How Much Can You Borrow on an Investment Property HELOC for Home Improvements?

How Much Can You Borrow on an Investment Property HELOC for Home Improvements?

The Quick Read: It depends on the property’s value, the lender’s combined loan-to-value (CLTV) ceiling, and what you already owe, not on the renovation budget: on an investment property, the wholesale network Lendmire places files with caps a line at 70% CLTV and $500,000, so the maximum is value times 70% minus existing liens, up to that cap. The rest of this page shows how that plays out.

  • The ceiling is 70% CLTV on a rental. A credit score of 700 is the minimum, and 720 buys no extra leverage on an investment property.
  • Line size runs from $25,000 to $500,000. Lines above $500,000 exist only on a primary residence.
  • The full line limit counts, not just what you draw. At least 75% of the line is drawn at closing.
  • The line qualifies you, not the rent. Your credit, income, and debt load drive the decision.
  • An LLC cannot hold title. A rental deeded to an LLC needs a vesting change or a different loan. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

How Is the Maximum Calculated?

The maximum is the property’s value times the CLTV ceiling, minus every lien already on the property. CLTV adds your first mortgage and the full line limit together, then divides by value. On an investment property in this network, that ceiling is 70%, and it is the same at a 700 score or a 720 score.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Run it in percentages. Say your first mortgage balance equals 50% of the property’s value. The 70% ceiling leaves 20 points of value for the line, so the largest line is 20% of what the property is worth. If the first mortgage sits at 60% of value, the room shrinks to 10% of value. If it sits at 70% or higher, the room is zero before you ask.

First mortgage as % of value Room under 70% CLTV What happens
40% 30% of value Cap or minimum may bind
50% 20% of value Line sized to this room
60% 10% of value Small line, check the $25,000 minimum
70% or more None Wait for paydown or appreciation

Two dollar limits sit on top of the percentage. The smallest line is $25,000, so thin equity can leave you below the floor. The largest investment-property line is $500,000. A high-value rental with very little owed can hit that cap before it reaches 70% CLTV.

Valuation is structurally simple on this network. Full appraisals begin only above $500,000, and an investment line stops at that amount, so it runs on an automated valuation and commonly closes with no traditional appraisal. A higher CLTV can trigger a second valuation, and you can always ask for a full appraisal.

Key Terms Defined

HELOC: a home equity line of credit, an open-ended credit line secured by property that you can draw on, repay, and draw on again during a set window.

Lien: a lender’s legal claim on a property. A first mortgage is the first lien, and a line behind it is the second.

Draw period: the stretch when you can borrow from the line. On an investment line here, it runs five years with interest-only payments, followed by 25 years of fully amortizing repayment.

Automated valuation: a computer-generated estimate of value used in place of a full appraisal on smaller loans.

PITIA: principal, interest, taxes, insurance, and association dues, the full monthly cost a DSCR loan compares against rent.

Vesting: the legal name or entity that holds title to the property.

Why the Renovation Budget Doesn’t Set the Number

Your project cost explains why you want the money. It never enters the formula. A $40,000 kitchen and bath refresh and a $200,000 addition both get measured against the same equity room.

The formula uses the property’s current value. An improvement may support a higher appraised value later, depending on comps and underwriter review, but it does not raise the line on day one.

Size the line to the project, not to the maximum. The full limit counts toward CLTV from the start, and at least 75% of the line is drawn at closing. That makes it less pay-as-you-go than most borrowers expect. If your phased rehab needs a fraction of the maximum, a smaller line keeps more of your equity free and leaves less drawn interest-only balance sitting idle.

Structure also matters for budgeting. The investment line is variable for its whole life: pricing floats through both the draw and repayment periods and never converts to fixed. Build your plan so a rising payment during a vacancy does not strain the property.

Investor-education sites agree on the broad picture. NerdWallet says lines on investment properties are harder to get than on a primary home because lenders see higher default risk. The White Coat Investor notes that fewer lenders offer them at all.

What Do You Need to Qualify?

A standard investment line qualifies the person, not the property. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC does the opposite: it looks at your credit, income, and debts.

Here is what the network generally looks for on an investment line, subject to lender guidelines:

  • Credit: 700 minimum, with no tier beneath it. A recent credit report is required.
  • Debt-to-income: 50% maximum. The lender tests it on the interest-only payment calculated at the maximum draw, not on what you plan to borrow.
  • Occupancy: a lease should be in place. A vacant unit is a weak fit.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Exposure: up to three lines per borrower, and an owner with more than 15 financed properties is not eligible.

Bankruptcy needs four years of seasoning from discharge or dismissal. On an investment file, a foreclosure follows a seven-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a four-year path.

One more limit: this product is available only in the 16 states where Lendmire offers full-service lending. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

When Is the Answer Zero?

Several situations cut the line to nothing, and most are visible before you apply.

An LLC owns the property. Title must sit with you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line, subject to program terms. That is the sharpest difference from a DSCR loan. If your rental is already in an LLC, you either change the vesting or use a DSCR cash-out instead.

The property is vacant or gut-rehab. A line wants a tenant and a lease. A vacant unit is a weak fit, and a full gut rehab is a poor fit. A former home being converted into a rental has no tenant yet, which puts it in the weak-fit group.

Your first mortgage already crowds the ceiling. At 70% CLTV there is no room. Wait for paydown or appreciation.

Your debt load is too high. A strong rental does not rescue a personal DTI above the limit. That is where a rent-qualified path starts to look better.

The value drops after approval. The line can shrink or freeze. The Consumer Financial Protection Bureau notes that a significant drop in value can lead a lender to stop further draws. Plan the project budget with that possibility in mind.

Investment Line vs. Primary-Home Line

Many investors tap the equity in their own home for a rental rehab, and the numbers explain why. The ceiling on a primary residence is higher. It is also riskier, because your home secures the debt.

Factor Investment property Primary residence
Max CLTV 70% Up to 90% at 720+
Max line $500,000 Up to $750,000
Minimum credit 700 Lower tiers exist
What secures the debt The rental Your home

The 90% tier exists only on primary-residence and second-home collateral, and only at a 720-or-better credit profile. It does not exist on a rental. Anything above $500,000 is primary-residence only, calls for a 700 score or better (720 on the longer-draw structure), caps at 75% CLTV, and requires a full appraisal.

Market surveys often describe investment lines near 70% to 75% CLTV, per NerdWallet’s overview of investment-property lines, but that reflects the broader market. In this network, the investment-property figure is 70%, full stop.

The tradeoff is simple to state and harder to feel. Borrowing against your home gets you more room and keeps the rental’s title clean. If the rehab stalls, though, the lender can foreclose on the roof you sleep under.

HELOC or DSCR Cash-Out for the Rehab?

The two products work differently, and the right one depends on your title, your first mortgage, and your budget.

A HELOC sits beside your first mortgage. A DSCR cash-out replaces it. On a standard long-term rental, cash-out leverage tops out around 75% LTV across most of the network, with about six months of seasoning as the common expectation. That is a higher ceiling than 70% CLTV, and the loan is reviewed on the property’s rent coverage rather than your personal debt load. Rent coverage is the DSCR: monthly rent divided by PITIA. Select programs start at 1.00, stronger ratios open better pricing and leverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Keep one caution in view. A DSCR above 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, and renovation draws add to them.

Situation Better fit
Leased rental, individual title, first mortgage worth keeping HELOC
Property held in an LLC DSCR cash-out
Fixed budget, one lump sum needed DSCR cash-out
Personal DTI near the limit DSCR cash-out
Phased rehab, small draws over time HELOC

Common Mistakes Investors Make With the Limit

Most of these come from assuming the investment line behaves like a primary-home line.

  • Assuming 80% or 90% applies. The 90% tier is primary and second-home only. On a rental, the ceiling is 70%.
  • Believing a higher score lifts the cap. A 700 and a 720 reach the same ceiling on an investment property.
  • Counting only what you plan to draw. The full limit counts toward CLTV.
  • Expecting rent to qualify you. The line looks at you. If rent coverage is your strongest asset, a DSCR cash-out fits better.
  • Starting without a tenant. Lease first, borrow second.

Frequently Asked Questions

Can I get a HELOC on a rental property at all?

Yes, but fewer lenders offer one, and the terms are tighter than on a primary home. On this network, an investment line needs a 700 credit score, sits at a 70% CLTV ceiling, and runs from $25,000 to $500,000. The property must be held in your own name or a revocable living trust, subject to lender guidelines.

Does the renovation cost change how much I can borrow?

No. The limit comes from current value, the CLTV ceiling, and existing liens. A $30,000 project and a $150,000 project face the same ceiling on the same property. The renovation only tells you whether the available room is enough.

Can I borrow more with a higher credit score?

Not on a rental. Scores of 700 and 720 both reach 70% CLTV on an investment property. A higher score matters on primary-residence and second-home lines, where the 90% tier requires 720 or better.

Can my LLC take out the line?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. Deed the property back to yourself or a revocable living trust, or look at a DSCR cash-out instead, subject to lender program requirements.

What happens if my property loses value during the draw period?

The lender may reduce or freeze the line. The CFPB’s HELOC overview confirms lenders can restrict draws after a significant drop in value. Drawing most of the line early means much of your capital is already in hand, which reduces but does not eliminate that risk.
