How Much Can You Borrow on an Investment Property HELOC on a Delisted Rental?

How Much Can You Borrow on an Investment Property HELOC on a Delisted Rental?

The Quick Read: It depends on whether the rental clears the listing screen first. After that, the smallest of three results controls: 70% combined loan-to-value (CLTV) on an investment property less every lien already on it, the $500,000 maximum line, and what your credit and debt load support. Every figure is subject to lender guidelines, and none of it is a commitment to lend.

  • Equity test: property value times 70% CLTV, minus the first mortgage balance, sets the most the line can be.
  • Dollar cap: an investment line runs from $25,000 to $500,000, and anything larger is limited to primary residences.
  • Listing gate: a withdrawn or expired listing can still count against the property, and the window is set program by program.
  • Personal test: the standard investment line needs a 700 credit profile, and an LLC cannot hold title.

A rental that was listed for sale and then pulled off the market sits in an awkward spot. The owner kept the property and now wants the equity, but the listing history follows the file. Lenders treat a withdrawn listing differently from a property that was never marketed, and the dollar amount is the second question, not the first.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Delisted” Mean to a Lender?

A delisted rental is a property that was listed for sale, then withdrawn, cancelled, or allowed to expire, and is now rented to a tenant. Lenders check MLS status history and ask for the date the listing ended. A cancelled listing agreement helps document that date.

The word matters because lenders count the listing, not the sale. A property that went active, sat in escrow briefly, or expired without a buyer can all trip the same screen. Across the wholesale network of lenders Lendmire works with, listing windows are set program by program. Some programs treat a property listed within the past 60 days as ineligible, and the clock start date is defined in each lender’s guidelines. Get that date in writing before applying.

Listing history is also separate from ownership seasoning. Seasoning asks how long you have held title or since the last purchase or refinance. The listing look-back asks how recently the property was marketed. An owner who has held a rental for years can clear seasoning and still fail the look-back, because the two clocks run independently.

The Three Tests That Set Your Limit

Your line equals the lowest of three numbers: the equity result, the program’s dollar cap, and whatever your personal profile supports. Running only the equity test can leave you with a final figure smaller than you expected, so all three need checking.

The equity test. Multiply the property’s value by the CLTV ceiling, then subtract every lien already on it. On this network, an investment property tops out at 70% CLTV. There is no higher tier. Credit scores of 700 and 720 reach the same 70% ceiling, so a stronger score buys eligibility, not extra leverage.

Take a modeled rental valued at $500,000 whose first mortgage equals 60% of that value. The 70% ceiling leaves 10 percentage points of value for the line. If the first mortgage already equals 70% of value, no room remains. The $25,000 minimum line also means that thin equity, even when positive, may not produce a usable line.

The dollar cap. An investment line tops out at $500,000. A line above that size is available only on primary residences, requires a full appraisal, and cannot attach to a rental. On a high-value property with a modest first mortgage, 70% of value can run above $500,000, so the cap binds instead of the equity test.

The personal test. The standard investment line is qualified on you, not on the rent. Lenders review credit, a debt-to-income ratio capped at 50%, and the history of every financed property. Because an investment line already requires a 700 credit profile, the lower debt-to-income limits that apply to weaker profiles on other occupancies do not come into play here. The debt-to-income calculation uses the interest-only payment on the maximum draw, not on what you actually borrow.

The Undrawn Limit Still Counts Against You

An unused credit line still reduces your room for the next purchase. The full limit counts toward your combined leverage and your debt ratio even if you never draw a dollar. An investor who opens a larger line “just in case” is spending leverage and borrowing capacity on a balance that may never exist.

The structure also matters for how much cash comes out. On this network, an investment line is a standalone line in first or second lien position, with a five-year interest-only draw followed by a 25-year repayment period. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed. So a line sized to the maximum puts most of the money in your hands on day one.

The federal CFPB explains that a HELOC is open-end credit with a draw period followed by a repayment period, and that the cost is usually variable. That framing fits here, though the CFPB’s consumer material is written for owner-occupied homes.

Who Can Hold This Line

The investment line is narrower than most people assume, and several gates have nothing to do with equity.

Credit. An investment line requires a 700 credit profile. There is no lower tier on rentals, so a profile below 700 does not qualify for this line.

Title. The borrower must be an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan, where entity ownership is common. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead.

Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Valuation. Because an investment line caps at $500,000 and full appraisals begin above that size, these lines ordinarily run on automated valuation with no traditional appraisal. A borrower may still request a full appraisal. A higher CLTV can also trigger a secondary valuation.

First-lien documents. The existing first mortgage must allow a junior lien. A current mortgage statement, insurance declaration, and vesting deed are the usual documents, and a delisted file adds the cancellation or withdrawal paperwork plus MLS history showing the end date.

Exposure. A borrower is limited to three lines in total, and a borrower with more than 15 financed properties is not eligible.

Lendmire’s HELOC availability is limited to its 16 full-service states. That is narrower than its DSCR investor footprint of 41 markets, Washington, D.C. included.

Why the Lender Pool Is Smaller Than You Expect

NerdWallet notes that the lender pool for investment-property HELOCs is smaller and that you generally cannot borrow as much as against a primary home. The reasoning is straightforward: lenders see more default risk on rentals, so they cap leverage and restrict who qualifies.

A smaller pool is one reason a file with listing history ends up with a broker comparing several wholesale channels rather than one bank’s menu. The CFPB’s HELOC brochure also points out that renting your home out may be prohibited under your line’s terms, so the use of the property matters even after you borrow.

Rental-Secured Line, Another Property, or a Cash-Out?

If the delisted rental fails the listing screen, three routes remain, and the right one depends on timing, title, and credit.

Factor Line on the delisted rental Line on another property DSCR cash-out refinance
Listing history Screened Not an issue Set program by program
First mortgage Stays in place Stays in place Replaced by larger loan
Title Individual or revocable trust Same rules apply LLC titling often allowed
Credit 700 minimum Varies by occupancy 620 floor in parts of network

On the third route, the cash-out is a separate product with its own caps. Standard rentals typically top out near 75% LTV on a cash-out refinance, while short-term-rental collateral caps near 70%. A common seasoning expectation is about 6 months. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. The 620 floor in the table applies in parts of the network, and 700 and above unlocks the strongest tiers. Loans to LLC-titled borrowers are subject to lender program eligibility.

The cash-out tradeoff is that it replaces the first mortgage with a larger new loan and re-tests the whole file on that bigger balance. A line leaves the first mortgage alone. If your existing first mortgage carries terms you want to keep, the line is the cleaner tool when you can qualify. If you cannot, the cash-out may be the only path. The complete DSCR loans guide explains how rent-based coverage works when the property, not the borrower, carries the file.

Two reminders on DSCR math. Coverage compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any association dues. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A larger down payment can lift coverage, but it never overrides leverage caps, credit floors, reserve rules, or property eligibility.

A Decision Path for This Week

If the rental was delisted recently, the order of operations is mostly about sequencing.

1. Confirm the listing end date. Get the cancellation or withdrawal date in writing and pull the MLS history so you know what the lender will see.

2. Check title. If the property sits in an LLC, the standard line is off the table and the DSCR cash-out becomes the working route.

3. Run the equity test. Value times 70% CLTV, minus the first mortgage, compared against the $25,000 minimum and $500,000 cap.

4. Check credit. Below 700, the investment line is not available, and the cash-out path may fit better.

5. Decide whether to wait. If the listing window is the only obstacle, waiting may be cheaper than restructuring the first mortgage.

Common Mistakes

Assuming delisting resets the clock. A withdrawn listing can still fall inside the look-back, so the date it ended is what counts, not the fact that it ended.

Treating seasoning and the look-back as one test. A long-held rental passes seasoning and can still fail the listing screen.

Counting all your equity. The ceiling is 70% CLTV on an investment property, and it includes your first mortgage and the full line limit.

Expecting a better score to raise the ceiling. On an investment line, 700 and 720 reach the same leverage.

Assuming the line is qualified on rent. The standard investment-property HELOC is qualified on your documented income, such as tax returns, W-2s or bank statements, rather than on what the property earns. Only a DSCR HELOC, which is a different product, tests property-level rent coverage, and that path is subject to lender guidelines.

Leaving out the listing history. The MLS record is visible to the lender, so omitting it risks the whole file.

Key Terms Defined

Combined loan-to-value (CLTV): the total of all liens on a property, including the first mortgage and the full line limit, divided by the property’s value.

Delisted: a property that was listed for sale and then withdrawn, cancelled, or expired without a sale.

Look-back window: the period after a listing ends during which a lender may still treat the property as recently marketed.

Seasoning: the length of time you have held title or since the last purchase or refinance, measured separately from listing history.

Undrawn limit: the unused part of a credit line, which still counts toward your leverage and debt ratio.

Frequently Asked Questions

Can a delisted rental still qualify for an investment property HELOC?

Possibly, but the listing history gets reviewed first. Many programs apply a look-back window after a listing ends, and some treat a property listed within the past 60 days as ineligible. The exact window and its start date are set by each program, so confirm them in writing before you apply. After that, the standard equity, credit, and title tests apply.

What is the maximum line on an investment property?

The ceiling is $500,000, with a $25,000 minimum line. Lines above $500,000 are limited to primary residences and require a full appraisal. Many investors never reach the cap, because 70% CLTV minus an existing first mortgage usually leaves a smaller number.

Does a higher credit score raise my borrowing limit on a rental?

No. An investment line requires a 700 profile, and both 700 and 720 reach the same 70% CLTV ceiling. Credit above 700 does not unlock additional leverage on a rental, though weaker credit can close the door entirely.

Can an LLC that owns the rental take the line?

No. The borrower must be an individual or a revocable living trust. A property already titled in an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to lender program eligibility.

Does the line help if I plan to buy another property with the proceeds?

It can, but the undrawn limit counts against your leverage and debt ratio whether or not you use it. At least 75% of the line is drawn at closing, so the cash arrives upfront while pricing floats afterward. Size the line to the purchase rather than the maximum.
