You Borrow on an Investment Property HELOC for a Single-Family Home?

How Much Can You Borrow on an Investment Property HELOC for a Single-Family Home?

The Quick Read: Usually, on a single-family rental, you can borrow up to 70% combined loan-to-value, minus your first mortgage balance, in a line of $25,000 to $500,000, if you score 700 or better and hold title personally or in a revocable trust, subject to lender guidelines.

  • The ceiling is 70% combined loan-to-value (CLTV) on an investment property, and a higher credit score does not raise it.
  • A line cannot exceed $500,000 on a rental, and the minimum is $25,000.
  • Your first mortgage eats into the 70% first, so a high balance can leave no room at all.
  • An LLC cannot hold title on this product, which is why many investors move to a DSCR cash-out refinance instead.
  • Lendmire arranges these lines through select wholesale lenders, and every file is underwritten individually.

Key Terms Defined

HELOC is a home equity line of credit. It is a revolving credit line secured by property you already own.

CLTV means combined loan-to-value. It adds every loan against the property, including the new line, and divides the total by the property’s value.

Draw period is the stretch when you can borrow from the line and pay interest only.

DSCR is the debt service coverage ratio. It compares a rental’s monthly rent to its full monthly housing payment, which lenders call PITIA (principal, interest, taxes, insurance, and association dues).

DTI is your debt-to-income ratio. It compares your monthly debts to your monthly income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Calculated?

The maximum line equals the property’s value times the allowed CLTV, minus what you owe on existing liens. On an investment property across Lendmire’s network, the allowed CLTV is 70%. The calculation uses the full line limit, not the amount you plan to draw. At least 75% of the line is drawn at closing in any case.

Think of it in points of value. If the lender allows 70 points and your first mortgage uses up some of them, the remainder is your room.

Run the numbers three ways, using modeled balances:

  • First mortgage at 50% of value. That leaves 20 points of value for the line.
  • First mortgage at 60% of value. That leaves 10 points.
  • First mortgage at 65% of value. That leaves 5 points, which on many homes falls under the $25,000 minimum. No offer results.

Notice what a low first mortgage does not do. It never lets you borrow past the 70% cap. CLTV counts every lien, so a low balance only creates room up to the ceiling.

Why Is a Rental Line Smaller Than a Home-Equity Line on Your Own House?

Lenders treat rentals as riskier, so the allowed leverage is lower. On the network, primary-residence and second-home lines reach up to 90% CLTV, and only at a 720-or-better credit profile. An investment line stops at 70%.

Factor Investment property Primary residence
Max CLTV 70% Up to 90%, only at 720+
Max line $500,000 Above $500,000 allowed
Credit floor 700 Lower, varies by program
Draw structure 5-year draw, 25-year repayment Two structures offered

NerdWallet’s explainer on investment-property HELOCs says the same thing in general terms: fewer lenders offer these lines, and requirements are stricter than on a home you live in.

Lines above $500,000 are available only on a primary residence. A rental never qualifies for one.

Does a Better Credit Score Raise the Amount?

No. On an investment line, 700 is a hard floor, and the 700 and 720 tiers both reach the same 70% ceiling. Above 700, credit buys eligibility, not extra leverage.

Credit still matters for approval. The network uses a single-bureau score tied to the primary wage earner, and the report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on an investment file follows a 7-year path, or 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

What Else Caps the Amount on a Single-Family Rental?

Several limits sit alongside CLTV, and the smallest one wins.

Your debt-to-income ratio. The maximum DTI is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you draw. Existing debts matter more than the rent does.

Your personal profile, not the rent. The standard investment line underwrites you, meaning your credit, income, and debts. It does not underwrite the property’s rent. Many bank lenders ask for tenant proof and reserves anyway. NerdWallet lists at least 20% equity, DTI between 40% and 50%, six months or more of reserves, and proof of long-term tenants as typical bank criteria.

Valuation. Because an investment line tops out at $500,000, it normally runs on an automated valuation with no traditional appraisal. A higher CLTV can trigger a second valuation, and you may request a full appraisal in any case. Some bank lenders require multiple appraisals, so ask about the valuation method before you apply.

Exposure. You can hold at most three lines at once. Separately, owning more than 15 financed properties makes you ineligible.

Property type. A single-family home is eligible, along with 2-4 units, PUDs, townhomes, and condos. Manufactured homes, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. In several states, a property listed for sale within the past 60 days is also ineligible.

Who Must Hold Title?

You, or your revocable living trust. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on this product. That is the sharpest structural difference from a DSCR loan.

A BiggerPockets thread on rental HELOCs shows the same snag from the investor side. Posters describe lenders refusing a line once the rental sat inside an LLC. If your rental is already deeded to an LLC, you have two options: change the vesting, or use a DSCR cash-out refinance. Many investors weigh moving the deed against how a refinance would change their loan, so check both before you decide.

What Does the Line Look Like Once You Have It?

The structure is more rigid than most people expect.

  • Draw period. Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment.
  • Variable pricing. The cost floats through both the draw and the repayment period and never converts to fixed.
  • Not a standby account. At least 75% of the line is drawn at closing.
  • Later draws. After closing, subsequent draws carry a minimum of $1,000.

That 75% draw rule changes the math on a small line. A $25,000 line means most of it is funded and carrying interest from day one. The network’s investment structure is shorter.

HELOC or DSCR Cash-Out Refinance: Which Fits?

The right choice depends on title, leverage, fixed versus floating cost, and how you want to be qualified. A HELOC sits beside your first mortgage. A DSCR cash-out refinance replaces it.

Factor Investment HELOC DSCR cash-out refinance
Qualified on Your credit, income, debts Rent versus the payment
Title Individual or revocable trust LLC possible, per program terms
Max leverage 70% CLTV About 75% LTV standard rental
First mortgage Stays in place Paid off and replaced
Cost Floats, never fixed 30-year fixed is the spine

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The cash-out ceiling is about 75% LTV on standard rentals and 70% on short-term-rental collateral. Most files want about six months of seasoning, and a 660 credit score is common, though a 620 floor exists in parts of the network. Reserves commonly run around six months of PITIA but vary by lender, leverage, and loan size.

DSCR coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.

Keeping a low-balance first mortgage and adding a line avoids refinancing it. The trade-off is a payment that floats. A DSCR cash-out gives fixed-term stability and property-rent-based lender review, but it replaces your existing loan.

Can You Use the Line to Buy the Next Rental?

Yes, as down-payment money, because the line is secured by a property you already own. Your first rental cannot be bought this way, since the equity does not exist until after you buy. The purchase loan itself is a separate file. Most DSCR purchases land at 75% to 80% LTV, and select programs reach 85% LTV with roughly a 700+ score. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Remember the line is personal debt. It adds a liability to your DTI that later lenders may count, and the payment still comes out of your pocket whatever the next rental earns. Our complete DSCR loans guide walks through the rent-based side.

How Do You Sanity-Check Before Applying?

Work through this list first.

1. Confirm title. It must be in your name or a revocable trust.

2. Estimate value. Use a realistic number, since an automated valuation sets the starting point.

3. Add your first-mortgage balance. Divide it by value. If it is near 65% or higher, expect a sliver of room or none.

4. Check the minimum. Room below $25,000 produces no offer.

5. Check credit and DTI. You need 700 or better and a DTI at or under 50% with the new payment included.

6. Gather documents. Typically: photo ID, income documents, existing-debt statements, the first-mortgage statement, an insurance declaration, the vesting deed, and a lease if requested.

Lendmire’s HELOC programs are available in 16 full-service states, which is narrower than its 41-market DSCR footprint, so check availability early.

Frequently Asked Questions

Can I get a HELOC on a single-family rental at all?

Yes, but fewer lenders offer it, and many large retail lenders skip it. On Lendmire’s network it is available on a single-family rental held personally or in a revocable trust, with a 700 minimum credit score. It is a standalone line in first or second lien position. Approval is subject to lender guidelines and full file review.

What is the most I can borrow?

The line tops out at $500,000 on a rental, and 70% CLTV usually limits it first. Your first mortgage balance counts against that 70%.

What happens if my room comes out under $25,000?

You will likely get no offer on that property. The formula can return a number below the program minimum when your first mortgage is already near the ceiling. A DSCR cash-out refinance, which is reviewed on rent against the payment, may be the better route to your equity.

Does the rent count toward qualifying?

Not on the standard investment line. The lender reviews your file on credit, income, and debts, and existing debts weigh heavily. A DSCR cash-out reverses that: it looks at whether rent covers the payment.

Can I hold the line in my LLC?

Not on this network’s product. Title must be with you or a revocable living trust. For a rental already deeded to an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to program terms.
