The Quick Read: Usually nothing, because the lenders in Lendmire’s wholesale network cannot place an equity line on a property titled to an LLC. The borrower has to hold title personally, and then an investment line tops out at 70% combined loan-to-value and $500,000. A DSCR cash-out refinance is the route that works with the LLC in place. The amount you can draw depends on who holds title, not on how much equity the rental has.
- An LLC, corporation, partnership, or land trust cannot hold title on an equity line through this network. Individuals and revocable living trusts can.
- On an investment property, the ceiling is 70% CLTV, with a maximum line of $500,000 and a 700 minimum credit score.
- Raising the credit score above 700 does not raise the investment ceiling. It only keeps the file eligible.
- A DSCR cash-out refinance qualifies the LLC-owned property primarily on its rental income covering the payment, subject to lender guidelines.
Why Does the LLC Title Stop the File?
The title is the first check, and an LLC fails it. An equity line is underwritten on a natural person’s credit, income, and debt-to-income ratio. When the recorded owner is an entity, the borrower and the title holder do not match. The file stops before anyone talks about equity.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Across the market, this is a product-design choice, not a legal ban. NerdWallet reports that investment-property lines can be harder to get than primary-home lines because lenders see higher default risk, and that not all lenders offer them at all. Adding an LLC narrows the field further.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z page says the business-purpose exemption applies even when a natural person guarantees or secures the credit. That is why a personal guarantee does not turn an LLC rental into a consumer equity-line candidate. Guarantees help only with lenders who underwrite the entity directly.
What Is the Borrowing Formula?
Take the combined loan-to-value cap, multiply by the property value, and subtract every lien already on it. What is left is the most the line could be, before the dollar cap and the debt-to-income test are applied.
Run it in percentages. Say a rental has a first mortgage equal to 50% of its value. A 70% CLTV ceiling leaves room for a line equal to 20% of value. If that figure would exceed $500,000, the dollar cap binds instead. On a free-and-clear rental, the full 70% is available, again up to $500,000.
Experian describes a typical investment-property cap of 80% of value, with at least 20% equity left after a full draw. That is a market-wide statistic. The network figure on an investment property is 70% CLTV, with no tier above it.
On primary-residence and second-home lines, the ceiling can reach 90% CLTV, but only with a credit profile of 720 or better. That tier does not apply to rentals.
What Does the Network Allow on an Investment Line?
The limits below apply to an investment-property line placed through select lenders in Lendmire’s wholesale network. They are typical guidelines, subject to lender review, and not a commitment to lend.
| Item | Investment-property line |
|---|---|
| Max CLTV | 70% |
| Max line | $500,000 |
| Min credit score | 700 |
| Min line size | $25,000 (Michigan $10,000) |
| Max DTI | 50% |
| Draw structure | 5-year interest-only draw, 25-year repayment |
A few mechanics matter here:
- Lien position. The line can sit in first or second position.
- Draw at closing. At least 75% of the line is drawn at closing, so this is not a pure standby line.
- Valuation. Because the cap is $500,000, an investment line is almost always valued by an automated model. A full appraisal is required only above $500,000, though a borrower can request one.
- Debt-to-income. The payment is tested on the interest-only amount for the maximum draw. That makes the test tougher than the actual first-year payment would suggest.
- Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use zoning are not.
- Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
- Availability. Equity lines are placed in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.
Four Routes for an LLC-Owned Rental
The question is rarely whether the LLC can have a HELOC. It is which asset secures the money and who gets underwritten. Each route changes the amount.
| Route | Who is underwritten | What limits the amount |
|---|---|---|
| Re-title to your name | You personally | 70% CLTV, $500,000 cap |
| Line on another property | You personally | 70% CLTV investment, higher if it is your home |
| Entity-level commercial line | LLC plus guarantor | Negotiated lender by lender |
| DSCR cash-out refinance | The property’s rent | About 75% LTV, standard rentals |
Route 1: Re-title the property
You move the deed from the LLC to yourself, then apply. The equity line can then reach the investment ceiling. The costs are real, though. You give up the liability separation the LLC was built for. If the property carries a mortgage, a transfer can trigger the due-on-sale clause. FedLaws notes that the nine protected transfer types under federal law apply only to residential property with fewer than five units, and transfers to an LLC are not on the list. Get the existing lender’s written consent before any deed moves.
Route 2: Borrow against a different property
If you own your primary residence or another rental in your own name, a line on that property can supply cash to contribute to the LLC. A primary residence can reach a higher ceiling, which can mean more room than the rental itself offers. The catch is that your home now secures money used in a business. The payments are your personal obligation.
Route 3: An entity-level commercial line
Community banks, credit unions, and portfolio lenders sometimes lend to the LLC directly with a member guarantee. Terms are individually negotiated, and no reliable typical dollar maximum exists. Treat any figure you are quoted as that lender’s own, and compare it with the other routes.
Route 4: DSCR cash-out refinance
This is the route built for the LLC-owned rental. The loan is made to the LLC, subject to lender program eligibility, and the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal debt-to-income ratio is not the main test. That matters if you have several financed properties.
Across the network, cash-out refinances top out around 75% LTV on standard rentals. Short-term-rental collateral tops out around 70% on a cash-out. About six months of ownership seasoning is the common expectation. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and most programs look for a score around 660. A 620 floor exists in parts of the network, and 700 or better opens the strongest leverage tiers. Reserves vary by lender, leverage, and loan size, and are commonly around six months of PITIA.
On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better leverage and pricing. DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property cash-flows after repairs, vacancy, management, and utilities.
Lendmire’s piece on how a HELOC compares with a DSCR cash-out refinance for an LLC-owned rental walks through that choice in more depth. The complete DSCR loans guide covers how the coverage test works.
Which Limit Binds First?
Usually it is the 70% CLTV ceiling, not the $500,000 cap. A rental needs a high value and little debt before the dollar cap comes into play.
Debt-to-income is the next test. A 50% maximum applies, and 45% for credit profiles from 600 to 679 (an investment file already needs 700). The interest-only qualifying payment at maximum draw is what trips up borrowers with several financed properties. If personal debt-to-income is the pressure point, the DSCR route avoids it, because the rent carries the file.
The credit tier is simpler. 720 and 700 both reach 70%. Above 700, extra points buy cushion, not leverage. Below 700, an investment line is not available.
A Worked Comparison, in Percentages
Consider two investors with identical rentals, each with a first mortgage equal to half the property’s value.
The first investor holds the property in an LLC. Through this network, an equity line is off the table until the title changes. The DSCR cash-out refinance, at about 75% LTV on a standard rental, replaces the first mortgage and returns the difference, subject to seasoning, coverage, and credit. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
The second investor holds the same property personally. A line can sit behind the existing mortgage, and the ceiling is 70% CLTV. That leaves about 20% of value as the maximum line, assuming the credit, debt-to-income, and property checks pass.
The numbers favor the DSCR refinance on size. The line keeps the first mortgage in place, which can matter when the existing loan is a keeper. That tradeoff is the real decision, and the coverage ratio determines whether the DSCR route is open at all.
Key Terms Defined
CLTV (combined loan-to-value): The first mortgage plus the new line, divided by the property’s value.
Vesting: The legal form in which title to the property is held, such as an individual, a trust, or an LLC.
Draw period: The interest-only stretch when you can borrow against the line before repayment begins.
DSCR (debt service coverage ratio): Monthly rent divided by the property’s monthly PITIA.
Due-on-sale clause: A mortgage provision letting the lender demand payoff when ownership of the property transfers.
What Lenders Review on an LLC Rental File
If you take the DSCR route with an LLC borrower, expect the file to cover:
- Entity documents showing the LLC is in good standing and who holds authority to borrow
- A signed lease or evidence of market rent
- The existing mortgage statement and payoff, if any
- Insurance evidence on the property
- A personal credit report for the guarantor
Clean documents do not guarantee approval, but they leave fewer gaps to review.

Frequently Asked Questions
Can an LLC-owned rental get a HELOC at all?
Not through this network. Title on an equity line must be held by an individual or a revocable living trust, so LLCs, corporations, partnerships, and land or irrevocable trusts are out. Some community banks and credit unions lend to an LLC with a member guarantee, but those terms are individually negotiated and not a standard product.
What is the most I can borrow on an investment-property HELOC?
On an investment property the ceiling is 70% CLTV with a $500,000 maximum line, subject to lender guidelines. Market surveys cite caps up to 80% for lenders, but that is not the network figure. Anything above $500,000 is available only on a primary residence.
Does a personal guarantee let my LLC qualify?
No, not for a consumer-style equity line. The guarantee helps only where a lender underwrites the entity directly. The CFPB notes the business-purpose treatment applies even when a person guarantees the credit.
Is a DSCR cash-out refinance a better fit for an LLC?
Often, yes. It keeps title in the LLC and qualifies primarily on rental income covering the payment, subject to lender guidelines. Leverage tops out around 75% LTV on standard rentals, and about six months of seasoning is common. The tradeoff is that the first mortgage is replaced, not left in place.
Does a larger down payment or higher score raise an equity line?
Not on an investment property. 720 and 700 both reach the same 70% ceiling, so a higher score adds cushion, not leverage. The binding limits are CLTV, the $500,000 cap, and debt-to-income.
